STRATEGY

Stage 2 : Documenting your strategy

1. Develop comprehensive EIRs.

2. Review your suppliers capabilities and competence with BIM.

3. Develop and follow your Project BIM Execution Plan.

Recommendations Lessons learned1. You must follow a

structuredprocurement process incorporating BIM.

2. Getting senior level buy-in for BIM is essential.

3. Ensuring you have BIM expertise within your project team.

Page 10: The journey towards bim level 2 compliance for facilities managers

Stage 3 : Implementing your Common Data Environment

What is a Common Data Environment?

• It is an Information Management Process either software or a paper process

• Provides a secure place to store, manage and deliver your records to the people that need them

• Supports a disciplined approached for the collaborative creation of information

3Implementing your

Common Data Environment

Page 11: The journey towards bim level 2 compliance for facilities managers

Part of CADS Group www.cadnet.ltd.uk

Stage 3 : Implementing your Common Data Environment (CDE)

1. Create a common platform for all information.

2. Make information available to everyone who needs it.

3. Establish your Single Source of Truth.

4. Define the BIM deliverables in your EIRs and supplier contracts.

Recommendations Lessons learned1. To avoid uncoordinated data

issues, a CDE is essential.2. Data will be received in

incompatible formats or not received at all.

3. Identifying accountability in EIRs will help resolve data issues.

4. Access to accurate information can save up to 10% each working day.

Part 2 : The journey towards BIM Level 2 compliance for facilities management

Page 12: The journey towards bim level 2 compliance for facilities managers

• You will always encounter resistance to changing working practices

• You need to deliver workshops to inform, educate and engage your supply chain

• You need to provide a forum where questions can be asked

Stage 4 : Engaging and Educating

people about the new processes and technology

Part 2 : The journey towards BIM Level 2 compliance for facilities management

Page 14: The journey towards bim level 2 compliance for facilities managers

Stage 5 : Capturing and Creating your Data

• Capture your existing conditions• Laser scanning• Traditional measurement• Survey• Feedback from your maintenance teams

• Create new data• Data drops from your projects

5CAPTURING AND

CREATING YOUR DATA

Page 15: The journey towards bim level 2 compliance for facilities managers

Part of CADS Group www.cadnet.ltd.uk

Stage 5 a: Capturing your existing data

1. Ensure your organisation is serious about change

2. Use the downstream value to cover the cost of generating your asset records

3. Use information from maintenance teams to update asset models

4. Convert paper drawings into BIM models and using site surveys and digitising drawings

5. Use the single dataset created to produced multiple downstream outputs.

Recommendations Lessons learned1. The quality and accuracy of

existing records is generally poor

2. Data will be in varying formats3. Don’t assume recent records

are accurate4. Make sure your change sponsor

is part of project5. Don’t be overwhelmed by the

volume of data to capture6. A two-year asset capture project

can be funded from the annual maintenance budget with the cost of maintaining records incorporated into project and maintenance work.

One data set = multiple uses:• Energy analysis• Space planning• Information for new projects• Quantification and estimation • Asset management• Field data capture for recording change

Single Source of Truth– Reliable information– Standardised methods of working– Information created, stored and reused.– Make your estate budget work harder– Informed decisions

Stage 6 : Using your Data

£

6USING YOUR DATA

Page 18: The journey towards bim level 2 compliance for facilities managers

Part of CADS Group www.cadnet.ltd.uk

Stage 6 : Using your data

1. Have a base Asset Information Model (AIM) available in your Common Data Environment.

2. Use the AIM for new projects and internal review.

3. Use your evolving accurate data set to support FM & Management decisions.

Recommendations Lessons learned1. Project Teams must have

confidence in the quality of the Asset Information Model.

Part 2 : The journey towards BIM Level 2 compliance for facilities management

Page 19: The journey towards bim level 2 compliance for facilities managers

Stage 7 : Testing, Refining and Rolling Out

• Build as your confidence builds• Start with a pilot• Develop a preferred team• Specify success measurements• Develop a feedback loop

7Testing, Refining and

Rolling Out

Page 20: The journey towards bim level 2 compliance for facilities managers

3. Use practical experience to develop the learning process.

4. Start with manageable small projects.

Recommendations Lessons learned1. Experience counts - you

are continually learning.

2. You can have too many experts!
