BOAT LAGOON & ROYAL PHUKET MARINAThe Boat Lagoon was Phuket’s fi rst marina complex. It has been fully operational since 1994. This circular, 168-berth lagoon was originally a tidal fl at at the head of a shallow, meandering 2-mile creek, Klong Tha Rua.

Klong Tha Rua was once the main port of the island, long before Phuket Town was built by the predominantly Chinese tin miners who arrived over 100 years ago. Phuket-based entrepreneur and pleasure-boat enthusiast Khun Kanit Yongsakul started the project some years ago, damming the stream and digging the basin to a depth of five metres before reopening the entrance.

Royal Phuket Marina was opened in 2005 and shares the approach channel with The Boat Lagoon. The entrance is on port, closer to the sea by about 1 mile. The rectangular outer basin has berthing for 76 yachts.

The Boat Lagoon is situated further up the channel after a 90-degree turn to port. Services in both marinas are comparable with facilities elsewhere in the world.

The ChannelThe well-marked channel has concrete pilings set approximately 13 metres apart all the way from Ao Tha Rua, starting at 07° 58.65’ N, 98° 24.9’ E. The channel meanders through the large shallow open bay until it enters the mangrove creek. Both the depth and width of this very tight channel vary along its length.

Keeled or deep-draft vessels up to 35 metres length and draft 2.5 metres can enter either side of high tide. It is wise to check with the harbour master on the latest channel dredging information. The shallowest depths in the channel, at the time of writing, were 2.5 metres at a 2.8 metre high tide.

While in the open water channel, keep the pilings 10-15 metres off the port side all the way in. Allow approximately 45 minutes from the open water channel entrance to arrival in either marina basin (at fi ve knots, which is the speed limit from the entrance to the mangroves onwards).

We strongly suggest deep draft vessels negotiate this diffi cult channel during the last hour of the rising tide.

ROYAL PHUKET MARINAA

The phase 1 basin has a minimum depth of 4 metres and berths for 76 yachts up to 30 metres. The 60-ton travel lift services a hard stand that can accommodate 40 yachts.

Dockside on the ground fl oor of the condominium blocks are commercial units housing fi ve top class restaurants, a fi tness club and many top-level retail outlets. A recent addition is the conference and exhibition centre where the annual Phuket International Marine Expo (PIMEX) is held.

Feature : Phuket Regattasby Grenville Fordham

Phuket sailing is the winnerAFTER THE KING'S CUP REGATTA

Phuket, home to four very diff erent yacht races, last month said goodbye for another year to the oldest and biggest of them, the Phuket King’s Cup Regatta, now going into its 25th year. The King’s Cup, inaugurated in 1987 to celebrate the 60th birthday of His Majesty the King of Thailand, saw 105 yachts compete across 10 classes between 4th and 11th December. There were 10 ‘King’s Cups’ up for grabs – one for each class – and competition was intense.

The people and the boats that fi nished the week with top honours, presented by His Majesty the King’s personal representative at an intensely formal Royal Awards Ceremony, were: Ray Roberts' Evolution Racing (Racing), Matt Allen's Zhik Ichi Ban (IRC 1), Peter Dyer's Team Sea Bees (IRC 2), Peter Sorensen's Baby Tonga (Premier Cruising), David Liddell's Miss Saigon (Multihull), Hans Rahmann's Voodoo (Firefl y 850), Ilya Ermakov's Sarawadee (Bareboat Charter), Paul Brunning's Dondang Sayang (Classic), Richard Macfarlane's Aida (Cruising) and Jean Rheault's Souay 1 (Modern Classic).

The participants, who came from 16 countries, comprised sailors of all levels, from yacht club weekend racers to America's Cup, Olympic and World Champion yachtsmen. At the top of the most competitive classes, though, there were few ‘weekend sailors’…

With four regattas, blue skies, beautiful scenery and highly competitive racing, Phuket's 'regatta industry' has taken off !

In the Racing Class, ultimate racing machines, the fi nal results saw just one point diff erence between Evolution Racing and HiFi. By winning this year, Ray Roberts joins an exclusive group of just three Racing Class sailors who have won four King's Cups in their sailing careers.

While the IRC 1 class was won easily by Matt Allen's Beneteau First 44.7 Zhik Ichi Ban, in IRC2 Team Sea Bees and Royal Thai Navy 1 came down to the wire with just one point separating them.

