Dark, pokey and inaccessible, lofts can often be, literally, a waste of space, useful for a bit of dusty, long-term

storage and nothing else. Turn that space into one or two useful rooms and – ta da! – not only might you have added real value to your property, but you’ve got extra living space that could make all the difference to happy family life.

The simplest loft conversion might just involve strengthening and boarding out the floor, adding a light and sticking in a pull-down loft ladder – giving you a good-sized storage area that’s accessible on a regular basis, at a cost of probably only a couple of thousand pounds. Bear in mind, however, that Building Regulations may apply to even a simple conversion – see more at www.planningportal.gov.uk. Such a basic project may be a good idea in practical, everyday terms, but if it’s added value you’re after, you’ll have to be more ambitious, say the experts, and put in at least one ‘real’ room.

‘It’s a false economy to cut corners,’ says Jeremy Leaf, RICS housing spokesperson (www.rics.org). ‘To maximise your return the conversion has to be designed properly from the very beginning. You should have a proper lobby area when you come up the stairs, there should be sufficient head clearance, it should be properly insulated, you should have a dormer window rather than a Velux. It’s also important to think about how a loft conversion affects the house as a whole, as they can make them

top heavy, with too many bedrooms and, in comparison, too few reception rooms. Check out other properties nearby which have been similarly extended to see what has been done and what they’re worth.’ When doing your research, it’s always a good idea to ask a local estate agent for advice, and you could also go to a website such as www.nethouseprices.com to find out how much properties in your area have sold for recently.

A word about space planning. If you have room, adding a bathroom to a loft conversion makes sense both practically and financially, and shouldn’t cost any more than adding a new bathroom anywhere else in the house – in other words, anything from around £3,000 for a plain fit-out. Costs will be minimised if you place the bathroom above one on the floor below, keeping plumbing work simple, but Hugo Tugman of Architect Your Home (www.architect-yourhome.com) points out that you should always keep your options open. ‘It’s folly to put the bathroom in the wrong place, just because that’s where the drains are,’ he says. ‘The same goes for staircases – most people think that there’s just one place where a staircase can be fitted in a loft conversion, because Building Regulations require two metres of head room above it, but you can end up squashing your accommodation just because the best bit of loft is taken up with a staircase. It’s really worth considering the possible alternatives when doing your planning.’

And finally, if overall head height is an issue in your potential loft conversion, don’t try to get away with cramped, uncomfortable rooms. Hugo points out that lowering

BUT WILL IT ADD VALUE?

The HSBC’s annual home improvement survey found, in March this year, that a loft conversion is still the improvement that adds the most value, boosting the price of a property by, on average, £16,152. But according to specialists Econoloft, a typical conversion by building professionals costs between £20,000 and £30,000. The answer may lie, therefore, in keeping costs down by doing as much work as possible yourself – but only if you can do

it to a good standard. Valuation expert Paul Cutbill, of Countrywide Surveying Services, said: ‘Whilst sensibly improved and well presented homes will generally be attractive to potential purchasers, rising labour and material costs mean that the gap between the cost of improving and monies realised at the point of any sale has been reduced. Poor quality refitting and lack of proper design considerations, often as a result of inadequate project budgeting and planning, can also have a significant knock-on effect to any added value which might be gained when selling a property.’

all the family occupied. There are over 20 fantastic stalls, a parade of homeless hounds, a licensed bar and refreshments. Boyes Lane Park has plenty of free parking as well as an enclosed children’s play area, picnic area plus 17 acres for you to walk around. The show starts at 9am, with the first class at 10am and finishes around 4.45pm.

Corinne Harris, Hampshire Events Officer for GRWE, said “We are thrilled to be holding this event for the third year running and to showcase some of our kennel hounds once again. Many of these dogs have overcome adversity and last year the Best in Show

was won by a dog with a disability, so it just goes to show that perfection doesn’t always win! GRWE re-homed over 760 dogs in 2011 and we hope by holding events such as these, we continue to raise awareness and much needed funds to assist us in caring for even more greyhounds and lurchers in the future.”

