500 Lake Shore Drive Chicago, Illinois 500 Lake Shore Drive was designed for luxury living. Steps away from the

infamous Chicago beaches, this property’s breathtaking appeal doesn’t

stop with its views. The amenities of this premier property include state-

of-the-art kitchens with quartz counter tops, high-end bathrooms with

polished stone floors and floor-to-ceiling windows.

The Challenge

The design team requested custom products for the kitchen and bath

that were reflective of the overall luxury and modern style of the

building.

The faucets and showerheads were required to be low-flow because

the building was LEED gold certified.

This building has four suites with oversized showers; a multi-

showerhead system was specified for these units.

Symmons products needed to comply with ADA standards for Multi

Family buildings.

The Solution

Using Symmons Design Studio™, Symmons created custom lavatory

faucets, roman tub fillers, rain showerheads and accessories for this

project.

Symmons manufactured a multi-showerhead system for the suites

with a design that coordinated with the products in the other units.

Symmons adjusted the lavatory faucet design so that it would satisfy

ADA requirements and fit proportionately with the mirrors placed

above the vanity.

All Symmons showerheads were designed with 2.0 gpm flow rates.

Faucets for both the lavatory and the kitchen were designed with 1.5 gpm flow rates.

The Outcome

In 2013, 500 Lake Shore Drive was completed and in one year, the property owners

have received 100% return on investment.

Symmons designed and manufactured a complete suite of custom products for this

building consisting of 500 units.

Broadstone, Little Italy San Diego, California Living the beautiful life is what being a resident at Broadstone,

Little Italy is all about. Set on the waterfront, this property

was designed to provide a resort-inspired environment for its

occupants. Coastal design and inviting open spaces capture

the essence of seaside luxury at this property.

The Challenge

Each unit featured rich hues and high-end wood finishes, for

which the Design Team wanted a complimenting product.

Polished Chrome products were specified for the bath fittings

because they paired well with the many nautical elements in

the units.

The project called for a complete bath suite, including tub/

showers, lavatory faucets and accessories.

The Solution

The modern look of the Symmons Duro® Collection was

appealing to the customer because it featured sleek lines and

an eye-catching design.

Symmons Design Studio™ made it possible for the existing

Duro products to be modified and meet the request for a

complete bath suite in the Polished Chrome finish.

This premium design turned custom product, was an ideal solution for completing the

interior design of the bathrooms.

The Outcome

In 2013, this premier residential location opened with a distinctive modern touch

exemplified in the 285 Symmons custom-outfitted bathrooms.

These bath fittings and accessories are a prime example of how a product design can be

suited to fit the overall theme of the property and enhance the living experience.

Camden NoMa ApartmentsWashington, D.C. Camden NoMa apartments evoke the urban vibe that has taken over

the growing neighborhood. NoMa, short for North of Massachusetts

Avenue, has become a recognizable name for the area as well as its

recent residential and commercial development. Camden Property Trust

has made a commitment to the NoMa section of the city with its planned

multi-building development. The apartments are designed to provide

residents with a stylish and convenient lifestyle. High-end amenities such

as quartz counter tops, built-in surround sound and in-house exercise

facilities make these apartments ideal for those who want luxury living in

an upcoming area.

The Challenge

Camden NoMa Apartments, located in the NoMa section of Washington,

D.C., was designed to reflect the modern culture of its surroundings. The

product selection was focused on functionality and visual appeal.

Identifying products that were easy to install, maintain and had readily

available repair parts was also important in the specification process for

the 730-unit building.

Regulations for Multi Family properties require ADA compliant product,

therefore, product needed to be stylish and meet construction

standards.

The Solution

For the ADA compliant apartments Symmons created a sleek, single

post faucet design.

Using Symmons Design Studio™, the team designed a two handle

widespread lavatory faucet for the non-ADA compliant apartments that

featured the same contemporary feel of the single post faucet.

Symmons offered kitchen faucets that complemented the styling of the

bath fittings and the overall design of the apartments.

The Outcome

Both Symmons custom and premium products were used throughout the

building to unify the look of each apartment.