The Multihull Class, with some of the fastest and most hi-tech boats in the fl eet – yet strangely looked down on by the ‘monohull brigade’ – saw the lead change halfway through with Andy Pape’s fast cruiser, the Andaman Cabriolet Da Vinci, leading for the fi rst half only to be beaten in the end by both Miss Saigon and Henry Kaye’s Thor. That only two points separated Miss Saigon (1st) and Da Vinci (3rd), the latter racing with standard Dacron cruising sails while most of the fl eet carries ‘best-money-can-buy’ racing sails, is a worry for the majority of multihulls in this year’s upcoming regattas… Da Vinci, said owner David Roberts, is about to get serious with her sail wardrobe; the order's been placed.

After four days of light-to-moderate (if you were lucky) breezes, the regatta ended abruptly, with all racing cancelled, on the Saturday morning. In the early hours a strong, unseasonal, westerly wind and an accompanying two-metre swell in Kata Bay, that generated an increasingly savage surf break, wreaked havoc with the fl eet that found itself unexpectedly on a lee shore in the worst possible conditions. 12 yachts were swept ashore, suff ering varying degrees of damage, and providing a spectacle for Kata Beach’s tourist population that they’re unlikely to ever witness again.

King’s Cup over, if somewhat dramatically, for a year, Thailand’s yachting community – and those overseas sailors who have “been there, done that”, with the King’s Cup and are ready for something a little diff erent – look forward to a further three regattas, all off Phuket Island’s east coast.

The fi rst is The Bay Regatta (formerly called the Phang Nga Bay Regatta). Coming into its 14th year, this one leaves the rest for dead if you’re into racing around magical scenery. Running from 9th - 13th February, this regatta attracts up to 50 yachts each year racing around the islands of Phang Nga Bay, with a casual beach party in a diff erent location each night. A change of organising authority sees the Ao Chalong Yacht Club holding the reigns in 2011, so participants can expect courses that avoid the windless far northern reaches of the bay and off er a little more breeze than in previous years. For information visit www.acyc-phuket.com/bayregatta.htm.

Then it’s a break until July, with the yacht club’s fi rst Club Racing series fi lling the gap. From 15th - 17th July, the multihulls gather in Chalong Bay for the region’s only Multihull Regatta. Last year attracting about 20 yachts, this is one of the fastest-growing events on the Southeast Asian calendar. Rapidly

becoming the most popular type of yacht in the Andaman Sea – ideal for comfortably cruising the islands and beaches yet fast and competitive enough for exciting racing – the multihull fraternity is determined to make its mark on the regatta scene. Interestingly, at least one monohull owner with an expensive racing yacht has also acquired a small, fast catamaran (Voodoo), on which he raced and won the King’s Cup. He says he just can't get over the speed and the thrill! For information about the Multihull Regatta visit www.acyc-phuket.com.

With just a few days break after the multihull event, it’s Six Senses Phuket Raceweek, now in its eighth year. A fi ve-day, fi ve-star extravaganza of beachside parties and exhilarating mixed fl eet racing off Phuket’s southeast coast, ‘Raceweek’ has become the favourite of many sailors and sponsors. Reliable southwest monsoon winds, top-notch race management, a superb venue in the Evason Phuket and a proper commercially managed approach to sponsors have all combined to lift ‘Raceweek’ head and shoulders above other events in many respects.

The 2011 regatta runs from 20th - 24th July. As that’s low season in Phuket, there are great deals to be had on hotel accommodation and charter yachts. A magnifi cent time for southern hemisphere dwellers to escape their winter... and there’s no better way for Europeans (and Asian expats) to take their summer vacation – combining four days of racing and fi ve nights of parties with a few days, before or after, cruising the area in a charter yacht. For information visit www.phuketraceweek.com.

Phuket has grown up. Four international regattas on a small, yet sophisticated, tropical island surrounded by the best cruising area in the world. Seems much too good to be true.

Babe, Ichi Ban & Koull Baby – IRC1 All hi-tech, but no King's Cup winners in this bunch... Carnage on Kata Beach – but the multihulls fared better than most

When I left my job as art director seven years ago to fl y model helicopters in Thailand taking pictures, my colleagues thought I was crazy.

Phil Clark, HELICAM Pilot

People Profi le

Where are you from; why did you decide to move here? Newcastle Upon Tyne, England. I came here seven years ago for the climate and great lifestyle.

Did you plan to set up a business? Yes I came here to set up Helicam.

Tell us about your job. I get involved in everything from business to creative, working as part of our team. I do enjoy the fl ying side – but only when there's not too much pressure.

How did you get into helicopters and photography? For a school science project I fi tted a camera to my model plane and took some aerial photos of the school. They came out well, and I achieved a grade 'A' for the project. Ever since I've been fascinated with aerial photography and aircraft.

Have you ever lost a helicopter? Yes a few – even into the sea as many of our clients need aerial photos off shore.

What's your most memorable shoot? Aerial fi lming for a series of sci-fi movies about killer ants fi lmed in Krabi. We actually took part in one of the movies too! I got to meet the American movie star, Tom Lopat, from the original Dukes of Hazard.

