Leigh Park Farm & Price’s Farm (Lot 2)

Leigh Park Farm is located north of Hall Place, accessed down a long drive from Copping’s Road. The dairy herd has been expanded extensively by the existing tenants who currently milk a closed herd of approximately 400 pedigree Friesians. The Estate

Hall Place is a very special country estate set in the charming parish of Leigh.

The estate’s principal house, Hall Place, is a Victorian, Grade II listed mansion which stands proudly beside a magnificent lake and set in its former deer park, overlooking the village of Leigh. Today, the estate totals about 1,005 acres and includes substantial gardens and grounds, a let farm, seven cottages, traditional outbuildings and a game shoot, all set within a ring fence, with the house at its heart.

Northwest of the house lies Leigh Park Farm, a traditional dairy farm with farmhouse, buildings, four cottages and about 415 acres let on a secure agricultural tenancy. The farm tenancy also includes the farm buildings at Price’s Farm, due west of Hall Place.

The land is interspersed with mature woods and copses; the largest is positioned at the very heart of the estate, providing privacy for the house, and presenting an excellent platform from which to run the estate pheasant shoot.

Hall Place now requires repair and modernisation and in doing so, it provides a purchaser with the opportunity to achieve their own requirements and style in a remarkable setting.

Situation

The Hall Place Estate with its Grade II* listed park rests within the Medway Valley about 5 miles west of Tonbridge.

The park is bordered to the South East by the village of Leigh. The village originally spelt and still pronounced Lyghe, is a pretty and un-spoilt parish with a village shop and post office, primary school, public house and a railway station.

The regional towns of Tonbridge, (5 miles), Royal Tunbridge Wells, (7.5 miles) or Sevenoaks, (6 miles) offer a more comprehensive range of shopping and recreational facilities. These towns also provide many excellent state, public and grammar schools.

Excellent transport connections serve the area. By train there are stations at Leigh and nearby Hildenborough. Hildenborough is on a direct line to London Charing Cross taking just over 40 minutes.

The estate is well placed for connections by car. The A21 Tonbridge By Pass is 4 miles away providing access north to junction 5 of the M25 or south towards Royal Tunbridge Wells, Brighton and Hastings.

History

The Hall Place Estate was first purchased by Samuel Morley in 1870 for £42,000. It is now offered to the market by his successors 145 years later.

The grand Elizabethan House that stood in the position of the existing house was thought to be poorly built and required considerable updating, so the decision was made in 1871 to replace the house altogether with the George Devey designed Victorian building seen today. After that, the lake was created and house furnished predominantly by Jackson & Graham.

In 1886 the estate was passed to Samuel Hope-Morley, following his father’s death. In 1912, Samuel Hope-Morley was awarded the peerage of Lord Hollenden and the Estate was expanded considerably through the purchase of Leigh Park Farm and Prices Farm from the Penshurst Estate. More recently, in 1940, there was a serious chimney fire at Hall Place which badly damaged a section of the house. In 1977 this part was demolished and turned into a “house garden” by the late Lord Hollenden and the remaining interior was adjusted to the existing arrangement.

Lot 1

A fine Victorian mansion with prestigious gardens and grounds.

This important house now requires some repair and modernisation. It has a delightful approach from the east through an ornate Neo-Gothic gateway with lodge house (East Lodge), beside St. Mary’s Church. The driveway rises slowly through parkland before drawing alongside the generous lake and arriving at the gravel entrance in front of the house, which has splendid views across the lake and mature parkland beyond. Another driveway from the front of the house gives access to the rear courtyard and outbuildings south west of the house.

Double wooden doors lead you through a porch to the central reception hall with wooden panelling and doors to the study and cloakroom. The hall continues to the east side of the house past the fine wooden staircase to the first floor. Original partly glazed double doors give access from the hall to the “house garden” being the area that was demolished after the fire in 1940. Double doors open to the drawing room at the rear and billiards room to the front. The hall also gives access to the dining room with engaging views across the lawns and park.

