This four-story 28,500 square foot building replaces an abandoned, contaminated lot in one of Milwaukee’s

most vibrant neighborhoods. Embracing the tenets of the Living Building Challenge the completed building

is one of Milwaukee’s most “radically sustainable.”

The design first aims to reduce demand for energy, then draws energy where needed from renewable

sources by maximizing window orientations to capture natural light and solar energy; including operable

windows to allow for natural air flow; providing elements like accessible, beautiful stairs to encourage

walking over mechanical elevator use; reducing demand on energy further by using state-of-art energy

efficient lighting and innovative regenerative elevator technology; and capturing the efficient energy of the

earth’s thermal mass through geothermal heating and cooling.

Additionally, the building harvests all storm water on site for use to irrigate rooftop food production, and

captures excess rainwater and building grey water discharge into a cistern that re-circulates to feed the

internal water demand for toilet flushing—the first in Milwaukee.

Part of the 552-acre Ryerson Conservation Area near Deerfield, Illinois, he 5,600 square foot Center is a

vision of the Lake County Forest Preserve District to create an innovative space for educational and

outreach programs that focused on energy efficiency, recycled materials, and water conservation.

The Center provides a home for Ryerson Woods’ Environmental Education staff and new space for public

programs and school field trips. Sustainable strategies include a ground source heating and cooling system,

two rain gardens, a porous asphalt parking lot, and a large underground cistern that collects rainwater

from the rooftop to be used in case of fire.

SUSTAINABILITY STATEMENT Sustainable building practices have been a part of IBC Engineering Services’ core values since our inception. The

design and construction of our office followed LEED guidelines, including the use of wheat-board cabinetry,

soybean countertops, and low VOC paints and sealants throughout.

In collaboration with a number of different equipment vendors our office has become both a showcase and

laboratory for our work, and we continue to incorporate sustainable elements as technologies evolve and become

more readily available and cost effective.

WASTE MINIMIZATION

Our office promotes the reduction of waste wherever possible.

Kitchen: In addition to paper and aluminum recycling bins we provide real plates, drinking glasses, and cutlery

for employee use.

Restrooms: Our restrooms are stocked with recycled paper hand towels, as well as reusable cloth alternatives.

Stockroom: We procure our office supplies from E-Z Office Products, a Wisconsin based business specializing

in eco-friendly products. All paper contains at least 30% post-consumer waste and we utilize greener cleaning

products from brands such as Seventh Generation and Method.

General: The majority of our communication is paperless, including the company newsletter and vendor

invoicing. Double sided printing and copying is the default setting for all workstations.

ENERGY EFFICIENCY

Energy efficiency is the backbone of our company mission and our office includes:

High efficiency equipment with cooling energy efficiency 20% above ASHRAE guidelines.

Variable volume system with DDC control to optimize operation schedules, fan power, and evening setbacks.

High-performance, total energy heat recovery for exhaust/outside air.

Low-density, high efficiency lighting, with 90% day lighting.

Occupancy Sensors in all occupied spaces.

WATER EFFCIENCY

Living so close to Lake Michigan reinforces our commitment to water efficiency and conservation.

Restrooms: Our restrooms first utilized 1.6 gallon per flush water, along with low flow faucet aerators which

cut water usage by 40%. In 2006, we were asked to provide feedback on a waterless urinal, which was

estimated to save 100,000 gallons of water a year. The fixtures were recently upgraded to a pint flush urinal

and water closets that utilize pressure assist flush valves, which uses less than 1 gallon of water per flush,

saving more than 120,000 gallons of water per year.

Drinking Water: A filtered water faucet and ice maker cuts back on the need for bottled water in the kitchen;

while a water pitcher and drinking glasses are available for guest use in the conference rooms.

STAFF

Fostering an environment committed to sustainable practices is important to our company culture.

Transportation: Employees have use of the company hybrid car, and are encouraged to utilize the train and

other modes of public transportation whenever possible.

Shower Facility: As a number of our employees prefer to cycle into the office, we provide showering facilities

and bike storage.

LEED AP: Of the seven LEED Accredited Professionals in our office, five are senior personnel, with four of us

having been accredited since 2004.

Wisconsin Green Building Alliance: We have been active members of Wisconsin’s USGBC affiliate for over a

decade. Employees have served on various committees, presented at conferences, and volunteered time and

expertise on a number of projects, including the greening of their own offices.

EDUCATION

Every day affords the opportunity to gather, grow and share our knowledge with our clients, our colleagues, and

our selves.

Founders: Lev and Fieena Zvenyach, the founders of IBC Engineering Services, have installed both a ground

source heating and cooling system and PV panels at their home. Employees were invited to witness the

installations to further their understanding of the technologies.

