1.0 PROJECT INFORMAT ION
1.1INTRODUCTION
TheSaltLakeCityDepartmentofAirports(SLCDA)andits
Concessionaires/Tenantsareresponsibleforthefirstim-
pressionofmostvisitors.ThisfirstglimpseoftheIntermoun-
tainAreaandSaltLakeCityisanopportunitytoshowcase
localandregionalthemes,naturalfeatures,resources
andhistory.Withthisinmind,theobjectivesoftheAirport
relativetoconcessionsincludestheprovisionofhighqual-
itydiverseproductsthat,wherepossible,relatetoorare
producedintheIntermountainArea.Visitorexperience
shouldalwaysbetheover-ridingforceinthedesignofall
flowpath,queuing,andmarketingstrategy.
Publictravelandpassengerneedsarebestmetwitha
widevarietyofshoppinganddiningexperiences.These
needsshouldbeclearlyintegratedbutnotconfusedwith
wayfindingandotherAirportfunctionalrequirements.This
conceptprovidesretailconcessionsmaximumvisibility
whilerespondingtotravelerneedsforclarityofcirculation
andqualityvisitorservices.
TheSaltLakeCityDepartmentofAirportsTenantDesign
Standards,referredtointhisdocument,theTenantIm-
provementGuidelines(TIG),andtheLeaseAgreementas
TDS,hasbeenpreparedtoassistTenantsandtheirarchi-
tects,designersandengineersunderstandandrespond
toleaserequirementsregardingdesignandconstruction
ofvarioustypesofretailspacesattheAirport.
TheguidelinesexhibitedinthismanualgovernTenant
improvementstostorefronts,floors,walls,ceiling,lighting
andsignage.TheintentoftheTDSistoencouragequality
designandconsistentstandardsforallTenants.
Therenderingsanddiagramscontainedinthedocument
areconceptualonlyandareintendedtoassistTenantsin
compliancewiththeTDS.Whereadiscrepancyexistsbe-
tweenthediagramsinthisdocumentandtheLandlord’s
LeaseOutlineDrawings(LOD),theLandlord’sleaseoutline
drawingwillprevail.TheTenantmustrefertootherlease
documentsandexhibitstodeterminetheextentofwork
performedbytheLandlordandtheworkbytheTenant.

1.2LANDLORDPROVIDEDWORK–GENERALThefollowingworkistobeprovidedbytheOwneratthe
Owner’sexpenseunlessstatedotherwiseintheLease
Agreement.
• TheLandlordwillprovidewithintheleaseareaasis.
NewTenantsmayberesponsiblefordemolitionof
all/anyexistingfinishes.
• TheLandlordwillprovideutilitiestotheleaseline,as
negotiatedintheleasedocument.Allhookups,VAV
boxes,reheatcoils,distributionofconditionedair
fromtheconnectionpointwithinthepremisesshall
betheresponsibilityoftheTenant,consistentwithAir-
portStandardsandincompliancewithalllocaland
nationalgoverningcodes.SeeSection5/Mechani-
calformoredetail.

adesignreviewprocesstoassistTenantsandConces-
sionairesincompliancewiththeTenantDesignStandards
adoptedbytheAirport.Thesedesignstandardsarein
placetoprovideappropriatequalityforarchitecture,
engineeringandconstructionattheSaltLakeCityInter-
nationalAirport.
Thedesignreviewprocessisestablishedtofacilitatecom-
municationbetweenTenantsandtheDesignReviewStaff.
TenantshallrefertotheTenantImprovementGuidelines,
asprovidedbySLCDA.
Fullarchitectural,mechanical,electrical,structural(as
required)stampedandsigneddocumentsarerequired
forallnewimprovements.RegistrationperStateofUtah.

Eachapplicantisrequiredtobecomefamiliarwiththe
contentandintentoftheTenantDesignStandards(TDS).
CopiesoftheTDSmaybeobtainedfromSaltLakeCity
DepartmentofAirports.Inadditiontocompliancewith
theTDS,alldesignsshallalsocomplywithalllocalcodes
andordinancesofSaltLakeCity,SaltLakeCounty,and
theStateofUtah.
TheFederalAviationAdministrationrequirementsforsecu-
rityandconstructionatairportsalsoappliestoallprojects.
Itisalsoexpectedthatalldesignswillbeincompliance
withtheAmericanswithDisabilitiesAct(ADA).

