Introduction to Asset Management
Introduction to Asset Management is a beginning level, two (2) day workshop, targeted to CHDOs and other affordable housing developers who are considering asset management functions and planning for the first time, or who are new staff in asset management. The training is aimed at Executive Directors, Assistant Directors, Property Mangers and others who are involved in the production and management of real estate. The training series will be held on December 13-14, 2004 in Columbus, Ohio at the Marriott Fairfield Inn & Suites at 3031 Olentangy River Road, Columbus, Ohio, 43202. Participants will be asked to do some homework prior to the class, and to come prepared to develop an asset management plan for their organization. Participants will be asked to complete a short test on the first and last days of the class to measure learning outcomes resulting from the training.
The Trainer
Laura Junglas is the trainer for the Beginning Asset Management Workshop. An independent consultant providing services in the areas of interim management, training, organizational development and community revitalization, Ms. Junglas has worked in the nonprofit sector for over 15 years. She has worked in local and national nonprofits providing management and technical assistance to small business owners and CDC directors. She traveled across the U.S. while working for Neighborhood Reinvestment to provide technical assistance to nonprofit groups involved in neighborhood revitalization. While at Neighborhood Progress, Inc. (NPI), a Cleveland-based local intermediary that provides technical assistance and grant funding to a network of 26 CDCs, Ms. Junglas coordinated an Asset and Property Management program and also assisted in the development of performance standards for the Cleveland CDCs.
In addition to providing technical assistance Laura has coordinated and conducted a wide variety of training that covers Board Roles & Responsibilitites, Business Planning for Day Care Centers, “Nuts & Bolts” of Asset Management and Borrowing, Asset Management Planning, “Year 15 is When??” for LISC, NPI, CHAM and others. She has commercial banking experience in performing credit analysis, loan review and commercial lending activities to a primary client base of nonprofits. Laura also provided technical assistance in community reinvestment activities to a primary client base of nonprofits. Laura also provided technical assistance in community reinvestment activities to member banks within the Federal Reserve Bank of Cleveland’s geographic area.
In addition to her employment activities, Ms. Junglas has served as a volunteer board member for several nonprofit organizations, including an urban farmer’s market, a homeless shelter and a youth hostel. She is also a member of the Asset Management and Finance Committee for a Cleveland based CDC that owns and manages over 150 units of affordable housing. Laura holds a Bachelor of Arts in Liberal Arts Management and French from Virginia Wesleyan College and a Master’s in Organization Development from the Weatherhead School at Case Western Reserve University.

Description: This session will provide attendees with a chance to try out their project’s asset management strategy, and discuss the “plans within the plan” that will help owners best maintain, troubleshoot and manage their projects after completion. By the end of the day, attendees will have a plan they can take back to their organization and implement.

What to Bring – Laptop Computer
Introduction to Asset Management and Asset Management Planning will be using a variety of computer-based applications, specifically spreadsheet math and proformas, on-site at each workshop. All participants are asked to bring a laptop computer to each day of training to use in class. Participants should bring laptops with CD-ROM drives, spreadsheet software, and a power supply. If a participant is unable to bring a laptop of their own or to borrow one from another source, OCDCA will have a limited number of laptops for participants to use in class. You may reserve a laptop through the enclosed Registration Form. The trainers will be providing CD-ROMs for each participant and OCDCA will provide extension cords and surge protectors.
Schedule
Registration will begin each day at 8:00 a.m., with the training beginning promptly at 9:00 a.m. and ending at 4:30 p.m. There will be an optional tutorial held before the second workshop session from 8:00 to 9:00 a.m. on December 14, 2004.
Training Site
The training will take place in Columbus at the Marriott Fairfield Inn & Suites, 3031 Olentangy River Road, Columbus, Ohio 43202. A block of sleeping rooms has been reserved for the Introduction to Asset Management workshop. Participants of the Introduction to Asset Management workshop will receive a rate of $74.00 plus tax, per night. Please reserve your guestroom three weeks in advance of each session as the block of rooms are only held for a limited time. For reservations, please contact the hotel directly at 614-267-1111. Registration Fees:
Registration fees for the Introduction to Asset Management workshop includes continental breakfast, lunch, and afternoon snack. Registration fees vary depending on whether a participant is a member of OCDCA.
Cost: If your organization is an Ohio CDC Association member, your course fee is $130.00 If your organization is not an Ohio CDC Association member, your course fee is $190.00
