Why invest? • Extensive Refurbishment Planned – An exciting refurbishment will transform The Hope and Anchor into a traditional pub with a modern, industrial twist. The refurbishment will involve a complete transformation of the current space, creating different drinking zones with a mixture of quality finishes and furniture. The left-hand side of the bar will be removed to maximise the service area and create a prime retail space in the main bar area. Entrance LobbiesThe three entrance lobbies will be refurbished in order to make customers feel welcome from the moment they step inside. Works will include:• Adding new glazing to improve vision to the trading bar

and dining areas.• Decorating the walls with timber panels.• Adding improved light fittings to help zone the trading

areas and create a warm ambience throughout.Bar ServeryThe bar servery will be refurbished and reduced in size to create space for new covers, improve flow of service and to display the venue’s new premium drinks offering. Works will include:• Removing the left-hand side of the bar servery.• Relocating the glass wash area to the left-hand side

of the bar servery.• Refurbishing the bar counter and painting in line with

the new colour scheme.• Remodeling the back bar in order to display the new

premium spirits, cider and beer offering.• Adding overhead glass racks to provide

a contemporary finish.• Adding new hanging light fittings.Dining AreaThe dining area to the right of the bar will be entirely refurbished, providing a warm and relaxing space where customers can enjoy the fantastic new food offer. Works will include:• Removing the existing fixed seating.• Adding loose furniture and back-to-back booths.• Decorating with soft coloured wallpaper and curtains

to create a laid-back, comfortable ambience.• Adding distressed beams.• Adding new light fittings to create a warm ambiance.• Laying a new carpet.Main Bar AreaThe main bar area will be fully refurbished in order to create a stylish, stripped-back, industrial-style space. In contrast with the dining area, the bar will be harder in finish, with an edgy aesthetic. Works will include:• Moving the pool table from its current position and

replacing it with new poseur height furniture.• Adding new bar stools.• Adding new loose furniture, with a mix of fabric, leather,

wood and metal.• Decorating walls with a mix of timber panels

and exposed brickwork.• Adding varied bare-wire and bare-bulb lighting.• Laying a mixture of wooden and tiled flooring.Games RoomThe games room will be relocated to the left-hand side of the bar and redecorated to create a more relaxed and sociable space. Works will include:• Replacing the bar counter with loose tables and chairs

with a mixture of leather, fabric and wood.• Adding a TV, dart board and pool table.

• Laying wooden flooring.• Adding warm coloured wallpaper.• Decorating with warm, traditional light fittings.KitchenThe kitchen is suitable for commercial use, and will receive some minor upgrades to improve service flow. New appliances and electrical equipment will be provided to support the new food offer.ToiletsThe ladies and gents toilets will be fully refurbished to a high standard, in line with the new stylish look and feel of the main bar. Works will include:• Introducing new fixtures to replace the old ones.• Decorating with contemporary glazed wall tiles.• Laying matt floor tiles.• Decorating with rustic, timber dado panelling.• Adding new light fittings.• Adding a new vanity unit in the female toilets.CellarThe cellar will undergo minor repair works where necessary and a SmartDispense system will be installed to reduce waste and improve quality.Outdoor AreaThe outdoor area at the rear of the pub will be fully refurbished and redecorated to create an attractive beer garden, perfect for the warmer months. Works will include:• Adding a back porch with a tiled roof and timber walls.• Removing the current smoking shelter and replacing

it with a new covered pagoda by the entrance to the games room.

• Repairing and cosmetically refurbishing the current decking and laying new decking where required.

• Painting and distressing the existing outdoor furniture to match the new industrial style.

• Adding a broad range of new potted plants.Licensee AccommodationThis will be in line with our ‘Ready to Trade’ promise, so you can focus on creating an exceptional venue from the outset. The venue will be decorated to a high standard throughout.Signage and External AreaThe front elevation will be redecorated with new lighting and signage to attract passing trade and communicate the pub’s rebrand. The signage scheme will reflect the contemporary twist on a traditional pub offering. Works will include:• Introducing a new colour scheme.• Replacing the existing brass signage with new individual

lettering.• Adding hanging plant pots and a copper lantern

to the main entrance.• Decorating with hanging amenity boards

and anchor images.
