[email protected] Rossmar & Graham Has a New NameSince 1968 Rossmar & Graham has been

a pioneer in the HOA management industry in Arizona, priding itself on providing the highest level of service to our clients, includ-ing Sunland Springs Village, which it has managed from the beginning in 1998. I have been the on-site manager at Sunland Springs Village since 2002 and am proud to be an employee of Rossmar.

Now Rossmar & Graham has a new name, FirstService Residential. Creating a new name for an existing company is called rebranding in the corporate world. Rossmar’s rebranding was effective June 27, 2013. Why was it done? And what does it mean?

Rossmar & Graham started out as two privately owned companies, Rossmar Man-agement Company and Graham Manage-ment Company which merged to form one company. Several years back the company was acquired by First Service Residential, a subsidiary of FirstService Corporation a global leader in the rapidly growing real estate services sector providing a variety of services in commercial real estate, residential property management, and property services.

FirstService Residential is the largest manager of residential properties in North America, overseeing more than 6,000 proper-

ties and 1.5 million residential units. FirstSer-vice dedicates itself to enhancing the lives of homeowners and residents living in the com-munities served by its 18 companies. Sunland Springs Village is one of those communities and Rossmar is one of those companies.

To strengthen its corporate image and to gain leverage of scale with outside entities, FirstService Residential is rebranding those 18 companies so all will be named and really be First Service Residential.

What does it mean? Let’s start with what doesn’t change. No change to day to day operations, no staffing changes, no changes to the team that manages Sunland Springs Village, no impact on service levels or cost, and annual and monthly payment processes remain the same.

What changes: Rossmar & Graham’s website will have FirstService logo and name. You’ll be getting mail with a return address including the name FirstService Residential. You might see a poster in the Activities Office with the FirstService name on it. And I won’t be using the name Rossmar & Graham in this article any longer.

Not much of an impact on you, the homeowner. The biggest challenge to you and me will be not to use the name Rossmar when referring to our management company.

Attention SSV HomeownersAs you look forward to sprucing up the

outside of your home and yard, please be advised of the following:

PAINTING: Repainting homes, fences and walls requires Architecture Committee approval even if you are repainting the same color. A list of approved colors is available in the Activities Office. If you choose a color not on the list, you must submit a color sample with your Architectural Change Request.

SATELLITE DISHES: The installation of a satellite dish is pre-approved provided it is not attached to the front slope of the roof or the front half of the house and is in accordance with FFC rules.

HOLIDAY DECORATIONS: All Christmas decoration, including lights, shall not be placed in the front yard or attached to a home until Thanksgiving, and shall be removed by January 15 of the succeeding year. All other holiday and special event decorations may be displayed for a period up

to fourteen (14) consecutive days.ROOFING: Architectural approval is

required when it becomes necessary to re-roof your home. A sample of the new roof-ing material needs to be included with your Architectural Change Request.

OTHER CHANGES: Please refer to the ARCHITECTURAL CONTROL POLICY MANUAL. You may access these on line at SSVHOA.com under the HOA tab.

As a reminder, any and all major changes you wish to make to the appearance of your home or yard needs Architectural approval. Please do not begin a project that requires ap-proval until you have submitted your request and received approval. It is the homeowner’s responsibility to see that an Architectural Change form has been submitted and not the contractor’s.

Town Hall MeetingSunland Springs Village was privileged

to host Mayor Scott Smith, introduced by Beth Coons representing Farnsworth Companies, who in turn introduced Congressman Matt Salmon at their May 29, 2013, Town Hall Meeting. There was an estimated crowd of 275 people who attended, and they were not

Security begins at Home

The value of a security door By: Ed Leahy, Chairman SSV Security Committee

Because we no longer live in those “good old days” when you could leave your front door unlocked, it may pay to have a front door with which you feel comfortable, and that may mean adding a security door.

Security doors come in a variety of colors to blend in with the color of your home. In moderate weather, they also serve as a screen door. You can get a plain model or one with some decoration on the face. Unlike a standard house door, security doors have sturdier locks on them and open outward, so when the door is locked, they are difficult to penetrate. If you live in a condo, your choice of color is limited. If you want to add a security door to your condo, be sure to confer with your Architectural Committee.

You can buy a security door a number of places, or you can visit the Farnsworth sales office for their recommendation. If you are building a new Farnsworth home, they can help you build in whatever security devices you choose.

Of course, security doors make convenient places to hang solicitations, so neighborhood watch members should remove them from a neighbor’s door when you know they are away for some time. If you are not a member of a neighborhood watch and want to join, you can contact Mesa Police Crime Prevention Officer Karen Stegenga at [email protected] or telephone 480-644-5014.

While the final verdict is not in, there are reasons to be-lieve that a home without a security door is less secure, but that finding is subject to further verification.

