Farly in 1913, George Bixby decided to sell approx. 16,000 acres of the Rancho de los Palos Verdes (retaining about 1,000 acres which later became Harbor City), which his father, Jotham Bixby, had acquired in 1882 by a

legal partition of the original land grant area of Rancho de los Palos Verdes. Mr. Carl Schader negotiated a 90 day period to complete the purchase. With about 20 days left to raise the funds, after exhausting all financing possibilities on the west coast, Mr. Schader then left for New York to raise the money and while there was able

to get Mr. Frank A. Vanderlip, then President of the City National Bank of New York, interested in the property. Although Mr. Vanderlip had never seen the property, after only a 10 minute meeting with Mr. Schaeder, he was intrigued and recognized its potential for development.

By November 1913, Mr. Vanderlip organized a consortium of New York investors and completed the purchase of the property for a price of $1.5 to just over $2.0 million (historical accounts vary as to the exact price). Vanderlip was a self-made man, an Assistant Secretary of the Treasury under President McKinley, and president of the National City Bank of New York.

As early as 1914, Vanderlip hired architects, including the landscape architectural firm of Olmsted Brothers, to draw up a master plan for the development. Original plans included the construction of a magnificent golf club on the bluffs overlooking Portuguese Bend, to be known as “Los Palos Verdes Country Club”.

Vanderlip writes glowingly in his biography about a visit in 1916 to the Palos Verdes Peninsula and the property he bought sight unseen three years earlier. He describes his vision for the development, likening the geographical location to Italy where he took vacations:

“I found myself reminded vividly of the Sorrentine Peninsula and the Amalfi Drive: Yet the most exciting part of my vision was that this gorgeous scene was not a piece of Italy at all but was here in America, an unspoiled sheet of paper to be written on with loving care.”

Vanderlip planned to develop the area above the current Point Vicente lighthouse as an Italian hillside village, to be occupied by craftsmen who would live, work, and sell their wares. In 1916, Congress approved funding to build the lighthouse at Point Vicente. Since this was land that Vanderlip had master-planned as an artisan community modeled after the Italian village Neri, he fought the government for 5 years, however the Federal government finally acquired the 8 acre site and constructed the lighthouse which went into service in 1926. Marble was imported

from Italy for the first building in 1928, but due to the start of the Great Depression, the project was never completed.

Immediately after purchasing the Palos Verdes Peninsula in 1916, Vanderlip engaged a study to compile weather information about the entire Palos Verdes Peninsula. From the data from that study, Vanderlip determined that the most consistent mild, sunny and fog free weather was in the Portuguese Bend area of the Peninsula. Vanderlip chose this area for the Vanderlip’s summer home, which was constructed in 1916 as the first residence on the Palos Verdes Peninsula other than a couple of ranch houses that no longer exist. The home was copied from their vacation house in Scrub Oak, New York. Vanderlip’s summer home in Rancho Palos Verdes located at 99 Vanderlip Dr., although over 3,800 sq. ft. with 4 bedrooms and 4 baths, was initially called the “Old Ranch Cottage”, and is now known as “The Cottage”.

For the most part during the 1920’s, Frank Vanderlip lived in New York at his Scarborough-on-Hudson estate “Beechwood”. Frank Vanderlip’s wife, Narcissa Cox Vanderlip, was one of the founders of the League of Women Voters, and was a leading suffragist in New York. She was also a good friend of Eleanor Roosevelt, and was instrumental in her involvement in politics. She and Frank had 6 children (Narcissa, Charlotte, Frank Jr., Virginia, Kelvin, and John).

Other buildings were added to the Vanderlip’s Portuguese Bend estate in the 1920’s including

a small guest house and garage called “La Casetta” and a larger guesthouse known as the “Villetta”, now known as “Villa Narcissa” (named after Frank Vanderlip’s wife), or by most people simply as “The Vanderlip Mansion”. A third structure, a barn and stables called the “Farmstead” later became the Portuguese Bend Riding Club. Behind the Villetta, a beautiful stairway of 268 steps, lined by cypress trees, soared to a spectacular lookout point where a

white marble temple was built. You can see the original gatehouse to the property at the gated entrance of Narcissa Drive just off of Palos Verdes Drive South.

