Clif Bar deal sprouts from careful cultivation Chobani’s Full Impact on Magic Valley Is Yet to Be RealizedOctober 27, 2013 2:00 am • By Brian Smith - [email protected] March 24, 2013 2:00 am • By Andrew Weeks - [email protected]

TWIN FALLS, Idaho • Business in the Magic Valley is blooming — an economic harvest reaped from carefully tended seeds of growth.

More than $800 million worth of capital investment has been sown since last November, and more than 1,000 jobs have sprouted.

Why Twin Falls?

By the time a site selector contacts a city, much of the research has been done. Mullis said his company has an extensive database to analyze an area’s workforce. Its proprietary tools provide enough information to determine who makes the first round of cuts, he said.

“Frequently, Idaho may not be considered (by others) because there is not enough known about the state from a logistics standpoint, and so it’s not even put into the equation,” Mullis said.

His firm has a lot of experience with the state and area, though. It has considered Twin Falls several times. Mullis and Clif Bar were impressed not only by the Magic Valley workforce and focus on business, but also “its history of leadership, its plan for development in the future, business and political leadership.”

To Sweeten the Pot

In all, the Clif Bar project will get $25.3 million from the city, state and local Urban Renewal Agency.

Items the URA will finance include: • $5.8 million for wastewater improvements, including a lift station, line improvements, pretreatment and a capacity fee. • $4.47 million for land acquisition, including some money for site improvement. • $3.8 million for utility improvements, including a 20-megawatt power substation. • $2.8 million for water, including a tank to store 5 million gallons. • $1.6 million for road improvements to the railroad crossing and North 3300 East.

The city will kick in $3.5 million toward the water tank, and the state is expected to chip in $1.8 million from various coffers.

Clif Bar also has $4 million waiting from the Idaho Workforce Development Training Fund for the creation of up to 505 jobs. The training will go toward permanent, full-time jobs that must include medical benefits and pay at least $12 an hour.

A Brighter Future?

Companies also are attracted to the Magic Valley’s low wages. Except for Puerto Rico, Idaho has the nation’s lowest average weekly wages, reports the U.S. Bureau of Labor Statistics. Relocating companies can offer wages that may be great for the Magic Valley but would be considered scraps elsewhere.

So is there a bright future for the Magic Valley? Or are these new developments painting a rosy picture of an area that struggles with wages, underemployment and poverty?

Mullis said the developments can be a stepping stone. The area must use the influx of money to better educate the workforce and promote the area. The new population will grow and prosper with the community, he said.

“The next step for Idaho is putting significant emphasis on its training programs to further enhance the knowledge of how to do business … which will automatically increase wages,” he said.

TWIN FALLS • There’s a large white building with steam coming out of its stacks that sits off Kimberly Road. There’s nothing remarkable about its appearance except its size.

What’s more remarkable is the economic impact that the Chobani Greek yogurt dairy processing facility has and will yet have on the Magic Valley.

More than 600 people work inside the facility, and the company currently is looking to hire another 80. That alone has made a significant difference to the local economy, said Melinda Anderson, economic development director for Twin Falls city.

It doesn’t stop there. Other area and state businesses have been affected by the New York-based company opening a plant in Twin Falls, she said; it helps make the dairy market more competitive and the housing market has improved. And, she continued, Twin Falls has received calls from other national companies that are looking at coming here.

Chobani’s presence in Twin Falls is a boon not only for the city and county, Anderson said, but for all of the Magic Valley.

“We knew that having a plant here would be a good thing,” she said, noting that it’s estimated to contribute $1.3 billion to the region’s economy. “That’s huge. Chobani has really put us on the map.”

The first noticeable way Chobani has impacted the community is giving people who were previously unemployed the opportunity to work, said Chobani spokeswoman Lindsay Kos. She said there are more good things to come.

“We have just over 600 employees in Twin Falls and about 80 current openings to fill, so that number will continue to grow,” she said. ”Since Jan. 1, we’ve hired 280 employees.”

The area’s housing market and requests for building permits to the city of Twin Falls are on an upswing, partly due to Chobani.

“Whenever there’s a large company like that, it brings some stability,” said Olivia Torres, a Realtor with Keller Williams Sun Valley Southern Idaho, formerly known as Magic Valley Realty. Chobani has helped, she said, but so have other companies such as C3 and lower interest rates.

“Chobani has had a positive influence, it’s created excitement,” Torres said. “We have a ton of people who work for Chobani, transferring here, buying homes. We’re starting to see a definite pick-up in the market.”

The $450 million, 1 million-square-foot Chobani plant, which broke ground Dec. 19, 2011, sits on 200 acres — “but we’re only using a fraction of that,” Kos said. Only 22 acres are being used, so there’s plenty of space to grow.