Actually, crop circles “appear” around the world

throughout spring, summer, and autumn – whenever and wherever there’s a standing crop. But with a fair chance of decent weather and the kids on holiday and needing some diversion, August may be the right month to go and see one, perhaps as part of a day out in the country which might include a pub lunch and a couple of hours in a traffic jam on the A303 (because an awful lot of crop circles “appear” in the Stonehenge area).

I say “appear” in quotation marks because of course the contentiousness about them is how they’re made, or more especially who or what they’re made by: freak weather, outer space visitors or human pranksters.

Crop circles have been reported sporadically since the 17th century, and the first investigation of their cause, in Surrey in 1880, put them down to “cyclonic wind

action”, extraterrestrials having not yet been thought of. From the 1970s, though, they were reported more and more often, attracting more media attention and more theories about their origin. I needn’t go into detail, but by 1991 there was a large body of opinion that they were the work of UFOs or their occupants.

Unfortunately for the UFO theorists, in that year a couple of blokes called Doug Brewer and Dave Chorley claimed to have made most if not all of them using nothing more sophisticated

than a plank and a length of rope, and were more than happy to be filmed doing so. Since then there have been crop circle competitions and manufacturers including Nike have used their logos rendered as crop circles in advertising. There’s even a group called Circlemakers that specialises in creating ever more intricate patterns and, like Doug and Dave, is happy to be filmed doing it.

But it takes more than a video of a couple of guys with a plank and a length of rope to convince the UFO theorists and although I don’t wish to be disrespectful of sincerely-held views it always seems a bit strange to me to favour a theory you can’t prove over an alternative that can be demonstrated, filmed, and repeated on demand. The UFO theorists – who, given their refusal to believe the evidence of their own eyes, ought to be called the “sceptics” in this case – can point to lots of oddities and anomalies that suggest that Doug, Dave and

their successors didn’t create all of the crop circles in the world; but then, we don’t know who painted all of the paintings in the world, but that’s no reason to suggest that extraterrestrials did.

I raise the subject of paintings deliberately, because I don’t really care whether it was a couple of blokes or alien astronauts: my point is, crop circles are beautiful

and they serve no practical purpose - to me that makes them art.

Anyway, believe what you want to believe. But if you’re having one of those Dunkirk-spirit make-the-best-of-the-recession “holidays at home” this August, just Google one of the million or so regularly-updated websites devoted to the subject, choose

a crop circle near you, and visit it. You’ll love it. Who needs art galleries?

David Cameron’s recent launch of vouchers for parenting classes has highlighted how difficult it can be to parent well. There can often be situations

- such as your young child screaming in a heap on the supermarket floor - when you feel that you have no control over their behaviour, but giving in to their demands doesn’t seem to improve things. However, dealing positively with bad behaviour in a calm, consistent way will help your child as they test you and push the boundaries.

Praising good behaviourYou’re probably aware of how often you tell your child off, but are you aware of how often you praise them? Parental praise is a big motivator for young children - it makes them feel happy, loved and secure and will raise their self-esteem. Little things like telling them they brushed their teeth really well, or put away their toys without being asked, are all positive affirmations which make them realise you are noticing them.

Keeping positiveWhen your child is misbehaving it can sometimes feel easier to give in to their demands for peace and quiet rather than stick to your guns. But every time you change your mind, you are telling your child that if they are persistent enough they will eventually win. Stay calm and before you say ‘no’, give yourself a few seconds to think your way round the situation that is positive for both of you. For instance, if your child starts playing up in a shop, say that if they behave now, you will do something fun later, or give them a treat.

If they carry on misbehaving, warn them of the consequence and if it continues, take calm action, for instance taking away a privilege. For small children, any consequence must happen within a couple of hours to be effective (for instance, missing a TV programme) as otherwise they won’t remember what it was related to. Be consistent: if they play up in the supermarket every time, make sure there is always a consequence.

Tackling trigger pointsThere are often certain points in the day which can cause problems - and if you are aware of these in advance, it will be much easier to deal with them.

Positive parenting helps your child to feel secure and loved

Going out: If you know your child needs time to adjust after a nap or likes to choose their own clothes before going to nursery, make sure you factor in enough time. If they are indecisive, give a choice of two things and ask which one they would prefer.

