“Llanishen is a thriving local village, which has all the expected amenities, including a village hall, a church and a pub, the Carpenters Arms; it’s also on a bus route into Monmouth and Chepstow”. “The nearby villages of Trellech and Devauden offer similar amenities including local shops and garages, while Trellech also has a doctors’ surgery and a primary school. As well as providing good access to south Wales and Bristol, the barns are also located within easy reach of the Forest of Dean, the Brecon Beacons National Park and the West Country.”

Nestling in a small valley in the pretty country lanes between the Trellech Ridge and the Usk Vale are a pair of old stone barns being converted to homes of style and character.

Approached over a shared courtyard with garaging both each barn will have its unique character but will have such luxury touches as underfloor heating to the ground floors, which are mainly stone or oak boards, and kitchens with integrated appliances.

Both properties will enjoy this peaceful yet accessible setting some 2 miles from Llanishen and about 7 miles through the lanes to the A449 at Usk or Raglan.

The Dairy has extensive and versatile accommodation on several interesting levels with up to four bedrooms (three en suite), a large living room with wood burner and a well proportioned open plan dining kitchen with integrated appliances.

There are large gardens, paddock and small woodland with a lovely stream and a double garage.

Off the shared entrance courtyard is access to a semi-detached DOUBLE GARAGE (about 6m square) of timber construction with a pair of timber double doors and concrete floor.

There is a landscaped area to the front, adjacent to the garaging. A much more substantial garden area is to the rear with a stone PATIO and paddock running down to a most attractive stream lined with mature trees. We understand that the stream is a haven for wildlife with trout, kingfishers and wildfowl visitors. On the other side of the stream there is a small wooded area.

roof space, exposed oak purlins and A-frames.

Underfloor heating has been installed to the

ground floors, which are mainly laid with natural

flagstones or oak boards, while the living areas

also feature wood burners.

cookers and feature light cream coloured units, which are

complemented by solid oak work surfaces. Both homes have four

bedrooms and, while the Granary has an en suite master bedroom,

the Dairy has three bedrooms with en suite facilities.

We painstakingly set about restoring the barns with a view to providing two homes with all the modern amenities and stylish high specification finishes that you would expect, while retaining, and

indeed showing off, all the historical character features to their best effect,” explains

Richard. “Each home has internal exposed stone walls which in both the Granary

and Dairy feature old drying slits, now double-glazed.”

“In addition to the buildings, we’ve extensively landscaped the site to provide substantial grounds and gardens for the new owners,” continues Richard. “The Dairy’s large garden borders the brook, which we cleared so that it would once again

provide a suitable habitat for brown trout and other native wildlife, while the Granary has both a large garden and a paddock. Both

properties have double garages and share a courtyard, which provides extensive car parking flanked by patio areas with borders of

mature native plants.”

The Granary has a most flexible layout with up to four bedrooms, three on the ground floor and a superb master suite on the first floor. The ground floor rooms could equally be used as alternate reception rooms. The heart of the house is a superb open plan living kitchen, most of which is open the full height of the building exposing the old oak timbers of the roof. There is a shared courtyard with double garage.

To the rear is an area of lawned garden and a small paddock which leads into a large and very attractive field. In all 2.75 acres.

Please note the adjacent old farmhouse (marked green on the plan with its garden) is due to be refurbished and marketed in the coming months.

DIRECTIONS

Although access can be made through the lanes for the A449 at Raglan or Usk, the best approach (at least on first visit) is of the B4293 Monmouth/Trellech/Chepstow Road. Coming from Monmouth, on entering Llanishen from Trellech take the first right. Follow this lane around passing the church and then bear left out into open country. Follow this lane for about 2 miles and the barns are on the right.
