A place of infectious energy overfl owing with creativity, Muse invents « creative shopping » : an exceptional collection of 115 stores (two-thirds of which are new to Metz) including Primark, Carrefour Market, Uniqlo, Bershka, Habitat; as well as numerous pop-up stores (a permanent outlet is even dedicated to pop-ups!); a unique range of services; innovative and welcoming spaces for all members of the public (lounge, coworking space, play area and more); surprising phygital devices and, just like its prestigious neighbour, the Centre Pompidou-Metz, an art-exhibition space with works created specially by great artists (including the master of Kinetic Art, Julio Le Parc) etc. In short, everything you need to inspire the imagination, create comfort and astonish visitors !

A commercially powerful project, Muse is just as strong when it comes to urban development. Located near the Metz TGV train station, Muse is the fi gurehead of the Amphithéâtre district, the new face of Metz. A completely multifunctional project, Muse accommodates a superstructure comprising 400 homes (of all types) and 10,000 sqm of off ice space, thereby contributing to shaping this lively and inclusive city desired by key public players. With the high-end housing programme First (bridgehead of the Muse block), Apsys is taking its fi rst successful foray into residential real estate. Jean-Paul Viguier et Associés is the architectural fi rm designing the Muse commercial space and the First programme. It is also the architect-coordinator of the block, designing the entire project as an urban hub for which Muse would be the main street. To continuously off er new products and services to the people of Metz, Muse will host up to nine pop-up stores of all kinds. A permanent store is even dedicated purely to pop-ups: «The Collection by Muse « (see below). Available when Muse opens: French designers (French Mode), designer jewellery and accessories (Desai, Cabaïa and Emma & Chloe), candles and home décor (Les Lumières du Temps and Madeleine & Gustave), men’s, women’s and children’s prêt-à-porter (Monsieur Tshirt), food outlets and well-being (Yello’s) and navigation assistance (Coyote).

In this exclusive boutique which showcases great design, Muse supports the creativity of brands by dedicating a retail space just for them. Located on the fi rst fl oor of Muse, the boutique « The Collection by Muse » hosts a transient selection of brands (well-known labels, young designers or emerging brands), from every sphere (prêt-à-porter, accessories, home décor and furniture, fl avours). The principle is simple : every three/four months, a new brand takes the reigns of the boutique « The Collection by Muse » to exhibit their collections. The retail space is adaptable (scalable furniture, neutral tones, a liveboard in the window to put up the sign), so as to facilitate ownership. The brands on display can also present their collections on the Muse website where customers can reserve items online. FRENCH MODE, a concept store for French designers, is the fi rst brand to take the reins at « The Collection by Muse ». It will use the space to off er over a dozen brands for men and women, in ready-to-wear, footwear, jewellery, accessories, leather and lingerie.

Fans of fashion and bargains only swear by «Primark», the go-to brand for anyone who wants to look sharp at a very aff ordable price. In its Muse store (5,800 sqm GLA), Primark will off er a huge choice of products including fashion for children, babies, men and women, as well as home and décor, makeup, beauty treatments and even confectionery!

A major brand known for the quality and design of its collections, Uniqlo has chosen Muse to open its fi rst store in Lorraine where it has been highly anticipated! Located within the designer section, over an area of 1300 sqm it off ers a wide selection of the brand’s collections: men’s, women’s and sport.

It’s the very latest-generation Carrefour market that will welcome Muse visitors! With its ultra-generous range of fresh, local and organic products (products in bulk, sugar and gluten-free ranges), its space dedicated to world products as well as a fast-food option, to eat-in or take-away, Market is a game-changer in the world of supermarket shopping. All this without forgetting, however, its vocation of convenience shopping, ensured by a drive-through, home delivery, a package-collection point, a Carrefour Spectacles ticket off ice and many other innovative services!

Boulanger Le Comptoir, a highly experiential concept will allow curious visitors to test, handle and experiment with more than 1,000 products at their leisure: from drones to connected robots via electric scooters, coff ee machines and even augmented reality helmets! At Boulanger le Comptoir, you don’t just touch with your eyes!

The world of Mise en scène off ers a concept store that’s completely new to the region combining the interior decoration and the work of an artisan fl orist. As the trends and seasons pass, mother and daughter create atmospheres in order to project the customer into their home interior. Floral compositions, furniture, mirrors, lighting and sofas in vintage, industrial, reinterpreted Scandinavian or even bespoke styles blended together to create interior scenes. Micromania/Zing Pop Culture, a new on-trend hybrid concept, has chosen Muse for its fi rst location in France. Located opposite stunning glass canopies, a 100 sqm coworking space accommodates «digital addicts» and other nomadic workers, many living close to the TGV train station and the future Centre des Congrès. A service space located just next door off ers photo printing kiosks, a photo booth and a photocopier.