Meal times: Again, make sure your child has plenty of time to eat a meal and is not rushed. If they’re given foods they don’t like, offer an incentive to at least try it - and praise them when they do. Use this time to bond by sitting and chatting about their day.

Bedtimes: Bath and bedtime is a lovely part of the day, but can sometimes be fraught. Chat about your child’s day and praise their good behaviour. Star charts for going to bed without a fight work well - with a small treat every few days for doing well. Don’t leave it a whole week as this is too long for young children.

The more positive interaction you have with your child, not only praising, but giving them firm boundaries for behaviour, really will help you to form a close, positive relationship.

In the glory days, Peugeot shifted 7.7 million 206s and the iconic 205 before that found 5.2

million homes. The lacklustre 207 however never caught buyers’ imaginations - flopping with just 2.3 million shifted during its lifecycle.

Now the French firm is hoping the all new 208 can bring back the glory days and sales success to its dealers once again.

However, things are a lot tougher these days. Back in 2001, there were just 16 rivals in the B segment in which the 200 series models compete. Fast forward ten years and now there are 27 direct rivals vying for car buyers’ cash.

But Peugeot hopes its new challenger can tackle the market leading Ford Fiesta head on. Aimed squarely at the sector sales leaders, the French firm hopes cute looks, competitive pricing and higher spec than rivals will be enough to tempt buyers to turn French.

Sales of the 208 will ultimately make up a third of Peugeot dealers’ volume too, and in 2013 the firm hopes to shift 45,000 units, so there’s some serious weight on this little hatch’s

shoulders.

But is it any good? Well, yes and no. Firstly there’s an impressive choice of engines. There are five petrol units and five diesels to choose from and with sales expected to be split 50/50 between the fuel types that comes as little surprise.

We tried the petrol 1.6-litre 155bhp, diesel 1.6-litre HDI with 115bhp, and the 1.2-litre three cylinder petrol. The diesel was excellent, but our pick has to be the characterful 1.2-litre with 82bhp and 118Nm of torque. It’s both great fun to drive yet economical too, returning 62.7mpg on the combined cycle and emitting just 104g/km.

On the road it’s really rather good. Dynamically it’s composed and even in the lesser powered models it’s good fun to chuck around bends. The ride quality is impressive, but we did find the steering very light in town.

The driving position is also strange with a tiny steering wheel that’s hard to position without obscuring the clocks. Overall, though, it drives like a little French hatch back should do - and we mean that in a positive way!

The sales clincher is really on the spec sheets. Peugeot has aimed for all trim levels to be just that little bit better than Fiesta - and in this market that’s vital.

The most popular trim, taking 40 per cent of sales, will be the Active. As standard on this model you have that all important air con, a touchscreen display, 15-inch alloys, cruise control, Bluetooth with audio streaming and USB. There are plenty of options too, notably sat nav, which unfortunately is a little fiddly to use.

Overall, we can’t help but like the 208 and it’s clear there’s a very good car in there waiting to escape (that’ll be the GTI). However, the design is a little fussy inside and out and the Ford Fiesta is a well established and popular rival.

Priced from £9,995, the new 208 goes head to head with key rivals from Ford and Vauxhall. However, it remains to be seen whether its funky new looks and tech advances will be enough to bring the glory days back to Peugeot once again.

If you’re going on holiday shortly, don’t forget that your garden and plants will appreciate some TLC before you leave. An hour or two spent sorting out your plants can not only help to keep them going whilst you’re sunning yourself elsewhere, but also help to make your house look less abandoned in your absence. So before you grab a suitcase, make sure you spend some time in the garden.

I’m certainly not a lawn buff, but whether your lawn is your priority, or like me it’s more of a patch of grass than a bowling green, sort it out before you go. Give it a thorough mowing, cutting it as short as you dare but without ‘scalping’ it by cutting too low. Next take a pair of lawn edging shears, a half-moon edger or simply a sharp spade and neaten all the edges, including those next to flower beds. The effect of edging lasts far longer than mowing and will not only

stop the lawn moving into the flower beds, but also make the grass appear more recently maintained.

