Welcome! We'd like to welcome all new residents to Summer Brook. We hope you are finding our
community to be friendly and helpful. If you have any questions or concerns, ask a neigh-
bor or contact the HOA via email ([email protected]) or, better yet, come to a
monthly meeting.
Monthly Meetings Monthly meetings are held on the second Monday of every month at 7 p.m. at
Joe's Club on North Wickham. A sign is posted at the front entrance 48 hours before each
meeting. (Directions: Exit Summer Brook, turn left. Go 100 yards to Joe's Club.)
2016 SBHOA Dues In November, the 2016 dues payment will be mailed out to each homeowner. That
amount is $275. It is due on January 1st, 2016 with a grace period of 15 days. Thank you
for you attention to this and your support to the SBHOA.

The Holidays are Coming!!!
Cleanup for the Holidays It is all of our responsibilities to keep our neighborhood looking great for our home
values. We do this by adhering to the rules of the Summer Brook Covenants as well as
the ordinances of the City of Melbourne. If you do not have a copy, you can download
the file on the SBHOA website (http://summerbrook.info/2043/2127.html). Please get
familiar with these rules so you can better understand how to maintain your home and
property.
Power Washing Sidewalks and surrounding areas that have mold and rust are a good places to start with
a fall clean-up. Power washing makes a big difference in the curb appeal of your home.
This is not a difficult task but depending on the extent of the mold that is on you side-
walks and driveway, it can take 3-5 hours to complete. If you don’t have a power washer,
you can rent one at Home Depot for $53 for 4 hours or $76 for the day.
Note: If you are elderly, a widow or single Mom and have no way to accomplish this task
on your property, please contact the Board and we will arrange a work party to do it for
you.
Rust Stains Goof Off Rust Stain Remover works great to remove the irrigation stains on your house,
mailbox, driveways and sidewalks. It’s like magic! In most cases, you don’t need to power
wash. It only cost $9.48 for a gallon at Home Depot.
Tree Trimming - Sidewalk Access Summer Brook is a great neighborhood for walking because we have sidewalks. Unfortunately,
there are some properties that have trees overgrowing into them. This impairs mothers with
strollers, the elderly, walkers and joggers. Please check your trees and trim them if necessary.
SBHOA Holiday Party
December 12th is the tentative neigh-
borhood Holiday Party. We plan on
supplying food and drinks for all who
attend. This is a great time to meet your
neighbors and the SB Board members. It
will be held in the phase 4 common
area. We will most likely setup a tent
and have a grill going. We are looking
for volunteers to help plan this and we
would like some activities for the chil-

New Entrance Concept
New Front Entrance
The current Summer Brook entrance is almost 24 years old. It has lasted through several auto
collisions and hurricanes. In order to continue to attract new homeowners and to maintain or
increase the value of this neighborhood, a new front entrance is necessary. If we keep the
current entrance, we have several issues that must be addressed that will cost significant dol-
lars.
1. The electrical system for the lights requires a complete replacement. The two circuit
boxes that supply the electricity to the lights and irrigation system are rusted to the point
of disintegration and can become hazardous. We want to replace this high voltage system
to an LED system to reduce cost and maintenance.
2. The trees are problematic. There are several dead or dying trees that need to be re-
placed. But the basic problems is that Centex did not plan the tree and shrub planting
properly when the entrance was created. We want to put native Florida trees and shrubs
in that grow slowly and in pace with each other. We want to put in an entrance that will
last 25 year+ with low voltage lighting, irrigation, and plantings.
3. North and South Corners: The two corners of our entrance were built up higher than the
road level. As such, it becomes difficult to see someone (jogger) crossing the Summer
Brook entrance way via the sidewalk due to the height of the side grade and plantings.
Likewise, turning into the Summer Brook entrance visibility is poor as well. This will be
redesigned to be at a lower level as part of the new entrance.

Connect with your neighbors: NextDoor NextDoor Summer Brook is a great way to stay connected to your neighbors. Nextdoor is a social networking service for neighborhoods in the
United States. It allows users to connect with people who live in theirs and nearby neighborhoods. Nextdoor competes with other social net-
works such as Yelp, Yahoo Groups, Facebook and Google. It differentiates itself by limiting access to posts to the people in each neighborhood
or those nearby, which can increase privacy. It has been characterized by The Washington Post as part of a wave of community focus in the
United States. Below is a map of our neighborhood, the green color reflect those who signed up. It is an excellent way to get news concerning
robberies, neighborhood watch items, you can even post for sale items. Currently, there are 58 households and 68 members signed up out of

NextDoor Summer Brook Participation Map
Summer Brook Lake Access Below is a map of Summer Brook. We have 7 lakes in our neighborhoods. All homeowners are
allowed to walk around any of these lakes and fishing is allowed. To access them, look for the
street culvert that leads to the lake. The SBHOA owns an 8 ft. wide easement path between the
home properties to the lakes from the street culverts but please be respectful of the adjoining
properties along the easement and lakeside. There is a red arrow pointing to some of the path-
ways below. Most of the lakes cannot be fully walked around when the water level is high.
Lake 3 and lake 7 are probably the best choices for a walk. Lakes 5, 6, and 7 can be accessed
from the HOA common property area in phase 4. Please be careful if you walk the lakes, the
ground is uneven. Be mindful of snakes and other critters as well as soft soil that can make you
fall. If you see any issues around the lakes please notify the SBHOA Board. Thank you...

Friendly Reminders
In late November or early De-
cember, the Board will set aside
two Saturdays to visit each Sum-
mer Brook Homeowner at their
residence. We will be noticeable
by the Tee-Shirts we will be
wearing which denotes SBHOA
Board member. The purpose is
to introduce the homeowner to
Board members and to discuss
the friendly reminder form and
how the Board plans to use it.
The Friendly Reminder is a multi-
copy form that has covenant
items that can be checked off by
a Board member if some work
needs to be done to the exterior
of a home or property. We will
start sending out Friendly Re-
minders on a quarterly basis in
2016 with follow-ups.
The purpose is to create a better
overall look to our community
and make it a more desirable
place to live. We all should be
proud of our community. If you
have any questions about our
neighborhood or suggestions,
please let us know during our
home visits or send us an email.