What's your worst experience with the helicopters? Losing them! When we lose one in the ocean it costs us up to 400,000 Baht.

How many helicopters do you have? We've got seven helicopters, gasoline and electric, and two fi xed wing airplanes. We use the helicopters mostly to photograph properties; they have a maximum ceiling of around 150m. Our newest helicopter is fi tted with a full auto pilot system – allowing it to fl y very steadily using GPS. The fi xed wing airplanes can go higher and are good to shoot an entire town or city.

What's your main target market? In the past mostly developers, real estate and hotels. We're now moving into new areas and new clientele.

What's your business 'motto'? Believe in what you’re doing, work hard – and you'll succeed.

What do you see as your biggest success? Many of our clients re-book our services time after time.

Who has most infl uenced you? A creative director from a company I worked for in Dubai. He inspired me to think laterally and enjoy whatever project I was involved in.

Do you mostly work in Phuket? Many of our jobs are in Phuket but we also work around the rest of Thailand and Malaysia.

How often you do visit England? Never! My family and friends are all here.

Where do you live and why? Chalong. It has a good expat community without the 'in your face' tourism.

Did you buy your house? I've have just had one built and almost ready to move into. My extended family helped me to secure a form of ownership.

What areas of Phuket are your favourites? Why? I enjoy many of the beaches and lakes around Phuket. The environment here is good for outdoor activities and family fun.

What do you like and dislike about living in Phuket? I do enjoy the peace and freedom here, but worry about some of the bad driving habits.

How could Phuket be improved? Deal with the oversupply of tuk-tuks in tourist areas and bring in a regular 'baht bus' service like Pattaya. Police could enforce correct usage for Zebra crossings and traffi c lights. Tuk-tuks

and taxis should all be metered. Also invest in proper infrastructure such as underground services and good internet – 3G etc.

Do you think Phuket is over-developed? Yes, but the whole world is changing and we can’t stop that. But we can try to help it change for the better.

Tell us a bit about yourself? I'm 39 and happily married for more than 10 years. My wife is from the Philippines and we have two boys aged eight and three years old, who go to Thai School and will integrate with the Thai system. We're hoping for them to become Thai citizens one day to secure a future here.

How do you divide your time between work and leisure? I don’t have the luxury of deciding whether to work or play. In this climate work comes fi rst.

What do you do for fun? Do you have any hobbies? My hobby was fl ying model aircraft, but that's now my work. Most of the free time I have is spent with my family; we go to the beach, go cycling or just visit Grandma & Grandad here in Chalong. Occasionally I fi nd time to go out for a beer with friends and I have been to some amazing parties here – many organised by property companies and, of course, the Six Senses Phuket Raceweek parties are very special.

Are you involved in any local charities or clubs? I've just fi nished making a promotional video for the Phuket Sunshine Village to help create awareness for future donations and support.

The Crab Eating Macaque (Macaca fascicularis) is a highly resourceful, human-like primate. This one lectures a homo sapiens californiacus (in hat) that all primates are created equal. Please don’t feed its relatives. Bananas and human garbage food don’t grow on limestone islands, and are very harmful to macaques.

This infant Banded Water Monitor (Varanus salvator) was sunning itself on a 'Hong Yai' rock a metre from my kayak in a spot few humans ever see. What a treat!

The White Belly Sea Eagle (Haliaeetus leucogaster) is an apex predator in our limestone isles. Rehabbing them is my hobby, and 'Baby' still hangs out at British International School. If you see it, please say 'Aloha'.

This Golden Tree Snake (Chrysopelea ornata ornatissima) ventured into my Thai style house to nick some gecko eggs. Bad idea – the tokay almost ate the snake, which retreated into the jungle.

I rehabbed this juvenile Crested Serpent Eagle (Spilornis cheela) after it fl ew into a sliding glass door in Phuket City. When I released it fi ve days later on Cape Panwa, the mother was calling it from across a ravine. Felt so good I cried.

We think the colony in Koh Penak’s bat cave are probably Intermediate Roundleaf Bats – (Hipposideros larvatus) but I don’t want to kill one just to check it’s dental pattern to be sure. Don’t worry, they are insect eaters, and won’t turn you into a vampire.

One of the world’s great land bridges only 18,000 years ago, Borneo, Sumatra and the Malay Peninsula were all one land mass. Wildlife, including humans, could walk to Bali or Palawan, Philippines. The Bramany Kite – (Haliastur Indus) didn’t care. An apex aviator of the Raptor family, the highly maneuverable Bramany can fl y anywhere it wants.

