The History and Future of Ho Tram

Timeline
Before 2005, the drive from Ho Chi Minh City to Ho Tram took over 4 hours, due to aging
highway infrastructure. The main stretch of Ho Tram remained untouched because basic
infrastructure to access the area, such as roads and electricity were not built. In 2006,
roads and bridges were completed; making the Ho Tram area accessible and word of the
beautiful wide beaches began to spread.
Before 2005: Lack of Infrastructure
From 2005-2010, after infrastructure was completed, small resorts were gradually built.
The area had inventory of less than 500 rooms, most of which were 2-star to 3-star.
2010: Smaller Resorts are Built
In 2010, the Sanctuary development was completed, adding 28 up-scale villas to the area,
and introducing Ho Tram as the promised resort destination for Southern Vietnam. In the
same year, the 5-star resort-casino Grand Ho Tram began construction.
From 2010 to 2015, Ho Tram developed rapidly. Within this 5-year period, four 4-star to 5-
star resorts—the Ho Tram Osaka/Beach Resort, The Grand Ho Tram, Carmelina and
Vietsovpetro—opened, increasing the total inventory of Ho Tram by about 1,000 rooms for
a total of 1,500 rooms, and thereby accelerating the growth in the number of visitors to the
area.
2014-2015: Golf Destination
In 2014, the opening of the Bluffs Golf Course, designed by Greg Norman, and the planning of a
second gold course in the area transformed Ho Tram into a premier golf destination in Southern
Vietnam.
Also that year, the aging National Route No. 51 was expanded and the Ho Chi Minh City – Long
Thanh – Dau Giay expressway was completed. The travel time from Ho Chi Minh City to Ho Tram
was reduced to less than 2 hours, making Ho Tram an ideal luxury destination for weekend
getaways and weekday corporate events.
In 2015, The Bluffs was host to the inaugural Ho Tram Open, an Asian Tour sanctioned event with
the largest purse in ASEAN. Famous golfer Sergio Garcia was the 2015 Champion of The Ho Tram
Open. This was the first of many international tournaments to come to Ho Tram.

2016 and Future: A Premier Vacation and Second Home Destination
The Ho Tram area is poised to develop into the main luxury resort vacation destination in South Vietnam in the next few years. Three new developments including the Hamptons Ho Tram and two existing resorts will introduce new inventory to the market by 2019:

Because the amount of beachfront land remaining is limited, the supply of premier
beachfront resort property in Ho Tram will decrease as the area develops, boosting capital
appreciation and yield for early investors. Nearly 7 out of 14 kilometers of shoreline has
been developed, already reducing the availability of prime beachfront land by 50%.
10 new restaurants have also begun operations along the main stretch of Ho Tram since
the beginning of 2015.

The growth in domestic tourism in Vietnam has been explosive in recent years. Over 20
