Welcome to the first edition of McLaren’s new biannual magazine, InSite.

We aim to highlight the key news across the Group to provide you with an exclusive insight into each side of the business.

In this issue, we introduce you to some recent company developments through case studies and mini stories.

The Group has welcomed continued success throughout the business by executing strategic decisions. Construction established a new Major Projects division to meet the demands of larger and more complex projects.

Despite many significant challenges along the way, Turnmill, in Farringdon, London was completed at the beginning of the year.

When McLaren secured the Turnmill project in late 2012 it was our first project for Derwent London. We knew Derwent had a reputation for focussing on quality and bespoke design. The bespoke nature of the detailing and the very tight tolerances provided many tests for our site team, with regards to interfaces and the alignment of the final elements coming together to comply with the design intent.

Equally, from a technical construction point of view, there were just as many challenges to overcome. London Underground lines and vaults are in close proximity, which

affected the site logistics; demanding Party Wall awards made good neighbour liaison essential; the ground source heat pump installation was below the basement slab, placing the bores on the critical path; to maximise the interior size of the building, new structural columns were chased into the existing basement walls; the Schueco window sections were modified; the large curved glass sections limited the selection of manufacturer; and the bricks were bespoke and handmade by Petersen from Denmark, with only a limited supply chain and the experience of laying them at the time.

We overcame these challenges while maintaining an honest and open relationship with our client throughout. We have delivered a stunning building that is already drawing praise from passers-by and visitors.

McLaren Construction has secured three new developments with IDI Gazeley in the distribution sector. All projects are part of the important Gazeley 5* independent projects.

The warehouse schemes are located in Magna Park, Milton Keynes and Daventry, all of which were secured after a competitive tender process. The schemes, with a combined value of £40 million, will each feature offices, gatehouses, standard loading docks and parking spaces for HGV trailers and cars, and electric charging points.

The projects are similar to Project Barley, the first national distribution centre for end user Waitrose which was completed in October last year with breath taking speed.

McLaren will face another challenge with these projects – delivering three distribution facilities simultaneously. All the buildings are to achieve an EPC rating of A and a 2015 BREEAM rating of ‘Excellent’.

Works commenced in April and will finish in August and October 2015.

Banbury Gateway is a multi-million pound retail development providing nine retail units with anchor tenants M&S, Next, Primark and River Island. The park is being built directly adjacent to J11 of the M40 on a site previously occupied by the motorsports group Prodrive.

The overall design aims to achieve an attractive, dynamic and engaging built environment through the use of building elements such as locally sourced Great Tew Ironstone walling elements, walkway canopies and distinctive copper effect cladding.

McLaren won the project via a two stage tender process, initially being named as the preferred bidder in April 2014. The second stage was completed in June and enabling works started on site in August.

McLaren Furniture in New YorkMcLaren Furniture has recently completed the design, supply and delivery of cased goods and upholstery to the Beekman Hotel, New York.

Working with Martin Brudnizki Design Studio, McLaren has delivered furniture to complete the fit out of all bedrooms to the 360 room 5* boutique hotel. The total contract was delivered in 16 weeks.

In addition to the bedroom furniture, McLaren has secured further orders in relation to public and private dining areas and hopes to secure additional orders in relation to the adjacent new build serviced apartment block.

McLaren strength in expansionMcLaren Construction has expanded with a new Major Projects division. This implemented structure is to ensure that market leading customer service and quality delivery is maintained whilst continuing with planned growth.

McLaren has the desire to secure a number of high value schemes within the commercial, retail, leisure and residential sectors. Major Projects will focus on high-value, high-volume schemes within London and surrounding areas from £100 million plus.

The main contract commenced on 15th September 2014 and is due for completion in September 2015. The Client is LXB properties and their project manager is Projex Building Solutions.

The McLaren site team is led by Project Manager John Maley, who is ably assisted by senior site manager Neil Johnson, site manager Will Smith, Engineer Ajaz Syed, and Design coordinator Matt Griffiths.

The commercial team is headed up by Rob Burns, who is assisted by Michael Young. Architects RGP and structural engineers Campbell Reith have been novated.

The McLaren Director responsible is Mike Atkinson. Works are progressing well on site with the steel frame of the M&S unit almost complete.

