Economy

Given Woodstock’s proximity to the

U.S. border in Detroit, it shouldn’t

come as any surprise that its

economy relies on the automotive

industry.

In 2005, Toyota announced plans

to build a new $1.1-billion plant on a

1,000-acre undeveloped site in the

northeast end of the city – the fi rst

new auto assembly plant to be built

in Canada in two decades. Initially,

it was to employ 2,000 people and

begin full production of the Toyota

RAV4 SUV in 2008, with a capacity

of 150,000 vehicles per year. Today,

Toyota’s plants in Woodstock and

down the 401 east at Cambridge

employ about 6,500 people.

Diversifi cation

Realizing that a diversifi ed economy

is important to stability, growth and

protection from the vacillations of

any one industry, manufacturers

recently announced participation in

the local Interactive Manufacturing

Innovation Network (iMiN), part of

the Excellence in Manufacturing

Consortium (EMC).

The Oxford Region iMiN that

will involve Woodstock is designed

to be a fully meshed network

of manufacturers, industry

sectors, community partners,

academic institutions and other

stakeholders, which will grow to

become a province-wide series

of manufacturing networks that

facilitates and promotes awareness,

excellence and innovation.

Transportation

As with any growing community,

Woodstock is also paying attention

to improving transportation in the

area through a Transportation Master

Plan (TMP), under the Municipal

Class Environmental Assessment

process. The objective of the TMP is

to develop a comprehensive plan

that will:

» Review existing transportation and

traffi c operations and downtown

parking facilities

» Review future transportation

system improvements to

accommodate urban growth in the

city, and

» Develop an implementation

strategy to satisfy short-term and

longer-term transportation needs.

Housing

It should come as no surprise that

there’s growing demand for new

home developments. Several builders

Economy

Given Woodstock’s proximity to the

U.S. border in Detroit, it shouldn’t

come as any surprise that its

economy relies on the automotive

industry.

In 2005, Toyota announced plans

to build a new $1.1-billion plant on a

1,000-acre undeveloped site in the

northeast end of the city – the fi rst

new auto assembly plant to be built

in Canada in two decades. Initially,

it was to employ 2,000 people and

begin full production of the Toyota

RAV4 SUV in 2008, with a capacity

of 150,000 vehicles per year. Today,

Toyota’s plants in Woodstock and

down the 401 east at Cambridge

employ about 6,500 people.

Diversifi cation

Realizing that a diversifi ed economy

is important to stability, growth and

protection from the vacillations of

any one industry, manufacturers

recently announced participation in

the local Interactive Manufacturing

Innovation Network (iMiN), part of

the Excellence in Manufacturing

Consortium (EMC).

The Oxford Region iMiN that

will involve Woodstock is designed

to be a fully meshed network

of manufacturers, industry

sectors, community partners,

academic institutions and other

stakeholders, which will grow to

become a province-wide series

of manufacturing networks that

facilitates and promotes awareness,

excellence and innovation.

Transportation

As with any growing community,

Woodstock is also paying attention

to improving transportation in the

area through a Transportation Master

Plan (TMP), under the Municipal

Class Environmental Assessment

process. The objective of the TMP is

to develop a comprehensive plan

that will:

» Review existing transportation and

traffi c operations and downtown

parking facilities

» Review future transportation

system improvements to

accommodate urban growth in the

city, and

» Develop an implementation

strategy to satisfy short-term and

longer-term transportation needs.

Housing

It should come as no surprise that

there’s growing demand for new

home developments. Several builders

are active with new projects in the

area, including Senator Homes with

Havelock Corners, and Claysam

Homes with The Neighbourhoods of

Devonshire.

» Woodstock is home of the Springbank Snow Countess – a Holstein cow that set a world record lifetime butterfat production of 9,062 pounds. The Countess is forever commemorated by a life-sized statue located downtown at the corner of Dundas and Springbank.