2 . 0 ARCH ITECTURALDES IGN CR ITER IA
2.1INTRODUCTIONItistheintentoftheseTenantDesignStandardstoensure
thataTenant’sstoredesigncantakeadvantageofevery
availableoptiontooptimizethepotentialoftheTen-
ant’sspace.Werealizethedesignmustevokeasenseof
personalityalongwithapositiveimagethatcapturesa
customer’sattention.Thesequalitiesmustprovideacom-
plimentarysettingforthemerchandiseandastimulating
butcomfortableenvironmentforthecustomer.
TheTDShasbeendevelopedtoprovideasummaryof
designelementsessentialtothecreationofasuccessful
storedesign.TheinformationcontainedintheTDSshould
beutilizedbyTenants,theirdesignersandcontractors
tocoordinatethenecessaryinformationforthedesign
andconstructionoftheirleaseholdimprovements.The
resultsshouldbetopquality,cuttingedgedesignsfrom
allTenants,andconsistentwiththeoveralldesigntheme
identifiedintheTDS.ItisalsoimportantfortheTenant’s
designtocomplementthearchitecturalqualitiesofthe
existingTerminals,whilestillbeingcompatiblewithadja-
centtenancies.
2.2PHILOSOPHYUseoftheTDSshouldencouragetheTenantspacesto
strikeabalancebetweenbothvarietyandconsistency.
TheTDSshouldbemetbyproposingcontemporaryde-
signsolutionsthatareabletocapturethe“essence”and
feelofthedesignguidelines,withoutnecessarilybeinglit-
eralinterpretations.Thiscanbeachievedthroughproper
useofmaterials,coloranddesignelementsthatrelateto
theoverallthemeestablishedbytheTDS.

2.3SUSTAINABLEDESIGNSaltLakeCityDepartmentofAirportsencouragesthe
practiceofsustainabledesigninalldesigndecisionsof
theTenant’sbuild-out.Areasofsustainabledesigntobe
incorporatedintotheTenant’sdesignshouldinclude:
• WaterUseReduction:Maximizewaterefficiency
withinbuildingstoreducetheburdenonmunicipal
watersupplyandwastewatersystems.Usehigh-
efficiencyfixturesandoccupantsensorstoreduce
thepotablewaterdemand.
• ConstructionWasteManagement:Divertconstruc-
tion,demolitionandland-clearingdebrisfromdis-
posalinlandfillsandincinerators.Redirectrecyclable
recoveredresourcesbacktothemanufacturing
process.Redirectreusablematerialstoappropriate
sites.Establishgoalsfordiversionfromdisposalin
landfillsandincineratorsandadoptaconstruction
wastemanagementplantoachievethesegoals
duringconstruction.Considerrecyclingcardboard,
metal,brick,acousticaltile,concrete,plastic,
cleanwood,glass,gypsumwallboard,carpet
andinsulation.Designateaspecificarea(s)onthe
constructionsiteforsegregatedorcommingledcol-
lectionofrecyclablematerials,andtrackrecycling
effortsthroughouttheconstructionprocess.Identify
constructionhaulersandrecyclerstohandlethe
designatedmaterials.
• RecycledContent:Increasedemandforbuild-
ingproductsthatincorporaterecycledcontent
materials,therebyreducingimpactsresultingfrom
extractionandprocessingofvirginmaterials.Estab-
lishaprojectgoalforrecycledcontentmaterials
andidentifymaterialsuppliersthatcanachievethis
goal.Duringconstruction,ensurethatthespecified
recycledcontentmaterialsareinstalled.Consider
arangeofenvironmental,economicandperfor-
manceattributeswhenselectingproductsand
materials.
• RegionalMaterials:Increasedemandforbuild-
ingmaterialsandproductsthatareextractedand
manufacturedwithintheregion,therebysupporting
theuseofindigenousresourcesandreducingthe
environmentalimpactsresultingfromtransportation.
Establishaprojectgoalforlocallysourcedmaterials,
andidentifymaterialsandmaterialsuppliersthat
canachievethisgoal.Duringconstruction,ensure
thatthespecifiedlocalmaterialsareinstalledand
quantifythetotalpercentageoflocalmaterialsin-
stalled.Considerarangeofenvironmental,eco-
nomicandperformanceattributeswhenselecting
productsandmaterials.
• RapidlyRenewableMaterials:Reducetheuseand
depletionoffiniterawmaterialsandlong-cycle
renewablematerialsbyreplacingthemwithrapidly
renewablematerials.Establishaprojectgoalforrap-
idlyrenewablematerialsandidentifyproductsand
suppliersthatcansupportachievementofthisgoal.
Considermaterialssuchasbamboo,wool,cotton
insulation,agrifiber,linoleum,wheatboard,straw-
boardandcork.Duringconstruction,ensurethatthe
specifiedrenewablematerialsareinstalled.
• CertifiedWood:Encourageenvironmentallyrespon-
sibleforestmanagement.Establishaprojectgoal
forFSC-certifiedwoodproductsandidentifysuppli-
ersthatcanachievethisgoal.Duringconstruction,
ensurethattheFSC-certifiedwoodproductsare
installedandquantifythetotalpercentageofFSC-
certifiedwoodproductsinstalled.
• Low-EmittingMaterials/Adhesives&Sealants:
Reducethequantityofindooraircontaminants
thatareodorous,irritatingand/orharmfultothe
comfortandwell-beingofinstallersandoccupants.
Specifylow-VOCmaterialsinconstructiondocu-
ments.EnsurethatVOClimitsareclearlystatedin
eachsectionofthespecificationswhereadhesives
andsealantsareaddressed.Commonproductsto
evaluateincludegeneralconstructionadhesives,
flooringadhesives,fire-stoppingsealants,caulking,
ductsealants,plumbingadhesives,andcovebase
adhesives.

