The origins of Stocker Preston date back to the early 1950’s when A.D.
Errey & Co opened its doors within the Margaret River township. At this
time the region was still a rural-based community of struggling sheep and
dairy farmers.
Ray Stocker joined the organisation in the seventies, which was around
the same time Peter and Mary De Chiera began making their mark on the
Dunsborough real estate market.
In 1988, the name Stocker Preston was introduced to reflect the then
partnership in Margaret River.
A branch office was soon opened in Augusta, while a new player in the real
estate market began making an impact in the rural environment with an
office in Cowaramup.
This newly formed business accepted an offer to come under the wing of
the then Stocker Preston by franchising to the company. After operating
for 4 years under franchise, the company struck out on it’s own to become
Down South Realty.
Over the years all three organisations built trust and loyalty within the
community by continually demonstrating a high level of service and genuine
commitment to the community.
Independently, they played an integral role in the region’s growth and
development, working to ensure the essence of the south was not lost
through its development. Each district office has listed and sold more
properties than any other organisation in their individual areas and have
attracted some of the most experienced agents in the industry.
In 2007, a landmark merger saw the three companies amalgamated to
create the largest independent real estate company in the south west.
With cultivated roles in specialist areas, Stocker Preston was the first
organisation to cover the south west under one management structure.
Stocker Preston today combines decades of experience and resources with
offices in Dunsborough, Margaret River, Cowaramup, Augusta and Vasse.
The combined strength of this amalgamation presents Stocker Preston as a
principal force within the real estate industry in the south west region.

As the south west’s largest independent real estate company, Stocker
Preston is the only company that services the south west under one single
management structure.
With decades of experience, the company has a comprehensive

The Cape to Cape region in the south west is home to all manner of environs
from stellar coastlines and beaches, to world renowned surfing locations,
lush forests and farmlands, national parks, majestic caves and the famous
Margaret River Wine Region.
As the region’s profile is elevated onto a world stage, it continues to attract
an increasing number of investors and people looking for that ‘perfect’ sea

Just a 200km to 300km drive from Perth, the south west is a world away
from any city environment. It comprises a range of distinct landscapes and
cultures, with complementary activities and interests that cater for many
varied lifestyle dreams.
The region enjoys a Mediterranean/maritime climate with summer
temperatures rarely over 32oC and winter temperatures ranging from 11oC
to 18oC. Most rainfall occurs between April and October and the annual
average rainfall is approximately 1,000mm.
Stocker Preston has offices in five locations in the south west, each with
individual charm and distinct cultures.