Never the less, it is safe to say an ounce of prevention is worth a pound of cure

Jim Palfini, resident of SSV since 2004, is currently serving his second term on the Build-ings Committee, where he has done the instal-lation of WiFi for the Superstition Room and San Tan Center. He is also a member of the Computer Club and enjoys attending Tuesday coffees. Born and raised in Connecticut, Jim was educated at Warren F. Kaynor Technical School in Waterbury. His initial computer training was a stint in the Air Force. He fol-lowed this by spending half of his working

life as a technician for IBM on computers and office products in Connecticut then half in Southern California. Jim said his finest accomplishment was working as part of the first com-mercial transistorized computer debug team. It was at IBM in California where he met his wife Pat. After their marriage 18 years ago, they moved to Arizona. They have a blended family of six children and ten grandchildren.

When Jim isn’t paying attention to computers, which Pat swears is 24/7, he has many other interests. Reading mysteries and a passion for scuba diving especially the Caribbean at St. Lucia. Photography and travelling round out the list. These two have been to at least 100 different countries including all the continents.

MONICA RAE STEINTake a look at the resume of Monica

Rae Stein and you know immediately she is the right person to be the director of Village Playhouse. Originally from Cape Girardeau, Missouri, Monica obtained a B.S. in speech and theatre with a minor in English from Southeast Missouri State University. She then proceeded to earn her M.A. in Theatre Arts with an emphasis on directing from St. Louis University as well as additional theatre credits from Washington University in St.

Louis. She didn’t stop there; further achieving special training in improvisation, oral interpretation, mime, costuming, public speaking, musical theatre production, commercial workshop, and sit-com. She taught speech, English, drama and debate at high schools in the St. Louis area and directed all plays and musicals presented by the schools. In 1982, Monica moved from Missouri to California where she had two careers. She was a legal secretary while actively pursuing her acting profession, and she loved hearing: “Coming from a small town in Missouri

to working in the TV industry. When I go back to Missouri, people have said, ‘We saw you on TV. We were so proud.’”

In 1990, Monica married Ivan. The couple moved to Sun-land Springs Village in January 2006. Today she works full time in the Attorney General’s office for the State of Arizona. Ivan is retired. Besides being Diamondback fans, they both enjoy singing. In 2009, Ivan was the Broadway Palm’s Senior Idol Champion. Monica is in the chapel choir. Working together, the Steins developed the SSV karaoke parties in July 2006 and also at Valle del Oro for three years.

RICHARD (DICK) SIMMONRichard (Dick) Simmon is Chairman of the Communica-

tions Committee and member of the Computer Club. Dick moved with his wife, Pat, to SSV in 2007. He has also served on the Security Committee. Born in Boston, raised in London, Ohio, attended Purdue on a golf scholarship, and finished at University of Colorado where he studied sales and management and was a member of the Colorado Air National Guard for six years. He moved to Arizona in 1965 where he founded and owned Scottsdale Travel, a combination travel and real estate

firm. A travel agent for 44 years, he has traveled and led tour groups to 107 countries such as Kenya (50) and China (20) times. His career as a real estate broker lasted forty years. Dick enjoys being with and talking to other people about their lives. In his spare time, you might find him on the links playing golf, a skill he acquired at age five. In 1958 he became a pro at Desert Inn in Las Vegas where he played golf with celebrities Dean Martin and Sammy Davis Jr., among others. Pat spends her time with the Genealogy Club. She and Dick have two children and one grandson.

Chapel Tidings Casting Calls For Channel 22 Commercials!

for activities here at SSV? Our closed circuit Channel 22 regularly shows fliers of upcom-ing events. We would like to experiment with developing some creative ways of broadcast-ing the information in these fliers in the form of short “commercials” on Channel 22 and have fun in the process.

Monica Rae Stein, director of the Vil-lage Playhouse, has been working closely with Phil Plato, Channel 22 coordinator, to work out a viable plan for each session. Each participant will audition and be cast in a variety of voiceovers and TV commercials. Voiceovers will be recorded and played back for critique. TV commercials will be digitally filmed (hopefully on location) and will be viewed by the class. The ultimate goal is to have the voiceovers and commercials playing on Channel 22 during the month of August! The class is free and open to residents of SSV. Sessions begin Monday, July 8 at 6:45 PM in the Auditorium and will continue on Mondays throughout July.

By Springs Chapel BoardSprings Chapel, a non-denominational,

Bible-based ministry, offers Sunland Springs Village residents a community worship ser-vice each Sunday at 9:00 AM in the SSV Auditorium. Pastor Anthony Bryant and Pas-tor Lanny Barringer serve as Springs Chapel pastors. Pastor Barringer will be serving as pastor for the month of July.

Following worship services, attendees are invited to stay to fellowship with friends and neighbors and enjoy complimentary rolls and coffee. Communion is offered the first Sunday of each month. Services continue throughout the summer months.

