Buying At Auctions (pages 4 and 5):
Please do read the Buying at Auctions Important Notice to
Bidders to familiarise yourself with the Auction procedure.
Check Addendum List:Any changes or alterations that your purchase will be subject
to will be specified on an addendum sheet.
Proxy / Telephone Bidding:If you cannot attend the Auction you may arrange to make a
proxy or telephone bid. This facility needs to agreed by prior
arrangement. Please contact us for a registration form.
Check Availability of Lots:Do check lots have not been sold or withdrawn prior
to Auction.
Auction Contract:If you are the successful bidder you will be required to
complete the Auction contract, supply the deposit and the
buyer’s fee with 2 forms of identification on the day of
purchase.
Deposit:A 10% (minimum £1,000) deposit is required on the fall of
the hammer. Cheques should be made payable to “Shonki
Brothers Limited” and drawn on a UK clearing bank. All
cheques are presented the following day and therefore you
should ensure that you have adequate funds in your account.
Please note we do not accept cash, but credit/debit cards
facilities are available but may be subject to a fee.
Completion:Completion is normally 28 days from the day of the sale,
unless specified otherwise in the contract, when the
balance will be required.
Finally, please arrive on time so that you are able to read the addendum / alteration list, look through the legal documents if you
have not already done so and check any changes made to the order of sale. If you require any further information please do not
hesitate to contact the office and we will do all we can to assist you.

Welcome to our September 2014 Auction – I am pleased to be able to report that in
our June auction we achieved a 90% success rate which is a good indication as any that
property sales continue to rise. Residential property prices are expected to have increased
by 9.5% by the end 2014 which is higher than initially predicted. It will be interesting to see
how the Bank of England introducing a cap on the number of high loan to value mortgages
and the impending interest rate rise will affect growth.
The number of mortgages approved dropped slightly in July, although this was still higher
than in the months following the introduction of new lending rules at the end of April and
12% more than the same time a year ago. The rules introduced aim to reduce household
indebtedness by limiting the amount mortgage customers can borrow to 4.5 times their
salary and by also by conducting a “stress test” to ensure that, even if interest rates rise
3%, they will still be able to afford the repayments. The Help to Buy scheme being available
until March 2016 will mean that first time buyers will continue to enter the market.
We continue to see increased sales of buy to let properties and mortgage approvals have
been reported to be 52% more than a year ago. Buy to let mortgages are not subject to the
same conditions as mortgages for owner occupation.
Our catalogue contains 14 competitively priced lots and include both residential and commercial lots for all types of buyers,
so do not lose the opportunity to purchase.

or persons controlling the business.
IN ADDITION:• If a bidder is acting as an agent on behalf of another party, they will be required to provide the documents detailed above for both
themselves (the agent) and the principal, as well as provide a valid letter of authority from the principal authorising them to bid on their behalf.
• If a bidder is acting on behalf of a company, the above documents will still be required along with written authority from the company.