The key appointment of John Butten, Commercial Director, back in June 2014, helped underpin McLaren’s business plan commitment and desire to strategically secure large scale projects in Central London and UK wide with both existing and new customers.

John brings with him over 25 years’ experience with working on high value schemes such as the Olympic Aquatic Centre and the new High Holborn Headquarters for Amazon through AXA Developments.

First Solo Project for Etihad AirwaysIn November 2013, McLaren was awarded its first Solo Project in the UAE – the design and build of a state of the art Crew Briefing Centre mini crew terminal at Abu Dhabi Airport for Etihad Airways.

Situated part landside and part airside, the building will become one of the main hubs for Etihad staff. It has been developed in preparation for the opening of the new Midfield Terminal in 2017.

As Etihad’s success continues to grow, the Crew Briefing Centre will provide an opportunity to improve existing systems. It will include a bespoke Management System to track staff from the moment they leave their home until they board the aircraft.

The facility will also house a complex baggage handling system incorporating hi-tech scanning machines to check for explosives, narcotics, etc. The system will be used for both arrivals and departures and will process 2,000 crew bags per hour.

The project will be handed over at the beginning of April 2015 and Etihad anticipates the building to be fully operational by July 2015.

INTERNATIONAL NEWS

GROWTH

McLaren International has grown significantly in the last year and has employed over 70 direct labour and 30 new staff, both project and office based. This has enabled us to deliver an increased number of projects.

During Kevin Taylor and Phil Pringle’s recent visit to Dubai and Abu Dhabi, they were able to meet all new recruits on site at Etihad. They also attended a staff social at one of the local hotels in Dubai.

New General Electric HQ & Workshop, JAFZA North, DubaiMcLaren International is currently working on their third successive project for the developer Economic Zones World EZW (JAFZA Enterprises) for General Electric (Oil & Gas Division).

This project phase entails the design and base build of a 7,500 sq m steel framed industrial workshop, including mezzanine and an adjoining 5,000 sq m of underground basement car parking. The scheme also sees the development of a 6,000 sq m two storey headquarter office building.

The office complex will be superbly finished to the most exacting standards. Boasting a contemporary design the HQ will have specialist architectural furnishings with acoustic wall panelling and ceilings, bespoke joinery, fittings,

carpeting and specialist lighting. The three storey building will include reception areas, general office space, executive meeting rooms, a gymnasium, cafeteria and IT facilities.

McLaren beat off some stiff competition by the more established fit out contractors within Dubai on the back of our proven ability to deliver quality on time, every time and within budget.

The addition of the fit out phase to our original scope of works came thanks to our ability to integrate them synergistically into our current base build programme. This will enable their target date for handover of mid October 2015 to be met.

C&J Energy Services, Offices & Workshop, JAFZA South, Dubai McLaren has recently received the Contract Award and commenced early design works for our third Design and Build project with EZW (JAFZA Enterprises). The project consists of four storey concrete framed central core offices, with two storey offices to the side wings in a total of circa 3,800 sq m, with 6,000 sq m of steel framed and clad workshop. The project is due for completion in January 2016.

The major project involved 600,000m3 of earthmoving before construction could start.

The bespoke 87,034 sq m development, built on 45.45 acres of land, comprises offices on three levels, together with in and out office areas and significant external works including section 278 highway works, as well as the builders work for the vehicle wash and fuel islands.

The building’s internal height is generally 15 metres to underside of haunch, but includes a high-bay section of 20 metres. It also features 70 dock doors and three level access doors, together with parking for 348 HGV trailers and tractor units plus 570 cars.

The biggest challenge was the supply of concrete and the volume needed during the project. The demand was so high an on-site concrete batching plant was developed at planning stage and implemented for the project. This ensured consistency and quality, program security and an environmentally friendly approach for deliveries.

The site was involved in several Corporate Responsibility activities during the programme. Some local school visits and competitions were held, and the site was registered with the Considerate Constructors Scheme. It scored a brilliant 45 out of 50 and has won a CCS National Site Gold Award 2015. McLaren Construction has also been shortlisted for the Central LABC Building Excellence Awards 2015 in the Best Commercial Building for Project Barley. The building has a BREEAM Excellent rating, a Cat A Energy Performance Certificate and has achieved a record breaking airtightness rating.

