    EXISTING FEATURES

    Unplanned settlement

    Linear kind of settlement i.e. along the ocean

    There is no zoning regulations

    Its sprawl type i.e. without specific order ofplanning

    Poor infrastructure i.e. roads, ferry Poor social services i.e. banking, water,

    electricity, sewage system

    Population density is high compare to the

    services provided.

    NEW KIGAMBONISATELLITE CITY its among the cities in Tanzania where

    by the ministry of land and human

    settlement

    Decided to establish a new city i.e.

    Kigamboni which will be able to occupy500,000 people per 64,944m2 as

    compare to the current Kigamboni thats

    have population of 82,808 people.

    Also the ministry plaNned to make

    Kigamboni as a city which will increase

    the GDP of the country.-the city will have a modern and

    international standard which fulfill human

    life.

    OBJECTIVES

    o to solve to the problem for the demand of

    land in the city which lead to lack of the

    housing .

    o to reduce the traffic congestion in Dar es

    Salaam CBD

    o the meet the future growth of the countryeconomy

    o to reduce the deterioration of urban

    environment

    o to make geographical strategically points

    where land, air and ocean meets

    o the creates a new standing city in Africathats acts as tourism, industrialization,

    There are five zoning where by each has

    its own unique function(s).INTERNATIONAL BUSINESS ZONING

    Which acts as a hub of international business which will

    be connected to the CBD by the suspended bridge and

    sea tunnel It will contains harmonica skyline with high rise building,

    medium and low storeys as to support international

    business

    INDUSTRIAL ZONEIts will be divided into 3 parts

    o industrial zoning

    o education zoning

    o R & D zoning

    TOURISM ZONINGits a hub for sea and cultural tourism in East Africa

    harmonizing with ocean and green area

    EDUCATION ZONINGto strengthen human competent power by specialize

    education organization and overseas universities, featuring;

    -universities complex centers on food and industrialtechnology

    -exclusive school for foreigners

    RESIDENTIAL ZONING

    It will reflect Tanzania culture and life style It will have apartments, detached houses and

    vocational homes which will occupy 500,000

    people thats be in high and medium density

    with houses of different height and size

    It also has green areas and community facilities

    USEFULNESS OF THE MASTER PLAN TO ANARCHITECT

    Is to give the case studies of the

    building and planning of the city

    towards unplanned settlement

    To guide architect before designing toplan for all the supporting services

    first.

    To design according to theregulations i.e. height of the building

    ,zoning, setbacks etc.

    REVIEW OF THE PLAN

    For the time being the plan should not bereviewed since its hasnt being implementedwhere by it will be developed in three phasesover 20 years; however after Phase 1, we

    recommend an evaluation of the PLAN for itslevel of success and whether theres need forplan review and amendment or not.

    Phase 1 (2011-2020)-development towards

    housing demands Phase 2 (2021-2025)-development towards

    national growth through new employment

    Phase 3 (2026-2030)-completion stage focused

    on urban development that defines the final
