When the owner of The New Manor House first stepped inside this beautiful modern interpretation of a Georgian manor house she was of decisive mind: “When I stepped over the threshold, with so much light and space everywhere, I knew immediately it was the house for us!” she declares. “It’s proved a lovely house to live in – I love the open plan living space which is ideal for when I’m cooking and the children are sitting close by, doing their homework.”

Pretty VillageThe property, built in 2010, sits in the attractive fenland village of Frampton, noted for its profusion of mature trees, which lies about three miles south of Boston. Thornimans Lane is a quiet residential lane containing a variety of individual homes that have been carefully designed to blend into the rural surroundings. The New Manor House is constructed of attractive red brick with Georgian-style timber sash windows beneath a rosemary-tiled roof. Two pretty dormer windows sit between high chimney stacks and overlook the walled front gravel driveway, which provides a substantial amount of parking, and which leads, behind wrought-iron gates, to an oak-framed double garage at the back of the house.

Immaculately Presented The property boasts style and quality with top notch fixtures and fittings, including oak skirting and architraves. “The previous owners used Farrow & Ball paint throughout the house,” mentions the owner. The open plan living with a generous family room and dining room leading off the kitchen, with their south and west facing aspects, creates a great sense of light and space. The family room currently has comfy seating on an oak timber floor, around a central fireplace housing a Clearview stove. This whole area makes a superb entertaining space. Two sets of external double doors and the wide expanse of bifold doors from the dining room onto the garden at the back, especially enhance summer entertaining. In the winter it is equally attractive, as the owner attests: “Christmas with all the family has been wonderful here; the log-burner in the family area, and with so many outside lights, it makes it very pretty and atmospheric.” On a practical note, a walk-in pantry, utility and cloakroom leads off the kitchen, also with access to outside.

Flexible SpacesAt the front of the house, the two separate reception rooms are particular features, each benefiting from Clearview stoves set into fireplaces with oak surrounds. The living room (currently used as a playroom), is a dual aspect room with windows to the front and side of the property, and has a sumptuous feel to it with fitted charcoal carpet and plush curtains and pelmets. It has double doors opening into the family room and kitchen. The sitting room on the other side also links to the kitchen, and has two windows to the front and an oak timber floor.

Spacious Bedrooms

With accommodation arranged over three floors, at first floor level there are four generous-ly-sized double bedrooms, one with a good quality en suite shower room and two sharing a luxury Jack and Jill bathroom. The fourth bedroom is served by an adjacent family bathroom, again of a high standard. On The Doorstep...

The Lincolnshire village of Frampton is situated approx. 3 miles south from the town of Boston. The village lies on the edge of one of the great marine creek levees formed during the Bronze Age, 2.5 miles from the modern salt marsh. The village has a Grade I listed limestone church of Saint Mary dating back to the 12th century. RSPB Frampton Marsh Bird Reserve is situated just outside of the village and Lincolnshire Wolds, a designated Area of Outstanding Natural Beauty is also located nearby. Frampton is under 2 miles from Kirton which is offering a variety of amenities including a post office, supermarket, public house, take away, a bank and hairdressers.

How Far Is It To...

Frampton is approx. 3 miles to the south of Boston which has an excellent range of shops, amenities and schooling. The town is famous for its landmark ‘Stump’ of St Botolph’s Church which can be seen on a clear day from the other side of The Wash. The market town of Spalding with excellent state grammar schools, shopping and leisure facilities is a 20 minute drive to the south. The A52 connects Boston to Grantham for the A1(M). The A17 gives access to King’s Lynn, a 45 minute drive to the east. The East Coast Rail Link runs from Grantham and Peterborough giving access to London or the Midlands/North.

Directions

From King’s Lynn, take the A47 westbound heading towards Peterborough and at the major roundabout take the second exit onto the A17 signposted Sleaford. Continue on the A17 for approximately 20 miles passing Sutton Bridge and Holbeach. At the Sutterton roundabout, take the 4th exit onto the A16 signposted Boston and after approx. 3.5 miles turn right onto Middlegate Road signposted to Frampton. Follow the road and in half a mile turn left onto the Thornimans Lane, The New Manor house will be half way down the road on the left hand side.
