The Nerang Alliance of State Schools recently held the annual “Speaking Out” competition. First National proudly sponsored the event providing trophies and book prizes for all the winners.

The competition involves the students in academic pursuits of excellence and helps them prepare for other Gold Coast speaking competitions.

The Nerang Alliance includes Nerang High School plus the surrounding primary schools of Worongary, William Duncan, Nerang , Gilston, Beechmont, Canungra and Numinbah Valley.

“The Speaking Out competition began as a part of our commitment to work together to involve all of the schools of the Nerang Alliance” said Lynne Bell, Principal of Nerang State High School.

“Topics are selected by the Principals and students in each level have several from which they can choose and they also speak for different lengths of time depending on their age”.

Julie Morgan-Kemp and Andrew Davidson represented First National at the event, helping with judging and handing out the prizes.

SELLERS START TO MEET THE MARKETWHILE the Gold Coast property market gets only a B on its report card for sales results, the sellers are fi nally achieving an A+ for effort.

And Real Estate Institute of Queensland Gold Coast zone chair John Newlands is confi dent that the buyers are sneaking back in.

According to the REIQ September quarter report, the median house price on the Gold Coast decreased 3% to $480,000 in the quarter, however the change in the year to date has been more positive than negative, up 8.5% since this time in 2009.

“The Gold Coast market continues to be impacted on by the loss of construction and tourism jobs,” Mr Newlands said.

“It really has been a double-edged sword with no real construction work and the high Aussie dollar keeping tourists away.

“However sellers are starting to be much more realistic about the price they want to achieve.”

Mr Newlands said realistic sellers were starting to dominate with those who had set their prices too high tending to take their properties off the market.

“We are also seeing more investor inquiry and that will eventually be a catalyst for more activity,” he said.

“When investors move back in, it will start the ball rolling again.”

Overall, the REIQ September quarter median house report provides an indicator that the fundamentals of Queensland’s economy are continuing to help absorb the negative impacts from the global fi nancial crisis.

Median house prices and preliminary sales numbers across the state held relatively steady, even as the market came to grips with six almost consecutive interest rates increases.

“While it remains diffi cult to decipher the various indicators to understand where the economy generally is heading, these September quarter results should provide some reassurance that investing in the Queensland property market remains sound,” REIQ chairman Pamela Bennett said.

“Buyers and sellers should remain confi dent given Queensland’s population continues to grow by more than the national average and billions of dollars’ worth of infrastructure is being constructed or in the pipeline.”

REIQ managing director Dan Molloy said that of late there had been mixed messages about Australia’s residential property market.

“There has been continued speculation about a perceived housing bubble, but the facts are clear: housing prices are not out of control; comparisons with the US market are largely irrelevant; and there is little speculative activity in the market,” Mr Molloy said.

“While no one is under any illusion that the Queensland economy has turned a corner just yet, the fundamentals of the state’s economy ensure that our part of the world is well placed for growth in the years ahead.”

While not providing forecasts for rates over the coming year, Governor Stevens said offi cial rates were a little above normal, and most people would be happy to get the rate hike out of the road “so you can rest for a while”.

“The fact is I can’t tell you with certainty about what we will be doing in six months time,” he said.

Governor Stevens acknowledged criticism of the last rate hike, but said he didn’t regret the decision.

“It was prudent to take an early modest step in the tightening direction.

“Most recently, as you know, the board decided to lift the cash rate by 25 basis points. Many lenders raised their loan rates by more than this. These moves have left the overall setting of monetary policy a little tighter than average, as judged by interest rate criteria.”

At the moment, market pricing has tipped rates to be at fi ve per cent by mid next year. The Governor suggested that fi gure

was about right, and there could be a rate hike before mid next year, with another one later in the year. He said infl ation was also likely to remain stable.

“Over the coming year, we think that infl ation will be pretty close to where it is now, consistent with the target.”

