Deliver “best fit” location options with a proposal to each prospective landlord, owner, or developer

Preliminary Negotiations

Prepare negotiating strategy that addresses the number of buildings with which to pursue negotiations and the best approach to utilize in dealing with owners/developers

Coordinate general contractor on site inspections to develop preliminary budgets

DEMOGRAPHICS

Drive Time Demographics

A common mistake in analyzing demographics surrounding a property is using radius demographics, which do not take into account simple geographical boundaries such as rivers, bridges, freeways, etc. Basic 3, 5, and 10 minute drive time demographics are just as simple to pull, but they are a much more accurate depiction of consumers shopping at a specific location.

In the picture above, the red, green, and blue shaded areas represent 3, 5, and 10 minute drive times, respectively, from the Mall of America. It is notable to mention that these areas vary greatly from the rings, which have radii of 1, 3, and 5 miles.

Associate Vice President

Area of Expertise Chad specializes in tenant, seller, and buyer representation. He focuses on retail properties and land acquisitions for development. His strong emphasis on retail properties and retail tenants, along with extensive market knowledge, has made him one of the most active, effective, trusted, and wealth-enhancing realtors in the state of Minnesota. Chad has done a number of initial market entries for national retailers coming into Minnesota. With over 17 years of experience in tenant representation, project leasing, user sales and site selection, Chad has gained a complete understanding of the real estate process from all angles. Chad has been recognized many times as a top commercial real estate broker, and he was given CoStar Group’s Top Retail Leasing Broker award for performing at the industry’s highest level through achieving remarkable sales and leasing success. His expert knowledge, excellent

negotiation skills, and outstanding ability to seek out and create opportunities have allowed him to completer over 350 transactions totaling over 6.3 million square feet. A graduate of St. Cloud State in Real Estate & Marketing, Chad began work at Welsh Companies in the industrial division, where he worked for 5 years. He went on to work at Park Midwest Commercial Real Estate Company, in order to learn the retail discipline from Jamie Cohen and Doug Sailer. After two years with Park Midwest, Chad started the brokerage division within Upland Real Estate Group, where he is currently an Associate Vice President. Zach is an ethical, loyal and hard-working professional with over 12 years’ experience in retail brokerage. He understands the complexity of the ever-changing retail market, and he works diligently to assure financial growth in all the properties he represents, and to locate and secure properties that meet each of his tenant’s financial and business needs.

Zach got his start in commercial real estate with CSM Corporation. As a Leasing Associate, he managed a portfolio of 26 retail properties comprised of over 1.5 million square feet. He soon became a Senior Associate at Colliers International | Minneapolis St. Paul Retail Brokerage Division. In 2013, Zach was involved in real estate transactions in excess of $10 million in total consideration with over 100,000 square feet leased. From 2009 – 2013, he completed over 150 real estate transactions of more than $40 million in total consideration with over 500,000 square feet leased.
