Dear Business Owners,
It is an honor, and our pleasure, to bring you the State of the Business Report on behalf of the Advocacy Committee of the Key Biscayne Chamber of Commerce.
During this time, I have had the oppor-tunity to work and develop this plan with some great individuals, and their companies (listed in this presentation). Thank you all for the great service you’ve provided to our business community.
As a member of the business communi-ty for 21 years, I have seen tremendous changes in the business climate. The population has doubled, real estate val-ues have increased seven-fold, and forms of marketing a communication have drastically changed. Our small Village is next door to an international metropolis that strongly influences our community.
On the marketing forefront, digital has surpassed paper. Cell phones have given
way to smart phones, and social me-dia competes with print ad. Phone book ads are antiquated and have given way to Google, Facebook, Linkedin, You-Tube, Twitter and Instagram. This is the way we communicate our message.
Businesses compete in a whole new arena, and the market is moving faster than before. Service, expedited com-munication and quality count more than ever. However, don’t discount the face to face offered by the Chamber.
Our study shows that we are a growing, international, dense, highly educated and wealthy community. Growth has benefited many, but needs to be managed for future sustainability. Our hope is that this report as-sists you in better understanding your mar-ket, and prepares you to succeed and thrive!

“DEOMOGRAPHICS ARE A KEY INDICATOR THAT HELP US TO BETTER UNDERSTAND SIZE, STATUS AND BEHAVIOR OF POP-ULATIONS. HAVING A PULSE ON THESE METRICS WILL ASSIST US IN ASSESSING RISK, AND PROPERLY PLANNING FOR FU-TURE GROWTH & SUSTAINABILITY.
To ensure this report was all encompassing, our team has compiled data as it pertains to five areas: global, national, state, county and city (with a highlight, of course, on Key Biscayne).
In Miami-Dade, 48% of Millennials live at home1.
40%: The average percent of income spent on housing for those residing in Miami-Dade1.
46.3% of those residing in Key Biscayne are foreign born (2011-2015 statistic)2.
HISPANIC CULTUREOn every corner and with every conversa-tion, we can see what an integral part of our community Hispanic culture has become. According to a study by FIU’s Metropolitan Center, Florida ranks 6th among states with the highest percentage of Hispanics at 25%1.
MIAMI HOUSING EXPENDITURES62% of Miami-Dade residents spend and average of 40% of their income on hous-ing. The median rental price is $2,150, and roughly 48% of Millennials live at home.1

OUR BUSINESSCOMMUNITY
A POSITIVE PULSEYes, we are members of a very small com-munity; and while major business cat-egories are competitive (i.e. restau-rants), there are some upswings that assist in bolstering our local economy.
Key Biscayne is a wealthy community. The average household income is 200% high-er than the Miami-Dade average ($123,284 vs. $43,129)1,5 resulting in more disposable income. A big bonus for local businesses.
BUILDING PERMITSIn 2016, 525 master building permits were issued by Building, Zoning, & Planning Dept., bring-ing in $1,416,461 in revenue.
HOMES GALOREThere are 1,366 single family homes, and 5,392 apartments spread among 48 building complexes in Key Biscayne.
BUSINESS TAX LICENSESWith an increase over previous years, 923 businesses registered with the Village in 2016, result-ing in $137,931 in revenue.
LARGER CUSTOMER BASESince 1990, Key Biscayne’s pop-ulations has grown by 49%; jumping from 8,965 to just over 13,000 residents in 2016.
POSITIVE TRAFFIC7.5 million vehicles pass through the tolls each year, and 968,132 vehicles attend Bill Baggs State Park; great for local businesses.
HIGH DENSITYThe population density of Key Bis-cayne is among the top 1% of most dense cities in the United States.4
Furthermore, there is a tremendous amount of traffic (and in a positive economic sense) that passes through our community each year. With 7.5 million vehicles traversing the bridg-es, and nearly 1 million guests at Bill Baggs, a captive audience is not in short supply.
Finally, there’s a tremendously strong sense of community. Residents enjoy the opportunity to jump on a golf cart and head to a local restaurant or store rather than trecking the causeways and bridg-es. Let’s face it - Key Biscayne is THE place to be!
The Village of Key Biscayne is a flourishing economic micro-cosm of Miami-Dade with 923 registered businesses, cover-ing an impressive 57 categories.
Local business taxes provide a sig-nificant revenue to the Village, and brought in $137,931 in 2016.

Although prices have stabilized across other local markets, Key Bis-cayne property values continue to rise.
1. Median home sales over 2015 have increased by 1% ($10,000)
2. The average price per square foot (over the past year) has decreased from $627 to $605 (a change of 3.5%), but the average is still higher.
3. In 2016 the Village has witnessed an average sale of 30 properties per month (from apartments to single family homes).
4. The average rental price in Key Biscayne is $6,737 per month.
Key Biscayne’s active inventory count in 2016 was 389 units. Of that, 97 were homes and 292 were apart-ments and/or town-homes.9

Miami-Dade has become known as the financial capital of Latin America, and continues to grow.12
With investments from banks and financial ser-vice companies (i.e. Visa & PayPal), Miami-Dade has the largest concentration of domes-tic and international banks on the East Coast of the United States south of New York City.

Uniquelly located at the epicenter of Latin America, Miami-Dade is a diverse multinational city, whose school district covers an immense 2,000 square miles.
As a result, district students speak 56 different languages and represent an incredible 160 coun-tries from around the globe.
Just as in Key Biscayne, the Hispan-
ic community of Miami-Dade repre-
sents the largest percentage of the
student body, coming in at 69.2%.
The county also has a unique break-
