Hines welcomes you to Brea Place. Brea Place is a 556,329 square-foot office campus located across 30 acres,
including seven acres of future mixed-use development land, in Brea, California. The campus is comprised of six
buildings that range from one to six stories on both the east and west sides of South State College Blvd.,
immediately adjacent to the 1.3 million-square-foot Brea Mall.

INSURANCE INFORMATION
Hines has partnered with myCOI to track and manage Certificates of Insurance (COI).
Tenants will need to register through myCOI in order to input necessary insurance contact information. Once registered
myCOI will contact the designated individual listed to collect your COI.
As a tenant, you should obtain any necessary COIs from your vendors.

AFTER-HOURS HVAC
Brea Place will be closed with no services available in observance of these following Holidays:
• New Year’s Day
• President’s Day
• Memorial Day
• Independence Day
• Labor Day
• Thanksgiving Day
• Christmas Day
• And any other nationally recognized or Union
Holidays
• After-Hours HVAC requests are to be submitted 24 hours in advance through the online ANGUS work order
system.
• After-Hours HVAC charges will be billed in accordance with your lease.
• HVAC needed on any Building Holiday is billed as After-Hours HVAC.
CLEANING SCHEDULE
• Day Porters are on site Monday through Friday from 8:00 a.m. to 5:00 p.m. except Building Holidays.
• Night cleaning personnel is on site Sunday through Thursday, except Building Holidays.
• Please mark all large trash and debris clearly with “trash/basura” and break down all boxes for disposal.
GENERAL CLEANING SPECIFICATIONS
• Keep food in sealed storage containers- this eliminates food odors which attracts pests.
• Do not prop open building entryway doors- this allows pests to enter the building.
• Do not over water interior plants- over watering can cause bacteria, flies, gnats, etc.
• If you need to report a pest control service, please contact our Property Management Office or submit the
report on Angus.
PEST CONTROL

• Alternate dusting
• Alternate vacuuming
• Spot clean all windows and partition glass in common areas (side-lights are considered above standard)
• Dust mop and spot clean all tiled areas
• Spot clean carpeted areas as needed

Lockers are cleaned every Sunday, items removed are place in the Lost & Found bin and donated after two weeks.
Contact the management office to claim your belongings if removed.
1.Membership is limited to tenants of Brea Place. No guests are allowed.
2. Do not use the facilities unless you have read, understood and signed the Consent and Release.
3. Do not bring food or drinks into the center (other than water bottles).
4. Wear shirt, appropriate shorts or sweat pants and athletic shoes when using the Fitness Center.
5. Please do not enter the Fitness Center with oil or grease on your shoes.
6. Bring a towel when using the equipment to wipe off your perspiration.
7. Observe the 25 minute maximum on bikes, rowers, treadmills, and the Stairmasters when others are waiting.
8. Return all weights to the racks after use.
9. IMPORTANT: do not use equipment unless you fully understand written instructions on proper use.
10. Bring a lock to secure your items in the locker while you are using the facility. Locks left overnight will be removed by
building management.
11. Any items left in the restrooms, showers, and in lockers will be disposed of every Sunday.
12. Report any injuries or problems immediately to the Management Office.
13. Offensive behavior of any kind will NOT be tolerated in the Fitness Center. Any behavior you feel is inappropriate
should be reported to the Management Office immediately.
14. Adhere to all posted pool rules and warnings.

BUILDING ACCESS
• Building doors are open from 7:00 a.m. to 6:00 p.m.
• Monday through Friday and 9:00 a.m. to 1:00 p.m. on Saturdays with the exception of Building Holidays.
• After-hours access to the Building requires the use of a Building access card. Please remind your employees to carry their access cards after-hours.
• Building access cards for employees can be requested through the online form found on the website: http://www.breaplacecampus.com. Replacements for lost and stolen cards are $10 each and will be billed in the tenant monthly billing statements.
KEYS AND LOCKS
• Key duplicates can be requested via Angus for $10 each. Please allow a 2-business day turnaround for key delivery.
• All lock additions and/or modifications must be tied into the Building’s master key system to ensure the fire department, cleaning, and building staff have appropriate access in case of an emergency. Please contact the Property Management Office for any locksmith needs.