From the entrance hall a passage leads to the kitchen and breakfast room, utility and boot room and side door to the courtyard on the south west side of the house. Also on the ground floor, accessed from this courtyard are the old kitchens being two large rooms currently used for storage but with the potential to be converted back into functional parts of the house.

On the first floor the beautiful wooden panelling continues around the landing giving way to eight bedrooms, three of which are en-suite. There are two further bathrooms on this floor and a sitting room. A separate staircase gives access to the second floor that is currently a disused space with eight rooms and a former bathroom.

A stone spiral staircase rises from the cellars up a tower in the south west corner of the house, providing secondary access to every floor. It includes a third floor with two rooms and a former bathroom, a fourth floor housing the water tank and the top floor which opens out to a roof terrace with long views across the estate.

The Courtyard

A beautiful cobbled courtyard surrounded by original Victorian coach stores, stables and three cottages.

This brick built courtyard is located south west of Hall Place. A lofty stone and brick archway under a cupola clock tower gives access to the courtyard and a number of original double wooden doors, behind which lie the stables and stores. In addition, there are three residential properties situated on three of the four corners.

The Bothy is located in the eastern corner, closest to Hall Place, set within a tower rising one floor above the remaining courtyard roof. It is accessed from the ground floor with stairs up to the first floor living space which provides three reception rooms, kitchen and bathroom. The two bedrooms are on the second floor.

The Bothy has solid fuel heating, mains water and electricity and is currently occupied under a service contract.

Chauffeurs Cottage is on the northern corner, left of the entrance arch. The quarry tiled entrance leads to two reception rooms and a kitchen with stairs up to three bedrooms, a bathroom and the bell room (under the clock tower). Chauffeurs Cottage has gas fired central heating, mains water and electricity and is occupied by a tenant under a Rent Act 1977 protected tenancy.

Stables Cottage, on the western corner, has recently been refurbished to provide modern accommodation over two floors. The setting of Hall Place is exceptional.

The extensive 19th century, Lanning Roper designed gardens and grounds are well kept, continuing to provide a variety of displays. To the rear (south east) of the house with views towards the village, lies a stone terrace with steps down to a fine lawn flanked on two sides by specimen trees and divided from the park by an ornamental dwarf wall and ha-ha. From the rear, a wide gravel pathway extends around the side to where the former east wing of the house once stood. The ruins have now been converted into a garden which overlooks the rose garden and park beyond.

The lake to the front completes the beautiful setting. A lawned garden from the driveway, surrounded by mature shrubs and trees leads down to the lake and gravel path which surrounds it. On the southern end there is a former boat house and ornate bridge crossing the exit stream. The West drive, which is currently inaccessible but could be reinstated, takes you out of the estate to Penshurst Road through another set of stunning Grade II listed gates.

Behind the house and courtyard and beside the service driveway which gives access to the village, there is a walled kitchen garden,

former vineries, peach house and additional outbuildings. In a hidden section of the grounds on the village side, lie the old sunken tennis courts with pavilion.

Closest to the house lies a pretty range of single storey buildings comprising the peacock house, estate office, shoot room and a general store.

The house and gardens are set within the Grade II* listed park including woodland and farmed pasture fields extending to about 140.7 acres in all. Part of the land (about 88.4 acres) is farmed under a Farm Business Tenancy agreement, terminable on 56 days’ notice. Another 49.5 acres forms part of the Land at Home Farm and is let on an Agricultural Holdings Act 1986 tenancy agreement. This agreement commenced on 29th September 1992 and therefore the tenant has no statutory rights to succession. About 2.9 acres of paddocks adjacent to the Home Farm holding are occupied by a horse grazier.

A large proportion of the estate’s woodland is included in Lot 1. Home Covert is the principal wood in the centre of the estate. It is predominantly planted to mixed broad leaves with some conifers. In addition to its forestry value it provides convenient centrally located cover for the shoot.

East Lodge

A most characterful lodge house at the principal entrance.

