It is great to change the carpet, repaint, or do some staging, but why do that? Why not just offer the buyer credit instead?

The reason for offering credit instead is because the buyer may not like the colors or carpet you choose, and they might prefer

to pick those out themselves.

On an intellectual level, that’s true. However, buying property is not an intellectual exercise. It’s an emotional exercise because 93% or more of

It’s important to handle property on an emotional level to maximize its appeal in the marketplace. That’s what leads to sales.

Making those changes to the carpet or paint will be the best money you will ever spend because it will create an inviting

environment that will entice the buyer to purchase the home.

Preparing the property so that it is clean, with new carpet and fresh paint, with the necessary upgrades is what creates