Augusta
The first white settlers came to Augusta in 1830, making it the third oldest
settlement in W.A. The townsite now comprises a tight community with a
mix of new and historical residences, but also boasts significant tourism
drawcards such as craft and gift shops, wineries, whale watching, dolphin
tours, ferry cruises and the tallest lighthouse in WA at Cape Leeuwin.
Located on the banks of the Hardy Inlet, a tidal inlet into which the Blackwood
and Scott rivers flow, and easy access to pristine waters and beaches that
stretch through to Flinders Bay, this water-lovers haven has an approximate
population of 1200, including nearby Karridale.
Originally known for its timber and later, local farms, Augusta is well served
by a range of shopping, medical and accommodation facilities, including a
new supermarket, restaurants, hospital, aged lodge and clinic. There is a
Primary School in Augusta, as well as one in Karridale.
Cowaramup
Cowaramup is a country town with a lot of character. Ideally located on the
Bussell Highway between Margaret River and Busselton/Dunsborough town
centres, this quaint town rests right in the heart of wine region territory.
The town is well serviced with tennis courts, BMX track, a well-recognised
primary school, lawn bowls and the Cowaramup Club, plus restaurants and
niche retail.
In peak periods, it becomes the hub of major activity, having hosted the
Margaret River Wine Region Festival’s major event, Margaret River Viticulture
Field Day and summer Sunday Sundowner concerts.
Cowaramup has been targeted for growth by the Augusta Margaret River
Shire and is expected to increase from 600 residents to 3000 within the next
10 – 15 years. As such, development activity is well underway, with adequate
sensitivity given to the town’s rare and welcoming rural atmosphere.
Dunsborough
Dunsborough is a small town in a big hurry! It is visibly vibrant and
sophisticated, yet leisurely in ambience and forms part of the fastest growing
shire in Australia.
Blessed with natural assets few areas can emulate, it reposes on the tranquil
shores of Geographe Bay. The township is also the nearest commercial
centre for Yallingup, one of the country’s finest surf areas as well as Eagle
Bay among its most prestigious beach localities.
A family holiday destination for decades, Dunsborough incorporates a naval
ship dive wreck, a championship golf course, many great little restaurants
together with the appeal of the vineyards.
Investment in the area is available in all types of properties, with the beachside
holiday home (or homesite) being keenly sought. Many prospective residents
are also drawn to the privacy of the 2ha special rural retreats, developed
in the natural bushland of the hinterland. Commercial opportunities also
abound in this rapidly growing area.
Margaret River
The township of Margaret River sits comfortably on the banks of the infamous
Margaret River and is surrounded by broad hectare farm land, State forests,
vineyards and world famous surfing beaches.
Traditionally known as a service centre for the beef, dairy and timber industries
and a beautiful rural and coastal holiday destination, viticulture and tourism
today provide the catalyst for a thriving community and economy.
The Augusta-Margaret River Shire population is approximately 10,000, with
an annual growth rate of 5.5%.
There are six primary schools, a senior high school, Montessori school and a
regional college of TAFE in Margaret River, plus a Centre For Wine Excellence,
comprising a joint venture of TAFE, Curtin University, Edith Cowan University
and the Margaret River High School.
Margaret River is well served with comprehensive shopping, business and
medical services (including two hospitals) and there are numerous sporting,
cultural and religious organisations within the community.
Vasse
Vasse is quite literally a new gateway to the south west, with the Vasse
Newtown residential estate development taking centre stage.
The introduction of Vasse Newtown will bring a new business centre,
industrial park and healthcare facilities to the region.
A major 95 bed aged care facility and district hospital is in the plans, as
are four school sites, in addition to the existing Vasse Primary School and
tertiary education facilities.
Vasse is located in the centre of the wine region, in almost equal distance
to Busselton, Dunsborough and Margaret River. It therefore benefits from
having equal access to all the beaches and lifestyle infrastructure available
in the southwest.
The master-planned development introduces a new vibrant community to
the South West, and extensive facilities to the growing community.

COMMERCIAL MANAGEMENT
Stocker Preston Property Management is ideally positioned to service new,
or existing commercial and retail developments.
Stocker Preston is actively involved in the business community where it is in
constant touch with the local business people and can offer a consultancy
service, and/or advice on current or proposed commercial, retail and strata
opportunities.
Stocker Preston Property Management is fully conversant with the
Commercial Tenancy (Retail Shops) Agreement and Strata Titles Act which
allows staff to quickly identify potential problems and rectify them prior to
any expensive legal wrangles.
Our commercial and retail tenant screening process is comprehensive and
involves initial interviews, obtaining reference checking, financial status,
as well as establishing a business and trading history for the prospective
tenant.
Annual reports and budgets can be formulated ensuring the maximum
profitability for Landlords. Reconciliation of variable outgoings, plus other
commitments as per the Commercial Tenancy (Retail Shops) Agreement Act
are part of our service.
RESIDENTIAL PROPERTY MANAGEMENT
Managed by a team of experienced professionals, the division holds the
largest residential and commercial property management portfolio in the south
west and has a large database of people seeking rental accommodation.
The tenant selection process comprises a meticulous qualifying program to
ensure responsible tenants are placed in available properties.
The Stocker Preston Property Management service incorporates general
management duties, including arrangement of minor repairs, preparing
monthly statements and general liaison with clients, and leasing duties
including arranging advertising, screening a tenant, property inspections
and preparing lease agreements.
STRATA MANAGEMENT
Strata management proposals comprise an increasingly significant portion
of the commercial and residential plans for our company.
Stocker Preston’s duties in regard to strata management including forming
the Strata Company and organising the registration of new By-Laws with
DOLA (Department of Land Administration). We arrange the initial meeting
of the Strata Company and liaise with owners and occupiers to ensure that
the common property is maintained and the Strata meets its obligations
under the Act.