Thanks to Mom, I started rehabbing wildlife in 1950 when I was fi ve years old. Thanks to Dad, I built my fi rst kayaks in 1955 when I was 10. Both activities allow me great wildlife photos. Enjoy some favourite Phuket shots.

Remember - never feed the monkeys. Tour operators who say it's OK are boneheads working for a tip.

This timid Crab Eating Macaque is just venturing away from Mama. It had no idea its world included a white bearded Ling Yai.

I found this Brown Wing Kingfi sher (Pelargopsis amauroptera) baby when it was just out of the nest. I studied it for six months until it fl ew free from the parents. On Christmas Day it 'fl ew the coop'. This was my last shot. I still say 'Aloha', but can’t get close enough for photos.

My old wooden Thai house has a colony of stunningly beautiful Tokay Geckos (Gekko gecko). One day I saw a Praying Mantis. As I focused the Gecko took its meal. A few months later, another mantis entered my house and I made an entire macro-study of these fearsome insects – just a meal for a Tokay.

Green Sea Turtles (Chelonia mydas) are my 'Amakua' (Hawaiian family god) but I went 21 years in Thailand before I saw one in the wild. Then it was two mating off Tarutao. I call this shot 'purpose of life'.

The Blue Spotted Mudskipper (Boleophthalmus boddarti) is 'Evolution fi sh'. Its Gobiidae ancestors were the fi rst vertebrates on land. ectoral fi ns allow walking in mud and air sacs allow breathing in water or air. Like all guys, they jump around when spawning.

Eagles love a shower. This juvenile White Belly escaped the animal prison in Chalong until its primary feathers grew back and it fl ew free. Don’t have your pictures taken with raptors or any wildlife. Let them go free.

The Oriental Pied Hornbill (Anthracoceros albirostris) is the Sunda shelf’s most humorous character. I love talking with these gregarious creatures and still haven’t fi gured out how they can fl y – somehow they do! We have a colony at our overnight campsite which serves as our alarm clock.

About Chef Thomas Jakobi

Don’t be fooled by that egg on your plate. It may look like an egg and smell like an egg, but the chances are that after being cooked for an hour at 60 degrees Celsius, it won’t taste exactly like the kind of egg you’re used to. It might just be better!

The chef bringing this exciting style of cooking – or as his guests would say, “not so much cooking, as creating” – to the Evason Phuket is Thomas Jakobi.

He's a German Master Chef who has been working at Six Senses for six years and was also in charge of the award-winning restaurant 'Dining on the Rocks' on Samui.

He has a passion for the use of seasonal local and organic products. "'Into the Sea' is a playground for modern and exciting cooking techniques,” Thomas explains. “We use smoke guns and all kinds of other great kitchen gadgets. The concept in our signature restaurant is a cuisine that

Thomas knows it’s vital to go and see what other chefs are doing in the world. While the techniques and methods might be the same, everyone has his own touch and experimenting is the name of the game. “We have open-minded guests!” he laughs. “We try to be so creative, to make every mouthful interesting. The most important thing is that it tastes incredible.”

The team at 'Into the Sea' feels that making sure things are ecologically sound in accordance with the philosophy of Six Senses – not using a freezer, growing their own organic vegetables and not eating 'baby' food such as veal or caviar – actually forces them to be more creative.

Bobby Duchowny studied aromatherapy – a healing art that promotes massage, when combined with specifi c herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association.

Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices.

“I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls.

Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market.

What started, several years ago, as a modest enterprise has blossomed into a successful operation off ering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

Lemongrass HouseTo visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.

“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.”

Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have 25 per cent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles.

“People are sensitive to diff erent scents at diff erent times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils.

Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.”

Lemongrass House is located in Cherngtalay, Surin Beach and Chalong, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.

The Royal Spa and Health Club

In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water, trickling, bubbling and steaming, and with the sweet fruity scents that fi ll the air, the being is enticed into a fl owing stillness of body and mind.

The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience and attention to detail, the Royal Spa and Health Club off ers a distinctly personal experience.

Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound eff ect, stilling the mind and easing the body.

Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff , and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure.

All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly off ers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts.

Right now The Royal Spa have 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us anytime. As a special for our 8th year anniversary, we off er 'BUY ONE GET ONE FREE' value.

Alastair Carthew is a journalist, broadcaster, public relations counsellor and writer, living on Phuket.

Tel: +66 (0)81 750 0448 (mobile), +66 (0)76 317929 (offi ce)Email: [email protected]. Web: www.acprcounsel.com

Alastair Carthew examines what causes 'fear of fl ying', explores the logic behind the phobia – and even tells you how to overcome it.

