Financing Gibraltar’s Property MarketIt was an uncomfortable moment back in 2013 when Barclays announced it was curtailing its retail operations in Gibraltar due to a review of its global operations.
At the time, it appeared the pool of local lending institutions was dwindling to the point that attaining a mortgage would be a memory consigned to history, but these concerns were thankfully allayed when in December 2013 the Chief Minister announced the Government was working towards the creation of the Government owned Gibraltar International Bank.
Some ten months since the Chief Minister’s announcement, and with Barclays having recently confirmed they will cease all retail operations as of May 2015, the Gibraltar International Bank is taking shape nicely and the bank’s new premises in Main Street are on track to open their doors in March 2015.
Whilst Barclays’ presence on the Rock will be missed, the announcement of their departure and that of the Norwich & Peterborough Building Society highlighted more than ever the need for Gibraltar to have a regulated and local lending institution with solid foundations able to cater to the needs of the commercial and retail sectors.
The Gibraltar International Bank will do just this and intends to offer a full range of banking services to individual and corporate clients, including current accounts, savings accounts, loans, and from the property market’s perspective, most importantly of all - it will offer mortgages – (a commodity which has become rarer than kryptonite in recent years).
A new mortgage provider is a welcome addition and boost to our property market and will help ease the pressure being felt by the existing lending institutions, the majority which are over-subscribed to the extent that most prospective purchasers have to wait in excess of a month to simply obtain a mortgage interview.
With construction of Mid-Town and Imperial Ocean Plaza due to commence in 2015, and the completion of Mons Calpe Views and Beach View Terraces expected in 2015/2016, the Gibraltar International Bank truly couldn’t come at a better time.