• Low-EmittingMaterials/Paints&Coatings:Reduce
thequantityofindooraircontaminantsthatare
odorous,irritatingand/orharmfultothecomfort
andwell-beingofinstallersandoccupants.Specify
low-VOCpaintsandcoatingsinconstructiondocu-
ments.EnsurethatVOClimitsareclearlystatedin
eachsectionofthespecificationswherepaintsand
coatingsareaddressed.TracktheVOCcontentof
allinteriorpaintsandcoatingsduringconstruction.
• Low-EmittingMaterials/CarpetSystems:Reducethe
quantityofindooraircontaminantsthatareodorous,
irritatingand/orharmfultothecomfortandwell-
beingofinstallersandoccupants.
• Clearlyspecifyrequirementsforproducttestingand/
orcertificationintheconstructiondocuments.Select
productsthatareeithercertifiedundertheGreen
LabelPlusprogramorforwhichtestinghasbeen
donebyqualifiedindependentlaboratoriesinac-
cordancewiththeappropriaterequirements.
• Low-EmittingMaterials/CompositeWood&Agrifiber
Products:Reducethequantityofindooraircon-
taminantsthatareodorous,irritatingand/orharm-
fultothecomfortandwell-beingofinstallersand
occupants.Specifywoodandagrifiberproducts
thatcontainnoaddedurea-formaldehyderesins.
Specifylaminatingadhesivesforfieldandshopap-
pliedassembliesthatcontainnoaddedurea-formal
dehyderesins.
• TheTDSencouragesaconcertedeffortonthepart
ofeveryTenantandarchitecttoselectfinishmateri-
als,whicharederivedfromtheearth’srenewable
resources.Materialsthatareprohibitedorpossibly
harmfultotheenvironmentareprohibited.
2.4RETAILMERCHANDISINGUNITSDuetothevaryingneedsofpassengerservicesatSalt
LakeCityInternationalAirport,aRetailMerchandisingUnit
(RMU)programhasbeenincorporatedintotheoverall
retailmasterplan.Thisretailoptionoffersquickserviceon
afewselectitemstothepersonwhodoesn’thavealarge
amountofexcesstimetoshoporbrowse.
TheRMUarefreestandingconcessionunitsranginginsize
from100to400squarefeet.Theyaretobelocated
inpublicareaswheretheAirporthasprovidedceilingand
floorfinishmaterials.Modificationstothesematerialswillbe
limitedwhereRMUaretobelocated,andwillneedtobe
approvedthroughtheDesignReviewProcess.
ItisimportantfortheTenanttonotethatallpublicareasin
theTerminalareconstantlysubjectedtohighconcentration
andmovementofpeople.Therefore,thedesignoftheRMU
shouldnotimpedethequeuingandnaturalcirculationof
people.TheAirportwillberesponsibletocarefullyreviewthe
proposedfloorplanlayoutandplacementtoensurethat
adequatefloorspacehasbeenmaintainedaroundthe
RMUforpropercirculationandqueuing.
Tenantsprimarilyinvolvedwithretailmerchandiseshould
payspecialattentiontomerchandisedisplay.Creative
merchandisingisencouraged,butproductmaynotbe
hungfromanexteriorrailoftheRMU.Themerchandise
displayshallbeanintegralelementintheoveralldesign
andmustbeapprovedthroughtheDesignReviewProcess.
Theoverallobjectiveistocreateaclutter-freeappearance.
WiththelimitedareaavailablefortheRMU,specialatten-
tionmustbegiventotheorganizationofeachelement,
includingthemerchandise,menuboards,equipment,and
allrelatedaccessories.Theseelementsshallbedesigned
asanintegralpartoftheRMU.SuppliesfortheRMUshall
notbevisibletothepublicforanyextendedperiodoftime.
Designandlayoutshallaccommodatesufficientspacefor
suppliesanddeliveryofsuppliesandproduct.
Situationsmayarisewhichwarrantmodificationtothese
TDS.Awrittenrequestforanexceptionshallbesubmittedto
theAirport’sDesignReviewBoard,identifyingtheneedfora
variance.TheAirportwillevaluateeachindividualrequest,
andwillnotifytheTenantinwriting,ofitsdecision.RMUare
tobedesigned,fabricatedandinstalledbytheTenantat
theTenant’sexpense.

