The Delray Beach Community Land Trust (DBCLT) sincerely appreciates the ongoing support of our clients. The DBCLT is commissioned to provide housing that is affordable and meet quality standards for very-low to moderate income households within the city limits of Delray Beach.
The road to attaining quality affordable housing can be very rocky and overwhelming for low income households. With home prices rising steadily over the past few years , first-time buyers are benefiting from economic growth and interest rates at 4% or less, as reported by Bloomquist and housing analysts.
New foreclosure cases continue to decline across South Florida, as a robust job market boost homebuyer confidence and low interest rates help keep monthly payments affordable. Also contributing to fewer foreclosures are strict lending standards that weed out borrowers who aren’t financially stable enough to own, said Sean Snaith and economist at the University of Central Florida.
The DBCLT will continue to expand our affordable housing portfolio to provide attainable housing opportunities for very-low to moderate income households.

HOMEOWNER TIPS “Take pride in maintaining
your HOME”
Roof - Examine roof shingles to see if any have been lost or damaged. If your home has an older roof
covering, you may want to start a budget for replacement. The summer sun can really damage roof shingles.
Shingles that are cracked, buckled or loose or are missing granules need to be replaced by a qualified roofer.
Gutter - Check for loose or leaky gutters. Improper drainage can lead to water in trouble areas in the home.
Make sure downspouts drain away from the foundation and are clear and free of debris.
Outside hose Faucets - Check outside hose faucets for damage. Turn the water on and place your thumb or
finger over the opening. If you can stop the flow of water, it is likely the pipe inside the home is damaged and
will need to be replaced.
Air Conditioning System – Have a qualified heating and cooling contractor clean and service the outside
unit of the air conditioning system. Clean coils operate more efficiently, and an annual service call will keep
the system working at peak performance levels. Change interior filters on a regular basis.
Windows & Doors – Weatherproofing your doors and windows can help save 25 percent to 40 percent off
heating and cooling bills, meaning more savings in your pocket.
Washing Machine - It is important to regularly inspect your washing machine water supply hoses for leaks.
Inspect washing machine water supply lines at least annually and replace them every three years if they are
plastic. If you notice that the metal ends of your water supply lines are discolored or rusty, replace them
immediately.
Garbage Disposal - To deodorize your garbage disposal toss some orange peels (or lemon, or grapefruit, or
lime) into the garbage disposal, and run some water down the drain as you turn on the disposal. The rough
peels help to clean the blades, and the citrus oils do a fantastic job of naturally freshening things up.

Home Insurance Cost Rising
Sixteen (16) insurance companies have
already been allowed to raise rates
before the end of the year. Another 9
insurance companies have submitted
request for approval. If your insurance
company is allowed to raise rates you may
be able to save some money by following
these tips:
Read your policy and know what it covers:
Review your insurance applications and declarations pages. Make sure all the
information is correct and upgrades are listed like impact windows.
Get a home mitigation inspection:
For $100 to $150, a mitigation inspector will come to your home and determine
if you qualify for any discounts, then give you a report that you can submit to
your insurance company. You may be eligible for discounts with construction
features that already exist.
Make the easy improvements:
If there is a home improvement that you can easily make that will lead to a
discount you should look at making those recommended improvements.
Claim your discounts:
Discounts are available if you have a centrally monitored security system.
Upgrading your plumbing, air condition and heating systems, and electrical
wiring.
Check into bundling:
Some insurance companies may provide price breaks if you combine home, auto
or other insurance products like life insurance.