Project Barley was completed within a tight 32 week programme, officially finishing in October 2014. To the best of our knowledge, it is the fastest million sq m of warehouse space built in the United Kingdom, which is also a record for McLaren Construction.

McLaren completed another successful project for client IDI Gazeley – the first national distribution centre for Waitrose in Milton Keynes.

BROUGHTON CINEMA

The project at Broughton involved the construction of an 11 screen cinema and five restaurant units. The cinema has a gross floor area of 3,900 sq m and a capacity of 1,731 people, with an additional gross floor area of 1,720 sq m for the restaurant units.

Along with the cinema, our scope of works included the relocation of the existing recycling centre, redevelopment of landscaping areas to create more parking spaces and the construction of new bus lay-bys. The project ran for a duration of 38 weeks.

The works are all part of the redevelopment of the south west corner of Broughton Retail Park in Chester. Future works are planned for the park, which include the redevelopment of all the existing shop fronts and improvements to the public areas.

During the construction of the cinema, we worked closely with acoustic specialists Sharps Redmore to ensure each auditorium passed vigorous sound tests. This involved following a specific Siniat specification, which included the use of the Siniat La dura board. The use of this board eliminated the need for pattresses throughout the whole of the project, saving both time and cost.

The project was a success and a good relationship was established with both the park management and our client British Land.

INTERESTING FACTS ABOUT THE SCHEME:

• The 15th IMAX Cineworld in the country.

• The cinema sits to the back of the site, allowing the restaurants to sit at the front providing visual interest.

• The canopy is reminiscent of the wings and body of an aircraft to reflect the local context of Airbus being opposite the site.

MCLAREN’S MOST COMPLEX INNER CITY SCHEME UNDERTAKEN TO DATE

CASE STUDY

The scheme comprises a £12 million shell and core contract in the centre of Mayfair on South Audley Street. The development will rival other high end London residences such as number One Hyde Park, in terms of quality and luxury.

The final scheme will comprise seven super prime 465 sq m residential units located above ground with their own pool, spa and parking facilities located within a new four storey basement.

The scope of works includes support of an existing section of the retained façade, retention of the boundary walls supporting existing properties and two main roads, followed by excavation of a four storey basement.

Other works included provision of a new six storey super structure above the basement levels and completion of the external façade made of Portland stone, SchÜco windows, some traditional brickwork and precast panels. Internally, we are currently only providing primary M&E services, car lifts, passenger lifts and the backbone for the fit out works.

After completion of the shell and core, we have also been awarded the second phase of the scheme, the fit out of 77 South Audley Street.

Each luxury apartment fit out will consist of bespoke handmade joinery within each room, rare marble throughout all bathrooms, Boffi kitchens and handmade ironmongery. Each will be completed with the services of interior designers Martin Kemp.

INTERESTING FACTS ABOUT THE SCHEME:

• The site occupies 100% of the footprint and is bounded on two elevations by existing buildings, and the remaining two sides by busy roads. We have to close a main road from 8am to 6pm every day to service the works.

• Prior to commencing the excavations, we underpinned the surrounding roads and buildings with 71 underpins up to a depth of 2.9m.

• 194 secant piles were installed around the perimeter of the site, creating a watertight box over the entire depth of the dig. Due to site constraints, the bearing piles were completed after the deep dig was finished.

• The dig itself, once initial whalers were installed, ran for a duration of 16 weeks and included two further levels of whalers and produced 8,985m3 of soil.

• During the course of the excavation, the piles deflected into the site by only 16mm in the worst case and the surrounding buildings showed no more than 8mm of movement.

• The total time taken from start on site to returning to the ground floor level is 78 weeks.

2014 marked the beginning of McLaren’s Corporate Responsibility journey, with a new strategic focus for this area coming into the company spotlight.

So far, we have provided our employees with a summary report, new guidelines and documents, and tried to keep you up-to-date with what is going on in our communities. Partnerships with Business in the Community and our corporate charity Place2B have also helped strengthen our position in the marketplace as a contractor that cares.

