For 91 years, 7-Eleven Inc. has often been on the cutting edge of major trendsacross the convenience store industry.

Since 2014, 7-Eleven private brand products have won 28 awards forproduct innovation, quality and package design, including 12 PLMASalute to Excellence awards. Award-winning items have ranged fromsea-salt chocolate caramels and Yosemite Road Pink Moscato wine tofrozen thin-crust pizza, yogurt-drizzled fruit and nut bars, and decadentdessert cookies.

Dallas is the 3rd largest city in Texas and the ninth-largest in the United States.The city's prominence arose from its historical importance as the center for the oiland cotton industries, and its position along numerous railroad lines. As much of the world's economic growth is expected to slow in the near future,two cities in Texas look to be turning that projection on its head.

Oxford Economics' analysis projects nearly two-thirds of the world's major citieswill see an economic slowdown over the next two years. It also predictsdeclining gross domestic product growth in the world's 10 largest cities.

But Dallas and Houston along with San Francisco buck the trend because ofthe technology industry and their highly skilled workforces. Oxford's analysis

projects the two Texas cities will continue to see growth despite a slowdownelsewhere.

The analysis predicts Dallas' GDP to grow by 2.2 percent between 2020 and2021. That increases to 2.4 percent for both Dallas and Houston if projectionsare pushed out to 2023.

So what's happening in the Lone Star State that enables these cities to grow asother areas are experiencing slower growth?

"In San Francisco, growing demand for computing power and high-techservices offsets California’s highly regulated economy and housing costs," saysthe Dallas Morning News, but in Texas, the cost of living is lower and the lowercost and less restrictive regulation allow businesses to grow faster.

Texas was one of the last economies to succumb to the recession and one ofthe first to bounce back, while California is limping along with anunemployment rate of 11.7%” wrote Badenhausen of Forbes.

Forbes based its ranking on past and projected job growth, costs of businessand living, income growth, educational attainment and projected economicgrowth. It also factored in such things as crime rates, cultural and recreationalopportunities and net migration patterns. Also, the magazine looked at the

number of highly ranked universities in an area.

Besides Austin, Texas also placed San Antonio and Dallas in the top 10. SanAntonio, ranked No. 8, is among the fastest-growing metro areas in the U.S. (thepopulation increased 25% since 2000). It has been buoyed by defense spendingand hiring at Toyota Motor’s truck assembly plant. Dallas (No. 10) has been oneof the most resilient economies during the recession and could add 190,000jobs in the next three years.

“The mix of both affordability and sturdy job growth has attracted newfirms and residents,” the Dallas Morning News reports.

“Our look at America’s Best Places for Business showcases the starkcontrast between Texas—with its low-cost, pro-business regulatoryenvironment (5 cities among the top 25)—and overregulated and wildlyexpensive California.

Texas law requires all real estate licensees to give the following information aboutbrokerage services to prospective buyers, tenants, sellers and landlords.

INFORMATION ABOUT BROKERAGE SERVICES

Before working with a real estate broker, you should know that the duties of a brokerdepend on whom the broker represents. If you are a prospective seller or landlord(owner) or a prospective buyer or tenant (buyer), you should know that the brokerwho lists the property for sale or lease is the owner’s agent. A broker who acts as asubagent represents the owner in cooperation with the listing broker. A broker whoacts as a buyer’s agent represents the buyer. A broker may act as an intermediarybetween the parties if the parties’ consent in writing. A broker can assist you inlocating a property, preparing a contract or lease, or obtaining financing withoutrepresenting you. A broker is obligated by law to treat you honestly.

IF THE BROKER REPRESENTS THE OWNER:

The broker becomes the owner’s agent by entering into an agreement with theowner, usually through a written – listing agreement, or by agreeing to act as asubagent by accepting an offer of subagency from the listing broker. A subagentmay work in a different real estate office. A listing broker or subagent can assist thebuyer but does not represent the buyer and must place the interests of the ownerfirst. The buyer should not tell the owner’s agent anything the buyer would not wantthe owner to know because an owner’s agent must disclose to the owner anymaterial information known to the agent.

IF THE BROKER REPRESENTS THE BUYER:

The broker becomes the buyer’s agent by entering into an agreement to representthe buyer, usually through a written buyer representation agreement. A buyer’s agentcan assist the owner but does not represent the owner and must place the interests

of the buyer first. The owner should not tell a buyer’s agent anything the ownerwould not want the buyer to know because a buyer’s agent must disclose to thebuyer any material information known to the agent.

IF THE BROKER ACTS AS AN INTERMEDIARY:

A broker may act as an intermediary between the parties if the broker complies withThe Texas Real Estate License Act. The broker must obtain the written consent ofeach party to the transaction to act as an intermediary. The written consent muststate who will pay the broker and, in conspicuous bold or underlined print, set forththe broker’s obligations as an intermediary. The broker is required to treat each partyhonestly and fairly and to comply with The Texas Real Estate License Act. A brokerwho acts as an intermediary in a transaction:

▷ shall treat all parties honestly;

▷ may not disclose that the owner will accept a price less than the asking pricesubmitted in a written offer unless authorized in writing to do so by the owner;

▷ may not disclose that the buyer will pay a price greater than the price submittedin a written offer unless authorized in writing to do so by the buyer; and

▷ may not disclose any confidential information or any information that a partspecifically instructs the broker in writing not to disclose unless authorized inwriting to disclose the information or required to do so by The Texas RealEstate License Act or a court order or if the information materially relates to thecondition of the property.

With the parties’ consent, a broker acting as an intermediary between the partiesmay appoint a person who is licensed under The Texas Real Estate License Act andassociated with the broker to communicate with and carry out instructions of oneparty and another person who is licensed under that Act and associated with thebroker to communicate with and carry out instructions of the other party.
