LAND AND SITE SURVEYS

WHAT YOU NEED You may require a land survey at any stage of your project to help you.

PROJECT 1 |HENDRE-DDU SCOUR AND

GEOMORPHOLOGY ASSESSMENT LOCATION: Conwy CLIENT: Conwy County Borough Council We carried out a channel survey along 3km of the river to inform the design of a replacement 7.2m span bridge. The existing bridge foundations had been subject to several phases of scour as the upstream watercourse meanders and flows against the bridge foundations.

WHAT WE DID • River channel cross section survey

• Production of survey drawings and supply of ISIS model data.

BENEFITS TO THE CLIENT • Provided a hydraulic model to give a better understanding of scour risk

• Allowed them to take into account all of the impacts at the design stage of the project.

We carried out a channel survey of the catchment to determine the standard of protection within the catchment to provide appropriate level of flood protection.

HIGH PARK FOOT SOLAR FARM

PROJECT 1 |HIGH PARK FOOT SOLAR FARM LOCATION: Carlisle, Cumbria CLIENT: Elgin Energy EsCo Ltd

As part of a planning application for the construction of a solar farm, it was necessary to understand how this might potentially affect the trees and woodland adjacent to the site.

WHAT WE DID • Undertook an Arboricultural Impact Assessment (AIA)• Undertook a Preliminary Ecological Assessment (PEA), in parallel with the AIA

• Made recommendations on how trees should be managed and protected.

BENEFITS TO THE CLIENT • Reassurance that any tree related issues had been thoroughly examined and any potential effects would be mitigated • Elgin Energy could present to the local planning Authority a clear plan to conserve the trees onsite • Ensuring the development would have no adverse effects on surrounding woodland.

CONTAMINATION OF SOILS AND GROUNDWATER

PROJECT 1 |CRINDAU PILL FLOOD ALLEVIATION SCHEME LOCATION: Newport, Wales CLIENT: Natural Resources Wales (NRW)

NRW were constructing a new flood defence scheme on Crindau Pill (a tributary of the River Usk) comprising approximately 2.5km of new flood defences. The planning application required an understanding of the presence of historical contamination and any potential effects associated with this.

WHAT WE DID • Reviewed existing contamination conditions

• Developed a Conceptual Site Model identifying potential pollutant linkages

• Completed detailed geotechnical and environmental site investigations

• Made recommendations as to the mitigation of the potential effects linked to contamination.

BENEFITS TO THE CLIENT • Able to apply for planning permission knowing that the potential effects relating to historic land contamination would be very limited

• Advanced their discussions with the Local Planning Authority in relation to discharge of this planning condition.

PROJECT 2 | LOCATION: Fontwell, West Sussex CLIENT: Private Housing Developer

Part of the site for a planned residential and light industrial development was located within a sensitive groundwater source protection zone, therefore one of the planning conditions related to the risk of underlying groundwater resources.

The Environment Agency required a hydrogeological risk assessment to assess the impact of the development. we particularly highlighted drainage proposals which incorporated SuDS.

WHAT WE DID • Developed a Conceptual Site Model using background data to aid understanding of the groundwater system beneath the site

• Completed a risk assessment for the underlying groundwater system

• Made recommendations in relation to the design and location of SuDS systems to protect groundwater resources.

BENEFITS TO THE CLIENT Peace of mind that their proposals would not have a negative impact upon underlying groundwater.

PROJECT 2 | REFURBISHMENT OF GRADE II LISTED BUILDING

LOCATION: 41 - 42 Kirkgate, Ripon CLIENT: ATC Properties Ltd The project involved the repair of a Grade II Listed three storey building. Structurally the building was fragile, with failed internal beams and sagging floors.

WHAT WE DID • Provided a structural report for a listed building application for refurbishment

• Structural design services for repairs

• Temporary propping was installed to maintain stability

• Structural repairs were guided by archaeological research and appraisal which identified timbers and parts of the building fabric of particular value

• Introduced new steelwork to support sagging upper floors and roof.

BENEFITS TO THE CLIENT • Derelict building, unoccupied and in an unsafe condition, brought into use• Restoration provided two shops at ground floor, a cottage in the rear, and two flats which the owner could rent out.

FLOOD RISK MANAGEMENT AND DRAINAGE DESIGN

WHAT YOU NEEDIn England the National Planning Policy Framework (NPPF) and Planning Practice Guidance (PPG) are the basis for development management decisions. In Wales, the Planning Policy Wales TAN 15, and in Scotland the Scottish Planning Policy (Sections 196-211) are the relevant party documents. TESCO BRIXHAM

PROJECT 1 |TESCO BRIXHAM LOCATION: Brixham, Torbay CLIENT: Albourne Developments (RDP) Ltd

The site was located in Flood Zone 3b and was on land formerly owned by the council where strong public objections had arisen. Flooding from surface water, fluvial and tidal sources, needed to be addressed.

WHAT WE DID • 1D-2D hydraulic modelling (rainfall runoff, fluvial and tidal simulations) using ICM

• Option scoping/testing (preparation of flood mitigation option capable of reducing flood risk to the site and to third party land)

• Consultation with the Environment Agency and Torbay Council and validation of ‘best’ flood mitigation option

• Flood risk assessment to National Planning Policy Framework.