Attached to the entrance gates on the eastern edge of the Estate, this beautiful Grade II listed cottage of red and black brick with Bath stone dressings, provides characterful accommodation set out over three floors. It comprises kitchen/breakfast room, two reception rooms, three bedrooms and a bathroom. To the side lies a good-sized garden, adjacent to the churchyard. Old Lodge

The Old Lodge lies south of Hall Place, beside the southern entrance on Penshurst Road. Leigh Park Farm & Price’s Farm About 499.83 acres (202.28 hectares)

Lot 2

A productive dairy farm held under an Agricultural Holdings Act 1986 tenancy.

Leigh Park Farm is located north of Hall Place, accessed down a long drive from Copping’s Road. The dairy herd has been expanded extensively by the existing tenants who currently milk a closed herd of approximately 400 pedigree Friesians. They also own and run the Hall Place Dairy from the farmstead producing and selling a range of ice cream and cheeses.

The farmhouse, set at the end of the drive on the left, behind the Oast House (not owned), is Grade II listed and comprises entrance hall, two reception rooms, kitchen/breakfast room, pantry, office and utility room on the ground floor, with six bedrooms and a bathroom on the first floor. There is also a second floor with two rooms currently used for storage. Surrounding the house on all sides is a garden planted to lawns, interspersed with trees and flower beds.

The tenancy is held by a longstanding farm tenant under full repairing and insuring terms. A copy of the agreements and associated documentation is available from the vendors agents on request.

1-4 Leigh Park Farm Cottages

Two pairs of pretty semi-detached cottages.

The farm cottages are brick built under clay tiled roofs, with clay tile hanging. There are two pairs; numbers 1 and 2 at the bottom of the drive where it meets the road and numbers 3 and 4 to the side of the farm buildings. They currently accommodate the tenant’s family and farm workers and are let under the Agricultural Holdings Act tenancy.

All of the cottages are two stories with three bedrooms. They all have oil fired central heating, mains water and electricity and shared septic tank drainage.

Leigh Park Farm Buildings

An extensive range of modern and traditional farm buildings.

There are a number of buildings at the farm located at the end of the driveway beside the farmhouse. Some are owned by the vendor and some by the farming tenant; full details are available from the vendors agent. A layout plan with brief description of the buildings can be found on page 14.

Price’s Farm Buildings

A range of useful general purpose buildings located away from the main farmstead.

On the southern side of the estate, the buildings at Price’s Farm are let as part of the Agricultural Holdings Act 1986 tenancy. The site is accessed along a driveway from B2027 to the south. As with Leigh Park some of the buildings are owned by the landlord and some by the tenant. A layout plan with brief description of the buildings can be found on page 15. There is a borehole at Price’s Farm which supplies water to Leigh Park Farm.

Land at Leigh Park Farm and Price’s Farm

A significant parcel of pasture and arable land connected to the main farmstead.

The land is all Grade 3 and predominantly a slightly acid clay loam. It is laid out in good sized fields currently down to a mix of grass leys and maize. Most is ploughable.

The farming tenant has installed a number of cow tracks across those fields close to the main farmstead as well as an underground irrigation system with hydrants fitted in various fields for slurry spreading.

The land is well accessed from Copping’s Road to the north and northwest and Compasses Road to the west.

Woodland

Three large parcels of mixed woodland, sold with vacant possession.

There are about 92 acres of woodland included in Lot 2, of which 83 acres is to be sold with vacant possession. The remaining 9 acres forms part of the farm tenancy.

The woodland is laid out in three principal parcels being Price’s Wood and Blackhoath Wood located on the southern boundary of the estate, and Summerthorn Wood located north east of Leigh Park Farm.

Map and directions

From the North, take junction 5 off the M25 on to the A21 Sevenoaks Bypass. After four and a half miles, turn off on to the B245 towards Hildenborough. Turn right after a mile and a half on to Watt’s Cross Road and pass Hildenborough railway station on your left hand side. Turn right on to Stocks Green Road (B2027) and follow the road for about three and a half miles before entering Leigh on the right. The East Lodge entrance to the Estate is beside St Mary’s Church, overlooking the green.