« LA RÉ’CRÉATION » : A PLAY AREA FOR BUDDING ARTISTS

Located on the ground fl oor of Muse (on the side of the Jean Laurain entrance), over 63 sqm «La Ré’création» off ers physical and digital games for children aged from 1 to 8. Among the traditional games are hopscotch and a tunnel structure, and a handling game to awaken the senses of your little ones. 3) MUSEÉART, THE WORLD’S FIRST PHYGITAL-ART EXPERIENCE

With MuseéArt, Muse invites visitors to a whole new immersive experience in the world of art. MuseéArt is a collection of majestic works, some of which are inspired by the city of Metz. It is an arts library full of surprises, with multi-sensory content that stimulates the imagination of the public. It’s primarily a poetic, cultural, creative, friendly and elegant state of mind that develops the aesthetic sense of each person in spaces with stylish design.

DIGITAL SURPRISES

« LA BIBLIOTHÈQUE DES ARTS » (THE ARTS LIBRARY)

The majestic Arts Library in light oak, designed by Jean-Paul Viguier, invites people on a dreamlike break on the Muse tour. Located in front of the Place d’O, it accommodates real objects and screens, within a space conducive to fun and friendship. Enriched by Admemori’s vision to make it a «physidigital» object, its glass-crowned niches exhibit real designer objects (books, lamps, green plants and even a work by Orlinski etc.), while its LED cubes, encrusted in trompe l’oeil, present animated virtual objects that create surprise. In the centre of the Arts Library, a giant touchscreen recreates the décor of a factitious library that moves when you touch it. This virtual library lets you discover the artistic journey of Muse: including a presentation of artworks, a «making of» of their creations and explanatory biographical items on the four artists that created them. Visitors will also be able to look at the genesis of the Muse project (history, key fi gures etc.). Another screen should attract the attention of visitors! It will broadcast the portraits of visitors who have immortalised their trip to Muse via the photo-booth in the Creative Gallery. Thanks to this arty photo-booth, fans of selfi es will be able to choose the fi lter that they wish to apply to their portrait and then share their sweet little face on the Library or social networks and receive it by email! So let’s all go to the Library !

In this city of culture at the crossroads of Europe, four artists from all backgrounds, internationally-recognised or emerging talents, have been invited to produce a piece of art specially for Muse: Lionel Estève, Romain Froquet, Chourouk Hriech and Julio Le Parc. This artistic exhibition has been designed and produced by Manifesto and Eva Albarran&Co, in close partnership with Jean-Paul Viguier’s architecture.

« Polyèdre Bleu » by Julio Le Parc - Rotonde

The Rotonde is home to a monumental piece of work by Julio Le Parc: a demanding and committed artist, Argentine by birth and French by adoption, he is considered as one of the masters of kinetic art. Whoever says kinetics says movement, both that of the spectator and the artwork! Because the monumental mobile is not immobile. A slight breath of air and more than a thousand Plexiglas squares come to life with graceful movement. Capturing the light, scintillating with a thousand blue refl ections, this fabulous mobile is full of life… and its facets can be discovered at any moment, from all angles.

« Cascade et pirouettes polychromatiques » (polychromatic pirouettes and cascade) by Lionel Estève - Atrium

A beautiful colour swatch on display in the Atrium. The work created by Lionel Esteve, a French artist of international renown, is animated by subtle rotations generating transparent eff ects and striking colour compositions. Blue crosses yellow, green appears, and then the yellow is superimposed over red while bright orange materialises! The artist addresses the eye so that the retina may succumb to the pleasure of shape and colour. Neither entirely the same, nor entirely diff erent, the cascade of colours is infi nite.

« Les oiseaux sont mes muses » (The birds are my muses) by Chourouk Hriech - Place d‘Art

Franco-Moroccan artist, Chourouk Hriech loves to reinvent architecture in her black and white drawings. For the Place d’Art, she has designed an installation consisting of seven totem poles which, come the evening, light up in a coloured halo. Taken from the impressions and memories of Chourouk Hriech, who has often surveyed the city, her dreamlike drawings invite you to a journey into the world of the artist and to discover Metz from a poetic point of view. Your gaze rises toward the sky along each totem: will you recognise the Metz sites that she has represented ?

« Convergence » by Romain Froquet - The walls on the Jean Laurain side

For his two monumental murals facing each other, the young French artist Romain Froquet was inspired by satellite photographs of the city of Metz, and particularly by the Metz motorway network. Mapping the links and connections generated by urban movement, the rhythm of these abstract lines is generated by the contrasting primary colours with dominant red and yellow. A strong piece, full of movement and energy, echoing the aesthetics of Muse !