Landlord’sPriorities
IndesigningeachindividualRMU,theLandlordhasseveral
prioritiesthatmustbemaintainedbytheTenantfrom
designconceptthroughconstruction.
• ThedesignoftheRMUshallallowaccesstoany
existingmechanical/electricalitemslocatedwithinor
adjacenttotheleaseareafortheRMU.
• TheRMUshallbelocatedanddesignedinsucha
waytopreserveallexistingvistasatexteriorwindows,
minimizingtheobstructionofthesewindowstothe
greatestextentpossible.
• ThedesignoftheRMUshallbeinclusiveofallfunc-
tionsrequiredoftheRMU.“Accessory”itemssuch
ascondimentscannotbeseparateelements,and
mustbeintegralwiththeoverallRMUdesign.
• AllelementsoftheRMUmustbedesignedtobefully
lockableandsecured.TheTenantisresponsiblefor
thesecurityoftheirRMUatalltimes,whetheropen
foroperationornot.Thisincludesthespacewithin
theRMU,alongwithALLequipmentandmerchan-
dise.
• SomelocationsdesignatedforRMUplacement
areadjacenttoexteriorwindowsorotherexisting
featuresoftheAirport.EachRMUdesignshouldre-
spondtotheexistingarchitecturalelementspresent
attheleaselocation.Carefulconsiderationofthese
featuresinthespecificdesignoftheRMUisrequired.
Visualcorridorsandviewstoexteriorwindowsshould
beobstructedaslittleaspossible.
• ItshallbetheresponsibilityoftheTenanttocontrol,
filterorotherwisecontainodorsandcookingsmells
associatedwiththemarketingandproductionof
itemstotheareawithintheperimeterofthelease
space.
Materials
ThedesignandmaterialselectionfortheRMUarekey
elementsthatmakeuptheTenant’soverallidentity
andmerchandise.ItistheintentoftheseTDStosupport
thatidentity.TheRMUcanbeconsideredasapieceof
furniture,encouragedtobefun,creativeandenergetic,
whilerespectingthehighqualityofdesignandfinishofthe
surroundingretailTenants.
Counters
Countersneedtobedurable,highquality,monolithic
material,withdecorativeelementsadded,suchaswood
ormetal.Theseelementscanbeutilizedinvariousways,
includingabullnoseedgeordecorativeaccentband
alongthefaceofthecountertop.
Suggestedmaterialsforcountersinclude:
• Stone
• Composite-SolidSurfacing
• Metals
• Glass
Unacceptablematerialsinclude:
• PlasticLaminates
• MetalLaminates
TheTenantshallprovideahighlydurablecounterbase.
Thecounterbaseshouldbesetbackfromthecounter
fronttoaddvarietyanddepthtotheoverallcounter
design.Theheightofthecountershallbe34incheshigh,
withdisplaycasesnotexceeding54inchesinheight.
Displaycasesmayoccupyupto30percentofthecoun-
terarea.Thecounterfrontshallbedurable,highquality
materialsconsistentwiththeoverallRMUdesign.Careful
attentionshouldbepaidtothedetailingofmaterialsand
howtheyjoinandconnect.