BENEFITS TO THE CLIENT • Flood risk benefit to third party land removed public objection (on flood risk grounds)

• Withdrawal of Environment Agency’s Objection

• Planning Application approved in March 2013 of the site.

This mixed use development located on a large strategic site (44ha) required all sources of flooding to be considered.

WHAT WE DID • A FRA and surface and foul water drainage strategies were proposed to support the planning application.

BENEFITS TO THE CLIENT• Outline detailed designs for surface and level water drainage • Early advice on changes in industry legislation, including SuDS standards and their implications on the development of the site (e.g. land take).

PROJECT 1 |PERRY COMMON REGENERATION SCHEME – PHASE 5, DOVEDALE ROAD LOCATION: Perry Common, Birmingham CLIENT: Birmingham Metropolitan Housing Trust The Housing Trust wanted to develop 100 new homes on previously developed land. A sustainable drainage approach would minimise flood risk and water quality problems, whilst integrating into a wider landscape GI plan.

WHAT WE DID • Assessed the current hydrological and environmental processes across the site

• Developed a conceptual SuDS design

• Developed an innovative solution that minimised excavation and eliminated the need for hard engineering

• Detailed design

• Extensive consultation with stakeholders and regulators.

BENEFITS TO THE CLIENT • Land not suitable for development used for SuDS and amenity use

• Design saved the developer £30,000

• Project was chosen by the Environment Agency/DEFRA as an example of best practice.

The Peace Garden project was to form one of the most visible developments in Phase 1 of the University’s ecoversity proposals. Embedding the principle of sustainable development and place making throughout the campus.

WHAT WE DID• Designed an inspiring, uplifting, innovative, space, sensitive to many different users and stakeholders

• Construct on ecologically sound area for quiet contemplation.

BENEFITS TO THE CLIENT • The city and the university staff/students now have a new public realm garden.• Design allowed for the retention of a number of existing mature trees and the re-use of existing railings and paving materials.• Chosen design incorporates 7 water jets & fruit trees representing the 7 continents.

WHAT WE DID• Worked closely with other disciplines to ensure that we considered the sensitive and well-used surroundings, through assessment and design development

• Provided sketch concepts that allowed the public to easily understand the proposals• Undertook detailed design of ‘pocket parks’ overlooking the river.

PROJECT 1 |SOLAR PV DEVELOPMENT LOCATION: Derbyshire CLIENT: Global Renewables Construction Ltd The proposed site for a large scale solar PV installation was located adjacent to locally designated wildlife sites and contained habitats with the potential to support protected species. Ecological support was required in obtaining planning permission.

WHAT WE DID • Initial baseline ecological survey and PEA• Reptile and amphibian surveys and monitoring• Liaison with statutory consultees and advice on detailed mitigation.

BENEFITS TO THE CLIENT • Significantly reduced time, costs and planning complications• Raised awareness of potential ecological constraints early in the project which supported the smooth development of the scheme.

PROJECT 2 | WILLOW BECK CHANNEL DIVERSION LOCATION: North Yorkshire CLIENT: FT Construction Group The diversion of a watercourse to increase the developable land area required a flood risk assessment and ecological impact assessment work. During the early stages of the project our ecologists undertook a baseline survey of the site and watercourse identifying an otter holt and potential bat roosting features.

WHAT WE DID• Further detailed protected species surveys for otter and bats• Production of mitigation plan and obtaining of development licence for otter• Design and supervision of an artificial otter holt installation • Post-works monitoring.

BENEFITS TO THE CLIENT • Full legal compliance for protected species• Efficient project delivery through clear communication and stakeholder engagement.

PROJECT 1 |GROUNDWATER MODELLING LOCATION: A63 Castle Street, Hull CLIENT: Mott MacDonald Grontmij Joint Venture Investigations were required to inform an Environmental Impact Assessment for a major road cutting in southern Hull. Nearby buildings are vulnerable to settlement damage so there was particular interest in the degree and extent of water table drawdown around the scheme.

WHAT WE DID • Desk-based review of existing information and a hydrogeological conceptual model of the site and area• Groundwater flooding studies• Impact assessments.

BENEFITS TO THE CLIENTThe model demonstrated limited likely impacts and was used to support the highway design.

PROJECT 2 | ABSTRACTION FOR DRINKS MANUFACTURER LOCATION: East Fife CLIENT: Private Developer The design and management of the installation of a new water supply borehole on site. WHAT WE DID • Developed a hydrogeological conceptual model of the surrounding area to allow an assessment of the potential available groundwater resource

• Identified receptors potentially sensitive to an abstraction in the area

• Designed and managed the installation of an abstraction borehole

• Liaised with SEPA over the pumping tests as part of the abstraction licence application.

BENEFITS TO THE CLIENT • Operational costs were limited using a phased approach and obtaining a sustainable source of water for the drinks manufacturer

• A successful application for a groundwater abstraction licence.

A redundant business park was proposed to be reused for the site.

WHAT WE DID • Compiled EIA scoping report in addition to the Environmental Statement (ES) and Non-Technical Summary (NTS)

• Prepared planning application (including design and access statement)

BENEFITS TO THE CLIENT Results of the BREEAM assessment andrecommendations supported the landscape plans and an ecology management plan for the visitor centre.