Springs Chapel activities include a mixed choir, men’s and women’s breakfasts, and Christian women’s reading groups, as well as several special events. However, there are no choir practices or performances during the summer months.

Chapel men’s and women’s groups meet once a month on a Thursday morning. You may contact Bud Dighton at 480-380-7733 and Bev Praschan at 480-892-8724 for infor-mation on times and places for the breakfasts. The women’s reading group will continue to meet during the summer months. Springs Chapel invites everyone to attend its services and participate in its activities. Residence in Sunland Springs Village is not a requirement for attendance – everyone is wel-come to attend regardless of where they live.

Friday morning at 9 AM in the Springs Card Room. The Bible study continues throughout the summer months.

The Bible study is open to anyone who wishes to attend and is not restricted solely to residents of Sunland Springs Village. This is an interdenominational study, open to men and women. There is no charge and no book to buy – the Bible is the study guide with use of commentaries by trusted Christian writ-ers. Bring any translation of the Bible you prefer to use.

The Bible study for the summer months is the book of I Samuel. Beginning the middle of October Pastor Tom Weitzel will lead a study of a New Testament book.

You are invited to join the Bible study group for its Friday Bible studies. Obviously, for various reasons, not everyone can attend every Friday, and even though there is some building of content one session on the next, in a sense, each session stands alone.

Superstition RoomMay 28, 2013

The meeting was called to order at approximately 9:30 AM by Manager John Lippert. Jeff Decker, Vice President of the Board of Directors, at-tended.

In review of the Finance Summary of April 30, 2013, Mr. Lippert noted that the Maintenance Income was over budget because dues are still being collected. There are six homes in collec-tion. The year-to-date income is over budget, and the expenses of the Association are slightly under budget. The reserve funds of the Association are doing quite well and maintain a 98% funded rate.

In other business of the Association, Mr. Lippert reported:

New Creations has corrected the weed problem.

The Buildings Committee has completed their annual inspection of all the buildings, and except for the painting, the maintenance team has cor-rected all problems found.

The Communications Committee has been busy replacing the website. With the current site, we have to pay a webmaster to make all the changes. With the Weebly site, each club or organiza-tion will be able to update their own site.

The Billiards Club purchased a central vacuum system for ease in cleaning the tables and the car-peting under them. The Woodshop built a storage cabinet for the machine. The air conditioning for that room was not working properly. Dan Olenik, President of the Club, had an engineer inspect the system. He found that the ductwork was not the proper size and needed more sensors.

After completion of the a/c Billiards Room, the Springs, Majestic and Summit Card Rooms were all updated.

A new kiln was installed in the Four Peaks room to be used for firing glass objects. The cost was $3,400 with the wiring. Bingo paid $2,000, Stained Glass and Ceramics each paid $100, and the remainder came from the Village Enhance-ment Fund.

The computers in the Office were updated from 2005. The learning curve of using Office 2013 is the biggest hurdle, but Jane Harrel has been helping.

The 16 scoreboards for the Shuffleboard courts will be replaced for $1,600.

The Fitness Trainer had resigned, and the replace-ment he recommended refused the position. We will continue to pursue a replacement.

Mr. Decker, Vice President of the Association, reported that sixty sales have been closed thus far in 2013. In June, we will be starting Phase II of the Town Homes.

The “lake” that was featured on the 2013 Village Directory will no longer form. They found that tree roots were blocking the underground pipes that fed water to the southern reservoirs. The trees causing the problem were removed.

There being no further business to come before the Master Association, the meeting adjourned at approximately 9:50 AM.

Our players have included Ada and Warren Wright, Ag-nes O’Byrne, Barb and Glenn Buboltz, Ethel Grosse, Midge and George Perry, Renate and Richard Meyers and Joe and Linda Fusaro at Saturday Bunko. We meet at 2:15 PM in the Majestic Card Room on the second Saturday of every month, even in the summer.

Bunko is played with dice and is a very simple game to learn. We collect $3.00 to be distributed for the seven win-ning categories.

At the end of Bunko we also play a game for $1.00 called “Left Center Right.” There are two winners in this game. We are usually finished by 4:30 PM.

Our summer sessions have been well attended. As you may know, we are just holding Question and Answer time to find out where you need help, and then we break up to help you one-on-one. Nothing but good comments about the format.

Don’t forget that the third Wednesday of the month, both summer and winter, will be devoted to Apple products. For those died in the wool PC followers like me, I will be inter-ested in how I can apply Apple techniques to my Acer tablet and Verizon phone.

Have you tried the rebranded ssvhoa.com website? Go take a look. You will like what you see. A lot of people have put work into this to make it easy to read, fun and informative.

