Dunsfold Park—History

Cloaked in secrecy, Dunsfold Aerodrome was screened from public gaze by woodland and much of its work protected by the Official Secrets Act until the early 1990s. The full story of the aerodrome was a mystery for over fifty years and only became public knowledge when its records were de-classified and a compilation was made of stories from those who served and worked on the aerodrome. Situated equidistant between Guildford and Horsham on the A281, the airfield began life on 11 May 1942 when the First Canadian Army – mainly the 2nd Battalion Royal Canadian Engineers - began construction of the emergency airfield. After just 20 weeks the site was officially handed over to the Royal Canadian Air Force on 16 October 1942. Between 1942 and 1945 a variety of aircraft operated from Dunsfold, including B-25 Mitchell Bombers, Typhoons, Mustangs, Mosquitoes and Spitfires. After the war, the airfield was used as a repatriation centre and over 47,000 prisoners of war were returned to their homelands using Dakota, Lancaster, Stirling and Halifax aircraft. In August 1946, Dunsfold Aerodrome was declared inactive. Later Skyways Ltd, a charter airline, leased the airfield and then subsequently played a significant part in the Berlin Airlift between 1948 and 1949. Skyways also used Dunsfold Aerodrome to refurbish, test fly and deliver Spitfire and Hurricane aircraft for the Portuguese Air Force. When Skyways went into voluntary liquidation in 1950, the Hawker Aircraft Company Ltd (today part of BAE Systems) acquired the lease. The company moved into Dunsfold Aerodrome using the airfield as a flight test centre for its parent factory at Kingston, testing and refurbishing Sea Hawks, Hunters, Sea Furies, Gnats, Harriers and Hawks for worldwide markets. It also supported British operations and services involvement abroad for five decades. There have been a number of milestones recorded at the site in May 1953, test pilot Neville Duke (pictured right) broke the ‘world speed record’ sound barrier at an average of 727.63 mile per hour (mach 0.92 at sea level) in a prototype Hunter Mk3. In October 1960, the forerunner of the Harrier Jump jet made its first tethered flight at Dunsfold Aerodrome, which led to its first conventional flight in November of the same year. Up until 2000, when BAE Systems ceased activity at the aerodrome, all derivatives of the Harrier family of aircraft evolved from Dunsfold.

Today the aerodrome continues to pay homage to its past and is designated as a private unlicensed airfield. In addition to aviation activities, the site is now home to over 100 local businesses, employing more than 700 people. It is also home to the BBC Top Gear team and has acted as a backdrop to a number of Hollywood blockbusters, including Casino Royale, The Da Vinci Code, World War Zombie and RED 2.

Dunsfold Park, as it is now known, continues to evolve,

infrastructure is renewed, the working environment improved

and lost jobs replaced.

Accessed via the A281 and within easy reach of the A3, M25, M3, M4 and the national motorway network, the

location provides rapid access to Heathrow and London Gatwick airports and also south via the A3 to the ports of

Southampton and Portsmouth.

Unlike many other business environments, Dunsfold Park is nestled in the breathtaking landscape of the Surrey Hills,

surrounded by some of the most well-known villages in the south east of England, the most notable of which is

Cranleigh. Recognised as England’s largest ‘village’, Cranleigh offers a wide range of shopping and leisure activities,

more usually found in much larger towns, including three supermarkets; M&S, Sainsbury’s and The Co-Op; alongside

the well-known Manns Department Store and Boots Chemist.

If you wish to visit a larger shopping centre, then the historic county town of Guildford is the place to go. With the

Friary Centre, and all the heritage of its famous High Street, this Cathedral town is well worth a visit and only a 15-

From the M25

Leave the M25 at Junction 10, signposted A3/London, onto the A3 signposted Portsmouth/Guildford/A3. After approximately 7 miles leave the A3 and take the exit signposted Guildford/Horsham A281 Bagshot/A320. At the junction turn left on to the Woking Road/A320 and follow signs to the A281 Horsham through Guildford town centre. Follow the A281 Horsham Road for approximately 7 miles until you reach a set of traffic lights with Dunsfold Park signposted right onto the B2130, Barrihurst Lane. Follow this road to a sharp right hand bend which is sign posted left down Stovolds Hill to Dunsfold Park.

From the A3

From Portsmouth/Southampton follow the A3 northbound signposted Petersfield/London. Take the A283/B3001 exit toward Milford/Godalming A3100. Continue on the A3100 until you reach traffic lights. Turn right, signposted B2130/Brighton Road, and follow the road for approximately 6 miles to a sharp left hand bend which is sign posted right down Stovolds Hill to Dunsfold Park.