III - MUSE : THE INCARNATION OF THE 21ST CENTURY CITY

A powerful project commercially speaking, Muse also demonstrates its strength in urban planning. The fi gurehead of a new quarter emblematic of the 21st century city, it is the fruit of a bold and very human vision of urban life, created by major architects and town planners: led by Jean-Paul Viguier and Nicolas Michelin.

A major urban project as much for the city of Metz as it is for the Grand-Est region, the Amphithéâtre Quarter contributes to the economic, cultural and social and touristic development of Lorraine. Replacing a former brownfi eld site, close to the TGV train station and the Centre Pompidou-Metz, the Amphithéâtre Quarter represents 21st century sustainable urban planning; it applies the principles of a new city structure, founded on a diversity of programmes. Based on guidelines defi ned by Nicolas Michelin, chief town planner of the Amphithéâtre’s urban development zone (ZAC, Zone d’Aménagement Concerté), it has been designed as a self-contained living space, animated, attractive and intense, every hour of the day, every day of the week.

Enjoying major benefi ts such as the immediate proximity to Metz’ historic centre, the direct connection with the station, a large surface area of 38 hectares, the presence of a major cultural institution, the Centre Pompidou-Metz, the aim of the Amphithéâtre Quarter is to increase the surface area of the city centre by developing all the functions of an urban hub, and strengthening Metz’s infl uence.

Jean-Paul Viguier, architect-coordinator of the block, has orchestrated the work of the fi ve teams of architects identifi ed at the international consultation to carry out the Muse joint real-estate programme (including, in particular, Devanthéry-Lamunière, SEARCH and André & Moulet Architecture for the Batigère social housing; and DND Architectes for the Adim housing programme).

Muse thereby falls within a context of territorial redevelopment, rebuilding the city on the city. The design of Muse as a whole - architecture, interior decoration, furniture design, landscaping and overall coordination of the block- was entrusted to Jean-Paul Viguier et Associés, an architectural agency with an international reputation that has worked on numerous projects in France and abroad.

A veritable showcase of the future city of Metz, Muse fi ts in perfectly with its direct environment: the Centre Pompidou-Metz and the Metz TGV train station. Integrated over 400 meters in length between the Rues François Mitterrand (Pompidou side) and Jean Laurain (the side of the future Starck hotel), Muse is bordered on one side by the Rue des Messageries and on the other by the railway line. In order to blend into its urban environment, the City has developed an eco-friendly link between Muse and the historic centre with a footpath, a cycle lane as well as a public transport network connecting these two parts. The project by Jean-Paul Viguier et Associés refl ects a strong identity, both modern and cultural at the same time. The relationships between the inside and outside have been honoured with large bright atria extending through public spaces outside, such as the Place d’O and the Place d’Art, accessible 24/7. Just like what Apsys has done at Beaugrenelle, ground-fl oor shops open onto the street help to create the dynamics of a vibrant and lively quarter.

This entire building complex has been designed as a real city centre. Muse thereby combines a blend of programmes - shops, off ices, garden-terraces, leisure areas and housing - to engage the concept of the Amphithéâtre Quarter being an urban hub. To create porosity with the outside environment, Muse has been designed as an interior street that traverses the whole block. This street is punctuated by four large atria that extend over the public spaces of the quarter. On the Rue des Messageries side, the squares and their alternating shops and restaurants create a new and lively shopping street. To strengthen this sense of openness and of a pedestrian street, signifi cant emphasis is placed on natural light via shafts, skylights and large glass windows which let the light penetrate through to all levels of the shopping centre.

3) FIRST AND THE SUPERSTRUCTURE PROGRAMMES

Six blocks of housing and off ices rise above the whole Muse shopping complex, most notably First, Apsys’ fi rst incursion into residential real estate. The functions within the block are designed to interweave with each other (private dwellings alongside assisted housing; off ices adjacent to the facilities for the elderly or people with disabilities; the car parks border the gardens; the services and businesses animate the streets), in order to generate the openness and inclusivity of the city.