CounterAccessories
Sneezeguards,whenusedinRMU,aretobecustom
designedasanintegralpartoftheoveralldesign.They
maybeflushwiththefrontfaceofthecounterlineand
shallbenohigherthan4feet6inchesabovethesurface
ofthefloor.Allhorizontaljointsaretobebuttglazedto
providemaximumvisibility.Cupandnapkindispens-
ers,alongwithcondimentcontainers,shallberecessed
intotheRMUcountersurface,asanintegralpartofthe
design.
Equipment
AllequipmentrequiredbytheTenantshallbeprovided
bytheTenantattheirownexpense.Theplacementof
thisequipmentisakeyvisualelementtotheoverallde-
signoftheRMU.Thereforecarefulattentionistobegiven
toeachpieceofequipmentandhowitisviewedbythe
public.Productnames,logos,oradvertisementsshallbe
screenedfrompublicview.Woodgrainorothersimu-
latedmaterialfinishesarenotpermittedonequipment.
Naturalmetal,glassorporcelainfinishesareacceptable.
Signage
SignageforRMUshallconsistof2options-Obelisksign
typeandtheCanopysigntype.Allothersignagecriteria
outlinedinthismanualshallbeadheredtoforRMU.
MenuBoards
MenuboardsareacriticalelementforRMUfoodcon-
cessions.Theyaretobedesignedasanintegralelement
oftheoverallRMUsignage,andshalltieintothearchi-
tecturalcharacteroftheRMU.Themenuboardmustbe
professionallyprepared;handletteredsignswillnotbe
permitted.Materialsforthemenuboardshallbeofsimi-
larcolorsandstyleofmaterialsusedthroughouttheRMU.
Theirdesignshouldtiedirectlyintothedesignandmateri-
alsoftheprimarysignandanyothergraphicmaterials.
Anon-glarematerialistobeused.Internallyilluminated
menuboardswillnotbepermitted.SLCDAreservesthe
righttoreviewallmenuboardproposeddesignsforap-
provalandcompliancewithTDS.
Lighting
GenerallightingexistsinallareasoftheAirportwhereRMU’s
willbelocated.Thislightingistypically2x2fluorescentlight-
ingwithsomeadditionallightsourcesinvariouslocations.In
additiontothisambientlighting,displayandeffectlighting
maybeaddedbytheTenanttosupplementexistinglight.
ShouldtheTenantchosetoaddlighting,itshouldbedone
aspartoftheTenant’sunit,eitherintegratedintothedisplay
systemorintotheoverheadportionoftheunit.Highquality
displaylightingsystemsarerecommended,withfixtures
andlampsdesignedtobeintegralwiththeoveralldesign
conceptoftheunit.Mountingdetailsandextensionsof
powertolightfixturesshallbeconcealedwithintheunitand
supportstructure.
2.5STOREDESIGNCRITERIAItiscriticalfortheTenant’sarchitecttodevelopadesign
thatgeneratesimpact,imageandpersonality,while
encouraginginteractionandprovidingconvenienceand
comfort.Theessenceofsuccessfulretaildesigninvolves
visiontoprovideanenticing,yetflatteringretailspace.The
mainobjectiveistolurethecustomer’sfocustothemer-
chandiseorservice.
AllstorefrontsmustbelocatedwithintheTenant’sleaseline.
Projectionsbeyondthisspacewillnotbepermitted,unless
specificallyaddressbelow.Signage(excludingthesign
blade)mayprojectnomorethan8inchesfromthefaceof
hestorefront.
DoorsenteringtheLeaseSpacemaynotswingbeyondthe
leaseline.

2.6SIGNAGEANDGRAPHICS
BladeSignage
Abladesign-mountingbracketateachTenantlocation
willbeprovidedforeachTenant.TheTenantportionfor
thebladesignsmaynotexceed2squarefeetinarea.

attheAirport,queuingdevicesshallbeusedto
moderatethecirculationandflowofpassengers
andcustomersthroughtheTenant’sspace.Queuing

theSLCDAforFoodConcessionsandRMUTenant,to

Tenantsshallprovideattractive,fixed,highquality

Abackwallmaybebuiltbehindthecounterseparatingthe
publicservingareafromthefoodpreparationarea.The
backwallisattheTenant’soption;however,itisencour-
agedthataseparationexisttomaintainacleanandclutter
freeviewfromthepublicarea.Thedesignofthebackwall
istobeanintegralelementofthedesignoftheTenant’s
spaceandshallbeprovidedattheTenant’sexpense.

• CorridorDemisingWall:
SLCDAwillprovidecorridorwalls,whichareone(1)hour
fire-ratedconstructionof6”metalstudsandonthe
corridorwallside,tapedandpaintedfire-ratedgypsum
board.Thecorridorsidewillbetapedandpainted.The
Tenantsideofthecorridorwallswillbeexposedmetal
studsandshallbefinishedbytheTenant.AllTenant
finishesandmodificationstoratedwallsshallmaintain