Frank Vanderlip loved birds, and for many years maintained an aviary just below The Cottage, including a pond for the birds. Mr. Vanderlip introduced the peacocks to the Palos Verdes Peninsula.

Villa Narcissa is still owned by the children of Elin Vanderlip, the widow of Frank Vanderlip Sr.’s second son, Kelvin, who lived at the estate from the time of their marriage in 1946 until her death at the age of 90 in July 2009.

Sunny days make Paul Hennessey a happy man. As president and CEO of Hennessey’s Tavern, Inc., his 18 restaurants lure surfers, families and young professionals alike when the warm California sun heats up beach towns from San Diego to Manhattan Beach, with a nod to the sizzling Nevada sun blazing down upon his Las Vegas location. South Bay Digs braved a brooding marine layer to meet with Hennessey at his Riviera Village corporate office, where he raved about the wonders of the iPad and the wisdom of buying wine futures.

How did you make the switch from Wall street to taverns?I was supposed to go from Wall Street back to Wall Street, but I got into the restaurant business in San francisco and fell in love with it. It has everything: You’re a teacher, a mechanic, a designer. You’re dealing with advertising and finances. I never imagined I’d get into the business. I first opened in Hermosa and now it’s my biggest place. When I started, I didn’t even have a kitchen. I was making deli sandwiches myself. then we moved to basic hamburgers, then breakfast, then gourmet dinners and now wine dinners.

What was it about Hermosa beach that made you put your first restaurant there? there’s a big ocean out there. I come from back east and it has always been my desire to follow the sun to California. Hermosa Beach was kind of rough back in 1976. I knew when I first saw

the ocean and the big pier that sooner or later it would be developed and upgraded. Now it’s a great place to be.

What do you think about the downtown Hermosa beach revitalization?It’s incredible. It turned out twice as good as I thought. I was leery at first. People forget that back in 1976, the locals would never go downtown. Now it’s very kid- and family-friendly. there’s always something going on. It’s a lot of fun to be there.

it really has changed the whole scene. your restaurants are in all three beach cities. How is the south bay community important to you? All our restaurants aim to be neighborhood meeting places and become part of the communities where we’re located. We do everything from school fundraisers to sporting events. We sponsor junior lifeguard races

where we get about 250 kids participating every year. We also sponsor South Bay teams, soccer leagues and basketball. We do a lot for the American Cancer Society. A girl who used to work for me had a son with leukemia. He wanted to be a chef, so we created the “Cooking Up Dreams” fundraiser around him. Being a part of the community helps you give back to the community.

you gave back in a fabulous way by preserving a piece of Hermosa beach history with the lighthouse café. Tell us about that.I had heard that the Lighthouse was going out of business and that they were going to close the place. It has so much history and I love jazz, so I negotiated with the owners and bought it. I was able to revive it. We don’t just have jazz performances, we also have reggae and other genres. We added a Sunday brunch, but we want to keep it a music venue. tourists come through

and take pictures because they’re familiar with the jazz history.

Indeed, with legends like Chet Baker and miles Davis having played there in the early days.there are a lot of ghosts in those brick walls!

speaking of brick walls, let’s talk about aesthetics. your restaurants take me back to the pubs in ireland.or back east, or in San francisco. this country was founded in pubs. the Declaration of Independence was written in a pub. the restaurants have had same look for 35 years because we want people to feel comfortable here. I remember when we closed our Redondo Beach location for three days to refurbish it. [When we reopened], a regular customer sat down and said, “You were closed. What happened?” I told him we’d remodeled and put in a brand new bar. He looked at me and said, “oh, this is new?” So we accomplished what we wanted. We remodeled, but it still felt familiar to our patrons. At the same time, you don’t want to be cookie-cutter. We just opened a place in La Jolla, and it has a great small-town feel. You still know you’re in a Hennessey’s, but it’s different from our manhattan, Hermosa and Redondo locations. It’s like the menu at Hennessey’s is the same, except each location manager is responsible for adding five or six daily specials.