Having established its position as a leader in the marketplace, Stocker
Preston is also proud of its leadership role within the community.
Stocker Preston is well-recognised throughout the region for supporting the
community that supports them.
Amongst the many activities Stocker Preston is involved in, the company
regularly conducts seminars to assist the local community with their property
investments. These might include “First Homebuyer’s Information Nights” or
Investment Seminars held several times each year.
With both directors and many staff members raising families in the area,
support for youth-oriented projects is also priority.
Stocker Preston is a major sponsor of the Youth Outreach Program that
concentrates on fostering life-skills, opportunities and development for
young people in Margaret River, and has a hand in the funding in the region,
and been an avid supporter or community initiatives and causes.

Land prices in the south west have soared in the past decade with the
tourism boom and resultant population growth. As a result, development
has progressed steadily.
The demand for land brings with it increased expectation for environmentally-
aware land releases. Careful planning in consultation with the local
communities aims to ensure the innate essence of the area is retained.
The State Government recently identified the need for definite planning
principles to protect significant sectors of the south west region. The
Leeuwin-Naturaliste Ridge Statement of Planning Policy was released to
identify land required to accommodate population growth.
Both the Augusta-Margaret River and Busselton Shires have now adopted
the Leeuwin-Naturaliste Ridge Statement of Planning Policy principles when
considering future development proposals.
These measures endeavour to ensure that developments in the region meets
both town planning requirements and those of the local community, so that
the inherent values of the south west lifestyle are protected for the future.

Ken Preston
Ken Preston is the Managing Director of Stocker
Preston and has operated in the real estate industry
for almost two decades, building the region’s leading
real estate agency since 1988.
A member of REIWA, a licensed real estate agent and
a licensed auctioneer, Ken spent ten years as the Shire Clerk in Margaret
River and returned to the local government arena in 1999 as an Augusta-
Margaret River Shire Councillor.
Ken continues to maintain an active interest in community affairs. He has
served as chairman of the fundraising committee for the Margaret River
Aquatic Centre, a $3m project completed in 1998. He is also a previous
president of Landlink Australia and the Margaret River Tennis Club and,
among many outside interests, Ken lists fishing, swimming and enjoying the
fine food and wine of the region.
Ray Stocker
Ray Stocker has more than 30 years experience in the
real estate industry, including 20 years as Licensee
and proprietor of the business. He is a licensed real
estate agent, a licensed valuer, a certified practicing
valuer and a licensed settlement agent.
Ray is the south west representative of REIWA, an Associate of the Australian
Property Institute, a Member of the Australian Institute of Conveyancers and
holds an Associate Diploma in Valuation and a Certificate in Settlement
Agency Procedures.
Ray is still actively involved in listing and selling property within the region,
which he combines with special talents in subdivision feasibility, project
management and marketing.
Ray has served on various committees and steering groups in Margaret
River including the Margaret River Townsite Strategy Steering Committee
and the Margaret River Business Enterprise Centre.
However, he still finds time to participating in Masters swimming events and
often travels to exotic surfing breaks in pursuit of the perfect wave.
Peter De Chiera
The doyen of Dunsborough real estate, Peter has
been operating in the region since 1979 and has been
involved in more transactions than any other realtor in
the history of the district.
He is by far Dunsborough’s most respected and
knowledgeable agent, and has managed the transaction of literally hundreds
of millions of dollars worth of property.
Within an area that encompasses Dunsborough, Quindalup, Siesta Park,
Eagle Bay and Yallingup, Peter has been integral in taking these localities
into the forefront of beachside development in Australia. In fact, many of the
region’s most successful developments may not have eventuated without
Peter’s enthusiasm, expertise, sales ability, confidence and guidance.
He has exclusively marketed most of the district’s major developments and
has been awarded many top selling agent awards and continues to be
acknowledged as a highly influential player in the Western Australian real
estate market.
Louis De Chiera BA LLB
After completing his Bachelor of Arts (Asian Studies)
and Bachelor of Laws degree, Louis worked as a
solicitor in both Perth and Sydney within Freehills, one
of Australia’s top tier law firms.
Working predominantly in the areas of major
projects and property, Louis obtained extensive experience with contract
requirements for major sales and acquisitions, property development and
commercial leasing.
The lure of returning permanently to Dunsborough and its idyllic lifestyle
proved irresistible to Louis De Chiera and his wife Louise.
His skills have proved invaluable in his current role within Stocker Preston.
He has since made his mark on the real estate industry and is today a highly
regarded residential and commercial property consultant in the Dunsborough
area, selling over $20 million worth of properties in his first 12 months.
Louis provides internal legal expertise, which in today’s contractual climate
should give clients additional confidence in their dealings.

