The National Association of Home Builders (NAHB) will kick off its 2015 Internation-al Builders’ Show (IBS) in Las Vegas this

month with an even larger exhibit floor than last year. The 2015 show will be held at the Las Vegas Convention Center, Jan. 20-22, and is one of five events that will make up the second annual Design & Construction Week,™ that was founded in 2014 by NAHB and the National Kitchen and Bath Asso-ciation (NKBA) with their initial co-location of IBS with the Kitchen and Bath Industry Show (KBIS).

The inaugural Design & Construction Week also featured the co-location of the International Window Coverings Expo and they return again this year along with two new additions, The International Surface Event (TISE) and the Las Vegas Market, making the event the largest housing industry gathering of its kind. While all of the shows remain separate and dis-tinct, registrants will have access to the exhibits of all five shows held during Design & Construction Week.

This year’s IBS exhibit floor will feature near-ly 1,200 exhibitors, accounting for 476,000 net

square feet of exhibit space, almost 50,000 more square feet than last year. Exhibitors represent the industry’s top manufacturers and suppliers show-casing the latest and most innovative products.

“The International Builders’ Show boasts an expansive exhibit hall featuring manufacturers rep-resenting every facet of the housing industry, all in one spot,” said NAHB Chairman Kevin Kelly, a home builder and developer from Wilmington, Del. “Housing professionals can really take their business to the next level by taking advantage of the access to all of the top industry professionals, networking opportunities and business deals available”.

Among the other highlights of IBS are more than 100 education sessions offered on a variety of topics that cover every aspect of the industry, networking opportunities, awards competitions, interesting speakers and industry experts and other special events. Former National Football League head coach and current ESPN analyst, Jon Gruden headlines the Opening Ceremonies, and rock and roll band ZZ Top will close out the show at the IBS Spike Concert.

The show is not open to the general public. Building industry professionals and their affiliates are invited to register by visiting the show’s web-site at www.BuildersShow.com. Online registra-tion is available through the last day of the show, however fees do increase after Jan. 18th. n

Sales of newly built, single-family homes dropped 1.6 percent in No-vember to a seasonally adjusted an-

nual rate of 438,000 units, according to newly released data by the U.S. Depart-ment of Housing and Urban Development and the U.S. Census Bureau.

“Though home sales have edged slightly lower, builders are reporting confidence in the market and are in-creasing their inventory in anticipation of future business,” said Kevin Kelly, NAHB chairman.

“Sales have held in a relatively stable range during the past four months,” said NAHB Chief Economist David Crowe. “As the labor market and broader economy continue to strengthen, we can expect the housing sector to gain mo-mentum heading into next year.”

The inventory of new homes for sale rose to 213,000 in November, which is a 5.8-month supply at the current sales pace.

Regionally, new home sales rose 14.8 per-cent in the West. Sales dropped 12 percent in the Northeast, 6.3 percent in the Midwest and 6.4 percent in the South..

Housing production downFollowing an upwardly revised rate last month, housing starts in November slipped

1.6 percent to a seasonally adjusted annu-al rate of 1.028 million units, according to newly released figures from the U.S. Department of Housing and Urban De-

velopment and the U.S. Census Bureau. Three-month moving averages for total and single-family production were at their high-est levels since the Great Recession.

“These numbers are in line with our latest surveys, which show that sin-gle-family builders are confident that the market is gradually recovering,” said Kelly.

“Over the course of the year, the number of houses under construction has been on an upward trajectory, signaling that housing is moving forward,” said Crowe. “With strong demand, affordable home prices and favorable interest rates, we should see housing produc-tion continue to grow into 2015.”

Single-family housing starts were down 5.4 percent to a seasonally ad-justed annual rate of 677,000 units in November, while multifamily produc-tion rose 6.7 percent to 351,000 units.

Regionally in November, combined housing production increased in the Northeast, Midwest and West, with re-spective gains of 8.7 percent, 14.4 per-cent and 28.1 percent. Total production dropped in the South by 19.5 percent.

Issuance of building permits reg-istered a 5.2 percent loss to a sea-sonally adjusted annual rate of 1.035 million units in November. Multi-family permits dropped 11 percent to 396,000 units while single-fam-ily permits slipped 1.2 percent to 639,000 units.

Regionally, the Northeast posted an over-all permit gain of 27.4 percent. The Midwest, South and West registered respective losses of 7.3 percent, 10 percent and 5.6 percent n

New home sales, production drop slightly in November

Following a four-point uptick last month, builder confidence in the market for newly built single-family

homes fell one point in December to a level of 57 on the National Association of Home Builders/Wells Fargo Housing Market In-dex (HMI), released recently.

