Stone Forest Farm is a unique property on the Trask River,
one of the best salmon and steelhead rivers in the Northwest.
Comprised of 69 +/- acres of secluded Oregon Coast
Range forest, the farm has approximately 3 acres enclosed
by electrified high fence, professional landscaping, a 2,467
sqft custom riverfront home, a 1,500 sqft commercial
greenhouse and a 432 sqft storage building. The property
lies on the south side of the Trask River off a private road
shared by one downstream landowner. It includes nearly ½
mile of river frontage, bordering four distinct salmon holes
and several runs for steelhead. The Trask River is one of
the closest quality salmon and steelhead streams to a major
metropolitan area in the Lower 48 states. The majority of
the public fishing is concentrated in the lower river, which
is accessible to drift boats. Stone Forest Farm is upstream
of the highest drift boat put-in, and across the river is a mix
of public and private property. Stone Forest Farm is located
15 minutes from Tillamook, Oregon, and 1 ½ hours from
Portland. A small Roosevelt elk herd calls this property
home, along with Black-tailed deer, bobcat, black bear,
raccoons, Bald eagles and osprey. With incredible fishing,
the potential for hunting, and close proximity to recreational
opportunities including sailing, deep sea fishing, crabbing,
sea kayaking, whale-watching and exploring the many
nearby beaches, Stone Forest Farm is an exceptional offering.

Stone Forest Farm is nestled in the Trask River Valley just 15 minutes southeast of Tillamook and some of the most amazing
beaches and vistas on the Oregon Coast. Stone Forest Farm is only a short 1.5 hour drive from Portland. In addition, the
Port of Tillamook Bay Airport is 12 miles from Stone Forest Farm. The Tillamook Bay Airport is a full-service airport that
provides a 5,000-foot asphalt runway, fueling facility, private hangars for rent or long-term lease, and runway and approach
lights. The airport accommodates private jets, cargo planes and military aircraft.
Tillamook County is home to more than 25,000 residents. Situated between the Coast Range to the east and the Pacific
Ocean to the west, Tillamook County encompasses over 1,300 square miles. Within that boundary are nine salmon-bearing
rivers, four bays, four national wildlife refuges, miles of beaches and quaint beach towns. Tillamook, the county seat, is
best known for Tillamook cheese, the dairy farms and tourism, with Highway 101 running through town. Tillamook Bay,
which supports five major salmon rivers including the Trask River, also supports a thriving oyster cultivation business and
is well-known as a Fall Chinook salmon fishery. In addition to the 25,000 residents, many people from Portland and the
Willamette Valley own vacation homes in Tillamook County.

The Main House — The main house at Stone Forest Farm
is a custom 2,467 sqft, three-bedroom, two-level home
along the banks of the Trask River that was constructed
in 2006. The house has an open floor plan and features
maple flooring, custom alder cabinetry and trim, an
open kitchen, granite counters, gas appliances, a sitting
area with windows overlooking the river, one master
bedroom with full bath and an additional ½ bath off
the entry hallway. The downstairs contains a daylight
basement with two bedrooms, a full bath, woodstove,
entertainment room and access to the garage and shop/
storage room. The house was constructed using 12-
inch thick insulating concrete forms, which provides
superior stability, quietness and energy efficiency. It

has a large patio balcony
overlooking the river that
is perfect for relaxing or
entertaining large groups.
Underneath the balcony
is a two-car garage and
shop/storage room.
The surrounding property
is well-manicured and
comprised of professionally planted mature landscaping.
Water has been plumbed throughout the landscaping to
assist with irrigation in the summer months. In addition,
a large 500 sqft deck was constructed over the river where
one can watch salmon swimming up through the riffles or
simply spend a relaxing time
by the river. Surrounding
the three manicured acres
is an electrified high fence
to protect the landscaping
from browsing elk and
deer that travel through the
property regularly.
Greenhouse and Storage
Shed — Adjacent to the house is a large, quality-
constructed 1,500 sqft greenhouse constructed in 2007
where plants are started, wintered, and/or propagated for
the nursery business. Also constructed in 2007, a 432 sqft
storage shed is used for farm equipment and storage.
Stone Forest Farm is located in the heart of salmon and
steelhead country. While the Trask
River alone can provide the serious
angler with years of entertainment
due to the multiple runs throughout
the year on the property, there are
many classic steelhead and salmon
rivers within a short drive of the
Farm, not to mention the endless opportunities fishing
for halibut, rockfish, lingcod, tuna and salmon in the
Pacific Ocean.
Trask River — Rumored to be
the featured river in David James
Duncan’s acclaimed novel, The River
Why, the Trask River originates in
the Oregon Coast Range and travels
48 miles to the Tillamook Bay and the Pacific Ocean.
Live Water:
Nearby Live Water:The following rivers are excellent fisheries in their own
right and are in close proximity to the Farm.
Wilson River — Just over the hill from the Trask River is
the Wilson. An excellent stream for both floating from a
drift boat or fishing from the bank in the higher elevations
to trolling in the estuary, the Wilson is a larger version of
the Trask and offers Fall Chinook, Spring Chinook, Coho
and Winter and Summer steelhead (hatchery and native).
Kilchis River — Thirty miles north of the farm is Kilchis.
A small 25-mile coastal stream that feeds into Tillamook
Bay, the Kilchis offers Fall Chinook, Winter Steelhead, as
well as a small run of Coho salmon and sea-run cutthroat.
The river plays host to substantial and healthy wild and
hatchery runs of Fall Chinook (first rains in October
through November), Coho (September through
November) and Spring Chinook (April through June)
salmon. Fall Chinook range up to 40 pounds, Spring
Chinook average around 15 pounds and Coho average
from 10 to 15 pounds. The Winter Steelhead run begins
in December and lasts through March, while Summer
Steelhead enter the river in July and last through
October. These fish average from 5 to 15 pounds. Finally,
the property is host to a sustained population of Sea-
run cutthroat trout, which can grow to over 20 inches
and can be aggressive. The cutthroat follow the salmon
and steelhead into the rivers to feed on eggs and can be
caught just behind their bigger cousins.