As visitors to Phuket prepare to board an aircraft at Phuket International Airport after their dream holiday, a small percentage will be afraid, very afraid. It’s called 'fear of fl ying', a phobia and form of psychological trauma that grips the individual with, usually irrational, fears that the aircraft they are boarding will suff er some catastrophic event.

But they should take some heart from statistics compiled by the United States Department of Transportation, which concluded that airline travel is 29 times SAFER than driving an automobile. However, perhaps statistics themselves don’t help, as fear of fl ying has little to with risk, as such.

For example, if the fear of fl ying was actually caused by the potential for an accident, then everyone who fears to fl y would be more afraid – 29 times more afraid to be statistically exact – to drive or ride in an automobile (or on Phuket it's probably more like 80 times more afraid if you ride a motorcycle!!)

So what causes of fear of fl ying? Firstly, a lack of information about aviation procedures, secondly some sort of psychological trauma resulting from an aircraft incident and, thirdly, a symbolic transference of some personal confl ict to the experience of fl ying. In other words, there's always some chance of an accident while fl ying, just as there is in any other activity.

In turn research has shown there are 'cognitive coping strategies' that trigger the fear of fl ying. Rumination, or thinking over and over again about the situation. Self blame, which refers to thinking a lot about mistakes you've made. Acceptance (or resignation), which refers to thinking that you have no option but to helplessly accept things as they are. And, catatrophising, which refers to thinking about how awful the situation is, or could become.

So despite the statistics, passengers can be forgiven for sitting frozen in fear while fl ying. However, they should take heart from two recent examples of how the experience and training of the pilot saved the entire aircraft from disaster.

These were the 'Miracle on the Hudson', where a US Airways pilot landed the aircraft safely in the middle of New York’s Hudson River, and a more recent one where a Qantas Airlines pilot calmly landed a giant Airbus A380 with its engine on fi re at Singapore’s Changi International Airport. Both safe landings resulted from the fact that pilots today are highly trained to cope with such situations.

Still, these were unusual events. The simple fact is that man was not designed to fl y. Consequently, whenever people with a fear of fl ying get into a 'fl ying machine' they confront their deepest fears of human vulnerability. It's not so much that fl ying is unnatural but that we fi nd ourselves way up in the sky at 32,000 feet in temperatures of -40C outside and fl ying at speeds of up to 800 kmh, sealed in a machine with no escape if something goes wrong.

Well, actually, fl ying at 32,000 feet is probably the safest part of a journey. Most aircraft accidents occur at takeoff or landing, more often than not involving pilot error rather than mechanical failure.

Fear of fl ying is more about what might happen than what actually is happening. Contributing phobias include: heights, enclosed spaces, crowded conditions; having to wait passively, not understanding the reasons for unfamiliar actions, sounds and sensations around you, worrying about turbulence, depending on unknown mechanical things to keep you safe, depending on an unknown pilot’s judgment, not being in control, and more.

These fears can lead to a psychological reaction that causes muscle tension, tremors, heavy, laboured breathing, heart palpitations and chest pain, abdominal and intestinal discomfort, weakness, dizziness, dry mouth, and a fl ush, or pale, face. The psychological symptoms include impaired memory, narrowed perceptions, poor or clouded judgment and negative expectations.

Help! What a mess. So how do you overcome fear of fl ying? Here are a few suggestions. Obtain information about the principles of fl ight and fl ight safety, specially related to frequent occurrences such as turbulence. Seek courses on negative thoughts to treat the symptoms of fear of fl ying. There are clinics on desensitisation to help overcome phobias. Most people with a serious fear of fl ying undertake such courses. Some people look to their God for help.

As if that were not enough to cope with, many people also suff er from air sickness which is caused by the brain becoming confused by the messages it is receiving. This results, in fl ight, in something called aerophobia, which could be triggered by certain things like the sounds, smells, necessity to queue and large crowds at the airport.

Solutions? Book or request when checking in a seat near the aircraft wing, which is more stable to reduce the impact of air sickness. Use an i-pod or some other portable device to distract you, close your eyes and use the headrest to stabilize your body, avoid large meals and alcohol before and during the fl ight and eat things like ginger biscuits or mint sweets. Whatever it takes to reduce the impact of air sickness.

All of which makes for a very enlightening and happy column.

Nothing to fear?

Feature : A timely review

George Lindsay is Wealth Manager at Expat Solutions

A fi nancial planning consultant, he can be contacted on Tel: +66 (0)89 868 5143. Email: [email protected] for a free consultation about savings/investment plans and other aspects of fi nancial planning.

A timelyComing out of the festive season, it could be a good time to refl ect on where we are with regards to our fi nancial planning. Are we on target to achieving our goals? Have we actually set any goals in the fi rst place?

Before thinking about savings and investments you should fi rst make sure that all your protection needs are in place.