3.2PENETRATIONOFLANDLORD’SFLOORANDROOFSTRUCTUREPenetrationsorinstallationofequipmentofanykindwill
notbepermittedwithoutpriorconsultationwithastructural
engineerattheTenant’sexpenseandwrittenapprovalof
SLCDA.Thelocationofapprovedadditionalroofpenetra-
tionswillbelimited.PenetrationsrequiredbytheTenant
andapprovedbytheSLCDAwillbeperformedbySLCDA’s
contractortomaintainexistingwarrantiesineffect.The
Tenantshallberesponsibleforthecostsandmustmeetall
projectstandardsanddetails.Anyunauthorizedpen-
etrationswillberemovedandrepairedattheTenant’s
expense.
Priortoanypenetration,finishesmustbesampledfor
asbestosandotherhazardousmaterials.
AllfloorandwallpenetrationsrequiredbytheTenantand
approvedbySLCDAmustbesealedappropriately,
particularlywherethepenetrationisthroughafirerated
assemblyorawaterproofmembrane.
Allfloorpenetrationsshouldbesealedatthefloorduring
therough-inplumbingstage.Thepenetrationsinthecon-
creteshallbecoredrilledorcutwithaslabsaw.Floorsinks
andfloordrainsshallbesealeddirectlytothefloorwithout
asleeve:thesepenetrationsshallbeofprecisesize,asto
allowthebodyofthefixturetobesealedatthepenetra-
tion.
Inspaceswithmultipleplumbingfixtures,suchaskitchens,
dishwashingrooms,orrestrooms,theTenantshallinstalla
waterproofmembranepriortothefinishedfloor.Inaddi-
tion,a6inchesx6inchesmetalliccornerflashingshallbe
installedandsealedatallperimeterwall,wheretherough
floormeetsroughwall.
Allplumbingandconduitpenetrationsshallbesleeved
withastainlessorgalvanized,seamlessorweldedseam,
metallicsleeveto3inchesabovethefinishedfloorand
flushwiththebottomofthefloor.Thesleeveshallbe
preciselysizedtofitopeningintheconcrete.Inadditionto
sleeving,allopeningsandsleevesshallbesealedwithan
epoxy-type,non-shrinking,waterproofingadhesive.
3.3DESIGNLOADS
Allstructuralloadingoffloorsandrootsimposedonatem-
poraryorpermanentbasisshallnotexceedthedesignlive
loadortotalloadestablishedforeachleasespace.Unless
notedotherwiseintheleasedocuments,donotexceed
thefollowingallowableliveloads:

• overhead10lbs/sqft.
Anyhungequipmentorsystem(suchassignageorceil-

4.1GENERALREQUIREMENTSTheTenantshallusetheSLCDAstandardsforallme-

TheTenant’sdesignandconstructionshallcomplywithall

withintheAirportComplex.
TheTenantisresponsibleforcompletedesignand
installationofairconditioningsystemdistribution,kitchen
exhaustandsmokeevacuationwithintheirdemised
premises.TheTenant’scontractorshallinstallallduct
work,diffusers,thermostatwiring,insulationandassoci-
atedcomponentstoaccommodatetheTenant’sHVAC
design.
4.2CENTRALHVACSUPPLYSYSTEMIngeneral,theSLCDAhasprovidedacentralheating,
ventilation,andairconditioning(HVAC)systemforall
Retail,SpecialtyRetail,Food&BeverageandFoodCourt
Tenantstoconnect.Theexistingbasesystemistiedinto
BASforenergymanagement,systemmonitoring,and
utilizestheKilairprogramforemergencypurposes.Tenants
mayaccepttheexistingsystem’scapacitybyutilizingthe
airport’scentralhotandchilledwatersystem.Allvariations
tothebasebuildingsystemwillrequiretheLandlord’sand
SLCDA’sapprovalandtheworkmustbeperformedbythe
Landlord’sdesignatedcontractor.
Tenantshallprovideenergyandheatloadcalculations
toSLCDAtoconfirmadequateheatingandcoolingof
space.
LandlordwillprovideaccesstotheexistingHVACsystemas
requiredbyTenant.Landlordwillprovideengineeringinfor-
mationandRECORDDRAWINGSanddesigninformationto

