Seller InsightSituated in a glorious location on the outskirts of the village of Great Asby is Stenkeld, a spectacular equestrian property that boasts around 54 acres of sprawling grounds. The property was purchased by the current owners a little over fourteen years ago and has been a much

loved home, and one that has also given them the opportunity to run a thriving business.

“Before buying the property we had a place in Cheshire with around 3 acres,” says Nicholas, “but we wanted more acreage on which we could run our horse breeding business. It was a friend who told us about Stenkeld, and we were lucky enough to put in an offer before it went onto the open market.”

“The house was in quite a sorry state at the time,” continues Nicholas, “so we completely gutted it, put on an extension and renovated it throughout. We did everything from rewiring the entire house to updating the drainage system, and just two years ago we put on a new roof, so it’s all in great condition. It has been the perfect family home and it’s also a lovely place to entertain friends and family.”

“Just like the house, we’ve maintained the land and the outbuildings beautifully,” says Nicholas. “We have a lovely big garden, adjacent to which is the paddock that we use to keep a close eye on the mares that are in foal, and the rest of the land is divided into fields. In my opinion there is huge potential to develop a variety of equestrian business here because we not only have the land but also stables, a beautiful indoor arena and an office.”

Favourite room: “When we renovated the house we created a lovely living room upstairs,” says Nicholas. “It sounds unusual, but it has become one of our favourite rooms in the house. Because of its elevated position and the fact it has lovely big windows, we can sit in there and take in the magnificent views.”

Favourite aspect of the grounds or surrounding area: “We’re around half a mile from the village,” says Nicholas, “but we still feel very much part of the community. It’s very quaint with a nice pub that we all congregate in on New Years Eve, a playground and junior school for the children, and there’s always lots going on in the village hall.”

Memorable event (if not another favourite room or unique feature): “Our setting is slightly elevated,” says Nicholas, “and when you stand in the top field you can see right the way across the Eden Valley. It really is the most stunning location.”

What they’ll miss most / why they are leaving: “We have thoroughly enjoyed the past fourteen years living here and running our business,” says Nicholas, “but we feel the time is right for us now to downsize. We’re planning to move abroad, but we hope that whoever is next to take ownership of the farm will gain as much enjoyment from it as we have.”

Directions:From Appleby town centre, follow the road up Boroughgate and towards Orton taking the left hand turning at Burrells, signed Great Asby, Soulby and Kirkby Stephen. Follow this road and take the first right for Great Asby; follow this road until you get to the crossroads and continue straight on, drop down the hill into Great Asby, passing the Church on your left, beck on your left; keep going and you will go past the children’s play area on the left. Take the left hand fork by the play area into a lane and follow this for about ½ mile to the end. At the end, Stenkeld on the left, go through two gates. There is name on gate and also a “stud name” on a gate. (Note: the land through the first gate belongs to the farm straight ahead. Once through the second gate on the left, the land belongs to Stenkeld.)
