House Paint Colors on Web Site By Myra Radlow

Are you thinking about painting your home or fence? If so, picking colors just got a bit easier. The ap-proved Colony paint colors are now on-line. You can find them on our website, www.colonyirvine.com, or on Sher-win-Williams website (http://www.sherwin-williams.com/homeowners/color/find-and-explore-colors/hoa/irvine/ca/colony-club-homeowners-association/). An alternate to Oxford Brown was just approved by the board, it is Sherwin Williams “Otter” (#6041). Another fun feature on the Sherwin-Williams site is the ColorSnap Visualizer for Web. This area of the web-site allows you to pick an image (like the exterior of a home) and put different colors on the body and the trim to see how you like them together. Admittedly, it is not the easiest to navigate the first time you use it, but try things out and you will get the hang of it. To use this visualization tool, go to https://www.sherwin-williams.com/visualizer/#/active/sample-scenes and add the colors you are interested in using by clicking on “Add a Col-or” at the bottom. To add colors into the “My Color Palette” along the bottom of the sample image display, click on one of the empty tiles that says, “Add a Col-or”. This will open the color matrix page. To select colors, use the unique color name code (e.g. SW 6133 for Muslin on Stucco) from the list of approved paint colors (above), and entering it into the “Search” button located in the upper left of the color matrix. A sample of that color will appear on your screen, click on the plus sign in the circle located on the color sample. You will see the color added to your Color Pal-ette at the bottom of the page. The Palette only holds 8 colors at one time. If you want to remove one to make room for another, simply click on the color in your Palette and then click on the trash can icon to make it go away. (If you want to use “Oxford Brown” for your trim or fence, use Sherwin-Williams color 6041 to match it as closely as you can). Once you have added a few colors of interest, return to the sample house image by clicking on Cancel in the upper right of your screen, and then clicking on Close on the upper right of your screen. Now you are back to the house image you want to work with. You can click on any color and then on the area of the sample house to add the color to the picture. After a while of changing combinations, you should have a good idea of what colors

you like best. Remember to choose colors from the approve color list, or colors that compliment it. Another idea to keep in mind is buying your paint on sale. Feel free to call Ian Cantrell, the manager at the Sherwin-Williams store located in Irvine, at the corner of Jeffery and Irvine Center. The phone number is 949-552-5631. He will be able to tell you if any sales are on-going or up coming.

Architectural Committee By Eileen Tsai

Here are some neighbor issues that have come to my attention. The architectural committee or Board of Direc-tors cannot assist with most of these but below are com-ments that may be helpful. In the spirit of the holidays, I hope you and your neighbors can find friendly, peaceful ways to resolve any disputes.

PARKING – The architectural committee has to ap-prove any expansion to driveways to accommodate 3 cars side by side. Many garages are used for storage and homeowner cars end up parking on driveways and streets most of the time. Cars may be parked in the same spot on the street for maximum of 3 days according to Irvine po-lice – then must be moved if staying longer. Cars cannot park in red zones or block street corners or driveways.

Street parking space does not belong to the home-owner. However, please be courteous and try not to park in front of neighbor homes where someone may be de-pending on finding an open spot later. Ask your visitors to park across the street or down the block. The same thing applies to homes rented to multiple tenants that result in numerous cars parked on streets especially in our many cul-de-sac areas. Please be polite and park a little farther away to leave neighbor home curbsides available for others. Consider a short walk as free and easy exercise!

LOUD NOISE – Parties outside or with open windows need to end by the 10pm citywide curfew time or be moved indoors. Construction, car repair, yard mainte-nance or other noise are allowed 7am-6pm M-F and 9am-5pm Saturdays. No commercial nuisances are allowed on Sundays except for emergency repairs. Occasional do-it-yourself homeowner projects on Sunday afternoons should be ok with neighbors, but not Sunday mornings when many people sleep in. Residential areas are quiet zones.

TREES- Must be trimmed to 8 feet above the sidewalk and 15 feet above the street. The Colony Homeowners Association is responsible for maintaining the trees in the Colony Park and common areas. If you have a dispute with a neighbor’s tree that affects your property you need to negotiate with your neighbor.

FLOODING– It’s each homeowner’s responsibility to ensure rainwater and sprinkler systems do not flood neighbor yards. If necessary, hire someone to design a way to redirect water flow.

WINDOWS & PRIVACY– The architectural committee tries to check applications with blueprints carefully, espe-cially for two story remodels. We ask questions about window placements and remind homeowners to respect neighbor privacy. However, there are no guarantees.

There are no restrictions on window placements for a 1-story remodel. Each property is allowed a fence up to 6-foot high – measured at ground level along the fence height – which should help ensure privacy from a 1-story neighbor home, unless your house sits on higher ground than along your fence areas.

If you have neighbor windows that bother you, here are a few defen-sive suggestions. Plant a fast-growing hedge – there are no re-strictions on hedge behind the house’s first set-back. Talk to a plant nurseryman about recom-mended plants – sun/shade, etc. If backyard window privacy is the is-sue, consider installing an awning or patio table with um-brella to block the view into your house, or add large potted plants outside bedroom windows.

FENCES – The property manager can only notify homeowners about deteriorating, unpainted or faded fence areas visible from the street or sidewalk, unless other safety concerns are involved. Architectural com-mittee and Board of Directors cannot mediate disputes between neighbors regarding non-visible fence areas, even if the fence is falling down. Any visible fence or gate requires an application.

Usually fence disputes center around cost. The nor-mal expectation is that neighbors work together to agree on whether to repair or replace a fence, decide on the new type of fence appearance and material plus paint color, and set up a schedule when workmen can come in (and dogs and kids contained). Cost is usually split 50% each side. If replacing with the usual dog-eared fence, the front and back sides alternate, not only for appear-ance but for maximum strength. One fence may take 3-5 days to replace depending on the number of workers, material ready at hand and weather. Fences and gates on both sides of the house must match in material and color.

If one neighbor is ready to replace the fence but the other is not, usually due to cost, then the neighbor who wants the new fence can pay for the whole thing or agree on payment terms with the other neighbor. The neighbor doing nothing must still be notified ahead when the fence will come down and give permission for workers to go on

the property, otherwise this becomes a trespass issue. If the neighbor refuses to grant permission to replace the fence or allow workers, the neighbor wanting a new fence may have to wait. The other option is to build the new fence entirely on his own property which will reduce usable square footage. As a last resort litigation may be necessary, but hopefully all parties can reach an amicable agreement before that happens.

So in summary, to be a good neighbor you should have open lines of communication and understanding. Most people are reasonable when approached with reasonableness. I hope you and yours have a happy and safe holiday season. Enjoy our wonderful weather and beautiful neighborhood. I feel lucky to live here. All the best in 2017 – remember to smile!