• SLCDAwillprovideHVACtoservetheTenantspaces
asdescribedaboveforeachareaoftheAirport.All
hook-ups,variableairvolume(VAV)boxes,re-heat
coils,anddistributionofconditionairfromthe
connectionpointwithinthepremisesshallbepro-
videdbytheTenant,consistentwithSLCDAstan-
dards,attheTenant’sexpense.
• IftheTenant’soperationrequiresmodificationtothe
airhandlingsystem,hydronichotwaterorchilled
watersystem,facilitymanagementsystem,steam
system,orothercentralutility,themodificationsshall
beconsistentwiththeSLCDAstandardsandatthe
Tenant’sexpense.Duetothecomplexityofand
variationintheAirportutilitysystem,theSLCDArec-
ommendsthattheTenantcontactandcoordinate
withAirportEngineeringtodeterminethespecific
requirementsfortheTenant’sspace.
• AllexhaustsystemsprovidedbytheTenantshallbe
interconnectedwiththeSLCDAFacilityManage-
mentSystemtopermitmonitoringoffanstatus.
ThesesystemsshallbeconsistentwithSLCDAstan-
dardsandprovidedattheTenant’sexpense.
• Tenantsprovidingfoodserviceshallberespon-
sibletoprovidetheirownmakeupairandkitchen
exhaustsystem.TheTenantshallprovideallcom-
ponentsofthesystemincludinghoods,ductwork
andinsulation,controls,fireextinguishingsystem,
androoffanwithgreasetrap.Exhaustairshallbe
filteredanddirectionalsothattheexistingoutdoor
airintakesarenotinfiltratedwithcookingodors.All
hookupstothebasebuildingfirealarmsystemshall
betheTenant’sresponsibility.
• TheTenantshallprovideanelectroniccopyofa
certifiedbalancingreportbeforethesystemisput
intooperationtoensurethatthesystemisexhaust-
ingproperly.Thisreportshallbereviewedandfiled
withtheOwner.
• TheTenantshallprovideallnecessaryaccessto
servicetheirequipmentandallowaccesstoallbase
buildingsystems.
• Allsupplyductworkandkitchenexhaustductwork
shallbeconstructedtoSMACNAStandards.
• TheTenantshallberesponsibleforanormalmainte-
nanceandrepairschedulefortheservicingofthe
TenantHVACsysteminaccordancewiththetermsof
astandardAirConditioningServiceContractasused
byanyreputableservicecompanyintheSaltLake
area,excludinganySLCDAownedandoperated
system.
• TheTenantshallprovideallnecessaryaccessto
servicetheirequipmentandallowaccesstoall
basebuildingsystems.Thisincludesplacementofall
equipment,fixtures,andstructuralmodificationsthat
mayinhibitordenyphysicalaccesstodevicesand/
orcontrolsincludedaspartofsaidsystems.
4.3KITCHENEXHAUSTSYSTEMSEachfoodserviceTenantshallprovideitsownkitchen
exhaustandmake-upsystem,fabricatedandinstalled
inaccordancewiththeapplicablecodesandregula-
tions.Controlsforthesesystemsshallbeinterlockedwith
supplyforKilairprogram.Ventilationsystemsshouldbeof
adequatesize,strength,andcapacitytoeffectivelyelimi-
natesmokeandodorsassociatedwithfoodpreparation,
cooking,andpresentation.
Allkitchenexhaustfansshallbecentrifugalup-blastroof
exhausterswithdrainandshallbeinstalledinaccordance
withNFPAandallapplicablecodes.
Kitchenexhaustductshallbeinsulatedwith2-hourwrap
byThermalCeramicsorequalandperNFPAandLocal
codesandFireDepartment.
Kitchenhoodsshallbewaterwashgreaseextractortype
andULandFMapproved.
Tenantshallinstallandmaintain,aCO2fireextinguish-
ingsystem,oranequivalentsystem,toprotectallkitchen
hoodsabovecookingareas,fire-extinguishingsystemmust
meettherequirementsofNFPAandlocalcodes.

temperaturesensorsarenottobecoveredorplaced
nexttoheatgeneratingobjects.
4.5PLUMBINGLandlord’sWork
TheLandlordwillprovideindividualdomesticcoldwater,
sanitarywasteandsanitaryventsystemtapsforallfood
serviceTenants.Individualleasedocumentsoravailable
RECORDDRAWINGSwillidentifylocationoftaps.

TheTenantisresponsibleforthedesign,furnishing,and

• Electricalwork,suchasrecessedduplexoutlets,isal-
lowedinthedividingpartitionsbetweenTenantswhere
noworkconflictswithordamagesworkpreviously
installedbyadjoiningTenants;andwherecodesand
BuildingDepartmentrequirementsdonotrestrictthe
proposedwork.UseofPVCconduitsshallnotbeal-
lowed.AllexposedlowvoltagecablemustbeTeflon-
coatedorcoatedwithasimilarmaterialacceptable
foruseinreturnairplenumsincompliancewithlocal
andstatecodes.
• Anemptytelephoneserviceconduithasbeenpro-
videdfortheTenantspace.TheTenantmustconsult
directlywiththetelephonecompanyandSLCDA
andarrangeforindividualservicefromtheproject
servicelocationtotheTenant’sdemisedpremises.
Applicationsmustbemadethroughthelocaltele-
phonecompany(seetheprojectdirectoryforad-
dressandtelephonenumber).Telephoneservicewill
beprovidedbytheTenantattheTenant’sexpense.
• Alltemporaryservicesandequipmentaretobe
removeduponcompletionoftheworkandpriorto
storeopening.
• TenanttocoordinatewithSLCDAcablinginstallation
standards.
• TenantswhoinstallWIFIarerequiredtouseSLCDA’s
network.