What’s your favorite menu item? We just introduced corned beef burgers. they’re made with ground corned beef. We have different types of toppings and I think they’re outrageously good! that’s what’s great about this business – you get into menu developing, advertising, computers. We have an architect who designs our locations. there’s so much variety.

you’ve attributed your success to avoiding what your website refers to as ‘flash-in-the-pan’ techniques.When we go into a town, I’m in for the long-term. We want to be a neighborhood meeting place where people get used to going for their birthdays. We don’t want to pigeonhole ourselves, so we’re not a sports bar, we’re not a nightclub, we’re not an entertainment venue; we’re something different to each customer.

if you had the chance to redo any business decision you’ve made, would you?I’ve made so many wrong decisions. there have been locations that didn’t work, but I wouldn’t

do things over. that’s how we learn. It’s a lot of trial and error, and we’ve had more success than we’ve had flops. I opened a place in Mammoth and the location didn’t work out, but it was a great learning experience. You have to make mistakes in order not to make them again. the best thing that happened to me in the first six months after opening was the feeling that we weren’t going to make it. I learned that you have to do promotions to make it work. You can’t just open the doors and expect the public to come. everyone knows where mcDonald’s is, but the company still advertises.

if you could describe your life philosophy in three words, what would they be? eat drink and be merry?

That works. What advice would you give to someone who wants to get into the restaurant business today? It’s fun to say ‘I’m a great cook at home’ and decide to open a restaurant, but cooking at home is a lot different than cooking for the masses. You have to know how to design a menu, you have to decide what equipment to put in the kitchen, what ingredients you’ll need, and can you get the food out without having people wait 45 minutes for it. You have to meet payroll and abide by city codes and health codes. You have to learn the industry from ground up. I’d say this applies to any industry.

What’s on the horizon for Hennessey’s?We’ll be remodeling the Lighthouse and one or two other restaurants. Right now we’re looking forward to summer because our business gets better during summer.

How did you survive last summer’s miserable weather? It was horrible! Do you know what’s worse than having a restaurant at the beach when it’s rainy, windy and foggy? Having 18 of them. We maybe had four or five days that got over 65. We teach the managers to look at the weather because it impacts the food order and staff scheduling. If it’s rainy, we close the upper deck [in Hermosa] and we have to cancel some shifts.

Workshop or wine room? Wine room. I love wine. my favorite is opus. Did you know you can actually buy futures in wine?

absolutely. a friend of mine did that with a san luis obispo winery.A lot of people make a lot of money that way.

And wine is good for you.

Home gym or home theater? Home gym.

blackberry or iphone? iPad. This thing is amazing. doesn’t it make you wish you’d bought apple stock?I went to the Mac store to buy the iPhone when it came out, and there was a huge line of people waiting to buy this thing. So I called my stockbroker and said I wanted to buy stock. At the time it was at about $100. I got busy and I never got around to it, and it climbed to $250. [Steve Jobs] may go down as absolutely more brilliant than edison in terms of creativity. He changed the world.

cat or dog? Dog, but I have a cat. I’ve got a wife and three daughters, so I don’t have much of a say. [Points at window] Look what’s happening! the sun’s coming out! It’s going to be a great day.

The Value of a View

A million dollar view: years ago, that’s exactly what it meant.

Today, a million dollars may only buy a sliver of a view. Nowadays, an

ocean view that comes from being 20 feet away from the sand may

actually cost an extra $8,000,000 right here in Manhattan Beach.

