W ith the rising costs of Manhattan and Brooklyn real estate and living, many

New Yokers, especially families, seek out alternatives. Very often they turn to Westchester County, located to the north of New York City. It is one of the wealthiest counties in the country and offers open green spaces, fresh air and access to Long Island Sound and Hudson River, as well incred-ible schools (both public and private) and close proximity to the city. Pati

Holmes, Manager of the Rye Bro-kerage, said, “Manhattan buyers are back in Westchester because they can simplify their lifestyle as well as save money by eliminating co-op and condo maintenance fees and private school costs. Westchester affords them top public schools, convenient com-mutes as well as great access to the expansive beaches of the Long Island Sound.” Additionally, many families and homeowners can hold onto the benefits of city life, without the stress

and prohibitive costs. Mr Whittemore said, “Concentrate more on what you ‘need’ and you’ll be better off in the long run and just may find it that much sooner. You may think that by moving out of the City that you won’t find any good restaurants in the burbs. Wrong! Plenty of very tasty and trendy places to dine.”

In terms of where to begin your search for Westchester properties, Jim Whit-temore, Manager of the Larchmont Brokerage, suggested that buyers check out a variety of locations. °All of our towns have their own unique luxury markets.” Those desiring water access have the Sound Shore or Hud-son River towns and some have lake-side options. Looking for more open space with horse trails? “Try Bedford and surrounding towns,” commented Mr. Whittemore. Mimi Magarelli, Agent in the Larchmont Broker-age, reported that Larchmont, Rye, Scarsdale, Bedford and Bronxville are hamlets and towns on the top of many luxury buyers’ lists. “We are seeing a lot of international buyers coming to Westchester as they are drawn by the quaint charm of our small towns—many of Westchester’s towns have been here since before the Revolution-ary War. Narrow lanes, stone walls, clapboard and lush landscape are fa-miliar features for those who are here from overseas.” Ms. Holmes said that

she sees many luxury buyers, whether from New York City or farther away, generally settle on such communities as Larchmont, Bronxville, Scarsdale, Rye/Harrison, Armonk and Bedford. According to Ms. Holmes, the area has a high retention rate once families set-tle in: “Local Westchester families who have been here for generations seem to trade homes within Westchester and do not find the need to relocate as amenities including shopping, trans-portation, schools and local recreation are unparalleled,” she said. Moreover, Westchester properties seem to retain their value, which according to Ms. Magarelli is most likely because “the Westchester value proposition is worth exploring for the lifestyle benefits it offers and the services it provides.”

Mr. Whittemore said to “definitely select a broker and stick with them. But only a broker that truly knows the territory” when looking to buy. Ms. Magarelli echoed this sentiment. “Find yourself a good buyer’s agent. Do your research. Go to open houses and meet different agents,” she said. Ms. Holmes goes a bit further and recom-mends that prospective buyers spend their first day in Westchester “looking at communities not homes. Each of these towns has a distinct personality and one can be very diverse than the next. If you have children, be sure to do a tour of the schools; Westchester is

One of the biggest perks of having a home away from home is space, especially

if you are escaping the confines of a city apartment. Waking up in a quiet three-bedroom, two-bath-room abode is a treat in itself; but add an expanded deck that is surrounded by greenery, and all of a sudden you are experiencing rustic luxury.
