southern forests around Denmark. Maximising cross ventilation is likely to be important in hotter areas, while storing heat may be the priority further south.
Insulation is a big deal in both regions – and all the ones between – whether the goal is to keep the cold air out and the warm air in or vice versa.
Put some thought into the colour of the roof, not just the colour of the granite benchtop in the kitchen. A black roof may look great, but the dark colour absorbs heat, so more
insulation would be needed in the ceiling to control heat transfer.
Shading is also worth considering. Eaves, pergolas and external blinds can block a lot of the heat from direct sunlight.
Sensible decisions reap benefits in terms of comfort and liveability, but also financially. Good choices can lower building costs at the start and utility bills throughout the life of the home.

Understanding energy efficiency
Many of us are glad to see the end of summer if we’ve sweltered for months in older-style Western Australian homes.In some ways, older homes are quite energy efficient. They tend to have nice wide eaves shading the windows and many are double brick, which is good insulation. But on the downside, a lot are aligned so the sun hits them squarely from the east in the morning and west in the afternoons, making indoor temperatures unbearable.
New homes, on the other hand, are built to modern energy efficiency standards – but unfortunately there’s a lot of confusion about what that means.
How does the star rating system, which has a maximum of 10 stars, fit in with the National Construction Code 2019 (NCC2019)?
The National Construction Code
(volumes one, two and three) are important documents, but they will never feature on lists of good reads and I could make jokes about insomnia cures and not operating heavy machinery.
For anyone planning to build a new home, the key thing to understand is there are several pathways to meeting the energy efficiency requirements of NCC2019.
Instead of trying to plough through the construction code, my advice to homeowners is to consider some basic, overarching principles when building a new home.
The primary factors which influence energy efficiency are the choice of land parcel and house design.
It’s vital to pick the right block. Look for one which faces north so appropriate levels of natural sunlight can come into the living areas, reducing the need for electric lights during the day and lowering the energy costs for heating and cooling.
Next, think about house designs to suit the local climate. A style that works in tropical Broome may not be a smart choice in the

Whether you’re thinking of building a new home or renovating your existing house, double brick has long been the most common method of construction in Western Australia. What is it?
This type of construction consists of two panels of masonry, which can be made of clay or cement bricks or concrete blocks. A cavity is created between the two panels to prevent moisture from getting in. To ensure the structure is secure, the panels are then connected by steel ties at regular intervals. The external wall can be face brick showing the texture and colour of the brick surface, or it can be rendered masonry. The internal wall can also be face brick for feature walls or bricks can be rendered or dry walled for painting.
Four main benefits
1. Once built, a brick home is a great protector against the extremes of the WA climate. Bricks are fire resistant, offer high wind protection and good moisture control.
2. Bricks absorb noise, giving them an acoustic advantage over other materials. They offer great sound insulation between rooms within the home but also between houses.
3. Bricks have a high thermal mass, making double-brick construction a good insulator. This means your house stays warm in the cooler months and cool during hotter months.
4. Double brick is a solid construction method which requires little maintenance over time. Compared to materials like timber, bricks don’t rot, dent, or need to be painted (unless you want to), and will never tear or be eaten by termites. It is one
of the few materials that can actually look better with age.

The Western Australian housing market is changing; gone are the days of a four-by-two with a big backyard in the suburbs. Reacting to the increased desire for people to move outside the metropolitan area, Commodore
Homes’ farmhouse range has seen it increase its presence out along the Great Northern Highway corridor to Chittering, east to Northam and south to Preston.
“We have released a farm-style range that opens up our great price point, the inclusions buyers are looking for and a little bit of breathing space and peace of mind that they are getting a great home,” Mr Patrick said.
Designed to suit wider lots, Mr Patrick said the farmhouse range took advantage of the usually bigger plots of land in outer areas.
Casting its eye towards inner-city living, Commodore Homes’ double-storey designs are a first for the builder.
“The double-storeys are compact designs, but they are double brick, six-star guaranteed and really focused on opening up that style of build to a first homebuyer,” Mr Patrick said.
“The push to increase the density around Perth and bring people back in towards the city means as more blocks are carved out – in and around Myaree and Duncraig for example – they also attract quite a premium price for the land.
“A lot of buyers face the challenge of not having a lot of room for their home. We are stepping into that, offering well-priced, entry-level, double-storey designs that have that smaller lot mix very much in mind.”