FIRST, AN EXCEPTIONAL BRIDGEHEAD

The bridgehead of the Muse block, First, distinguishes itself thanks to its emblematic architecture, also designed by Jean-Paul Viguier: positioned on spectacular tripods, veritable steel trees, First features an elegant glass checkerboard facade, facing the Centre Pompidou-Metz. For its fi rst foray into residential real estate, Apsys has demonstrated the creativity and attention to detail that characterise its commercial achievements. First’s 46 high-end homes, ranging from studios to 4-bedroom fl ats (including 6 duplexes), all destined for rental, off er a contemporary living environment, sleek design (designed by the Fostine Ferro Interior Agency) and high-spec features: Bulthaup fi tted kitchens, precious materials, full-height doors, large private terraces and an unspoiled view of the Centre Pompidou-Metz. THE VARIOUS MUSE SUPERSTRUCTURE PROGRAMMES

In order to put forward a diverse real-estate off er, in phase with the inclusive vocation of the Amphithéâtre Quarter, several real estate programmes, carried out by diff erent specialist developers, have taken place «on the base» that constitutes the commercial space Muse. This specifi c feature has made development of the project particularly complex and its achievement even more exemplary. Overall, in addition to the commercial part, the Muse block accommodates 400 housing units over 24,000 sqm and 10,000 sqm of off ices.

Under the slogan «mieux et bien vivre ensemble» (life is best lived together), the ADIM programme developed for Metz Habitat Territoire (housing association for the city of Metz, created in 1924), is proposing a building of 49 housing units with 6 individual pavilions (with balconies, these wooden houses with original design recreate a holiday-like atmosphere) and benefi ts from numerous assets (easy access, privileged location above the top section of Muse, elegant architecture, comfort and functionality). The programme’s architecture is designed by DND Architectes and Serge Hoff man.

Led by Batigère Sarel, a social enterprise for the Habitat du Réseau Batigère and a major player in social housing in the Grand-Est region, the BATIGERE programme off ers 92 assisted-rental housing (with access to persons with reduced mobility, carer) and a care home (general practitioners, physiotherapists and nurses). The programme’s architecture is designed by Devanthery & Lamunière Architectes associated with Search.

The RIZZON programme, also designed by Jean-Paul Viguier et Associés, off ers a panel of 29 apartments with balconies and panoramic terraces with a view of the quarter (Pompidou, train station, cathedral, Parc de la Seille). «Bâtir une ville meilleure, embellir la vie !» (Building a better city, making life more beautiful!) is the slogan of the Claude Rizzon group, experienced and reliable professionals.

Developed by the AEGIDE-DOMITYS group, created over 20 years ago to develop autonomous senior housing, the Résidence Service Seniors Callipé (senior-service residence) designed by DND Architectes et Serge Hoff man, addresses a non-dependent elderly public and off ers 152 housing units (from studios to 2-bedroom fl ats), adapted as they get older, over a total area of 6 900 sqm. 950 sqm is devoted to the many services developed by the group for its programmes: restaurant, bar, hair salon, beauty treatment room, activities workshop and even a swimming pool and gym on the roof.

The programme developed by the developer Lazard Group, a specialist in corporate real-estate for more than 25 years, is deploying 10,000 sqm of off ices split between two buildings: Platinium and Premium. Both of the buildings are designed by Devanthery-Lamunière.

Delivery of these diff erent programmes ranges between November 2017 and September 2018.

It is an expert on the role that images play in architectural spaces for people in motion, working on behalf of shopping centres, off ice buildings, hotels and airports. Created in 2007, ADMEMORI has delivered more than 160 digital installations around the world and has acquired expertise in understanding how visitors fl ow through public places. ADMEMORI focuses its entire approach on the emotion and poetry of the visitor’s experience in order to surprise them and make them come, stay and come back again, but also to strengthen the approval and memory of a place to make it a unique and unparalleled destination. A communications agency fully dedicated to locations, Matador currently supports approximately forty destinations in France, including for example: the Hippodrome de Longchamp, the Grand Hôtel-Dieu in Lyon, the Safari Zoo in Thoiry, Lyon airport, the La Défense business district. Matador has long-standing expertise in shopping locations, developed with Apsys (on the sites of Beaugrenelle, Steel, Neyrpic, Eden and of course Muse!) and with nearly one hundred clients over the last 10 years. Based on this expertise and its vision on marketing locations, Matador has developed the 5M methodology, 5 basic trends which become the levers of success: Mixité, Mutabilité, Mobilité, MyPlace, Marque (Mix, Mutability, Mobility, MyPlace, Brand). Details of this method are given in the book « Au bonheur des lieux » («f or the pleasure of places »). Matador designed and led the launch campaign and all media communications for Muse.

Cosmic is the Parisian communications-agency branch of Altavia, an independent communications group with an expertise in retail. Generating preference, by reconciling the objectives of the store’s merchant agreement and the creation of long-term emotional connections with their customers, such is the task that the agency has given itself. Cosmic works on brand identity, commercial communication as well as on the digital strategies of clients such as Renault, Orange, Nature & Découvertes, BNP Paribas Personal Finance, Habitat, Fred Joaillerie and others. Cosmic designed and built the website www.muse-metz.fr.