How badly you want/need that view will determine your bottom

line. For example, if you are looking for a new, richly appointed,

gorgeous Tuscan home, you can expect to pay over $10 million for

about a 4,500 sq.ft., ocean front home. However, if you purchase a

similarly appointed home, just a little bit East in Manhattan Beach,

you can find one “value priced” at about $2 million.

Valuing a view is like putting a value on a diamond. No two

are exactly the same. Diamonds are graded by what jewelers

call the 4 C’s: their Cut, their Clarity, their Color, and their Carat

weight. Views are valued by what I call S.T.O.P.: Size, Type,

Orientation, and Permanency.

In terms of views, when it comes to size, I am referring to just

how “panoramic” that view actually is. You can have an ocean view

that spans the width of your deck or you may actually have a 360

degree view which includes city, ocean, coastal and hillside vistas.

Locally, a combination view that includes a view of the ocean

and also of city lights is typically most valuable. Most understand

that as beautiful as an ocean vista can be, they do disappear at

night and city views come to life at night. If you are like most hard

working Americans, one of the sure ways to afford a view is to

work long and hard. In some cases, you find yourself coming home

after the sun has set and that sparkling ocean view has gone dark

by the time you get home. City views offer weekday, evening

enjoyment of gently twinkling, open spaces, leaving the weekends

to appreciate the glorious daytime ocean views.

Type of view is a major factor. Views vary in type; from views

of the ocean or of the city, to simple pastoral views of trees, hills, or

even distant mountains. (Also worth mentioning is the other end

of the scale, where unsightly views may detract from the value of

the home.) Things like being in the sightline of a manufacturing

zone, a commercial zone, or views of an unkempt neighboring

home that has been neglected for years can vary dramatically and

will overall affect the bottom line value of a property.

When it comes to orientation, everyone has their own

personal preference depending on the type of view they seek.

However, homes in the Beach Cities that orient South and

command an Ocean view are by far the most sought after and

valuable views to enjoy. Because the sun sets towards the South

in this area, homes with a southern orientation tend to be warmer

and brighter. This is the same reason that owners who desire a

pool prefer their yards located on the southern part of their

property: so they can enjoy more direct sun while using their pool.

If your home happens to be in Palos Verdes Estates, having

a home orienting towards the North is the Crown Jewel of them

all. The ideal view is what is called the “Queen’s Necklace”. This

view showcases an expanse of South Bay coastal lights as well as

the ocean and bay. From a distance, it is obvious where it gets its

namesake. The edge of the bay comes to life at dusk, glittering

with twinkling lights seen from Malibu through Redondo Beach,

and is reminiscent of a richly jeweled necklace. When determining

the value of a home based on ideal orientation, it is important to

understand the community and what is in high demand, locally

The big question: “How long will my view last?” puts the

“P” in S.T.O.P. Nothing is more frustrating than when you buy a

home that presents terrific views and you later discover that your

neighbor has decided to start building . . . there goes your view.

In many areas, nothing can be done about it outside of quickly

having a friendly conversation with your neighbor in hopes of

adjusting the architectural plans to help preserve what you can

of your view.

There are communities, however, with strict rules in place

to help homeowners preserve what they paid for. For instance,

the Hillside Overlay district in the Hollywood Riviera, an area in

South Torrance, maintains that if you decide to add-on, remodel or

construct something new, you better check with your neighbors first.

Matter-of-fact, the City will require you to model a silhouette of your

plans so your neighbor knows exactly what you intend to do and

what your intentions might end up resulting in for your neighbor. If

they don’t like the effect, guess what . . .? You’re not building.

When you see a Real Estate ad that claims

“Unobstructable” views, that one little word can have so much

meaning. Views that are permanent can have tremendous

value. You can rely on the fact that it will exist forever and that

fact alone will increase the value of your view ten-fold. In some

cases you will witness where, at the beach, some views can

actually improve with a neighbor’s construction plan. Today you

can find homes that had been built before current height limits

and set back limits were put into place. If these older homes are

torn down, new ones must comply with the current codes and

limitations, thus improving some neighboring views!

