University of Cal i fornia, Los Angeles Hitch Student Residences
The recently renovated Hitch Student Residences, located
on the northwest edge of campus, is a complex of four
three-story residential buildings organized around a series
of courtyards and a new commons building with shared
amenities and meeting spaces. The renovation project was
conceived to address accessibility and life-safety deficiencies,
including seismic strengthening of the existing structures and
inclusion of fire protection systems. The project also provided
the opportunity to update the exterior image and energy
performance of the buildings by providing a new “skin” as well
as updating the interior spaces with new finishes. The existing
outdated commons building was replaced with a new building
that provides support functions for the Hitch community
including study areas, offices, laundry facilities, vending, and a
multipurpose space that includes a display kitchen.
LOS ANGELES, CALIFORNIA
The project site was reimagined by utilizing sloped walkways
combined with new landscaping to mitigate the existing
hillside topography that connect a series of courtyards and
outdoor areas. Improvements to the site and recreation
facilities help to bolster the sense of community for the
residents.
Today, the complex has been transformed into a memorable
and socially vibrant environment for future generations of
students. Each suite has two bedrooms, a bathroom and a
living room. In addition to the renovation, new courtyard and
recreation spaces were developed, along with a new commons
building that houses a community kitchen and multipurpose
rooms. The new design capitalizes on views to the neighboring
mountains and ocean, creating a unique student environment
and a haven from the remainder of the urban campus.

Highland Hall is the newest residence hall for Stanford’s
Graduate School of Business (GSB) and includes 200 suite-
style bedroom units. Designed by Steinberg and Legorreta +
Legorreta, the building’s wings, ranging from one-story to four-
story, are arranged around three courtyards, each of which
has its own personality and character. Situated adjacent
to the existing Schwab Residence Hall, also designed by
Steinberg and Legorreta + Legorreta, the concept for the new
building incorporates the vocabulary of Schwab.
STANFORD, CALIFORNIA
A series of interconnected courtyards and arrival spaces link
the two buildings. The goal is to house the entire fi rst year
MBA program in one central location to allow for interaction,
bonding, networking, and a cohesive sense of camaraderie.
In addition to graduate students, the building will also house
GSB’s executive program, which houses 60 executives during
the academic year and as many as 200 in the summer.

University of California, Santa Barbara Santa Cruz Hall Renovation
Steinberg addressed the programmatic needs and improved
the usability, functionality, and social interactions within the
Santa Cruz residence community. Renovations consisted of
the lobby, formal lounge, recreation room, TV Lounge, and
the secondary lounges in resident wings. Particular focus
was placed on generating greater fl exibility and quality of
materials to create a more inviting and vibrant sense of place
and activity.
SANTA BARBARA, CALIFORNIA
This renovation is in response to new building codes,
life safety issues, improving energy effi ciencies, and
upgrading interior fi nishes while enhancing student life
and interaction. The building has 216 dormitory rooms
for approximately 579 residents connected by a central
common area. The site is located on the south side of
campus adjacent to other housing.

Cal i fornia State University, Ful lerton Student Housing & Dining
FULLERTON, CALIFORNIA
The California State University (CSU), Fullerton, Student Housing Phase III was the
fi rst project within the CSU system to achieve LEED Platinum certifi cation. Student
socialization is enhanced within this six building complex which combines living,
social, and recreational spaces. The basic building block is a 24-student living
space with social recreation and quiet study spaces. Outside, a piazza teems with
activity from the surrounding housing, classrooms, multipurpose rooms, and dining
venues. A light-fi lled dining hall anchors the complex and serves as a community
destination. This project was completed four months ahead of schedule, allowing
the University to utilize the facility for Summer conferences.
The approach to sustainability is holistic, encompassing every aspect of the student
experience. These elements include infrastructure enhancements such as rooftop
photovoltaics and a centerpiece fountain that operates only when the campus
is hitting water-savings goals, as well as elements that encourage sustainable
behaviors, such as 900 secure bike parking spaces located just steps from student
housing.

New Mexico State UniversityStudent Housing Phase II
The design of Chamisa Village, Phase II completes the existing
housing community and provides New Mexico State University
an opportunity to further establish their identity within the
New Mexico landscape. This attractive 127,000 SF residential
complex of 2- and 4-bedroom housing units is set among
beautifully landscaped desert courtyards.
In addition to providing the campus with an additional 282
beds, Steinberg designed uniquely programmed courtyards
and exterior social space to help realize the University’s goal
of creating a place where students and faculty can gather,
converse, share knowledge, and enjoy their surroundings.
Located adjacent to a large surface parking lot, the design of a
landscaped entry point will transform the new LEED Gold facility
into a public gateway to the campus.
LAS CRUCES, NEW MEXICO
The design and completion of Phase II defi nes and helps
unify the existing landscape of the campus which responds
to the natural elements and views of the surrounding Organ
Mountains. Contextually relevant colors and materials have
been integrated into the design to maintain a cohesive feel
within the University. The architectural language refl ects
and responds to the constraints of the site, while providing a
contemporary style upgrade to the campus.