REGARDING ENGINEERING As both student and teacher we are constantly looking, listening, and learning. We are asking questions not only in search of solutions, but often, in search of the core problem. At the heart of our practice is the notion of sustainability, and the belief that the best engineering systems aren’t necessarily dependent on cost or complexity. ENGINEERING AGAIN Renovation and life cycle are both important components in our work and we approach it with an eye on efficiency. Whether a building is changing its occupancy type (from an abandoned power house to a high school, for instance), or it’s just not aging very gracefully, IBC Engineering strives to design effective systems with a minimum of waste, expense, or unnecessary effort for our clients and our larger environment.

CUSTOMER SERVICE APPROACH Please provide an example of a conflict that arose during the course of a project and how that conflict was resolved. Please be detailed in your description of the issue and how it was resolved. Projects are often complex and multifaceted. A key factor to good project performance is the Project Manager’s ability to integrate personnel from many disciplines into an effective work team. We expect our Project Manager’s to communicate effectively with all organizational levels regarding both project objectives and decisions. Additionally, regularly scheduled status review meetings are an important communication vehicle, as well as, effective project planning, contingency planning, securing of commitments, and involving top management which help to avoid or minimize many conflicts before they impede project performance. When conflicts do arise we seek to find the root cause and come to a collaborative resolution that is agreeable to all members of the team.

Rush University Medical Center : Brennan Pavilion | Chicago, Illinois

Bridging the original hospital with the new LEED-Gold Certified 14-story Patient Tower, the

Pavilion incorporates the most environmentally ingenious engineering, aesthetics and design,

including central skylights and a large terrarium “tube” filled with plants that stretch to the

meditative green roof gardens above.

Clock Shadow Building | Milwaukee, Wisconsin

This 30,000 square foot multi-tenant building is located on a former brownfield site, this $7 million

project houses sustainably minded tenants like The Healing Collective, Clock Shadow Creamery,

and the Purple Door Ice Cream shop, Using principles from the Living Building Challenge, the

Clock Shadow Building is a stellar example of sustainability in Milwaukee.

Riverbend Place / Manpower International | Milwaukee, Wisconsin

This LEED-Gold Certified project includes a 280,000 square foot, four-story office building, a seven-

level, 1,260 space parking structure and 1,800 square feet of retail space. The new site currently

houses more than 900 employees with plans to add 300 more over the next five years. Its

impressive layout consists of a client center, state-of-the-art learning center and cafeteria in the first

floor and staff workspace in the upper floors.

Chicago Center for Green Technology | Chicago, Illinois

One of the USGBC’s pilot projects for LEED v1.0, the CCGT is still considered a shining example

of sustainable building practices. IBC Engineering designed and commissioned innovative HVAC and

plumbing system solutions throughout the two-story, 34,000 square foot building. In addition to its

LEED-Platinum Certification, the CCGT was also the only U.S. facility to be honored with a first

place in ASHRAE’S International Technology Awards in 2006.

Duke University : Marine Science and Conservation Genetics Center

A new research facility for Duke University’s Nicholas School of the Environment and Earth

Sciences, this $6.5 million project will house a 20-seat molecular biology research laboratory; a 16-

seat teaching lab designed for molecular-based coursework, as well as office space and meeting

areas. In addition to maximizing green design elements, the Center will serve as a demonstration

project for construction methods that anticipate sea level rise.

Main Street Revitalization | West Union, Iowa

IBC Engineering Services was asked to incorporate a district heating and cooling systems in the

design of a new Main Street in West Union. The proposed distribution system will consist of

approximately 60 buildings. The ground source heat pump system contains 180 vertical bores, at a

depth of 300 feet. All downtown buildings will receive a “stub line” to the system free of charge;

property owners can decide if or when they want to participate in the district wide system.

Nine Springs Wastewater Treatment Plant: 11th Addition | Madison, Wisconsin

Currently in design, this $41million project is the 11th addition to this wastewater treatment plant that treats an average

of 43 million gallons per day. The design scope follows the recommendations of the Facility Plan for sludge thickening,

sludge digestion, foam mitigation, struvite precipitation, and auxiliary systems and includes construction of a solids

handling system to convert the existing anaerobic digestion process multi-stage acid-phase digestion.

Rhinelander Wastewater Treatment Plant | Rhinelander, Wisconsin

Schedule for completion in July 2011, this new $32 million plant that will employ a biological phosphorous removal

process that will limit the presence of phosphorous in the wastewater to one part per million, a considerable

improvement in terms of environmental impact from the existing facility, which uses a chemical treatment process and

only achieves the standard of 3.5 parts per million. The facility will also create a solid-waste by-product that will qualify

as Class A sludge, a material that can be mixed with top soil for use as a fertilizer.

Wastewater Treatment Facility Improvement & BioEnergy Project | Beaver Dam, Wisconsin

This $20 million project is a public/private partnership between the City of Beaver Dam and Kraft Foods. The main

improvements made to the Beaver Dam Wastewater Treatment Facility include a new 2,270 square foot screening

building, a 14,325 square foot addition to the existing service building, and a new 56'-0" high by 49'-0" diameter UASB

reactor. Design of the project was completed in August 2009, with construction commencing in early 2010 and

projected completion of the project in mid-2011.

