Factory Built - Office InteriorA full factory assembled bare shell that is externally complete with windows, doors, clad with roofing materials without any interior finish. The office interior also includes an internal wall clad, heating, lighting and flooring materials. Internal wall partitions are optional POA. All our lodges conform to BS 3632 2015.

Factory Built - Leisure InteriorThe ready to use on delivery solution with minimal on-site work.We have a range of quality interiors such as our Coastal and Contemporary themes. We also offer a bespoke solution if required. Our fully fitted units are equipped with central heating, toilets, showers and lighting with optional eco and technology upgrade packs. All our lodges conform to BS 3632 2015.

SMART TECHNOLOGY

LightingRemotely set the mood lighting for guests just before they arrive so that it is warmly lit and welcoming. Smart lighting helps to cut energy costs as LEDs use less than a quarter of the energy of a traditional light bulb. During unoccupied nights you can set your lighting on a timed dimmer to look like someone is home.

ThermostatSave money on energy bills, while allowing guests to adjust the temperature remotely from their smartphone, tablet or laptop. Remotely turn on the heating before your guests arrive and also check that the heating isn’t left on after check out.

Electric FireFitted electric remote controlled fire within living room.

Smoke AlarmKeeping your guests safe couldn’t be more important. Get an alert if smoke or carbon monoxide is detected.

LocksEliminate the need for meet and greets, with a smart lock guests can use their smartphone or enter a unique code to securely access their room. Get a notification when guests check-in, unlock the door and check out.

Sonos SpeakersEnjoy crisp dialogue and impressive clarity from wall to wall with a Sonos Beam. Controlled via the Sonos app or a remote we can integrate the Playbar into the wall cavity for a seamless finish.

With Modular Leisure Buildings, you can depend on speedy construction using our own SIPs, competitive pricing and the highest quality all in one package.

The company operates out of a 3251m2 factory, with a workforce of skilled personnel to manufacture Leisure Buildings and Modular Units from scratch.

Our units are built and delivered approximately 16 weeks from point of order, and in most cases can be simply dropped into place.

At the heart of it all are stringent quality controls that take the standards of leisure building construction to new levels.

All our lodges conform to BS 3632 2015.

OUR STORYAbout

Ian Alderson started his long career at the age of 16 in landscaping and groundworks, working on contracts big and small he then built a garden supplies business from scratch with his father. Not content with just selling, Ian developed garden storage products using trial, error and many prototypes. Ian then turned his attention to producing outdoor buildings, constructed primarily using timber frames.

By 2014, Ian had developed a successful garden storage manufacturing business, sited on land which was fields prior to 2005.

Offices also built on the site by Ian and his father were rented out and Ian started looking to develop small buildings using new innovative techniques. Structurally Insulated Panels were a new product for the UK at that time however

used elsewhere and were identified as a technology that could revolutionise the UK leisure building industry. Rather than buying pre-made panels Ian took the opportunity to research, develop and ultimately manufacture and was one of the first UK based companies to embrace this new technology. The outcome of this dedication was the ability to produce high quality buildings for use all year round and thus The Modular Group was founded.

Moving to larger premises in 2017 to meet the rising volume of orders and produce larger buildings the company has continued to go from strength to strength with high volume production, cutting edge design and fabrication processes and numerous clients throughout the UK and abroad.