Make sure that all plants, especially those in containers and those forming fruit whilst you’re away, are given a good feed before you go. Liquid feeds usually have the speediest response, but if you’re taking a long trip, controlled release fertiliser granules will last for longer. If you use a dry or granular feed, make sure that you water it in well unless it’s just about to rain.

It really is worth persuading a friend, relative or neighbour to pop in to your garden and do the odd bit of watering. Make sure to suggest that they pick the sweet-peas, harvest some veg and so forth, then you’ll both benefit.

A good, thorough watering of the garden will mean that

plants in open ground should be unharmed by hot weather for a good while. Plants in pots and tubs are totally reliant on you if there is not much rain, so make these your priority, and tell your plant-sitter where all the containers are, especially those out of sight.

Many plants cease flowering if faded flowers are left on them and allowed to start to form seeds. This means it’s extra important to remove every faded bloom before you leave. If you’re off for more than a week, I suggest ‘dead heading’ not only the faded flowers, but also those which are just starting to fade. A sharp pair of scissors or just your finger and thumb should do the trick.

to drought. Unless you have a really reliable watering helper lined up, it’s best to carefully lower hanging baskets and stand each one on its own pot in a shady spot where it will dry out less quickly.

Planters and patio pots lose moisture very readily especially if the weather is hot, windy or, worse, a combination of both. By carefully grouping the pots together in one place you’ll not only make it easier for your holiday helper to find them all, but will also create shade around the roots of the pots, so reducing the risk of drought and heat damage. Try to position more drought tolerant patio plants such as pelargoniums, towards the outer edge of the group, and more drought prone plants towards the cooler centre of the group.

Make sure that your garden sheds and other storage areas are properly secured so that there’s less chance that any light-fingered guests will burgle your belongings. It’s worth giving the padlock keys to a neighbour, just in case there is anything in the shed that might be needed in your absence.

Ladders, mattocks, spades and other gardening items that could be used to break into your house (or

the shed) should be removed completely, or locked away out of sight so that they don’t encourage burglary.

Finally check that plants are healthy and that any new outbreaks of pests or diseases are treated or dealt with before you go - leave a handful of whitefly in your greenhouse, or a few greenfly on your roses, and there may well be a full-scale disaster zone when you return!

Home-made BurgersRECIPE

It’s the barbecue season and nothing tastes better than delicious home-made char-grilled burgers. Follow these top tips for the best burgers around…

• Always choose good quality premium minced steak for the best flavour but pick one that has some fat in it – don’t buy extra lean mince as the burgers will dry out too much during cooking. Try asking your local butcher to mince some rump or chuck steak with about 20% fat content. For four quarter pounder burgers you’ll need 500g mince.

• Mince is fairly bland so you’ll need to add plenty of flavouring. Grated or very finely chopped onion and minced garlic form the basic flavouring but you add whatever dried or fresh herb, spice or seasoning you like. You’ll need to add 5-10ml (1-2tsp) salt and lots of freshly ground black pepper too.

• A handful of fresh breadcrumbs and a little beaten egg will also help to bind the mince together and prevent the burgers from breaking up during cooking. Whizz all the ingredients in a food processor until the mixture starts holding together or use clean hands to mix as thoroughly as possible.

• Shape the burgers into round flat discs with wetted hands. To get perfectly round shapes press the mixture into a metal pastry cutter. Don’t over handle the burgers or they will be tough and dry when cooked.

• Ensure that burgers are cooked all the way through and there is no pinkness in the middle. To check this press the burger down with a fish slice – if there are pink juices oozing out then cook for a few more minutes.

• If you want a change from the classic sesame seed bun why not serve the cooked burgers on top of wedges of toasted ciabatta bread spread with a little mustard mayo or pack into warmed and split pitta breads with salad or coleslaw.

• Try a fresh tomato relish instead of ketchup – just peel and finely dice a couple of ripe plum tomatoes and mix with a little olive oil, fresh chopped basil, a pinch of sugar and salt and freshly ground black pepper.

The great concert organist Dame Gillian Weir brings her magic touch to Salisbury Cathedral on Thursday 19th July at 7.00pm.