Wisconsin Rapids Wastewater Treatment Plant | Wisconsin Rapids, Wisconsin

The treatment plant treats the sewage from Wisconsin Rapids and the Village of Biron and has a capacity of 5.16 million

gallons per day. It serves both residential and industrial customers and treats an average of 3 million gallons per day. The

$25 million expansion and upgrade will facilitate the needs of industrial customers, and when completed, will be as

energy-efficient and self-sustaining as technology allows. The new design will be easily upgraded to accommodate both

residential and industrial growth.

S.C. Johnson Integrated Manufacturing and Engineering Technology (iMET) Center | Sturtevant, Wisconsin

This 61,000 square foot project houses Gateway Technical College’s engineering technology and construction sciences

programs. The State of the art facility offers training in computer numerical control (CNC) machining, welding, metal

fabrication, automated manufacturing systems and industrial robotics, and features an Industrial Design Fab Lab, one of

only 100 in the world.

Boiler Plant Upgrade | Racine, Wisconsin

Composed of four major buildings, the Racine Campus is the largest campus of Gateway Technical College. IBC

Engineering conducted a thorough assessment of the campus boiler plant in order to address the capital maintenance

program as it relates to major equipment, such as chillers, boilers, air handlers, etc. Our findings concluded that the

existing system was inefficient, and in many cases, not functioning properly. The implementation of our

recommendations is currently being discussed.

located within a high-rise in downtown Chicago. Designed to achieve efficiencies 20% above ASHARE Energy Standards,

the $10 million 70,000 square foot project is expected to earn a LEED-Gold certification.

River Shores | West Bend, Wisconsin

River Shores is a $90 million development located along the Milwaukee River. IBC Engineering Services worked with the

developer on two projects at this site: the renovation of an existing factory building to house a new YMCA; and the

renovation of existing offices into a parking structure for the new addition of 30 condominiums.

Wisconsin Veterans Home : Boland Skilled Nursing Center | Union Grove, Wisconsin

The Union Grove Wisconsin Veterans Home was opened in 2001 to serve the estimated 77,000 veterans over the age

of 65 living in Southern Wisconsin. A new 120-bed Skilled Nursing Facility completes the continuum of care at this

location. In addition to resident rooms, the three-story 97,000 square foot facility contains OT/PT rooms, community

rooms, full laundry facilities, administration space and a chapel.

room, art gallery, and a semi-public bistro.

Rush University Medical Center : Brennan Pavilion | Chicago, Illinois

Bridging the original hospital with the new LEED-Gold Certified 14-story Patient Tower, the

Pavilion incorporates the most environmentally ingenious engineering, aesthetics and design,

including central skylights and a large terrarium “tube” filled with plants that stretch to the

meditative green roof gardens above.

Shaw Technology and Learning Center Power House High | Chicago, Illinois

The renovation of this historic building built in 1905 to provide electricity and heat to the massive

Sears, Roebuck & Company, houses 460 students. A LEED-Platinum Certified project, the

curriculum will use the renovated building’s sustainable features to enhance lessons on the

environment, clean technologies and sustainability.

BMO Institute for Learning | Brookfield, Wisconsin

This 55,000 square foot facility provides space for training in leadership, sales and other aspects of

the banking business. The three-story structure includes a 136-seat auditorium, 13 training rooms,

"breakout" rooms for smaller groups and rooms wired and outfitted for online or computer-based

training. Indoor air quality and occupant comfort were primary concerns driving the commissioning

process.

Northeast Library Renovation | Washington, DC

First opened in 1932, this $10 million renovation will provide state-of-the-art library services, while

retaining the building's historic character. Work will include restoration of original woodwork; new

MEP systems; improved lighting; increased space for library programs; a larger meeting room; quiet

study rooms; new restrooms; a new elevator; roof repairs; new flooring; and new and restored

furnishings and fixtures.

Westlawn Gardens | Milwaukee, Wisconsin

This $100 million revitalization transforms Wisconsin’s largest public housing project from a place

for the city's poorest families to a mix of sustainable housing units for low- and moderate-income

families and seniors. A blend of colors, textures and approaches were used to mix 950 units of

apartments, townhouses, bungalows, and condos, including 14 “healthy homes.”

Duke University : Marine Science and Conservation Genetics Center

A new research facility for Duke University’s Nicholas School of the Environment and Earth

Sciences, this $6.5 million project will house a 20-seat molecular biology research laboratory; a 16-

seat teaching lab designed for molecular-based coursework, as well as office space and meeting

areas. In addition to maximizing green design elements, the Center will serve as a demonstration

project for construction methods that anticipate sea level rise.
