Slide 1 Introduction

Our capital campaign has been a success We have a plan for moving forward and are excited to share that with you and look forward to

hearing your questions and reactions

Slide 2 Agenda

Slide 3- Capital Campaign Prayer

Slide 4- Acknowledgements

We give thanks to God for his guidance and care for us as we have endeavored to build his church.

We thank our Blessed Mother, to whom we dedicated this campaign, as well as our patron, St. Mary Magdalen.

Slide 5-Acknowledgements

We thank all who have been praying so earnestly for the success of this campaign. We had over one hundred and fifty families committed to praying 1,000 Memorares. Pictured are 3 parish children that prayed 1,000 prayers each. Our school children prayed the Memorare daily. Another parishioner, Deb Forsman, prayed 11,000 Memorares We thank all those that have been holding us in prayer, for bringing us to where we are today.

Slide 6- Acknowledgements

These are excellent numbers. One third of a group participating is what is expected. We have a high number of former parishioners contributing which speaks to the loyalty people

feel for this community. Only 4% of our total pledges have not made payments, which is well below the expected

average of 10-20%.

Slide 7 In November 2017, this was the Capital Campaign Status

This was where we found ourselves in November of this year. As we did not have enough to cover the project, we needed to strategize and see what we could do to bring costs down.

Slide 8 Proposal Moving Forward

We were committed to keeping the master plan intact but needed to look at what could be done to save costs.

We already scaled down plans from our original campaign for a new church in the lower parking lot and did not want to compromise the buildings further.

We did ask ourselves if we could sequence the project in such a way that it would be more affordable and allow us to break ground, meeting our highest priorities and allowing for total completion at a future date.

This is what we have come up with….

Slide 9 Long Range Master Plan

Master plan is the same, nothing has changed and all components are still part of the plan. We cannot accomplish everything we have planned for both buildings right away….

Slide 10- Original Gym rendering

Costly items that we have revised are:o Windows- 75% of new gymnasiums are now built without windows. While a nice

feature, they have additional associated costs such as a higher-level energy code for us to meet, require more expensive gym lighting and light blocking when we add a stage.

o All brick siding- We will have brick or brick veneer 6 feet in height, then use a heavy gauge steel

o 2-story addition- less expensive to make a larger 1-story addition. This will also give us a large flex space that is more useable. We can use it for a classroom, meeting room, storage and eventually add a concession area.

Slide 11- Updated Gym Rendering

The west addition will extend to the current outdoor steps seen to the right of the picture. The main entrance is just beyond the bottom of the staircase, and as you enter, restrooms will be to the right, flex room to the left. See the next slide.

Slide 12- Gymnasium Floor Plan

Floor plan is unchanged. The three areas that will be delayed are:o Concession stand (number 5)o Stage o And some furnishings which you will see on the next slide

Slide 13 Gym Items to be Furnished/Completed at a Later Date

These items are easily attainable through private donors, grants and community building fundraisers.

While new bleachers are not included in the updated estimate, we will have the space for them.

Slide 14 New Gym Estimate

Page 5: St Mary Magdalen - Slide presentation... · Web viewSlide 21- Estimated Cost of Construction if the Project is Delayed (7% increase) Archdiocese projects a 6% construction cost increase

Original estimate was $1,606,447 and after reductions it was brought down to $1,403,411. Saves $203,036 Note: the “vendor overhead” is a financial reduction

Slide 15- Original Church Rendering

This façade and design was very attractive to people and we felt we could not compromise this. The following features will be delayed:

The rose window. It will be framed in but we will install a round, clear glass window to start, just as we have always planned to do with the other side windows. At a later date, we will allow individual donors or groups to sponsor stained glass.

The two decorative elements on either side of the rose window will also have insets framed but we will allow private donors to sponsor reliefs at a later date.

The bell tower is a $300,00 structure and not only do we want to maintain this feature as it is an announcement of Christ’s presence to the community, and adds character to the building, but it also serves as the stairwell for the choir loft.

o So, the plan to save costs in the short term is to lay the foundation for the tower, build it up just high enough so that it still functions as a stairwell, and then finish the top half at a later date as funding comes in.

The church will temporarily look like this: (advance to next slide)

Slide 16 Current Church Rendering

Our building committee is exploring more cost-effective materials and design surrounding the entry doors.

Slide 17- Interior Floor Plan Unchanged

The interior floor plan will look the same but we will delay: Finishing off the bride’s room with bathroom. We will have a room that bride’s can use, and

plumbing will be in place to have the bathroom completed at a later date. All new pews (will have seating for the side additions but to be determined- likely chairs that we

need to purchase for use during Mass in the gymnasium) Sanctuary redo- we have some groups committed to sponsoring this area and it will be

completed once funds have come in The sacristy addition.

Slide 18 Church Items to be Furnished/Completed at a Later Date

We will be publishing a list of gift opportunities in the coming weeks. This will include contributions toward capital, delayed features of the gym and church as well as other items requested.

We will not be turning any gifts away as long as they fall within the master plan.Slide 19 New Church Estimate

Original estimate for the church was $3,931,958. We made reductions totaling $722,717. It was recommended that we add further contingency funds to the bid contingency we had

already built in, due to rising construction costs. The final church estimate is $3,562,626.

Slide 20- Campaign Status as of March 2018

These total gym and church revisions brought our total cost down by $600,000 from this last November.

This is as far as we can go without compromising the vision of what we want to accomplish. However, we still have a $1M to come up with. We have to consider our current circumstances:

o We have far exceeded what professional campaign managers thought we could doo Our parish capital campaign has leveled out as far as new pledges coming in which is

expected within a year of campaigningo We have had two very successful capital campaign phases and cannot keep asking

people for money. o We lose momentum dragging out a campaigno We lose donors due to lack of action o We need to be sensitive to the Archdiocesan Capital Campaign for Priests and Religious

that will be approaching our parish next yearo People need time to complete payments, and any organization’s annual fund suffers

with a campaign. For us that is sacrificial giving, and while we anticipated this, it is not sustainable and recovery time is needed.

Given this, and the fact that construction costs are rapidly rising, we had to make a decision.

Slide 21- Estimated Cost of Construction if the Project is Delayed (7% increase)

Archdiocese projects a 6% construction cost increase in the Seattle area. Our professional estimators told us to anticipate a 10% increase in the Everett area due to

construction on the Port, Navy Base, and Waterfront along with the entire downtown area. For the purpose of this graph, we depict a 7% increase.

We originally did not want to take out a loan, however it has become increasingly evident that we will need to do so.

Page 8: St Mary Magdalen - Slide presentation... · Web viewSlide 21- Estimated Cost of Construction if the Project is Delayed (7% increase) Archdiocese projects a 6% construction cost increase

The good news is that we will have our current loans paid off within a few years, (the parish office remodel, school remodel and kitchen). With this projection, the loan will be manageable for our parish.

We are very fortunate as we have very strong support from the Archdiocese to move forward. They know our history and want our gym and church projects to be successful.

Slide 22 Moving Forward

We have everything in place to break ground on the gym this June, with anticipated completion Fall of 2018

We then will start on the church when the weather improves in the spring of 2109 with the goal of having Christmas Mass in the new building!