Governor Stevens said people were now cautious to spend and borrow. He acknowledged that retailers are having a tough time, with consumption below average.

“I suspect a little more caution on consumption is not a bad thing,” he said.

The Governor also said increased investment in electricity, water and urban infrastructure would be desirable, but rejected concerns about the size of Australia’s public debt.

“We do not have a problem of public debt sustainability.”

Overall, Governor Stevens says the economy is recording good growth, and infl ation is within the target band.

Rates to stay on holdInvestors will be relieved to hear the Reserve Bank Governor has promised to keep interest rates on hold, at least for the short term.

Keep an eye on hidden property costs So you want to be a property investor? Well, you’ll be joining thousands of new investors each year Australia-wide.

‘Investors need to go in with their eyes wide open and understand they will need to outlay money to make money’

Real Estate Salespeople Is your sales career in the right place? Are you earning what you deserve?

Although most costs are tax-deductible, investors still need to have enough cash fl ow to pay the bills when they arrive.

“While a property investment can be rewarding in the long term, potential investors need to go in with their eyes wide open and understand they will need to outlay money to make money,” Resi chief executive Lisa Montgomery says.

Here are some of the key costs investors should understand.

1. BUYING COSTSProbably the biggest cost, apart from purchase price, is stamp duty. They also forget there are many other fees and charges connected with buying costs which may include titles registration fees and even mortgage registration fees.

2. DUE DILIGENCEPre-purchase, or due diligence, fees are another often-overlooked cost that can creep up on you, says Portfolio Management Services valuer Simon Gibbs.

Building & pest inspections, and valuation fees, can all add up. Setting up your pre-purchase fi nances, too, can add to the bills, such as mortgage establishment fees.

3. INSURANCESAnyone who does not have at least 20% deposit may have to pay mortgage insurance, Smartline managing director Chris Acret says.

There is also building insurance,

public liability insurance, contents insurance for furnished properties and landlord insurance.

4. STRATA FEESIf you buy a strata-titled property such as an townhouse or unit where there are multiple owners, you will also need to take into account owners’ corporation or strata fees.

These are usually regular charges levied against your property to cover the costs of common grounds and maintenance.

5. REPAIRS AND DAMAGEApart from having a bond to cover any basic damage to a property when a tenant vacates, there are other incidents that can occur that can fi nancially impact a landlord.

In addition, you will need to regularly maintain your property to account for the effects of normal wear and tear.

6. AN EMPTY PROPERTYA vacant property is the most costly problem for property investors. The rental income has stopped but that doesn’t mean all the costs can be put on hold. As a safety net, try to budget to have four weeks’ worth of costs put aside to cover you for any vacant period during the year.

7. RENTAL YIELDSTo work out your initial yield, or rental return, divide the annual

rental income by the purchase price. Now do this each year with the increased value of the property and the increased rental income.

8. PROPERTY MANAGEMENTMost professional investors use a property manager to help look after their property.

Property managers typically charge owners between 7 and 10% of the rental income as a management fee.

A property manager will also have a bevy of professionals to call if things go wrong.

9. LAND TAXIn most Australian states, people are charged a land tax based on the land value of their investment properties only.

Once you become a multiple property owner, you trigger a potential land tax liability each year, which you will have to put into your budget.

10. A FINAL WORDProperty isn’t a set-and-forget investment, so ensure you also factor in the amount of your time it will take to fi nd, purchase and manage your investment because although there may not be a dollar amount attached to your time, this is still a valuable non-fi nancial contribution that you will have to make, Ms Montgomery says.

But Mr Gibbs says: “The biggest hidden cost of all is the cost of procrastination invest today rather than tomorrow.”ow.

Selling a property with a pool New pool safety laws—does your pool pass the test?Stage two of the new pool laws are now in effect for new and existing poolsSwimming pools should be fun. However, drowning is the leading cause of death in Queensland for children aged one to four years. This is why new pool safety laws have been introduced.

