● Accept a Temporary Access and Utility Easement from Parrish Holdings, LLC; and ● Accept a Conservation Easement from Parrish Holdings, LLC.
Enabling/Regulating Authority Manatee County Comprehensive Plan Background Discussion
● Parrish Holdings, LLC is the owner of real property located at 12420 US 301 North, Parrish, Florida, which is the site of a proposed, master-planned community known as North River Ranch.
● Parrish Holdings, LLC has applied for approval of the subdivision plat for Phase IA-I of the North River Ranch development.
● Phase IA-I includes the construction of 120 residential dwellings on 49.9 acres situated along Moccasin Wallow Road.
● Parrish Holdings, LLC is required to convey a Temporary Access and Utility Easement and a Conservation Easement to Manatee County as a condition of Plat approval.
● The Temporary Access and Utility Easement consists of a 2.23-acre easement area and a 16.24-acre easement area.
● The Conservation Easement consists of a 0.83-acre easement area and a 0.50-acre easement area. ● The Temporary Access and Utility Easement was recorded on December 5, 2019, in Official Records
