The "Desiree Daniels Team" takes a Pro-Active stance by custom tailoring an aggressive marketing plan and gets results by using the most active and effective methods and tools. Custom Proposal for Sharbell – Washington/Robbinsville Town Center

1. Conveniently located and available for all onsite tours for potential clients.

2. Onsite location personally staffed by the team - times/dates to be determined

3. The team will be educated on all options, upgrades, standards and local disclosures and any other information required for the project.

4. Unconditional listing release – during any period of time during the listing of any of Sharbell properties, should Sharbell be dissatisfied with our Services, The Desiree Daniels’ Team will release Sharbell from any existing listings without condition or restrictions.

5. All advertising will be done in accordance with Sharbell approval. Direct mail, Real Estate Book, Solutions Magazine, Internet and Newspaper not limited to open houses.

6. Use of Wells Fargo Mortgage Company with any and all potential buyers inquiring on the project.

7. Intense internet marketing with individual webpage’s for each listing, consisting but not limited to interior, exterior photos, community virtual tours, interior virtual tours (where applicable),

8. Weekly updates on all sales activity in Town Center resale and Sharbell’s available product. These updates can be done either in written summaries or a weekly meeting if Sharbell deems necessary

9. Commission structure (proposal) – 4% on each property being co-broked out in the MLS at 3%. If the listing team is also the selling team the commission will be reduced to 3%..

Should Sharbell agree to promote the Desiree Daniels Team for off-site/contingency sales not limited to the Town Center commission shall be reduced by 1% on listings taken. The Desiree Daniels Teams agrees NOT to hard sell their services in any way that could work adversely against Sharbell.

Commission structure is reviewable and up for further negotiations at the end of the first sixty (60) days of marketing.