The Corporate Responsibility roadshow has been touring sites in addition to featuring in the SHEQ Roadshow, and our projects now have tools and resources to help gain and maintain high Considerate Constructor scores.

We have tried to address all of the comments and feedback from the employee opinion survey and will continue to do so.

LandAid support Colleagues from McLaren Property showed support for the charitable organisation LandAid through an Oktoberfest challenge which involved following a trail across London to visit as many LandAid partners as possible to raise money. They raised £18,000 for LandAid, a charity that works to improve the lives of children and young people in the UK who experience disadvantage due to their economic or social circumstances.

Other charitable events that our colleagues are involved in Through our new employee bulletins, we have been able to help colleagues raise awareness of their personal charitable endeavours. These have included supporting Mo-brothers and sisters throughout Movember, Speed Marches for the Royal Marines Charitable Trust, rat races for the Children With Cancer UK charitable trust and even a sponsored boxing match for Cancer Research UK!

Place2Be support Our corporate charity support kicked off with the Family Fun Day in September 2014 when colleagues from across the UK came together for a day of food, drink and fair activities. Colleagues helped raise just over £4,000 and since then the support for the charity has been incredible.

McLaren has made a commitment to match employee fundraising by £10,000 and we are well on our way to achieving the £32,000 target that will pay for a school to have a Place2Be programme for an entire year, including resources, trained counsellors and volunteers.

The 12 Days of Christmas appeal was a great success with Santa Runs, mince pie eating competitions, Christmas raffles and much more raising just over £1,100.

This year we will be organising more ‘Being is Believing’ visits, where colleagues will have the opportunity to visit a school and hear from students about the positive impact that the charity has on their lives, as well as further charity events to help reach our goals.

HIGHLIGHTS

WORKING WITH CLIENTS TO MAKE A POSITIVE DIFFERENCE

As part of the McLaren CR strategy for the Building 96 site, McLaren worked alongside Jaguar Land Rover to organise an educational visit for St Luke’s Primary School in Redditch. Aimed at encouraging children to think about production, communication and teamwork, the Education and Partnership Centre Team at Jaguar Land Rover helped McLaren deliver its community investment strategy to provide education, engagement and awareness about the different industries available to young people.

CCS HIGH SCORES AND SITE AWARD NOMINATIONS

The Project Barley site team have set the bar for McLaren sites by achieving a fantastic Considerate Constructor score (CCS) of 45 out of 50. Their impressive range of community and educational activities on site has been recognised by their nomination for a 2015 Considerate Constructor national site award. New Ickburgh School has also been nominated for an award, which reflects their impressive 43 out of 50 CCS score.

GETTING READY FOR WORK

The Cotton Building site has been the first site to take part in a McLaren work readiness programme. Working with young vulnerable people, the site will teach work-based skills through projects based on the different areas of construction. The team held an information and workshop activity, followed by applications and interviews, which has led to one person being selected for a four week work experience opportunity. This will hopefully be a programme that all sites can take part in with resources being made available to projects all over the UK.

PROMOTING TRAINING AND EDUCATION IN LOCAL COMMUNITIES

In order to actively promote employment and training within the local community, the Southampton New Arts Complex (SNAC) team have been working closely with Southampton City Council and client, Grosvenor Developments Limited, to deliver an employment skills plan. The team have delivered two education support visits and education seminars, site visits and, working with the Wheatsheaf Trust, employed two members of the community: one on the McLaren site and another with a member of its supply chain.

The completion of the employment skills plan will see a further four work placements, three work experience opportunities, leadership & management and advanced health & safety training for local subcontractors, three NVQ completions for subcontractors and further local supply chain engagement through Southampton Job Centre.

NEXT STEPS FOR THE PAUL STREET TEAM

The Paul Street development has already received praise for delivering a Health & Safety Assembly with CCS mascot Ivor Goodsite at a local school The Lyceum Group, but this hasn’t stopped the site from planning and delivering further activities to help make a positive difference to their local community. Following the CR roadshow at their site, the team are now planning to have health checks, take part in the Milton Keynes Marathon to raise money for our corporate charity Place2Be, sponsor ‘Harvesters Football Team’ – a charitable organisation that teaches young people of all ages – and they are also in talks with Place2Be to have children that the charity support visit their site.