From the M23

From the M23 take junction 11 onto the A264 (Horsham, Broadfield). Follow the A264 until the ‘Great Daux Roundabout’ where you take the 1st exit onto the A24 (Worthing). Follow the A24 and branch left at the ‘Farthings Hill Interchange’. Take the 3rd exit onto the A264 (Guildford Bognor Regis). At the ‘New Bridge Roundabout’ take the 2nd exit onto the A281 (Guildford). Follow the A281 to Alfold and after passing ‘The Alfold Barn’ on your right take a left onto the B2133 Loxwood Road (Alfold, Loxwood). Turn immediately right at the T-junction onto the B2133 Loxwood Road (Dunsfold), branch left onto Loxwood Road and continue straight until you reach a sharp left hand bend. At the bend turn right toward the Compass pub and continue straight ahead to reach The Compass Gate at Dunsfold Park. Please note this gate is open 7am – 7pm.

Speed Limit

The speed limit on Estate roads is a maximum of 30mph. Areas adjacent to on-site

schools are 15mph. Please adhere to the speed limits and be cautious of all other road

users and respect learner drivers who operate on the airfield.

Road Rules and Regulations

Users must treat the perimeter road as a public road at all times and comply with The

Highway Code. This includes sticking to speed limits and wearing helmets were

necessary.

Users must observe the one-way systems which are in place at Dunsfold Park.

Users must obey site signage and instructions issued by Dunsfold Park Security.

Failure to comply with the above instructions will result in the vehicle being banned

from accessing the site.

Access (Please refer to the map on page 7)

- - - No Access. Areas denoted with a red dashed line identify areas which are out of

bounds to all tenants, employees, consultants, servants or agents unless prior written

agreement is obtained from Dunsfold Airport Limited. These areas can be hired for event

purposes if required and tenants receive a 10% discount on this hire fee subject to the

activity they are completing. For more information on Events please see Appendix 4.

- - - Restricted Access. Areas denoted with a blue dashed line are for use by tenants

who expressly require these roads in order to access their respective units.

- - - General Access. All tenants are permitted to use these access routes in

conjunction with the Road Rules and Regulations.

Parking

As part of your lease with Dunsfold Airport Limited you will be allocated parking in close

proximity to your unit where possible. If overflow car parking is required please use the

car parks as identified on the map on page 6. Any unauthorised parking will be charged

at £15 per day.

Road Conditions

Dunsfold Park make every effort to ensure the roads on site are well maintained, if you

notice a problem please contact The Estate Office. During the winter period tenants

should take extra care in poor weather conditions especially on untreated surfaces.

Runway Procedures

Dunsfold Park is an active airfield and for safety reasons tenants must comply with the

on-site signage and directions given by Dunsfold Park staff at all times. Failure to

comply is an arrestable offence under Article 73 of The Air Navigation Order 2005.

For information purposes; if the Main Runway lights are switched on, generally this

implies an aircraft is due to land. This will not affect tenants unless the aircraft

requires the use of the Overshoot (Runway extension). Should the aircraft require this

extension of the Runway, Dunsfold Park Security Team and Aviation Team will direct

traffic on the Perimeter Road accordingly.

Car Passes

Every member of staff will be required to display a tenant car pass in the bottom left

hand corner of their vehicle for security reasons when accessing / departing Dunsfold

Park. In order to obtain these passes please complete the form located in Appendix 1.

Cafe

Cafe on the Park is a social enterprise wholly owned by the Jigsaw Trust. The objective

of the Trust is to improve the lives of those affected by autism.

Photography

Dunsfold Park believe that everyone on site is entitled to carry on their business in

private. That includes those that make use of our facilities on a short term or daily

basis. It is for this reason that photography and filming is strictly prohibited unless

prior written agreement is obtained from Dunsfold Airport Limited.

Litter

Not only is litter unsightly, it also presents a danger to aircraft. Please ensure you

make every effort to keep your site clean and ensure you have the proper and

appropriate litter disposal arrangements in place. Dunsfold Park complete a litter sweep

once every two weeks in order to maintain the general on-site litter.

Facilities

Three public toilet facilities are located on the site. Please see map on page 7.

The facilities on the south side of the airfield and include showers which are available for tenant use.

Dogs

Dogs must be kept on a lead at all times. Should you wish to walk your dog please

advise Security who will identify a secluded location on site which is suitable.

Squash Courts

The Dunsfold Park squash courts are available for use by tenants and should be pre-

booked at The Estate Office.

Each 40 minute game costs £3.00.

In order to use the squash courts please complete the booking form in Appendix 3.

Emergency Procedures

In the event of discovering an emergency in your building please

1. Raise the alarm

2. Evacuate your staff from the building to the Assembly Point(s)

3. Call the emergency services (Fire and/or Ambulance)

4. Advise them if there are any dangerous materials stored in the building

5. Call the Gatehouse on 01483 201104 and advise them of the incident so that they can be ready to escort the emergency services to your building.

6. Carry out a roll call of your staff and report to our Security Staff who will act as Dunsfold Park’s point of contact with the emergency services.

At all times please obey any instructions given to you by the emergency services and/or

Dunsfold Park security staff.

Tenant Meetings

Twice a year Dunsfold Airport Limited hosts a tenant meeting at The Estate Office.

