The days are getting lighter and the artist inside me is

getting more active . Being stuck inside more often than not with cabin fever doesn’t help either . It’s Feb-ruary, a month for possible craftiness for Valentine’s Day and my husband’s birthday, not to mention all the win-ter projects that have been piling up over the colder season . Reflecting on my successful and failed projects I must say that living with an artist isn’t

always a good or easy thing . I am messy when doing tasks around the house whereas my hus-band is quite meticulous and careful . I’ve been known to install crooked shelves without making sure lines are straight or hang pictures making more than one nail hole to find the right placement, and I always spill

something either on the floor or on myself . The advantage to living with an artist is that when I do finish a project, it usually ends up spectacular and unique . One of my most favorite projects is a birch tree accent wall in our fam-ily room (pictured) . The wall

is painted a deep eggplant purple with three simple lighter birch trees in the foreground . This project was fairly simple, at least as simple as painting goes . I first painted the en-

tire wall eggplant purple with two coats of paint for a nice even fin-ish . After letting the initial paint dry I took some of the remaining purple paint and mixed it with a white paint of the same brand and finish . I made sure to stir the two paints together very well until the color became even . Once I had the desired lighter purple color I free-handedly painted the birch trees . Now for my “artist” disclaimer: I assumed that mixing the two different paint colors (white and purple) together would turn out fine, I did not seek an expert’s opinion for this project . So far the trees and under-wall paint-ing look great together and I

have not seen any problems, but if you decide to try and replicate this project I would advise you speak to a local paint expert .

STAND OUT

With all of the energy updates, ef-ficiency upgrades, and weatherization programs today, I have to wonder if the indoor air quality of homes is beginning to suf-fer . I have person-ally noticed a rise

in moisture problems in homes with increased energy efficiency where ven-tilation was not properly considered . Is saving on your energy bills really

worth sacrificing you health or can we have the best of both worlds – an ef-ficient and healthy home?

In older homes, like the home I lived in as a young child, we didn’t experience moisture problems and there was always plenty of fresh air . For one, we pumped all kinds of en-ergy through the un-insulated walls when we burned cords and cords of wood . Most of the doors and windows were so drafty in that old house that it was probably like having the back and front door open . We were basical-ly heating the outdoors, like my dad

would say when we actually did leave the door open .

My parents decided to build a new home on the property next to our old house . It was a simple home with an unfinished basement . The focus was on energy and it was well insulated, then wrapped with more insulation . The windows were top of the line for the time with good u-value and low air leakage . The windows were wrapped and insulated using spray foam and the home turned out to be pretty tight and efficient . Soon after we moved in, my dad noticed condensation on

the windows and higher humidity in the house . We had bathroom fans but with three boys with the second level to ourselves, we didn’t use them much . In the end, my dad was convinced that the home was too tight so he removed the foam insulation from around the windows . The moisture problems mostly went away along with the effi-ciency . Could my parents have contin-ued to enjoy a home that was energy efficient while also solving the mois-ture problem? Yes, they could have!

In today’s homes there is an in-creased focus on the R-value and

tightness of the home . We don’t want the heat that we paid $3 to $4 a gallon for to exit through leaks in the home . I support energy efficiency, adding in-sulation, and getting a house as tight as you can . But the one thing that is often overlooked or not the top prior-ity on the list of energy updates is ven-tilation . Ventilation should always be considered first when upgrading the energy efficiency of a home .

The entire home should work as a system and the ventilation has to be part of that system . Ventilation can be achieved in a variety of ways . Bath-room fans, kitchen exhausts or other ventilation where moisture is exhaust-ed at the source is part of the system . Other types include passive ventila-tion as well as whole house mechani-cal ventilation systems . Whatever the system is, it must work effectively with the super tight, extra efficient homes of today .

The most common ventilation a homeowner will see is the bathroom fan . Code requires there to be 50 CFM intermittent or 20 CFM continuous ventilation in a bathroom . CFM is cu-bic feet per minute, which means that a single bathroom fan should exhaust a bathroom at a rate of 50 cubic feet of air per minute because it’s intermit-tent . Is this rate of exhaust adequate to rid all that moisture from the shower to the outdoors? There are a lot of fac-tors that will have an impact on the

adequacy of the fan . Is the fan sized to accommodate the length of ducting or resistance the ducting puts on the fan? An 80 or 100 CFM fan might not be able to overcome the resistance of 100 feet of ducting so it might only be providing about 30 to 40 CFM of exhaust . To put this in simple terms, a bathroom fan will have a CFM rating at a certain resistance (usually grains of water, w .g .) . A bathroom fan that has more resistance than it was tested at will have a lowered CFM . Ducting is added up in linear feet along with the linear feet of the fittings in the duct-ing, using a formula, to come up with the amount of resistance . Larger diame-ter duct equals less resistance, more fittings, bends, and turns equals more resistance . The fan must over-come this resistance to provide the necessary ventilation . Most do not . A lack of exhaust can create very hu-mid air in the bathroom, resulting in a mold or mildew .

