A SMOOTH HOME BUYING PROCESSArticle by: Marta Wild

According to a landmark stress study developed by psychiatrists Thomas Holmes and Richard Rahe, FOUR events in the home buying process rank among the Top 43 of life’s most stressful circumstances: Changes in someone’s financial state ranked No. 16, large mortgage

loans ranked No. 20, change in living conditions ranked No. 28, and a change in residence ranked No. 32.

The purchase of a home should be a joyous event, but sometimes, the process can be overwhelming. Experts recommend partnering with trusted professionals who should advocate for you, the buyer, to avoid mishaps.

FIRST STEP : FINANCESPrior to a home search, secure a pre-approval. This will allow you to not only get acquainted with your loan office, but it will also help you steer clear of surprises in the loan process later to come.

SECOND STEP : HIRE A BUYER’S AGENTHaving a Realtor who represents you, the buyer, is the best decision in order to avoid costly mistakes. They advocate for your interest and ensure the process is as smooth as possible by using their expertise and education to guide you .

STEP THREE : INSPECTIONA good Realtor should be able to recommend reliable inspectors in your area. Inspectors must adhere to a code of ethics, which prohibits them from accepting kickbacks from contractors or real estate agents. Insist on inspectors who go beyond state regulatory requirements, take continued education courses in their field and belong to organizations like ASHI.

STEP FOUR : CLOSING FIRMAgain, a good Realtor is your source for recommending a reputable, reliable firm, to avoid overdue closings and unforeseen problems at the closing table. The communication between the Realtor, lender and attorney during the final stages of the home buying is probably the most important factor to avoid the elevated stress home buying can produce. Keep in mind, the closing attorneys work with lenders, title companies and prepares all the necessary paperwork for the actual transfer of ownerships.

SCHOOLS AND REAL ESTATEArticle by: Carroll Cunningham

Strong public schools are an important facet of any housing market. The difference between a good elementary and a great elementary school can translate into thousands of dollars. Home buyers will stretch their budgets $10,000 to $15,000 more to get into

an area where the schools have been ranked high academically. Good schools equate to a more vibrant community. If the real estate market is hot in a particular area... so is the local economy. It has been shown that there is a definite correlation between the school system and the real estate market.

The Rand Corporation did a study for the city of Santa Monica, CA and found 4 major impacts made by the school system on the community. They were: Housing values, crime rate, tax revenues and civic participation. There was also strong evidence that the quality of education impacted the physical and mental health in the community. A one year increase in the average education levels showed a substantial reduction that same year in major crimes – 27% fewer murders; 30% fewer assaults and 20% fewer motor vehicle thefts. The study noted that a 1% increase in the average school district reading or math scores equated to a .5% to 1% increase in property tax revenue. The higher housing values, the higher the property tax revenues are for the community. Schools definitely impact our community.

Another impact comes from our community leaders. They must be made aware of a very dangerous term, “Student Mobility.” This refers to the phenomenon of students changing schools for reasons other than grade promotion. Frequent movement of students from school to school puts those students at greater risk for academic and behavioral problems. Many drop-out students have been victims of frequent school change. Housing is the most important issue that must be addressed with this critical problem. Often times a family moves due to housing being cheaper for the family.

When this movement occurs, and schools end up with a 40 to 60% mobility rate, the quality of the education for all students in the system are impacted.

Having been a Principal and teacher for 30 years, I know how important schools are to the community. It is so essential for the community leaders, the school system and the real estate companies that operate in that community to work together to preserve high academic standards for our clients. We all must remember that students are clients; the citizens who live in our area are clients; and new buyers and sellers of homes are clients. They definitely deserve our cooperation in working together to give them an outstanding community in which to live, work and grow.

Harry Norman, REALTORS® Forsyth/Lake Lanier Office announced their reception of HNR’s “Highest Increase in Closed Units & Sales Volume” in 2013.

The office has only been open for two years, but within that time they have managed to grow from running a Full Service Real Estate Office out of their current training room, having only 8 agents,

a Broker, and an Office Manager at the time of opening their doors to being an office that has hired 61 agents, a full time Marketing Coordinator, a full time Transactions Coordinator, a part time Office Manager, expanded into three full bays, currently has 125 listings (including the sale of the largest property in North Georgia within the past two years), as well as HNR’s office with the “Highest Increase in Closed Units and Sales Volume.” Now THAT is an accomplishment!

What’s even more impressive is that with all of their growth, they still manage to give to the community. Within the past two years HNR Forsyth has participated in the Nation Wide Open House Weekend, Social Media Madness 2013 (where they came in 2nd in all of Atlanta for Small Businesses), participated in two Green Bean Drives for Hosea Feed the Hungry, two “Do the 2, Breast Cancer Walks” (which our office raised $5,000 for the event this year alone), hosted a Ticket to Ride Horse Show bringing in a record 175 horses... AND... raised over $12,000 for Battered Women Shelters, a Blood Drive for the American Red Cross (which donated enough blood to save 50 lives), held 3 Toys for Tots events and sponsored a family for the Empty Stocking Program, and that doesn’t include events that HNR Forsyth/Lake Lanier agents participate in individually.

The Forysth/Lake Lanier office has grown from having 32 Facebook “Likes” to now 425+ (and also has a reach of over 8,000 weekly views), 12 Twitter Followers to 115+, and they’ve added Google+, Foursquare, Wordpress, Tumblr and Instagram to their social media family. Oh, and let’s not forget about their very own office website that can be added to their list of resources!

Speaking of Farm & Land, within the past year they've have added a Farm & Land Division to our office. Since the start of the Farm & Land Division in July, the division has already brought in over 50 listings, over 25 sales, and close to $25,000,000 in listing volume.