• ArcFlashEvaluation.Tenantshallberesponsibleto
conductandprovideanarcflashevaluationforall
newelectricalequipmentsuchasswitchboards,
panelboards,motorcontrolcenters,transformers,
andsafetydisconnectsorsimilarequipmentadded
aspartoftenantimprovementsand/ormodifica-
tions.Arcflashevaluationshallbecompletedin
theresponsiblechargeofaprofessionalengineer
licensedinthestateofUtahandshallincludetheir
stampandsignatureonthefinalarcflashevaluation
report.Thearcflashevaluationshallincludeatmini-
mum:computermodelingofelectricalsystem,fault
currentcalculations,arcflashincidentenergylevels,
arcflashboundaries,arcflashworkingdistance,
requiredPPEFRclothingcategory,permanentarc
flashlabelingcompliantwithNFPA70E(standard
manufacturerarcflashwarninglabelscomplying
withNECwillnotbeaccepted),andelectroniccop-
iesofthemodelandreportdeliveredtotheAirport.
• SaltLakeCityDepartmentofAirportsoffersshared
Tenanttelecommunications,andITservicesto
Tenantsoftheairport.SharedTenantservicesare
competitivelypricedandutilizetherobustfeatures
thatareavailableonlargedynamicsystems.Au-
tomatedattendants,voicemail,sharedT1service,
analog,aswellasdigitalserviceareavailable
throughtheairport’ssharedtenantsystem.Shared
TenantserviceallowsTenantstoutilizePBXfeatures,
lowercostfortollcalls,andcustomizedrestriction
tables,attheTenant’srequest.Adds,moves,and
changesareincludedinthemonthlyportcharge,
andthusaremaintainedbyairportstaff.Airport
staffresponsetimeforemergencyrepairsituations
isusuallylessthantwohours.Aseparatelease
agreementfortelecommunicationservice,withan
itemizedscheduleofoptionsisavailable.
• IfaTenantchoosestoreceivetelecommunica-
tionsandITservicefromaproviderotherthanthe
SaltLakeCityDepartmentofAirports,theTenantwill
beresponsibleforarrangingtheirservicefromtheir
serviceproviderandcomplyingwithairportcodes.
Acopyoftheairportwiringandcablingstandardsis
available.TelecommunicationsandITservicesmust
beapprovedbytheSaltLakeCityDepartmentofAir-
ports.TelecommunicationsandITserviceproviders
willneedtomeetthesecurity,andinsurancerequire-
mentstoworkintheserestrictedareas.Thecost
associatedwithtelecommunicationsandITservices
willbetheresponsibilityoftheTenant.
5.3TENANTWORK:LIGHTING
• Allstorefrontandinteriorreflectedceilingplansand
specificationsshallindicateallilluminatingdevices
whensubmittedtotheLandlord’srepresentativefor
approval.Copiesofcatalogcutsoffixturesshallbe
submittedtoexpediteapprovals.
• Recessedincandescentdownlightsshallbeused
forstorefrontilluminationandshallbeaccommodat-
edwithaspecularorsemi-specularalzakcone,and
maybeadjustable.Lampsshallnotbeatorbelow
theceilingline.Theuseofdecorativetypelighting,
suchasluminousceilings,chandeliers,pendantor
wallunits,orclear-typeglitterstripsispermittedonlyif
thelocationisapprovedbytheLandlord’srepresen-
tative.Strobe,spinner,orchase-typelightingisnot
allowed.
• Generalstorelightingshallbeglare-freefixtures.If
fluorescentlightingisused,itshallberecessed,and
theshieldingshallbewithermetalparabolic,plaster
paracube,orparawedgetypes.Acryliclensesare
notallowedforgenerallighting.HIDlightingshall
haveshieldingasdescribedabove.Noelectrical
componentsshallcontainmaterialsclassifiedas
hazardousmaterial.
• Incandescentpendantunitsmaybeusedforgener-
allightingonlyiftheTenanthasestablishedaniden-
titybasedonthisthemeormotifandifapprovedby
theLandlord.
• Exposedfluorescenttubestriplightingisnotallowed
insalesorpublicareas.Alllightinginfoodservice
areasshallhaveprotectivecovers,globesorshields.
• Low-voltagerecessedorsurfacetracklightingis
recommendedforhighimpactonmerchandise.
Mountingoftrackandcablesystemsshoulduse
manufacturer’srecommendedmethodsandall
mountingandconnectionswillbereviewedbythe
DesignReviewTeam.
• Toretainandprotectthevisualenvironmentofthe
areaforthebenefitofallTenants,eachindividual
TenantshallcontrolthebrightnessoftheTenant’s
lightingfixtures,whichshallbesubjecttotheap-
provaloftheLandlord’srepresentative.
• TheTenantshallprovideallemergencyandexit
lightingasrequiredbystateandlocalcodes,and
obtainapprovalforsamefromthelocalauthorities.
