SERVICE & WARRANTY MAINTENANCE PROGRAM

provides each and every customer with a comprehensive service & warranty maintenance program. It’s about ensuring you are happy with your new home, well after you move in!

The date of practical completion marks the official commencement date of your maintenance service period.

Practical completion stage is reached when all work is completed in compliance with your contract including all plans and specifications for the work and all statutory requirements applying to the work.

TIP:The final 15% progress payment is due 5 days from when you are issued the progress claim. Ensure your home and contents and building insurances take effect from the date of practical completion.

Once you have reached practical completion stage your building supervisor will contact you to arrange a walkthrough inspection of your new home.

The walkthrough inspection is your opportunity to identify “minor defects or omissions” which are excluded from the practical completion stage of your building contract, but which you would like rectified prior to handover. You should allow approximately 2-3 hours* for this meeting.

Together with your building supervisor, you will inspect your home and identify outstanding items that you would like addressed prior to the home being officially handed over to you.

Additionally, your building supervisor will demonstrate the many features of your new home and you’ll receive comprehensive information on maintaining your new home.

As the name suggests, handover is the day Coral Homes officially hands you over the keys to your new home!

You’ll be contacted by your Coral Homes supervisor about one week* prior to practical completion to confirm the day and time for the handover meeting, which will take place on site at your new home.

Your building supervisor will confirm receipt of your final payment as part of your building contract. If you are doing a bank transfer, the funds need to have been cleared into Coral Homes’ account prior to handover. If you are paying with a bank cheque, you’ll need to bring this along with you on the day.

Then you’ll review and check off any items that were identified previously at the walk through inspection, which have since been addressed by Coral Homes. This is your opportunity to approve the works done, so you are happy with your home before you move in.

Finally, you’ll be issued with the keys to your home, including your front door key, window keys and garage door openers.

Coral Homes provides an service & warranty maintenance program whereby we will address any items you notice during the maintenance period post handover. Usually these are minor issues like cracking to your cornice, and are generally caused by the normal settlement of your home.

During the maintenance period, all you have to do is keep a record of any maintenance items you notice and provide this to Coral Homes about 4 weeks* prior to the end of the maintenance service period. We’ll remind you by phone and email that you need to submit your requests at this time.

TIP:Don’t wait until the end of the maintenance service period to document your items; make sure you document them as you notice them to ensure nothing is missed during this time.

MAINTENANCE REQUESTS

After your maintenance requests have been received by Coral Homes a maintenance officer will call you within 5 working days* to arrange a meeting at your home.

At this maintenance inspection meeting, your maintenance officer will do a thorough inspection of all your maintenance requests, documenting everything along the way.

Once all your requests have been addressed, your maintenance officer will proceed with a detailed audit of your home to ensure the guidelines issued to you back at the walkthrough inspection have been followed, and your home is being properly maintained.

NEXT:MAINTENANCE COMPLETION

The maintenance inspection meeting is completed once all documentation is complete and your maintenance officer provided you with a plan for when the agreed maintenance issues can be rectified by relevant tradespeople.

Your maintenance officer will then arrange for all your maintenance items to be addressed.

When maintenance work can take place is subject to access to your home during business hours. Coral Homes will arrange for the relevant tradespeople to contact you directly work out appropriate times to access your property.

You’ll receive a follow up call from your maintenance officer about 2 weeks* after the maintenance inspection meeting to check your satisfaction on the progress of the works, and to give you an update on any outstanding work to be completed.

Once all work has been completed, you’ll receive your last call from your maintenance officer to ensure you are happy with the work done, followed by a final confirmation email from Coral Homes.