Those with dependants should look at life assurance. If already in place, does the cover still provide suffi cient cash to replace the income of a bread-winner in the event of his untimely demise? It could be that a policy commenced several years ago, because of infl ation, may now off er insuffi cient cover. As a general rule of thumb it used to be that a breadwinner needed to provide his dependants with an amount of 10 times his annual earnings. So someone earning £30,000 per annum would need life assurance cover of £300,000. When interest rates used to be 5%, this would provide replacement income of £15,000 per annum. However, with interest rates now at an historical low, this fi gure should be increased signifi cantly to maintain the same standard of living for dependants.

Plans to protect income in the event of incapacitation and inability to work or earn for a long period must also be considered. Permanent health insurance (PHI) provides this protection. After a qualifying period of as little as three months, up to 75% of what a person would have earned is payable. If the inability to work is permanent, then PHI will pay out until the insured person's offi cial retirement age. The 'Permanent' in PHI literally means this, and as long as premiums are kept up the policy can never be cancelled by the insurance company.

Finally, of course, there should also be health insurance in place, either for the individual or the family. Most people are aware of spiralling medical costs and indeed a fi ve-day stay in the Hilton could be cheaper than a fi ve day stay in a hospital here in Phuket. And that is only the room cost! Add on in-patient, out-patient, surgical and drug costs and you are talking about a large sum of money indeed! International health plans are just that – enabling the policy holder to have treatment anywhere in the world; most have attractive excess discounts and also discounts for families and corporate clients.

After addressing your protection needs, take a look at securing an income for retirement. There are some very good off shore savings plans around and the benefi ts to individuals are numerous. For

starters, these plans are very tax effi cient as they are normally domiciled in tax free jurisdictions like

Guernsey or the Isle of Man. There is no tax on contributions and, unlike UK Personal Pensions,

the full amount of accrued contributions and growth can be taken as a tax free lump

sum. There is a high level of security in these jurisdictions providing policy holders with a guarantee that if any

company fails here, they will get back at least 90% of the value of

their funds. Another feature is that money can be withdrawn before retirement age so this could be used to help fund

children’s university fees. You may have noticed the student protests in London about increased university fees, which is happening as I write.

Some people may already have UK Personal Pension Plans or Company Schemes. I have known people to have as many as eight diff erent schemes! There is now a pension scheme called QROPS, which is approved by the UK Government for those expats who want to transfer their UK arrangements off shore. Once again, there are many benefi ts of doing this, tax effi ciency being only one of them. They are also excellent continuation schemes and can be carried on by dependants thereby escaping the 'wrath' of inheritance tax.

Well, we have covered protection and retirement and if you have any excess cash when addressing those needs then you can look at savings and investments. Again there are some excellent products available all having the same tax effi ciency and security as the other plans mentioned above.

For advice on all of the above contact George Lindsay.

We set out in this article a comparison between Thailand property transactions and some common overseas property transaction processes.

The parties to a transaction are similar of course, but their roles, the regulations governing those parties, and the timing of processes can diff er greatly in Thailand compared to other jurisdictions.

Potential foreigner investors in Thai real estate may fi nd property through an agent or an agency specialized in real estate in Thailand. If this is the case, then this agent or agency should be responsible for ensuring that the dialogue between the seller/developer and both the legal team of the seller/developer and the legal team of the foreign investor is set up in a timely and effi cient manner. A foreign investor should always keep in mind to take adequate time to receive legal advice and exercise proper precaution and not be rushed into dispensing with obtaining independent advice. Hence the agent has to provide this adequate time for the relevant services to be provided to the foreign investor. Agents in Thailand also owe duties to third parties under law, but there is no strong body regulating behavior of agents across the board in Thailand.

Generally, after seeing the property a foreign investor is most interested in, the investor will be encouraged to sign a reservation form by the agent and the developer. It is important to ensure that the terms of the reservation allow for a standard 30 days of due diligence. Such a timeframe is not generally considered as long. If this timeframe is compared to similar property transactions in the US or European countries it is relatively fast – as in these countries foreign investors may be involved in a property ‘chain’ which can sometimes extend conveyance to lengthy periods. Furthermore, a high number of transactions in the luxury segment in Thailand relate to properties in the millions of US dollars, and therefore a one month timeframe is considered quite fast whilst monies are arranged and ready to be released in exchange for the property interests to be acquired.

In Thailand, foreign investors in property may also be unfamiliar with the method of property investment which can vary between company acquisition in Thailand, off shore company acquisition, condominium unit acquisition, or leasehold purchase.