Tenants will be notified of these meetings via email and are encouraged to attend to

meet the team, gain the latest updates on information regarding the development of

Dunsfold Park, to raise issues, ask questions and network with other tenants.

Wings & Wheels

Each year, over the August bank holiday weekend, Dunsfold Airport Limited organises

and hosts a two day motoring and airshow. To find out more about the show please

visit www.wingsandwheels.net.

Tenants are offered discounted rates to the show.

Access to the site may be restricted around this event and new tenants should seek

advice from the Estate Office on how Wings & Wheels may affect the operation of their

business during this period.

Fires:

It is prohibited to light any fires on the park whatsoever.

Joggers / Walkers / Cyclists:

If you intend to walk, jog or cycle for pleasure purposes in the park please ensure you

check with security who will advise you on any restrictions that maybe in force and

where the safest places are to carry these activities out.

Cones, temporary fencing and other restricted access measures:

If access to any area has been blocked for any reason by security staff, this restriction

must be adhered to. These measures are typically for safety reasons and anyone seen

moving cones or temporary fencing or any other means of restricting access will be

escorted from site.

Pallets

If pallets are used empty ones should not be leaned against buildings or left in any way

which is a fire hazard. Please dispose of empty pallets as soon as possible and under no

circumstances let them accumulate. The building insurance does not permit pallets within

10 metres of a building.

Tenant Squash Court Waiver

Please read the following, complete the appropriate fields and return the completed document to Dunsfold

Park Limited at The Estate Office.

Subject as set out below, the courts are available for use by tenants of Dunsfold Park and their employees.

Use of the courts is subject to availability and should be pre-booked with Reception at the Estate Office.

The current charge for use of the squash courts is £3.00, which includes full use of the shower facilities.

Payment is to be made at time of booking. In return a token will be issued which, when inserted into the slot

machine, operates the electrical supply for the duration of a 40 minute game.

The user must indemnify Dunsfold Park Limited against all actions, proceedings, costs, claims and expenses

howsoever arising during their use of the courts.

Rate Card

*Please note all prices are based on standard (quiet) use of the site and are exclusive of VAT @ 20%

General Booking Information Half Day Booking – Location’s are booked per day (9.00am to 5.00pm). If you require a half day booking please contact the Events Team to discuss. Booking Deposit - To secure a booking a 25% deposit is payable. The remainder of the balance is due 14 days before the Event period. Failure to pay the balance on time will result in loss of deposit and booked dates being remarketed. Cancellation of Booking - If the Event is cancelled within two weeks of the commencement of an Event then the Hirer will be due to pay the Booking Fee in full. If the Event is cancelled more than two weeks but less than three months before the Event the Booking Deposit will be forfeited. Track Information The speed is limited to 30mph on the Estate roads, 70mph on the Back Perimeter Track and Overshoot and 100mph on the Track (unless agreed otherwise). Operating hours of the track are strictly limited to between 9.00am and 5.00pm. Bookings are restricted at weekends to either Saturday or Sunday but not both. No more than one car is allowed onto the circuit at any one time, unless prior consent has been given by Dunsfold Park Ltd (DPL) for running controlled led laps. DPL requires the Hirer to hire and use a water bowser to wet down any area that is being used for skidding purpose. DPL is sensitive about the amount of noise that is created from both tyre and exhausts/engines, Vehicle noise levels shouldn't exceed 89 decibels at the site boundary or 105 decibels at the exhaust (1m from exhaust on 3/4 revs). The Hirer is to ensure no unnecessary noise is created. The DPL Representative will retain the right to ask drivers to modify their driving to ensure that they comply with our rules. If the request is not adhered to then DPL reserves the right to ask the driver (s) to leave site. Only road legal cars are allowed onto the Location. DPL will not allow cars that have been prepared solely for track use or have to be brought here on a trailer or on the back of a lorry. No overtaking, no racing, no timed laps or any competitive element is permitted on the track or other estate roads. Anyone who spins a car either on or off the track is clearly driving without regard to the above request and will not be allowed back on the track and will be asked to leave site.

Whilst it may not be possible to eliminate accidental tyre squeal completely, every effort must be made to drive in a sensible manner to ensure that tyre noise is minimised. The Rutland Suite

Situated at the end of the runway, The Rutland Suite is a self contained hospitality unit with a main reception and open plan kitchen, office and bathroom. The reception can accommodate up to 15 people and has a large panoramic window facing out on to the aerodrome with excellent views of the track and main runway and into the Surrey Hills. The room has two entrances/exits. The office is to the rear of the building and has a small window and external door. The Suite is plain white with a high gloss black floor throughout. Bathroom facilities include a single toilet, sink and shower. The kitchen opens out on to the reception area with a breakfast bar separating the two rooms. It is equipped with fridge, freezer, oven and small dishwasher along with numerous power points and lighting. The Rutland Suite is hired out with no furnishings but these can be supplied at an additional cost. The Suite also has a grassed area, 3 flag poles and 7 private parking bays with plenty of space to erect a marquee.