“Members in many markets across the country have seen their businesses improve over the course of the year, and we expect builders to remain confident in 2015,” said NAHB Chairman Kevin Kelly.

“After a sluggish start to 2014, the HMI has stabilized in the mid-to-high 50s index level trend for the past six months, which is consistent with our assessment that we are in a slow march back to normal,” said NAHB

Chief Economist David Crowe. “As we head into 2015, the housing market should contin-ue to recover at a steady, gradual pace.”

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of cur-rent single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more build-ers view conditions as good than poor.

Two of the three HMI components posted slight losses in December. The index gauging current sales conditions fell one point to 61, while the index measuring expectations for future sales dropped a single point to 65 and the in-dex gauging traffic of prospective buy-ers held steady at 45.

Looking at the three-month moving aver-ages for regional HMI scores, the West rose by four points to 62 and the Northeast edged up one point to 45, while the Midwest regis-tered a three-point loss to 54 and the South dropped two points to 60.

2015 leadershipinstalledThe HBAMT held its 71st Annual

Installation Banquet and Awards Ceremony December 18 at The Omni in Nashville, Tennessee. The

always popular event drew a large, festive crowd as association members celebrated our achievements in 2014 and welcomed the leaders who will be guiding the HBAMT throughout the upcoming year.

Association friend and banquet mainstay Sharon Puckett hosted the event and helped acknowledge the association’s award-win-ning performers for the previous year. Award recipients included the top sales and marketing performers of 2014 who were recognized with the presentation of the Middle Tennessee Sales and Marketing Council’s Circle of Excellence Awards (more on page 15 and sixteen).

One of the many highlights of the eve-ning was the installation of the association’s

incoming President Trey Lewis. Outgoing President Michael Dillon gave his closing remarks, addressing the achievements and accomplishments made during the past year, before welcoming Lewis to the stage who was installed as the HBAMT’s 2015 President. The ceremony was performed by John Floyd, owner and founder of Ole South Properties.

Lewis’ first duty was to install the officers, directors, and chapter and council presidents who will serve with him in 2015. Senior Officers for the upcoming year are Vice President Randall Smith and Secretary/Treasurer John Zelenak. Local Directors in 2015 will be Randy Arnold, Jason Broderick, Andy Ferguson, Scott Ghertner, Doug Herman, Justin Hicks, Paul Huff, Brandon Jenkins, Paul Krebs, Don Mahone, Rob Pease, Keith Porterfield, Perry Pratt, Ron Schroeder, Wiggs Thompson, Frank Tyree and Duane Vanhook.

State Directors will include Carmen Butner, Sam Carbine, Jordan Clark, Michael Dillon, Jimmy Franks, Peggy Krebs, Davis Lamb and Duane Vanhook.

National Directors will include Carmen Butner, Sam Carbine, Jimmy Franks, Peggy Krebs, Davis Lamb, Duane Vanhook.

Associates Council officers installed for 2015 include President Lori Fisk-Conners and Senior Vice-President Marty Maitland, Vice-President Kevin Barber, and Secretary/Treasurer Gina Hewlett.

Sales and Marketing Council officers in-clude President Derenda Sircy, Vice President Jody Derrick and Secretary/Treasurer Ashley Crews.

The 2015 HBAMT Remodelers Council President Ricky Scott was installed.

Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Trey Lewis, Membership Chairman; Sam Carbine, Legislative Chairman; David Crane, Parade of Homes Chairman; Randall Smith, FHA Chairman; Peggy Krebs, Public Rela-tions Chairman; Tom White, PAC Chairman; and Trey Lewis, Holiday Open House Show-case Chairman.

Outstanding achievements and perfor-mances in 2014 were recognized during the awards ceremony.

Justin Hicks won the Reese Smith Builder of the Year Award. David Crane was named the Remodeler of the Year. Remodeler’s Council President Jason Broderick presented the award. Gina Hewlett was the recipient the 2014 Associate of the Year. 2012 Asso-

ciate of the Year John Whitaker presented the award. Mike Dillon presented the 2014 President’s Award to longtime HBAMT friend John Whitaker. John Zelenak was presented the Member to Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. And Membership

Chairman and 2015 President Trey Lewis present-ed the Spike of the Year Award to Justin Hicks.

Banquet attendees were treated to the musical and comedic stylings of Debbie and Doyle, a set that included funny skits and humorous original songs. A very special thanks to the duo and to Sharon Puckett, our banquet emcee for the ninth year in a row.