Ink Block Boston, MassachusettsThe revitalization of Boston’s South End has attracted well-known

developers to make their mark on the area. National Development’s

multi-building project, Ink Block, named after its location on the

site of a former Boston newspaper facility, has certainly made an

impression. Ink Block consists of three apartment buildings and

Sepia, the luxury condominium building. Each are differentiated by

their unique design features.

The Challenge

The four buildings have different interior layouts and the

unique design of each building is a selling point for National

Development; making product variety an important part of the

specification process.

National Development wanted a partner that would provide

similarly styled products for all buildings and products that were

low maintenance.

The sleek, contemporary products selected for the buildings

needed to be available in two finishes.

The Solution

Using Symmons Design Studio™, Symmons created custom 8"

rain showerheads and accessories for this project.

Symmons offered both Dia™ and Duro™ premium products in

Polished Chrome finishes and Satin Nickel Radiance® PVD finishes to

differentiate the building designs.

Symmons contemporary Sereno™ faucet in Stainless Steel Radiance

PVD finish was selected for the kitchens in all four buildings.

All Symmons showerheads were designed with 2.0 gpm flow rate,

lavatory faucets with 1.0 gpm flow rate and the kitchen faucets with 1.5

gpm flow rate.

The Outcome

In 2015, 1 Ink, 2 Ink and 3 Ink opened the doors to residents looking for a high-

end contemporary lifestyle. The Ink Block development continued throughout the

year, wrapping with the completion of the Sepia condos. The next phase of the

project, Siena, will offer more luxury living condos for residents of Boston in 2017

and feature custom Symmons products.

L.A. LiveLos Angeles, CaliforniaWhen AEG, a leading sports and entertainment presenter, signed on to develop

the $2.5 billion, one-of-a-kind entertainment campus in Los Angeles they

committed to provide an unforgettable experience for its patrons. Knowing that

an unforgettable experience doesn’t have to end when L.A. Live visitors leave

the concert, convention or restaurant, AEG partnered with architect Gensler and

Barry Designs to custom design two luxury hotels and high-end residences.

The Challenge

This multi-use property was unique because it had to accommodate the J.W.

Marriott and the Ritz-Carlton Hotel as well as the Ritz-Carlton residences.

Through interior design, each segment of the property had to represent their

brand and provide the consistent experience their guests have come to expect.

Simplifying installation, maintenance and renovations for a 54-story facility was

equally important in the product selection.

The Solution

AEG sought suppliers that could enhance the value of their investment and

keep operating budgets in check without compromising the design vision,

which is why AEG turned to Symmons Industries to provide bath fittings for

the 1,000 room multi-use property.

The installation of Symmons valves provided the opportunity for cost-effective

and non-invasive renovations in the future using the trim replacement program.

The showerheads were low flow with pressure compensating flow controls and specially engineered

nozzles to provide a better shower experience at lower flow rates.

The Outcome

“The simplicity of installing and maintaining one plumbing product was a clear way for AEG to add

value to the building and keep the operating costs under control,” said John Coyle, Project Manager

for AEG.

In 2009 “Symmons was selected to provide the plumbing fittings for this multi-use property because

their pressure balancing valve is compatible with any Symmons trim. Our designers and architects

were able to use Symmons Design Studio™ to create customized bath fittings that reflect the style

represented in each segment of the property,” said Coyle.

Millennium Place Boston, MassachusettsMillennium Place, a luxury Multi Family property in Boston’s downtown area,

offers a unique form of urbanism and lifestyle for its occupants. The 15-story

building consists of 256 residences, with one, two and three bedrooms,

ranging in size from 775 sf to 2,360 sf, and is drenched in extravagant

amenities. The owners, Millennium Partners, worked closely with Symmons

on the detailed design of all custom products to ensure that each unit had a

high-end look in the kitchen and bath.

The Challenge

Millennium Partners wanted a sleek, contemporary custom design for

the bath products.

The building was designed to achieve LEED silver certification and low-

flow plumbing products were required.

Products selected were to be unique to this building and not the generic

contemporary design often found in other premier properties.