To engage a law fi rm and get the most from communications with the legal team, a foreign investor should be aware of the requirements for paying a legal fees deposit and signing the scope of works engagement letter promptly before the law fi rm can proceed to contact various parties and represent the client. The law fi rm will identify the needs of the foreign investor, taking clear notes of instructions, and will then keep on record identifi cation and full contact details. Developers and agents generally insist upon the signing of a reservation deposit, in order to protect them against speculative enquiries and to ensure their resources are used properly. A period of 30 days is then provided to buyers in which to conduct due diligence into the property; submit enquiries, and negotiate contracts with the aim to complete at the end of the 30 day period. Caution should be applied so that any delays not through the fault of the buyer don’t result in a forfeit or penalty of the deposit to the seller.

In certain other jurisdictions, the amount of the deposit; the timeline for completion; the contents of the preliminary enquiries submitted between buyer and seller; the nomination of which party’s lawyer will draft the contract and the completion process itself, are all prescribed in detail and regulated by law. In Thailand, more freedom is provided to the parties to choose these processes, and so additional care should be applied to ensuring that silence on a matter does not result in additional risk. The exchange of information during the 30 day period will involve a fl ow of information relating to the land, the property and its historical construction, zoning and local regulations, and the sales contracts.

In addition to lawyers, agents and seller – the foreign investor may also be dealing with a structural surveyor to check a property for integrity if it is already built but also maybe to check for fi ner points and issues that an ordinary person cannot detect with the naked eye: sewage facilities; utility supply; drainage; swimming pool pump maintenance status and so on. A buyer may also need an accountant to deal with tax and especially so if the foreign investor has a sophisticated tax status, an architect if the foreign investor is redesigning or creating modifi cations to a unit. The apportionment of bills is normally made so that the seller pays bills until the buyer occupies the property – and this can be included in the sales contract as a provision to avoid petty disputes over small sundry bills at completion. Finally, the matter of furniture, fi xtures and fi ttings should be considered, and perhaps a value attributed to those, together with a digitally photographed schedule to avoid disputes over wear and tear or ‘as is’ provisions of sale.

Royal Phuket Marina’s elite collection of sumptuous waterfront estates, the Royal Waterfront Villas, are the most prestigious homes at this world-class yachting hub. Uniquely, they are also the only villas in Phuket with private moorings on their doorsteps, with berthing for vessels of up to 25 meters just minutes from the pristine, deserted tropical islands and beaches of world famous Phang Nga Bay as seen in the James Bond movies.

Their contemporary design is inspired by the distinct lines of classical Thai architecture which blends seamlessly with lush landscaped gardens which edge down to the marina. These grand residences are spacious and bathed in light, opening up to sweeping panoramic views of the marina. Elegant interiors feature swathes of marble and the ultimate in modern fi xtures and fi ttings designed for today’s lifestyles.

The ground fl oor is light and airy, yet intimate and inviting, centred around a spacious living and dining room ideal for entertaining family and friends. Cutting-edge kitchen design means uncluttered functional spaces fi tted with premium appliances from leading designers. A fully equipped bar with its own service area enables entertaining with ease. The breakfast table seating eight also serves as barbecue/Teppanyaki grill.

As the marina’s developer Gulu Lalvani puts it: “If there is paradise on Earth, this is it.”

Completing the ground fl oor, the Master Bedroom Suite is luxurious and tranquil, with chromatherapy Jacuzzi and double rain shower with fl agstone steps. Design accents include a carved folding partition at the bathtub, mood lighting and a path of rocks and stones around the Jacuzzi, adding texture and colour.

The adjoining ‘family room’ is in a nautical colour scheme of crisp whites and blues, leading directly onto an expansive 20m private swimming pool with in-pool Jacuzzi. This expansive outdoor terrace area defi nes tropical lifestyle, incorporating a traditional Thai sala pavilion with sunken seating for outdoor dining, and sundeck.

On the second fl oor are three ensuite bedrooms with large balconies and fl oor-to-ceiling windows, opening to a Jacuzzi area, which are ideal for children and guests. They include the romantic Cabana Bedroom Suite, with its own private roof cabana, providing a secluded oasis for relaxation. The four-poster cabana houses two daybeds, with sheer drapes both overhead and around for comfort and privacy. Tall foliage around the rooftop periphery acts as a natural border and tropical plants add lushness.

The third fl oor features the sublime Spa Bedroom Suite, opening onto its own private rooftop Jacuzzi and terrace with sweeping marina views. This accommodation is a study in relaxed living, stripping away the conventional formality of bedrooms, with elongated overhead cotton panels softening the ceiling.

Interiors of the Royal Waterfront Villas are 748 sqm, with the constructed area totaling 1,058 sqm. These villas are priced at 130 Million THB (approximately 4.2M USD).