Mary De Chiera
Mary De Chiera entered the local real estate industry
with her husband, Peter, some 28 years ago. The
archetypical woman behind the man, Mary’s strength
of character and business acumen has made her
an integral part of the partnership and created a
formidable team in the Dunsborough marketplace.
An experienced and qualified agent in her own right, she has achieved her
real estate licence and triennial certificate, and has a depth of local market
knowledge.
Mary’s comprehensive role in the development and management of the
business has created a foundation for the business to flourish over the
decades. Her office management prowess has seen the implementation
of unique systems within the office environment, which has allowed for a
seamless transition of a sale through to settlement.
Her contribution to the business cannot be understated and her personable
approach to business ensures that every dealing with the agency is a
pleasurable experience.
Rod Duggan
Rod Duggan is a third generation Cowaramup-based
resident and has a lifetime background in farming,
business and real estate.
As Director of Stocker Preston and co-owner of one
of the region’s most successful agricultural supplier,
Cowaramup Agencies, his extensive knowledge of viticulture and agricultural
land allows him to be well versed on intricate rural issues. It has also provided
a unique platform for his work in property development.
In fact, Rod has been heavily involved in many property development
projects in the region, including the sub-division of rural land for housing
estates and smallholdings. Rod is well known in the region and respected
in the industry. He was instrumental in the Stocker Preston merge that
brought together three of the region’s most successful agencies.
Jill Turton
Jill Turton is the Licensee Director of the Cowaramup
office and has lived in the Cowaramup area for more
than 20 years. Jill has over 11 years experience in the
operational management of a real estate business
plus a further 8 years in business management in rural
agencies and sales.
A consummate all-rounder, Jill’s extensive knowledge and expertise sees
her overseeing, as well as actively participating in, all matters concerning
Administration, Property Management, Sales and Contractual Procedures
within the business. She also undertakes all training of new staff plus re-
training when required.
Jill holds a Real Estate Agent Licence and Triennial Certificate, a Diploma in
Teaching, and is a member of REIWA representing its Rural Chapter in the
Bush Brokers Partnership.
Jill also maintains a community presence as an active member of the
Business and Professional Women’s Group of Margaret River and the
Cowaramup Retailers’ Association Inc.
Jill’s combined platform of knowledge, experience and skills within the real
estate industry, has ensured an outstanding contribution to the company.
Neil Earl
Neil Earl is a Director of Stocker Preston and an
active member of the community. He has contributed
extensively in local, state and interstate rural business
environments and considered an expert in the
agricultural industry.
Based in Cowaramup, Neil has an excellent reputation for his entrepreneurial,
business negotiation and property development skills.
He provides first-hand experience in securing successful property investments
and supports his colleagues in specialist areas of rural subdivisions.
Neil operates a successful agricultural supply company in the south west,
Cowaramup Agencies, and is looking to expand his interests in the area.