The dream of homeownership led young couple Lindsey Vitler and Crystal Stone to GO Homes, which provided the building blocks to turn their vision into reality. Originally looking in the established market, the couple found it made more financial sense to build new instead, deciding to settle in Bushmead.
The couple sat down with New Homes Plus to discuss their homebuilding experience.
Where did you draw inspiration from when making decisions about your home?
Our main inspiration came from The Hartfield display home by GO Homes. When we visited it at The Hales estate for the first time we completely fell in love, it just felt like home as we walked through together.
Since then we started an Instagram account for our home and followed many interior design pages, which inspired our style.
What prompted you to choose to build in Bushmead?
We both grew up in the hills area and wanted to keep as close to it as possible. We originally started looking at The Hales estate, but when we came across Bushmead there was no going back. Although it’s situated at the bottom of the hills, it’s surrounded by natural bushland, so it feels like the hills.
What made you build rather than buy established?
We went back and forth between the two for a while, as we really wanted to stay close to our families and close to Lindsey’s work. Our original plan was to buy pre-established, but as we looked around we realised for a young couple starting out we couldn’t afford a nice pre-established property in the hills area that we wouldn’t have to spend more
money fixing. Plus, with building we got to have a brand new home designed exactly the way we wanted. Lindsey and I have a similar style, so prestart was easy and fun and we would happily do it all again.
What surprised you most about the process of building a home?
How many options GO Homes had as standard. When we went to make our tile selection there were so many to choose from it was a little overwhelming, but it gave us the ability to design a really beautiful home without having to spend extra.
What would you say to others who aren’t sure about building?
The best thing you can do is weigh up all your options and go in and talk to the sales consultants. Don’t judge a company before you see all they can offer, and don’t settle; the right sales consultant can help you make your dream a reality.

Progressive housing by the coastThere has been a shift in the mood of homebuyers that is challenging the traditional way of thinking when it comes to buying a new home.Location is increasingly overtaking size in the list of priorities, and a large block in Perth’s suburbs, when coupled with a lengthy commute, is losing its sheen.
Salt Lane at DevelopmentWA’s Shoreline precinct in North Coogee taps into this fresh way of thinking – maximising space on a smaller footprint.
A short distance from the heart of Fremantle, the precinct’s one, two and three-bedroom, two-storey
townhomes feature bespoke architectural design with clever use of space and natural light.
Salt Lane at Shoreline will also deliver the first coastal small-lot homes south of the Swan River, with four one and two-bedroom, two-storey homes on lots measuring between 84sqm and 91sqm.
DevelopmentWA has partnered with TERRACE to deliver this boutique project. TERRACE General Manager Paul Spadanuda said the team was excited about the opportunities offered by the new precinct.
“These homes provide an affordable housing alternative to apartment-style living – it’s your own green-titled home,” he said.

The first Salt Lane townhomes are now available, and each includes an electric bike to allow residents to make the most of the coastal lifestyle and Fremantle’s entertainment precinct.
“Salt Lane at Shoreline is all about sustainable living,” Mr Spadanuda said. “It’s an easy lock-and-leave lifestyle property on a smaller footprint and in a prime coastal location.
“The homes fit the brief for buyers who want to downsize to a modern home near the locale they have always lived in, minus the maintenance of a bigger property.

Salt Lane is the latest in a line of innovative housing projects championed by DevelopmentWA through its Innovation through Demonstration program, which includes its White Gum Valley and East Village at Knutsford developments.
SUSTAINABLE AND INNOVATIVE TOWNHOMES
Townhomes are nothing new for Perth’s historic areas – they have been popular for more than a century – however, Salt Lane at Shoreline has revived the housing style with a contemporary edge.
The development has been masterplanned to have a strong relationship with the surrounding area, creating a village feel with tree-lined verges that encourage walking.
There is new parkland with places to kick about, as well as shaded areas, barbecues, picnic tables and a boardwalk.
DevelopmentWA Chief Executive Frank Marra said homebuyers were rediscovering medium-density properties as sustainable, compact homes with generous living areas.
“Australia has the second biggest new home footprint in the world, a footprint that brings with it spiralling costs and a lack of housing options,” he said.
“Townhomes offer a progressive response to this problem through clever use of space.”
Salt Lane’s homes were designed by leading architects spaceagency, Gresley Abas and Hames Sharley, with a focus on high quality in a community that isn’t heavily reliant on cars.
“The progressive homes reduce heating and cooling costs thanks to innovative solar-passive design, and allow additional natural light to filter in,” Mr Marra said.
“The flexibility offered by the two-storey, one-bedroom, small-lot homes is attractive for a diverse range of buyers. It doesn’t take too much clever thinking to turn that second-floor space into a study, a nursery or even another bedroom.”
Shoreline is the largest mixed-use development to achieve certification under the Urban Development Institute of Australia’s EnviroDevelopment program.
“When it’s complete, Shoreline will include community facilities such as a primary school and will ultimately become home to around 5000 people,” Mr Marra said.
“It’s a development we’re very proud of.”