TENANT CONTACT INFORMATION
The following descriptions are to be used as a guide when completing the Tenant Contact Information Form. Please
note that one individual may serve as the contact in several areas. It is also important to remember that the Primary
day and Emergency contacts must be accessible within the Building.
The Tenant Contact Information Form can be found online at: http://www.breaplacecampus.com/
Emergency/ Security Contact: These individuals are designated as the primary contact in the event of a building
emergency, i.e. earthquake, fire, bomb threat, etc. at Brea Place. This person must have the authority to make
decisions on building relocation and any other life safety measures mandated by the situation.
Primary/ Office Administrator Contact: These individuals are authorized by your firm to call in day-to-day maintenance
requests as well as special or overtime services. They should be authorized to place requests, which may involve a
bill-back charge to your company. The Primary day contact is the recipient of day-to-day correspondence from the
Property Management Office.
Accounting/ Accounts Payable Contact: Recipient of monthly tenant bill-backs/invoices. This individual is responsible
for receiving and approving invoices.
Executive Contact: Recipient of letters and lease information. This individual is responsible for receiving and
processing notifications regarding rent/lease issues.
Business Hours: Indicate normal office business working hours.
After Hours Schedule: After hours, Monday to Friday between 6:00 p.m. and 7:00 a.m., and weekends.
Number of Employees: Please provide Employee count.

ANGUS: ONLINE BUILDING WORK ORDER SYSTEM
Brea Place utilizes an online work order system, Angus, to dispatch building related work orders to the Brea Place
team: security, engineers, janitorial and management. Please contact the Management Office for credentials or login
assistance.
Building work orders include:

• Keys, locks, and door hardware
• Elevator operation
• Miscellaneous Repairs

MOVING POLICY
Our Moving Policy contains all the information to assist you when you schedule any movement of oversized/heavy
merchandise, materials or equipment into the building.

• Property Management requires at least a one (1) Business Day advanced
notice prior to any move in order to reserve the freight elevator and/or
schedule extra supervision.
• Moving hours are before 8 a.m. or after 6 p.m. Monday through Friday or
anytime on weekends. For morning moves it is required that the freight
elevator and public corridors be cleaned by 8 a.m. sharp. An office move
may take longer, so the afternoon or weekend option is advisable.
• Tenants need to provide the movers with access to their space.
• Movers need to supply protection on the walls and ¼ inch Masonite must
be used to protect the floors.
• The freight elevator must be used. The loading dock located behind each
building.
• For morning moves, Security will check and make sure that all corridors
and the elevator are clean and clear of all moving supplies at 8 a.m.
• For moves that require Security to monitor (at Property Management’s
discretion), Security will be provided at the current market rate +
Administrative Fee.
• If any damage is a found as a result of a move or delivery, it will be
Tenant’s responsibility to cover repairs.
TENANT VENDORS AND CONTRACTORS
Scheduling Vendors
• Tenants should notify the Property Management Office at lease 48 hours in advance when scheduling vendors to
work in occupied spaces or restricted access areas.
• Upon arrival at Brea Place, Vendor must check-in at the lobby desk and log their company information, time in and
out.
• If vendor needs access to MPOE (minimum point of entry) or other electrical areas, an engineer will need to be
notified 48 hours in advance and will be required to provide access.
• Tenants should obtain each Vendor’s Certificate of Insurance for any work provided with Tenant as Additional
Insured.
• Tenants must ensure that Landlord has approved of any alterations per its lease requirements.

complete preparedness training program with safety plans and resources for any emergency.

GREEN BUILDING
Hines and Brea Place are committed to the environment and setting the standards for a sustainable future in our
day to day practices. Property Management will reach out to you by years end to provide more information about
our Hines Go Green initiative. We hope that you and your firm’s employees will be inspired to continue these
practices as well:
• Turn off your computer, printer, monitor and task lights when you leave the
office for the night.
• Set computer energy saving modes to reduce energy wasted when not in use.
• Set sleep modes for copier(s) and other peripherals to deactivate when not in
use.
• Lower your blinds in the summer and raise them in the winter to save energy
and reduce burden on heating and cooling systems.
• Make the most of natural light, turning off lights when possible.
• Turn off lights in rooms when not in use (conference rooms, storage rooms,
server rooms, copy rooms, and kitchen).
• Unplug chargers or any items not regularly used as they use energy even
when turned off but still plugged in to an outlet.
• Try to use re-usable containers/bags when you bring your lunch.
• Convert paper forms to an electronic format to reduce paper usage when
possible.
• Print less. Print or copy double-sided whenever possible.

RECYCLING AND SUSTAINABILITY PROGRAM
In our efforts to continue Hines’ green practices and commitment to
the environment, we have established various sustainable methods
throughout the Building.
• Brea Place has partnered with DC Environmental in implementing
MRF, Materials Recycling Facility. All wastes from Brea Place are
collected and carried to an off-site facility where commingled
recyclables are sorted. Contact the Management office for a
recycling bin.
• Brea Place has an onsite E-waste pick up services for all our
tenants.
• Ink toners can also be recycled, please place a work order via
Angus for the office team to pick at your office.
• The water features on the property use a self contained reservoir
which cycles the water. Pre-set timers regulate the hours of
operation to minimize loss of water through evaporation.
• We have partnered with Southern California Edison and City of
Brea Water Division for energy incentives program.
We strongly encourage our tenants to partake in our recycling and
sustainability initiative, feel free to contact Property Management to learn more
on how you could contribute to the environment.