The Kilchis is best known for being one of two rivers in
Oregon with a sustainable run of Chum salmon, which
come into the river in October through December and are
undoubtedly the most aggressive salmon to take a fly.
Miami River— Smaller than the
Kilchis and just to the north, the
Miami River is the other river
that supports a sustainable run
of Chum Salmon. The Miami is
not boatable and public access is
difficult. There are several farms
that will charge a rod fee when the Chum are running.
Nehalem River — Mostly a wild run fishery and well
known for its Winter Steelhead and Fall Chinook runs. The
Nehalem also supports hatchery runs of Coho Salmon.
The Pacific Ocean — One of the most unique aspects of
Stone Forest Farm is its proximity to the Pacific Ocean.
Not only are the fish moving up the Trask River right out
of the ocean; and in some cases have been in freshwater for
less than a day when they arrive on the property, but there
is also ample opportunity to catch salmon and steelhead
in Tillamook Bay or out in the
ocean. There are several places to
put in and several different means
of fishing in the Pacific Ocean and
bay areas. From a small aluminum
open sled for fishing and crabbing
in the bays to the more seaworthy
vessels that will allow you to chase
tuna 40 miles offshore, there is something for everyone.
Depending on the season, one can catch halibut up to 80
pounds or bring in a limit of albacore tuna (averaging 20
pounds with a 25 fish/person/day limit), or go bottom
fishing for rockfish, lingcod and Cabazon. Throwing a
few crab pots over the side of the boat on the way out and
picking up Dungeness crab on the way back makes for a fun
and successful day on the water.

As discussed previously, Stone Forest Farm has
a 1,500 sqft greenhouse that currently supports
a landscaping business. The income from this
landscaping business generally covers property
taxes and basic annual maintenance costs. While
the property has not been cruised for timber, it
has a small stand of older-class forest consisting of
Douglas fir, cedar and Sitka spruce. The majority of
the timber was cut in 2000 and replanted in a mono-
crop of Douglas fir. The property also generates
income through a lease to The Oregon Fishing Club,
which leases 3 out of the 4 main salmon holes. The
lease is renewed on an annual basis.
Income Opportunities:
Recreation:Golf — The 18-hole par 69 Alderbrook Golf Course is
located 5 miles north of Tillamook and is one of the oldest
courses on the Oregon Coast. Alderbrook offers a pro shop,
membership, restaurant, and
meeting and banquet facilities. In
addition, there are three nine-hole
courses: Bay Breeze in Tillamook,
Manzanita Golf Course and
Neskowin Marsh Golf Course.
Hiking and Beachcombing —
There are miles of hiking trails
and miles of beaches in the area
for exploring. The Tillamook
area is known for its beaches with
Manzanita Beach, Agate Beach,
Rockaway Beach, Kiwanda Beach, Neskowin Beach, Sunset
Beach and Short Sand Beach all within close proximity
to the Farm. In addition, hikes to Munson Creek Falls
(the Coast Range’s highest waterfall at 319 feet) 7 miles
south of Tillamook and hikes to the Three Capes and four
nearby national wildlife refuges
keep active visitors and residents
busy throughout the year.
Surfing and Kite Boarding —
Where there are waves, there
are surfers and kite boarders.
The North Coast of Oregon is
famous for its many beach breaks,
attracting hoards of surfers
and kite boarders. In addition,
Oswald West State Park’s Short
Sand Beach is the location from
the final scenes of the movie Point Break, starring Keanu
Reeves and Patrick Swayze.