Celebrating the passion, drive and love of sport many Western Australians have, the HomeStart Junior Sports Star competition on 6PR has continued to recognise the achievements of the state’s outstanding young competitors.Open to applicants between the ages of six and 15, the competition rewards sportsmanship and achievement in any sport.
To win the weekly prize, entrants must tell HomeStart why they think they deserve to win.
Weekly prize winners are awarded $250, with an additional $250 going to their club or school.
Ten-year-old Tyler Wilson from Caladenia Primary School has suffered from asthma for as long as he can remember and, while he loves sport, he struggled to keep up with his brother and other kids.
At the end of Year 3 he decided to work harder than ever to improve his fitness and strengthen his lungs, hoping the asthma wouldn’t affect him as much the next winter.
Tyler’s hard work running everyday, as well as riding and swimming, worked and he went the whole winter without getting sick.
In 2017 Tyler came second-last in his school’s cross country, in 2018 he came second and by 2019 he came first and went on to compete in inter-school cross country, taking the Champion Boy title.
Tyler is very proud of his hard work over the last two years and hopes his story and achievements inspire others to keep working hard towards their goals.
Bridie Crew of North Coast Tri Club was another recent weekly prize winner. The 13-year-old trains three times a week at school in each of the triathlon sports. Outside of school, she trains three times a week in swimming and running and
two times a week in cycling.
In November last year, she came first in the Secondary Schools Triathlon Champion Schools event at Champion Lakes. This automatically qualified her to represent WA in the School Sport Australia National Schools Championships. The triathlon will be held at Hervey Bay in Queensland this month.
Emily Moore of the Canning Vale Comets loves both netball and Little Athletics. The 14-year-old has a big focus on netball, competing in the National Junior Indoor Netball competition, and was happy to make her local paper for her netball achievements.
While her training for Little Athletics has been limited, she was happy to get 13 out of 14 medals at her centre's Championships, and
made many personal bests.
WA’s keen sport achievers are encouraged to apply for the Junior Sports Star competition and listen in on 6PR Drive where weekly winners are announced, or visit HomeStart’s Facebook page.

Buying or building a home can sometimes feel like a marathon, from visiting displays or home opens, to organising the finance and everything in between. Now Living Realty is starting to feel the effects of positive changes in the property market as the city moves towards healthier housing values.Though Western Australia’s capital is still 21.3 per cent below its 2014 peak, January data from analytics firm CoreLogic shows Perth is slowly moving towards recovery after recording a 0.4 per cent rise in dwelling values over a rolling quarter – the first since some brief growth in May 2018.

Gillon said a variety of factors had influenced the more positive market sentiment, including record low interest rates and increased borrowing capacities. The government also announced an expansion of Keystart’s income limits, as well as the introduction of the First Home Loan Deposit Scheme.
Mr Gillon said these initiatives, alongside improvements in WA’s mining sector and falling rental vacancies, were seen to be contributing to confidence in the market.
“As rental prices rise as a result of the dropping vacancy rates, buying only becomes more attractive,” he said.
“Now Living Realty is starting to feel the effect of more positive market conditions, with key projects experiencing strong sales results.
“Since reaching completion, and with titles being issued in mid-December, our Cambria project of 13 apartments in Clarkson has seen more than 50 per cent of apartments now sold or under offer.
“Arcana Lane, our 14-lot development in Spearwood, is another great example of improved project sales, with only two lots remaining.
“Townhouses start from $431,000 for the full turn-key solution and include high-quality finishes such as
Smeg appliances, stone benchtops and air-conditioning. Being located in very close proximity to Port Coogee, there is potential for this development to have strong growth if the market continues to improve.”
With strong growth rates being experienced in Adelaide, Brisbane, Hobart and Canberra, many have rated Perth to follow the capital cities with the most upside potential over the next few years.