Pools affected by the lawsThe pool safety laws apply to pools associated with houses, townhouses, units, hotels, motels, backpacker hostels, homestay accommodation and caravan parks.

Pool owners have until 30 November 2015 to comply with the new pool safety standard, or earlier if they sell or lease their property before then.

Different rules apply depending on whether the pool is a shared pool or non-shared pool.

Non-shared poolsIf a pool is only accessible to residents of one dwelling, such as a private house or private spa on a unit balcony, it is a non-shared pool.

Shared poolsIf residents of two or more dwellings can use a pool, such as a body corporate pool, it is a shared pool.

Spas and portable pools

Spas and portable pools that are capable of being fi lled with 300millimetres or more of water, have a volume of 2000 litres or more and have a fi ltration system, are covered by the new laws. Bathroom spas that are used as baths are not included.

Contracts of saleBefore entering into a contractIf no pool safety certifi cate is in effect before entering into a contract of sale for a property with a pool, the seller must give the prospective purchaser a

Notice of no pool safety certifi cate— Form 36.Form 36 advises that the pool may not comply and the steps that must be taken to comply. Form 36 is intended to help prospective purchasers make a more informed decision about purchasing the property.

Before settlementIf a pool safety certifi cate is in effect, the seller must give the buyer a copy of the certifi cate before settlement.

If a pool safety certifi cate is not in effect before settlement, the seller must give the purchaser a Form 36 with the settlement date on the

form.

A copy of the form must also be sent to the Department of Infrastructure and Planning.

For shared pools, a copy must also be given to the body corporate.

After settlementFor non-shared pools, if a certifi cate is not in effect before settlement, the purchaser has 90 days from settlement to obtain a pool safety certifi cate.

For shared pools, if a pool safety certifi cate is not in effect before settlement, the pool owner, usually the body corporate, has 90 days from settlement to obtain a pool safety certifi cate. However, for settlements occurring on or before 1 September 2012, a phase in period applies—the pool owner has until 30 November 2012 to obtain a pool safety certifi cate for the pool.

What happens if a property is being sold at auction?

If a property with a pool is being sold at auction and no pool safety certifi cate is in effect, the owner or their agent (e.g. auctioneer, real estate agent, etc.) must ensure that copies of the Form 36 are given to the prospective purchaser/s before entering into a contract of sale.

It’s almost the end of 2010 and although the year has zoomed by at a rapid rate, it certainly left a string of interesting events in its wake… some good, some not so good but interesting nevertheless.

We’re still feeling the ripples of the GFC, we’ve had the drama of a hung Federal government, there’s the NZ earthquakes, mining rescues and disasters, new war threats, the Wikileaks dramas, the souring Aussie dollar and of course the excitement of not one, but two AFL Grand Final days.

Closer to home, it’s also been a challenging year with yet more heavy duty legislation for us to deal with, adding to the existing legal minefi elds, in particular the new pool legislation. This very onerous legislation is dynamite, but our Sales and Property Management teams are well informed and able to assist our clients with the right advice and guidance. We also lunched our new offi ce at Upper Coomera, the beginning of another exciting chapter for our company.

But to me, 2010 will always stand out in my mind for another reason. Our offi ce was named both REIQ Queensland Agency of the Year and REIA Australian Agency of the Year in the medium size offi ce category - and in mid November, the REIQ advised us that we were Queensland fi nalists once again for 2011!

I like to think that these awards have helped to put our local community on the map. This little pocket of the Gold Coast is an amazing place to live and with the local council continuing the beautifi cation work around the CBD, major roadwork’s and intersection upgrades and much more… Nerang is continuing to change and refl ect how we see it – as a wonderful place to live!

As for Christmas… we once again have decided to donate $1000 to a children’s charity instead of spending the money on Christmas cards for all of our clients. There is nothing more wonderful than the look on a small child’s face as we give then the gift of Christmas. I can’t help but think how much better off the less fortunate would be if everybody adopted this simple alternative.