Dame Gillian Weir, one of the greatest concert organists of today, gives the celebrity organ recital at this year’s Southern Cathedrals Festival in Salisbury Cathedral on Thursday 19 July at 7.00pm. And not only will the audience hear this superb virtuosic performer in action, they will be able to watch her perform on the famous Father Willis organ via a big screen.

David Halls, Festival Director, said “When I started planning this Festival I knew I wanted to invite an organ recitalist who was absolutely at the top of the profession. I invited Dame Gillian Weir and am absolutely

delighted she accepted,and know that festival-goers will be in for a real treat on Thursday 19 July. Dame Gillian is playing a typically interesting programme, with music spanning several centuries and representing composers as diverse as Bach and Bovet. This is a recital definitely not to be missed.”

This year’s Southern Cathedrals Festival with the combined choirs from Chichester, Salisbury and Winchester Cathedrals, is hosted by Salisbury Cathedral from Thursday 19 – Saturday 21 July. There are five services, four ‘Youth in Music’ concerts, three major choral concerts, two ‘Late Night Bach by Candlelight’ piano recitals and a Choral Masterclass

with Malcolm Archer as well as the celebrity organ recital. Salisbury’s SCF also supports young musicians through its popular ‘Youth in Music’ series, this year with official accompanist Joseph Wicks, a former chorister who has been appointed organ scholar at St John’s, Cambridge from next September.

At the heart of Central America, Costa Rica has set aside 30% of its land for

conservation, a higher percentage than any other nation. Framed by the Caribbean to the north and the Pacific to the south, barely the size of England, this little gem of a place claims over 180 nature reserves, including 32 national parks. Businessmen, farmers or government ministers, all agree that preserving the natural world is more important than financial gain. Eco-tourism is thriving and hotels are rated according to their green policy. Officially, this is the happiest country on earth.

So from beaches or coastal wetlands to volcanic peaks, from rainforest and jungle to montane cloud forests, Costa Rica is home to an enticing variety of flora and fauna, among them rare specimens and more types of butterflies than in the whole of Africa. Over 800 species of birds have been recorded, mostly residents, while mammals include giant anteaters, jaguars and vampire bats. For the brave, there are thrilling skywalks right up in the treetops, along suspended walkways.

One of the easiest national parks to explore is Carara on the south

coast where cicadas sing in the raintrees and butterflies the size of your hand flutter, vivid blue, along the stream. There are pale-billed woodpeckers, boar, striped tiger ants and lizards which can run on water. Wild lilies and hibiscus splash colour along the jungle trails and now and then, a pair of red macaws takes flight as spider monkeys swing on their long dangling limbs to claim the sweet blossom of a flame tree.

On the outskirts of Carara, crocodiles bask on the muddy banks of the Tarcoles river, while toucans with rainbow-coloured bills land in the treetops. Sunsets over the estuary are spectacular with hundreds of egrets coming to roost in the mangrove and howler monkeys gathering their troops for the night.

A fair drive south, Manuel Antonio is the smallest of the national parks but boasts a rich biodiversity on both land and sea. Trails lead around the rugged peninsula and along pure white sands fringed with turquoise waters. There are offshore islands, racoons and iguanas and white-faced Capuchin monkeys draped on low branches.

On the Caribbean coast, the

remote Tortuguero National Park covers the nesting sites of green and other turtles and a maze of canals, deltas and lagoons where water fowl and otters live in peaceful surroundings. From palms to lagoons and swamps, the park preserves 11 life zones and access is only by boat.

For Costa Ricans, respect for the natural world is unconditional and that includes the awesome volcanoes in the central highlands. Most iconic is Arenal, rising to over 5000 feet, which in May 1998 managed 23 eruptions in a single day. Now, it is dormant, its funnel top lost in the clouds or mirrored in the lake, surrounded by lush scenery and hot springs gushing out from the lower slopes.

Towering above the capital of San José are Irazu, the highest volcano at 11,200 feet, and Poas which claims the world’s largest active crater, 0.9 miles across and 900 feet deep. Drifting in and out of the mist, belching out fumes from the green lagoon, it showers the forest with acid rain. There are four habitats in its national park, including a unique dwarf forest where ramblers might spot the yellow-green squirrel found nowhere else in the world.