So how do you sum up all of the components of my S.T.O.P.

analysis to determine the value of your view? (This is, by far, one

of the most challenging value tasks in South Bay Real Estate

today.) The closest “science” to it involves reviewing those cases

where you can find an exact match of a recently purchased home

that enjoys a view and compare it to the same home that has

little or no view. In The Beach Cities, you can easily find a builder

that has duplicated a home that has been completed with

the same floor-plan and finishes, but it is an entirely different

location. Simply subtracting the value of the two sales achieves

proper determination of the value of that view.

Let’s apply the S.T.O.P. analysis to a real time scenario: as of

this printing, there are two relatively similar homes for sale that were

built by the same builder. One is for sale just over $2 million without

a view, while the other is asking just over $3 million and enjoys

beautiful city vistas. They are relatively $1 million dollars apart in

value, tempting you to state that the one home indeed can claim

a “Million Dollar view”. However, the home with the view happens

to be West of Sepulveda and the one without is situated East of

Sepulveda. Location now comes into the mix, affecting the value as

well. In this case “simple” just went out the door. Is the view worth

more or is the fact that the home is in the “Hill Section” the deciding

factor in value? To summarize this case, it is likely that the real value

of the view itself is equal to several hundred thousand dollars plus

an increase in value for the location being West of Sepulveda; of an

additional several hundred thousand dollars, all resulting in a total $1

million increase in value over the other property.

The bottom line is that more people prefer to have a view, and

supply and demand always dictate value. As long as homeowners

seek refuge in their homes and desire to increase enjoyment of

the same, views will increase the value of most any property. So,

whether you own a peek of an ocean view, you enjoy dazzling city

lights at night, or you are one of the rare few sitting directly in front

of the blue Pacific, enjoy your view, because it is what you paid for

and someday. Should you choose to sell your home, someone else

is bound to be seeking that very view you see everyday, and will

be more than willing to pay you what it is worth.

line. For example, if you are looking for a new, richly appointed,

gorgeous Tuscan home, you can expect to pay over $10 million for

about a 4,500 sq.ft., ocean front home. However, if you purchase a

similarly appointed home, just a little bit East in Manhattan Beach,

you can find one “value priced” at about $2 million.

Valuing a view is like putting a value on a diamond. No two

are exactly the same. Diamonds are graded by what jewelers

call the 4 C’s: their Cut, their Clarity, their Color, and their Carat

weight. Views are valued by what I call S.T.O.P.: Size, Type,

Orientation, and Permanency.

In terms of views, when it comes to size, I am referring to just

how “panoramic” that view actually is. You can have an ocean view

that spans the width of your deck or you may actually have a 360

degree view which includes city, ocean, coastal and hillside vistas.

Locally, a combination view that includes a view of the ocean

and also of city lights is typically most valuable. Most understand

that as beautiful as an ocean vista can be, they do disappear at

night and city views come to life at night. If you are like most hard

working Americans, one of the sure ways to afford a view is to

work long and hard. In some cases, you find yourself coming home

after the sun has set and that sparkling ocean view has gone dark

by the time you get home. City views offer weekday, evening

enjoyment of gently twinkling, open spaces, leaving the weekends

to appreciate the glorious daytime ocean views.

Type of view is a major factor. Views vary in type; from views

of the ocean or of the city, to simple pastoral views of trees, hills, or

even distant mountains. (Also worth mentioning is the other end

of the scale, where unsightly views may detract from the value of

the home.) Things like being in the sightline of a manufacturing

zone, a commercial zone, or views of an unkempt neighboring

home that has been neglected for years can vary dramatically and

will overall affect the bottom line value of a property.

When it comes to orientation, everyone has their own

personal preference depending on the type of view they seek.

However, homes in the Beach Cities that orient South and

command an Ocean view are by far the most sought after and

valuable views to enjoy. Because the sun sets towards the South

in this area, homes with a southern orientation tend to be warmer

and brighter. This is the same reason that owners who desire a

pool prefer their yards located on the southern part of their

property: so they can enjoy more direct sun while using their pool.