Royal Phuket Marina is conveniently located on Phuket’s east coast, only a stone’s throw away from the overpopulated west coast. The marina has established itself as one of the island’s most chic venues and is a hub for fashionable regattas, parties and cocktails, with its Fisherman’s Wharf boardwalk and restaurants. A commercial complex also features boutiques, a gourmet bakery, Phuket’s fi nest health and fi tness centre (RPM Health Club), two fl oodlit tennis courts and a beauty salon and spa.

Stings from other types of jellyfi sh in Phuket waters are also common, although rarely serious. In all cases of jellyfi sh stings, including those of the box jellyfi sh, you should apply vinegar as soon as possible, to stop the activation of undischarged nematocysts, and thus neutralise the sting. Often confused with jellyfi sh stings are those from sea lice, which are also prevalent in our waters. These bites are like multiple pin pricks, often uncomfortable and to some, quite painful. It’s usually the case that swimmers don’t know what they’ve been bitten by, they’re only aware that they’ve developed a sudden localised rash or redness. If this happens, taking an antihistamine often reduces the rash, and a painkiller such as Paracetamol can lessen the pain. If these remedies don’t work, and you’re worried, consult a doctor.

Stings from stone fi sh, which are frequently described as the world’s most dangerous, are therefore serious. There are many stone fi sh in Phuket’s waters. They’ve got spines on the back which spring up when the fi sh is disturbed, and the sting they infl ict is extremely painful. Rapid swelling, muscle weakness, paralysis and shock may

follow. The fi rst aid action for stone fi sh stings is to immerse the aff ected area in hot water, as soon as possible. The water should be as hot as the person can handle, but not so hot that it scalds. Frequently, hospitalisation for intravenous narcotic analgesia is required. As a responder, you should be aware that a victim might collapse suddenly, and that CPR may be required.

As the name would suggest the stingray can cause problems, and they too are common here. They aren’t normally aggressive but they lie on the sea fl oor camoufl aged in their background. The injury usually occurs when a swimmer or diver accidentally steps on one. The spine, located near the tail, contains venom, and this whips up, commonly piercing the ankle or foot of the unwary person, who may only be wading in shallow water. The stinger

Marine Bites and StingsEach year, many people are stung or bitten by marine creatures whilst swimming in the seas surrounding Phuket. Most will result in only minor skin irritations, but some can be very serious, even fatal. Marine experts are also saying that new species are invading Phuket's waters from afar; the most alarming of which is the box jellyfi sh. Whilst research is still ongoing, the general consensus at the moment is that the western beaches of Phuket are likely to remain free of this genus.

looks nice doesn’t mean it isn’t dangerous. When walking in shallow water or wading, keep an eye out for stingrays, or better still, shuffl e your feet forward rather than taking steps. Know how to treat various bites and stings and ensure you always carry vinegar when you’re going to the beach. Also, don’t believe in mythical treatments such as rubbing sand on jellyfi sh or other marine bites. Research has proved this doesn’t work. It just makes the situation worse.

Because of the nature of marine bites and coral cuts, such injuries can take a long time to heal, sometimes many months. Secondary infections are not uncommon, as are problems caused by the failure to completely remove any barbs or stings from a wound. Ulcers can form, and many repeat visits to the hospital may be needed to clear infected sites. If you’re stung, scraped or pierced, and serious symptoms present, seek medical advice as soon as possible.

can also break off in the wound, and must be removed. As for stone fi sh injuries, immerse the area in hot water, and control any bleeding by direct pressure. Most stingray injuries need to be seen by a doctor, as they tend to become infected. It’s also important to ensure that all remains of the spine are removed, sometimes under microscopic surgery.

The lion fi sh has venomous fi n spines that can produce painful puncture wounds. When stung, the victim experiences immediate pain followed by rapid swelling of the aff ected area. Stings can also cause nausea, breathing diffi culties, paralysis, convulsions and collapse. Death may occur, although this is very rare in otherwise healthy people. Treatment, again, is to remove the spines and place the aff ected area in hot water. An x-ray is usually required to ensure that all spines have been removed.

Cone fi sh, which are quite attractive are regularly picked up or handled by unsuspecting divers. They have a barb which can inject a venomous toxin. The resulting symptoms include intense pain, numbness and tingling. In severe cases, muscle paralysis, including cessation of breathing may occur, leading to death. As above,

immerse the area in hot water and apply a pressure immobilisation bandage. CPR may also be necessary, so responders should be prepared to resuscitate.

There are lots more bites and stings that cause problems, from the divers who have lost fi ngers courtesy of a moray eel, to the hundreds who get spiked by a sea urchins each year.

Having said all this, if a little caution is exercised, most people who enter the water will have no problems. Know what you’re picking up. Just because it
