Vision for Coul Links

To develop a championship level links course which ref lects the existing landscape, embraces the natural, minimalist approach and benefits the East Sutherland Highlands.

Key Principles of Approach

• 18 hole golf course with no hotel or residential development

• Provides a complementary function and addition to the golf tourism in the surrounding area

The proposed development will comprise

• 18 hole championship links course including practice area;

• club house and pro shop;

• enhanced landscaping around Embo football pitch;

• information booths and enhanced walking paths;

• access arrangements;

• ancillary facilities including maintenance / machinery stores; caddy shack and landscaping.

Benefits and Contribution to the Local Community and Business Interests

Construction• Temporary construction related employment opportunities and spin-off business;

• Construction Phase: £1.4 million GVA for local area and £2.5 million for the Highland economy;

Operational• Increased number of golf visitors to Highland region – estimated that Coul Links will attract 15,000 golf

tourists in year 1 and 20,000 by year 10;

• £4.3 million GVA and support 120 jobs in the local area and £6.2 million GVA and support 200 jobs in the wider Highland area in the first year, increasing annually;

• Proposed marketing initiative amongst East Sutherland courses including Brora, Golspie, Tain, Royal Dornoch and The Carnegie Club; and

• Indirect spin-off benefits for local tourism attractions, restaurants and hotels.

Planning and Pre Application Consultation • Proposal of Application Notice (PAN) submitted to The Highland Council on 29 June 2016.

• PAN indicates the intention to come forward with a detailed planning application for the proposals.

• Meetings with Highland Council officials and statutory consultees.

Environmental Impact Assessment (EIA)

What is Environmental Impact Assessment (EIA)?

• A means of drawing together an assessment of the likely significant environmental effects arising from a proposed development in a systematic way.

• Ensures that the environmental implications of decisions on development proposals are taken into account before the decisions are made.

Why is an EIA required for the proposals?

Due to the scale of the proposed development and the potential for significant environmental effects.