» In 2008, the City of Woodstock enacted a comprehensive outdoor smoking bylaw that restricted or banned smoking in parks, recreational fi elds, transit environments, downtown patios and doorways. A study conducted by the University of Waterloo showed the policy was e� ective at reducing smoking in regulated environments, helping some smokers to cut back and supporting smoking cessation.

DOWNTOWN WOODSTOCKBeautiful landscaping of homes and public gardens is a point of pride in Woodstock – having won the international Communities in Bloom competition in 2005. VibeOffi cially known as the Dairy Capital of Canada, Woodstock is full of fun and lots of festivals. Promoting itself more recently as “The Friendly City,” it’s still fairly bohemian in comparison to nearby Oxford and Brant counties.

Meet the neighboursThere’s an almost perfectly even split between families with kids, couples without children and one-person households, according to the 2011 census. The remaining 20 per cent of the population comprises single-parent families and “other,” which – especially given the presence of a satellite Fanshawe College campus – usually means younger adults with roommates.

In the areaWoodstock has an abundance of greenspaces, including Southside Park. Cowan Park features a full-sized indoor soccer fi eld and elevated track, and nature lovers gravitate to the beautiful trails and lake at the Pittock Conservation Area. Woodstock General Hospital relocated to a brand-new facility in 2011, and its notable features include a helipad and state-of-the-art cancer centre.

Planes, trains & automobilesCommuters love Woodstock for its easy access to Hwys. 403 and 401, which enable residents to commute to Cambridge, K-W, Brantford and London with little diffi culty. It’s a very walkable city if you both live and work downtown. The city has begun implementing an offi cial cycling plan.

The good, the bad & the restEveryone you meet in Woodstock is friendly, and quick to share that observation with strangers. It’s a safe and close-knit community that most residents say they would never consider leaving. It’s a fairly quiet place by night, however, so those seeking fast-paced city excitement will probably have to head to London.

IMAGINE A HOUSE of cards – or a

game of Jenga – where one wrong

move could cause everything to

come crashing down. This is the fear

some have when it comes to foreign

investors in Canadian real estate.

The concern is that foreign buyers–

those who live elsewhere but buy

properties in Canada and rent them

out – are driving up home prices,

particularly in hot markets such as

Vancouver and Toronto. This o� shore

demand is leading to, some believe,

an artifi cial and unsustainable market

which could cause a crash if for any

reason these owners pulled out or

sold their homes en masse.

“People are concerned that foreign

buyers are coming in and buying too

many properties and driving the prices

up,” Ben Myers, senior vice-president,

market research and analytics at

Fortress Real Developments, told New

Home Guide. “That is the big concern.”

Canada Mortgage and Housing

Corp. is taking steps to address this

“data gap,” by scheduling meetings

with industry stakeholders and other

measures. In Budget 2016, Prime

Minister Justin Trudeau promised to

get a better handle on the issue.

Some of these foreign buyers are

paying cash – given that Canadian

properties are a relative bargain

compared to prices back home

for Chinese buyers, for example.

This means they’re not borrowing

from Canadian banks or requiring

insurance from CMHC, further

contributing to the dearth of data.

Without such transparency, it could

fall on real estate agents and lawyers

to report such transactions.

The problem with this scenario,

points out Don R. Campbell, well

known real estate investor and

author, is that “data without action

or policy is just knowledge.” There is

nothing currently in place preventing

foreigners from purchasing Canadian

real estate.

“I’m a stats guy,” adds Myers.

“I’d love to see the information,

but I think we have a pretty good

idea that residential real estate

sales activity to non-domestic

buyers is pretty isolated to Toronto

and Vancouver. Should Canadian

taxpayers in every other metro

area be on the hook for the cost

of collecting this info?

“If we fi nd out foreign buyers own

1.2 per cent of Canadian residential

dwellings – 3.5 per cent in Toronto

units and 6.1 per cent in Vancouver –

then what? How much will it cost to

take the next steps?

“Even if you had the proper data

and the world’s best econometricians,