AMP Lofts
The AMP Lofts project is a seven-story project consisting of
320 live/work units above 20,000 SF of ground-fl oor retail
in the heart of downtown Los Angeles’ Arts District. Catering
to the sophisticated artist community of the area, the dog-
friendly complex includes a large commercial courtyard with
outdoor seating, as well as upscale amenities such as a gym,
pool, sauna, a Clubhouse, and Workshop. There are also two
below-grade levels of parking for approximately 420 parking
spaces. The 5,000 SF Clubhouse, a hub for residents to co-
work and co-mingle, will incorporate a lobby, business center,
and leasing offi ce. The 5,000 SF Workshop, an industrial space
for creation and fabrication, can be rented out by residents,
whether to tune a bicycle or weld a DIY project.
LOS ANGELES, CALIFORNIA
Building upon the culturally layered area, the project
incorporates pieces of the site’s history such as the signage
from the original tenant, Amp Automotive, after which the
project is named. Original brickwork will be reclaimed and
used throughout. A bowstring truss from the demolished
structure will be re-imagined to form the roof of the
Clubhouse. The live/work units, ranging from studios to three-
bedrooms, have an industrial palette with exposed ducts and
polished concrete fl oors for a factory-like look and feel.

The Avalon at Carson
The Avalon at Carson is a luxury mixed-use residential
community that prioritizes health, wellness, and community.
Located on a 5.5 acre site across the street from Carson
City Hall, at the intersection of Avalon Boulevard and Carson
Street, the project consists of two mid-rise structures with 357
apartment units and 30,700 SF of ground floor retail space
and a 10,000 SF Public Plaza. The building form and layout
shapes a variety of public and semi-public open spaces and
paseos, creating an active and socially engaging environment
that enhances the concept of community. The Avalon project
is accompanied by The Avalon Specific Plan that was custom
tailored to fit the vision of the project into the site.

The Pierce
SAN JOSE, CALIFORNIA
This new 230-unit residential development sits at the edge of
downtown San Jose and an existing residential area. Wrapping
around a corner, the building fronts three streets. Live/work
studios, fi tness center, Wi-Fi cafe, and gallery are located
along the commercial street and activate that facade. One-
and two bedroom units are located along the two residential
streets. The development is seven stories at its highest
point, and drops back to the equivalent of two stories in the
back, preserving light and reducing height for the neighbors.
Parking for cars, motorbikes, and bicycles is provided
underground. The enclosed outdoor plaza includes a pool and
spa, water features, seating areas, and a barbecue.

3033 Wilshire Boulevard
Sited on Los Angeles’s historic Wilshire Boulevard, this
contemporary high-rise will add 190 new residential
units to the area between LA’s Koreatown and Westlake
neighborhoods. The apartments range from studios to
2BD/2BA luxury penthouse spaces—all atop 5,500 SF of
ground-level retail and amenities and four levels of above-
grade parking.
The design employs glass as the primary skin element. The
protruding decks change size as they move up the building,
creating a fl uid appearance across the facade. The pool deck
and primary resident amenities will be located on the roof
with 360° views to downtown LA, the Hollywood Hills, and the
Pacifi c Ocean.

The 19-story, 151-unit residential building provides a
mix of studios, one-, two-, and three-bedroom flats and
penthouses with 6,000 SF retail on the ground level. Parking is
accommodated by three-and-one-half levels above grade and
three levels below grade.

The 15-story mixed-use Type I residential and retail building
consisting of 90 luxury apartment units, 5,100 SF of retail, four
levels of above-grade parking, and resident amenities on the
skydeck and podium levels.

Parkside Hal l
Steinberg, working with Insight Realty Co., has been selected
to develop a prime downtown San Jose spot 180 Park Ave.,
better known as Parkside Hall. The City of San Jose chose the
team’s mixed-use tower proposal that combines residential,
offi ce, a hotel, and new expansion space for the Tech Museum
of Innovation.
Punctuated by landscaped outdoor terrace steps wrapped
in an undulating glass skin, the iconic, new 270-foot tower —
dubbed Museum Place — would include 60,000 SF of expansion
space for the Tech Museum on the ground fl oor; 210,000 SF of
“creative offi ce” on fi ve stories above the Tech space; Twelve
stories of condos; Three stories at the top for a boutique hotel,
with luxury penthouse residences on the highest fl oor.

The Epiphany Hotel
PALO ALTO, CALIFORNIA
Casa Olga, originally permitted as a hotel in 1971,
has been renamed The Epiphany and has been
remodeled into an 86-room, four-star hotel. The
renovation, completed in partnership with Joie
de Vivre, included voluntary seismic upgrades, an
exterior skin renovation, conversion of the fi rst
fl oor into a lobby and 24-hour restaurant with back-
of-house functions, and the addition of eight guest
rooms on the eighth fl oor where current dining
facilities exist.
The conversion into a boutique hotel follows a
thorough ideation phase orchestrated by design
fi rm IDEO, where the aesthetic character of the
hotel’s interior were carefully considered. The
new hotel aims to capture the spirit of Palo Alto --
curious, optimistic, entrepreneurial, tapped
in and vital -- while its aesthetic vision embodies
the region’s commitment to sustainability by
pursuing LEED certifi cation and using raw, rustic
and natural materials.

Tommie Hotel
Steinberg is currently designing the Tommie hotel in
collaboration with Rockwell Group, focusing on the Core and
Shell. The high-end boutique hotel, by Commune Hotels &
Resorts, is part of a hospitality trend to cater to the “micro-
lifestyle” of its peripatetic user, focusing on streamlined and
better product in urban environments. There is a synergy
between the Tommie Hotel brand ethos and the cultural
fabric of the location – one of Los Angeles’ most walkable
neighborhoods. In the heart of Hollywood, the site is on
Cahuenga Boulevard just south of amenity-fi lled Sunset
Boulevard.