If your home happens to be in Palos Verdes Estates, having

a home orienting towards the North is the Crown Jewel of them

all. The ideal view is what is called the “Queen’s Necklace”. This

view showcases an expanse of South Bay coastal lights as well as

the ocean and bay. From a distance, it is obvious where it gets its

namesake. The edge of the bay comes to life at dusk, glittering

with twinkling lights seen from Malibu through Redondo Beach,

and is reminiscent of a richly jeweled necklace. When determining

the value of a home based on ideal orientation, it is important to

understand the community and what is in high demand, locally

The big question: “How long will my view last?” puts the

“P” in S.T.O.P. Nothing is more frustrating than when you buy a

home that presents terrific views and you later discover that your

neighbor has decided to start building . . . there goes your view.

In many areas, nothing can be done about it outside of quickly

having a friendly conversation with your neighbor in hopes of

adjusting the architectural plans to help preserve what you can

of your view.

There are communities, however, with strict rules in place

to help homeowners preserve what they paid for. For instance,

the Hillside Overlay district in the Hollywood Riviera, an area in

South Torrance, maintains that if you decide to add-on, remodel or

construct something new, you better check with your neighbors first.

Matter-of-fact, the City will require you to model a silhouette of your

plans so your neighbor knows exactly what you intend to do and

what your intentions might end up resulting in for your neighbor. If

they don’t like the effect, guess what . . .? You’re not building.

When you see a Real Estate ad that claims

“Unobstructable” views, that one little word can have so much

meaning. Views that are permanent can have tremendous

value. You can rely on the fact that it will exist forever and that

fact alone will increase the value of your view ten-fold. In some

cases you will witness where, at the beach, some views can

actually improve with a neighbor’s construction plan. Today you

can find homes that had been built before current height limits

and set back limits were put into place. If these older homes are

torn down, new ones must comply with the current codes and

limitations, thus improving some neighboring views!

So how do you sum up all of the components of my S.T.O.P.

analysis to determine the value of your view? (This is, by far, one

of the most challenging value tasks in South Bay Real Estate

today.) The closest “science” to it involves reviewing those cases

where you can find an exact match of a recently purchased home

that enjoys a view and compare it to the same home that has

little or no view. In The Beach Cities, you can easily find a builder

that has duplicated a home that has been completed with

the same floor-plan and finishes, but it is an entirely different

location. Simply subtracting the value of the two sales achieves

proper determination of the value of that view.

Let’s apply the S.T.O.P. analysis to a real time scenario: as of

this printing, there are two relatively similar homes for sale that were

built by the same builder. One is for sale just over $2 million without

a view, while the other is asking just over $3 million and enjoys

beautiful city vistas. They are relatively $1 million dollars apart in

value, tempting you to state that the one home indeed can claim

a “Million Dollar view”. However, the home with the view happens

to be West of Sepulveda and the one without is situated East of

Sepulveda. Location now comes into the mix, affecting the value as

well. In this case “simple” just went out the door. Is the view worth

more or is the fact that the home is in the “Hill Section” the deciding

factor in value? To summarize this case, it is likely that the real value

of the view itself is equal to several hundred thousand dollars plus

an increase in value for the location being West of Sepulveda; of an

additional several hundred thousand dollars, all resulting in a total $1

million increase in value over the other property.

The bottom line is that more people prefer to have a view, and

supply and demand always dictate value. As long as homeowners

seek refuge in their homes and desire to increase enjoyment of

the same, views will increase the value of most any property. So,

whether you own a peek of an ocean view, you enjoy dazzling city

lights at night, or you are one of the rare few sitting directly in front

of the blue Pacific, enjoy your view, because it is what you paid for

and someday. Should you choose to sell your home, someone else

is bound to be seeking that very view you see everyday, and will

be more than willing to pay you what it is worth.