Take a large bathroom, an eight by ten foot space with nine-foot walls, which is 720 cubic feet . A 50 CFM bathroom fan will take a little less than 15 minutes to clear a bathroom that size . Do we run the fan for 15 minutes after our shower? Some of us might, but do your kids or other family mem-

bers? One remedy for not running the exhaust long enough is to put a timer on your bathroom fan . It is a good idea to run it during and 20 to 30 minutes after you’re done showering, so it should run for a good 30 to 45 minutes to exhaust all that moisture from the shower .

Why not just install a larger exhaust than required? I definitely agree that exhausts are sometimes undersized, especially when there is added resis-tance in the ducting, but a bathroom fan can be oversized as well . A bath-room fan that is pulling 175 cubic feet

of air from a 320 cubic foot bath-room may be overkill, espe-cially if it’s left on all day . An oversized fan

will exhaust a lot of warm heated air unnecessarily and result in heat loss . A bathroom fan already takes a lot of heated air out of the home . Another disadvantage and potentially danger-ous situation is that too much ex-hausted air results in a high negative pressure in your home and can lead to back drafts and carbon monoxide in-filtration from combustion appliances or the garage, if the garage is attached . I do believe that a slightly negative pressure is better than a positive pres-sure in your home . It is important to make sure that the attached garage is

slightly negative of the home and ev-erything should be okay . A positive pressure can potentially push unwant-ed moisture into your wall cavities where it can condense and create even more problems .

In conclusion, a bathroom fan should be correctly sized for the bath-room size and the number of fixtures in the room . The bathroom fan should also be used and used long enough to bring the moisture in the air back to the normal levels . Remember, you can have ah home that is energy efficient while successfully solving moisture problems .

Please Note: Properly ventilated fans should always vent to the outside, never into a crawlspace or attic .

Part 2 of the ventilation series will cover kitchen exhaust and whole home ventilation systems, as well as, other air quality hazards that are lurk-ing in the home .

We are now in the throes of winter, that cold, dark

stretch of the year where the holidays lie behind us and spring is beyond our frozen grasps . I’d like to go home tonight, park in my heated garage, kick off my boots in the mud room and sit so close to the fireplace that my eyelashes are in danger . But I won’t be do-

ing that because my house doesn’t have a garage, or a mud room, or a fireplace . Nor does it have a spiral staircase, a cozy window seat, stain glass windows, and there’s no se-

cret passageway . In fact, our house doesn’t even have a real yard . It’s amazing how many elements of our dream house my husband and I put aside when we bought our house . However, we couldn’t be happier . Once we realized that our starter home would be limited in accouterments, we were able to focus on the ele-ments that mat-tered to us .

Our major consideration was lo-

cation . We both work downtown and didn’t want a long commute . Yes, we are spoiled Juneau folks and

if the windows of our car have de-fogged before we’re done with our trip, obviously we’ve gone too far . We looked at some wonderful downtown houses but those in our price range needed a lot of work . It sounded romantic and fun to fix up an old home at

first, but ultimately we had to ad-mit to ourselves that we didn’t have

the time, money or skills to put too much work into our house .

As our search wore on we found two houses of the same square footage for roughly the same price about two blocks from each other in the Mountainside neighbor-hood . One had a flat yard and a garage; the other, with no garage, was basically perched on a cliff but had a breathtaking view . We hesi-tated for a moment, thought about not shoveling snow off our car in the morning, thought about grow-ing flowers in the yard and our dog playing in the grass, but we could never really move away from that view . On clear evenings we see the sunset over the Chilkats . We see the tide come in and go out in the channel, watch airplanes land and admire the lights from the traffic snaking around the wetlands . It is always 10 degrees warmer in our house than any other house in Ju-neau; if there is sun, it pours into our tiny home all day .

When our baby was born we

easily doubled the amount of time we spent in our home . It’s been a challenge because our house is small and we’ve reorganized sev-eral times to make room for baby furniture and toys and to keep things safe . We’ve given up on far-fetched plans for house acces-sories, such as adding a wood stove or putting in a stained-glass win-dow in the kitchen and garage and the fireplace remains just a happy daydream . But as I’ve taken in our view hundreds and hundreds of times while rocking the baby to sleep, I haven’t missed a spiral staircase once .

Hannah Lindoff grew up in Ju-neau and returned to the communi-ty after graduating college. She now lives with her husband Anthony, daughter Marigold and dog Haagu on Mountainside. Hannah can be reached at [email protected]