The Solution

Using Symmons Design Studio™, Symmons created custom

lavatory faucets, tub fillers, shower systems and kitchen faucets

for Millennium Place.

Symmons collaborated with Millennium Partners on the product

design. The custom process allowed the team to carefully review

and tweak the design to ensure that the products were tailored

for the property.

To aid in the building’s water conservation efforts, all Symmons

products were designed with lower flow rates. The lavatory

faucets have a 1.0 gpm flow rate, kitchen faucets, 1.5 gpm flow

rate and the showerheads a 2.0 gpm flow rate.

The Outcome

In 2013, the Millennium Place project was completed and it became one of the fastest

selling residential properties in Boston’s history.

One-on-one interaction with the Symmons team guaranteed that the products

manufactured for this property would exude luxury and products installed would

provide a solid return on investment.

University of California Los Angeles, California The University of California in Los Angeles (UCLA) hosts over 42,000

undergraduate students a year and guarantees two years of university housing

to freshmen. Approximately 90% of freshmen live in university-operated

facilities, which range from traditional coed residence halls to apartment-like

suites. To address the demand for housing, UCLA has recently engaged in

several renovation and construction projects across the campus, which will

continue for years to come.

The Challenge

UCLA’s Housing Services Department was seeking a partner that could

provide low-maintenance and extremely durable products for a large

number of student residences.

The design called for an updated look, with the installation of contemporary

products for the kitchens and bathrooms.

The products selected for the refurbished units needed to be ADA

compliant to meet Multi Family building codes.

The Solution

The Symmons contemporary Sereno™ Kitchen faucet in Stainless Steel

Radiance® PVD was selected for installation in student housing with kitchen

layouts.

Symmons Dia™ shower systems and lavatory faucets in Satin Nickel

Radiance® PVD were selected for all residence bathrooms.

Coordinating Sereno accessories in Satin Nickel Radiance PVD completed

the updated look of the student housing bathrooms.

Symmons ADA compliant grab bars, hand showers and shower seats were paired

with Dia premium products to provide a similar modern style for ADA specified

units.

Symmons products selected for this project are certified and in compliance with the

California state regulations regarding low lead products.

The Outcome

Symmons has become a solid partner for the UCLA Housing Services Department in

the renovation of the current and future student residence facilities.

Symmons provides kitchen and bath products for the many building layouts across

the UCLA campus as well as products for the public restrooms in the general areas.

University of Rhode IslandProvidence, Rhode Island At the University of Rhode Island the academic experience

expands outside of the class room into the living facilities.

Much of the student housing is categorized as Living and

Learning Communities

(LLC) , in which students are grouped with other residents

with similar academic backgrounds. Hillside Hall serves

as a living-learning community for pharmacy, nursing and

international students. The building’s design was carefully

planned to encourage student interaction and aid in LEED

certification. The hall’s sustainable features include a four-

story glass bridge, rain gardens and solar panels for hot water

generation. To date, this building is the most energy-efficient

building on the URI campus.

The Challenge

The University of Rhode Island (URI) needed commercial grade, durable and visually

appealing products for the new dormitory on

campus.

Hillside Hall, known as the most energy efficient

residence hall at URI, was designed to meet the

Leadership in Energy and Environmental Design

(LEED) “silver” standards, which meant water

conservation was important.

The Solution

Symmons valves, faucets and showers are

designed to withstand the demands of high-traffic areas, which made them suitable for this

425-room dormitory.

Low-flow faucets and showerheads provided by Symmons aided in the water conservation

efforts and helped to fulfill the requirements for LEED certification.

The Outcome

In 2012, the dorm opened with a sophisticated new design, state-of-the-art technology and

safe, durable plumbing products.

The university has since incorporated Symmons products into the master specification for

future renovation and construction on the campus.

Over 700 Symmons products have been installed at URI.

LEED-certified buildings conserve our natural resources, reduce operating costs, and result in

healthier, more productive occupants. To earn LEED certification, a building project must earn a

certain amount of credit points in key areas of sustainable design, including water conservation.
