This month we will discuss the feedback that we received last year in order to prepare for a second at- tempt at updating the documents in November. If you have any questions about this issue, please consider attending the September board meeting. One issue that came up during the month of August was with regard to our landscape company, Patton Enterprises. We were informed that the com- pany was sold. Volunteer members of the Board of Directors have since met with the new owner in order to discuss our expectations for the land- scape maintenance of our community property, and to point out areas of concern that we want them to address. Due to a scheduling conflict, our September Board meeting will not be held on the first Tuesday of the month, but will be on September 12 at 7:00 in the clubhouse. We will start the process of preparing the budget for next year by reviewing the reserve accounts as well as the annual operating expenses. Hurricane Preparedness

Pool Safety

Effective immediately, groups at the pool with 10 or more children aged 12 and under in attendance will be re-quired to hire a certified lifeguard, at their expense, to be on duty for the du-ration of the event. This will apply to those renting the clubhouse as well as informal poolside parties. We have a certified lifeguard living in OP—see page 9 for contact information.

Property Taxes

You should have received your 2017 Notice of Proposed Property Taxes. If you’ve recently moved to Osprey Pointe, don’t forget to apply for homestead exemption, and check out whether you are eligible to take advantage of portability.

Portability allows owners of homesteaded property to transfer some of the tax savings they have accrued on their property under the “Save Our Homes” law.

“Save Our Homes” caps annual increases in the as-sessed value of a homesteaded property at 3% or less. If you have lived in your home for a while, your assessed value will likely be lower than the market value. The dif-ference between the market value and your assessed value is called the “differential” or “savings”. The law al-lows you to apply that savings (up to $500,000) to re-duce the assessed value on a new homestead.

If you had a homestead exemption on your previous home and are granted a homestead exemption on your new home, you will be able to transfer your “Save Our Homes” benefit to a new home if you had a homestead exemption on your old home in Florida in either of the two years preceding the Tax Roll year in which the new homestead exemption is applied.

What to Plant:

Bedding Plants: If summer beds need refreshing, try ageratum, celosia, zinnia, and wax begonia for

color into fall.

Bulbs: Add color, texture, and pattern to the garden with the many varieties of Elephant’s Ear

(Alocasia) available now. Others to plant now include calla, narcissus, and zephyr lily.

Herbs: Plant herbs that tolerate the warm temperatures of early fall, such as Mexican tarragon,

mint, rosemary, and basil.

Garden Vegetables: Plant cool season vegetable crops such as radish, carrot, cabbage, and let-

tuce.

What to Do:

Lawn problems: Continue to monitor the lawn for signs of insect damage. Fall armyworms, chinch

bugs, mole crickets, and sod webworms are still active this month.

Divide perennials and bulbs: Divide and replant perennials and bulbs that have grown too large or

need rejuvenation. Add organic matter to new planting areas and monitor water needs during es-

tablishment.

Fertilize lawns: Bahia, Bermudagrass, Zoysia, and St, Augustine lawns should be fertilized this

month. Choose one with no or very little phosphorus unless a soil test indicates a need for it. A ferti-

lizer containing controlled-release nitrogen will give longer lasting results.

Lawn Weeds: Healthy grass is the best defense against weeds. Avoid “weed and feed” products;

only apply herbicides to areas with weed infestations.

Flowering perennials: Firebush, firespike, russelia, and other perennials supply nectar for visiting

hummingbirds.

Vegetable gardens: If not done in August, prepare the fall vegetable garden. Using transplants from

your local garden center will get the garden off to a fast start, but seeds provide a wider variety from

which to choose.

2017 Notice of Proposed Property Taxes

Hi, neighbors. Your 2017 Notice of Proposed Property Taxes should be arriving in your mail soon. Please take time to review the calculations on your notice. While I have faith that our property ap-praiser's employees have done a good job in getting these out to us with as much accurate infor-mation as possible, there is always the chance of error.

There is also the possibility that you do not agree with the property appraiser's assessment of your property. Whether there is an error or if you disagree with your assessment or denial of any exemp-tions that you feel should be granted, I would be happy to review your notice with you to make sure you are being assessed fairly. I have earned the Certified Florida Evaluator designation from the Florida Department of Revenue, and I am in regular contact with representatives at most of the 67 county property appraisers' offices in Florida, including Duval County.

September is Baby Safety Month, sponsored by the Juvenile Products Manufacturers Association (JPMA). This year, JPMA is helping educate parents and caregivers on the importance of properly using straps on juvenile products. Falls are the leading cause of non-fatal injuries for all young children. Every day in the U.S., approximately 8,000 chil-dren are treated in the emergency room for fall-related injuries. The best way to prevent injury is direct supervision- watch, listen and stay close to your child. Strap in for Safety Child safety devices, like safety belts and straps, should always be used when available. Straps, safety belts, and harnesses on baby gear reduce the risk of infant fall injuries. Whether it's in the home or on the go, use straps properly EVERY time in order to keep baby safe. In The Car

A snug strap should not allow any slack., but does not press on the child’s flesh or push the child’s body into an unnatural position.

Chest clips should be positioned mid to upper chest area, near armpits. Shoulder straps fit snugly--can only fit 1 finger between harness and shoulder or use pinch test.

Lead by example. Make sure the whole family buckles up! Stroller Safety

Use straps at all times, even if it’s a short trip, and regardless of the child’s age.

Many strollers feature a five-point harness system, which features straps that secure over each shoulder, at both sides of the waist, and in the middle of the legs.

It is important to always use all straps, not just lap straps or shoulder straps alone.

Never leave your child unattended in a stroller. Always keep them within view. Carrier Safety

Read and follow all manufacturer’s instructions for use, age and weight recommendations.

Be sure baby’s weight is evenly distributed in the carrier and all safety straps are secured.

Check for ripped seams, sharp edges, and missing or loose snaps.

Always keep one hand on baby when tightening/loosening straps or taking baby out or putting baby in. Swing, Infant Seat, and Bouncer Safety

Babies should always be buckled into swings and bouncers.

For swings, use a five-point harness to keep baby from climbing or rolling out of the seat. Changing Table Safety

Always buckle baby into the changing pad. If your changing tray is on top of a dresser, be sure they at-tach to each other securely.

When changing, keep one hand on the child at all times, even when using safety straps and keep sup-plies within arm’s reach.

Mealtime

Always use safety straps whenever your child sits in the high chair.

Make sure straps are well secured so that your child sits snugly and is not wriggling around in the chair.

Never allow your child to stand in the high chair.