Come check us out this summer as there are no dues to pay, no membership taken, and no business discussed. We meet on the first and third Wednesdays of each month in the Superstition Room. Then come October, we begin our formal season of weekly meetings in the San Tan Rooms. The meet-ing convenes at 10:00 AM.

Ceramics ClubBy: Mary Burke

We are very excited about the addition of a new glass kiln! It is available for use by both the Ceramics Club as well as the Lapidary Group. We are planning classes in the fall, which will allow us to make use of this new kiln to include glass jewelry and glass fusion as well as combination ceramic and glass pieces. Working with glass is fun and the results are beautiful!

The Ceramics Group gets together year round, and while our numbers are fewer over the summer months, we continue to see new people joining us. Though we are not offering for-mal classes until fall, we offer assistance for any technique you would like to learn. We hold open sessions in the Four Peaks Room on a regular schedule throughout the year: Monday evenings from 6:00 PM to 9:00 PM, Tuesday and Thursday from 9:00 AM to 3:00 PM. In addition to a yearly member-ship fee, a very modest session fee of $2.00 gives you access to all supplies and firings.

June’s Karaoke Party was a great chance to connect with old friends and new neighbors. Twenty-one Karaoke Club members were joined by 17 visitors. The music at the June 7 party was wonderful and several new neighbors were inspired to sing for the first time. When these new friends join, they will receive credit for all of next season as well as both sum-mers! What a deal! The annual membership fee of only $10 entitles you entry to monthly Karaoke Club parties as well as two free “catered” dinners each year. As always, members and guests bring a snack to share and their own beverages. It is a good time to enjoy a cool summer evening listening to others, singing on stage, or singing along.

Remember everyone is encouraged to prepare their best song or act for presentation at the Karaoke Variety Show held each year in March. An update on Rocky Point – On May 24 we drove to Rocky Point for a week’s stay at a timeshare resort. We hadn’t been there for several years, and we were amazed at the construction of many new condo properties on Sandy Beach, the growth in the downtown area, the new homes built 20 miles east of town and the many people from Arizona and California enjoying the people, beaches and food there. Are you looking for a new activity to try this summer? Do you want an excuse to get out of the house? Want to meet some terrific people? Why not check out the Writers Club. They meet the first and third Thursdays of every month from 10:00 AM to noon in the Summit Card Room. In July, the group is changing one of the dates because of the holiday. They will assemble on Tuesday, July 2, instead of the holiday, but are maintaining the July 18 date.

The group ranges from beginners to published novelists, fiction to nonfiction writers, even those working on their life story. If you are currently composing an article or chapter, bring it along. Want a critique? Supply copies in order to receive comments. Usually there is an assignment we prepare to read in class; and if time allows, an exercise on craft im-provement. If you just want to listen, that is O.K. too.

a computer “Big Time Glitch” and, as you know, our “President’s Cup” article didn’t get published. We had a great spring tourna-ment with Marj Eisinger winning low gross and Suzanne Treece winning low net! Congratulations! Our turn out was super; many prizes were awarded, and, a nice lunch was put on by Trudy Ramer, May Otto and Joyce Ingram. A big thank you to all the volunteers that worked on this fun event.

We also elected our new officers for next year, 2013-2014: Barb Shaw, President; Karen Haifley, Vice-president; Judi Workin, Secretary; Trudy Ramer, Treasurer; Virginia Wilcox, Rules and Janine Mullinnix, Sunshine Lady. We are looking forward to a fun upcoming golf year for us all.

Be Cool -- Stretch With Yoga

YOGA class this sum-mer is on Mondays and Wednesdays dur-ing July and August in the Auditorium. We meet at 8:30 AM to pay/sign in and get settled for our class from 8:45 to 10:00 AM. Cost is $3.50. Wear comfort-able clothes to move in.

YOGA is done barefoot. YOGA is an ancient practice incorporating the mind, body

and spirit. We move through various asanas (poses) which increase flexibility, build strength, improve balance and quiet the mind. Many come to YOGA for the mind/body connection. We close each class with a relaxation/meditation.

Before starting any new physical routine, always be sure you check with your doctor if you have any medical issues. Come try YOGA at SSV and meet a great group of YOGIS, while improving your balance and flexibility.

If you enjoy meeting new people, getting a good work-out and having fun all at the same time, do yourself a favor and check out Pickleball at the San Tan Rec Center courts. Pickleball is an easy game to learn. It is great exercise for the body and the mind. The hardest part is keeping score!

It was originally intended as an afternoon diversion for the “bored” children of the inventor. It incorporates elements of tennis, badminton and table tennis. The court is divided by a net with a seven foot, no-volley zone located on each side. Long rallies are encouraged favoring finesse in placement rather than mobility and power.

Being played on a small court, the game can be great fun with social interaction. The recent surge in popularity shows no sign of slowing down as retirement communities, recreation departments and schools create new courts to ac-commodate the increasing demand.
