Are you back to pre-Covid levels as far asyour operations in India are concerned?No, we are not back to pre-Covid levels asyet. A number of industries got hit owing tothe lockdown. They include retail, automo-biles, travel and hospitality. There is a pick-up in demand post the lockdown but it hasnot happened in these industries. But itwas balanced owing to a surge in demandfrom e-commerce, BFSI, healthcare andfood delivery.

You could have retrained your existingemployees working for clients in sectors liketravel and hospitality. Why did you prefer tohire fresh people then?In many cases, clients decide which placethey want the workforce to be located out of.Let’s assume, I have a thousand people inBengaluru working for clients belonging to aparticular sector. If they are all on the bench,I can redeploy them if the client wants tobuild a team to work out of Gurugram.Secondly, if I lift and shift this workforce to anew process, tomorrow, when there is a pick-up in these industries, I will have to go outand hire a fresh batch and train itall over again.

How are you managing the peoplewho are not working on anyproject?We’ve gone for a no-work-no-paymodel. Around March 26-27, whenthe lockdown was imposed (inIndia), we anticipated that the health crisisis not going away in a few weeks. We knew,any decision we take, will set a precedent inthe times to come. We had to decide if wecan afford to carry on the bench for the next8-12 months (without any works) or put it on‘no-work-no-pay’ mode. We choose the sec-ond option.

What per cent of these furloughedemployees are back at work now?In the peak of the lockdown, we just hadaround 55 per cent of our workforce that wasworking for various clients which has nowtouched 90 per cent. Around a third of ourglobal workforce is located in India and 70per cent of the works is for domestic clients.Around 55 per cent of our employees are

working from home now and 36 per centfrom brick and mortar centres.

Did your India headcount go up in the pastfew months owing to a surge in demand?

Yes. In the past two months, we’vealmost hired about 1,500, largelyto cater to demand from industriessuch as e-commerce, food deliv-ery, financial services and insur-ance. In fact, Startek is the firstBPM company in India to Uberisethis industry. In the last couple ofmonths, over 800 have joined our

workforce with their own laptops, especiallyfrom smaller cities.

Is it basically BYOD (bring your own device)?What is the rationale behind this? Uber taught us that one can also run one ofthe large cab companies without owing asingle cab, that is, being asset light. The rea-son why we did this is because we had toconserve cash and also needed to change theway this business is run.

Has your employee productivity gone up dueto work from home?There is impact from a productivity stand-point while there is no adverse impact in thequality of works. In fact, attrition numbershave dropped by more than a half.

Startek, a US-headquartered business process management (BPM) services company with a sizeablepresence in India, says over 90 per cent of its employees in the country have resumed work with salariesfully restored. After lockdown, the NYSE-listed firm, which mostly caters to domestic businesses in India,had put close to 45 per cent of its employees under furlough. In an interview with Bibhu Ranjan Mishra,company President RAJIV AHUJA talks about the company’s strategy in India during the lockdown andhow successful it has been. Edited excerpts:

SBICAP Trustee Company onWednesday said it acquired 56.17per cent stake in Jindal Stainless(JSL). The latter’s promoters hadpledged shares as collateral tosecure a term loan of ~400 crorefrom IndusInd Bank.

JSL had pledged 13.02 mil-lion shares to secure the termloan, said SBICAP in a BSE fil-ing. “Since multiple promotergroup entities — spread acrossdifferent locations — were inv-

olved and due to the challengesarising out of Covid, the last pro-moter entity of JSL signed theagreement on September 21,2020. Therefore, the disclosureis being made within two work-ing days from September 21,”said the exchange filing.

As on June 30, 2020, pro-moter and promoter group ofJindal Stainless held 68.12 percent stake in the firm companywith the balance 31.88 per centbeing public shareholding.

Meanwhile, officials of JSLremained unavailable for com-

ment. The present disclosure isfor creation of a pledge on the13.02 million shares of the stain-less steel producer in favour ofSBICAP Trustee.

Jindal Stainless had reporteda loss of ~87 crore in the quarterended June, due to lower salesamid the Covid-19 lockdown.

Last month, CARE Ratingshad upgraded rating of the cred-it facilities of JSL to ‘CARE BBB’with a stable outlook.

JSL’s strong financial andoperational profile and theimproved rating reflect a resil-

ient business strategy despiteinterruptions caused due toCovid, it said in a report.

The revision in ratings alsotakes into consideration thecompany’s successful exit fromcorporate debt restructuring(CDR) in March 2019. This islikely to provide better opera-tional and financial flexibility,said CARE Ratings.

Jindal Stainless is one of thelargest integrated manufactur-ers of stainless steel in India witha capacity of 1.1 million tonnes.The Delhi-based firm has its

unit located in Odisha where theplant has 250,000 tonnes of fer-ro alloy facilities. The complex,equipped with a captive powergeneration facility, can be scaledup to 3.2 million tonnes of stain-less steel making.

Ratan Jindal, chairman ofJindal Stainless, is one of thefour sons of Om Prakash Jindal,founder of the Jindal Group. Heis the promoter of JSL. Along-side, the managing director isAbhyuday Jindal, son of RatanJindal. The group is largely inthe steel and power business.

Anup Motwani (60), who is intoresidential broking in west andsouth Mumbai, says he has not

done any deal in the last six months. For a seasoned broker — who did 150

such deals in the last two years — it is oneof the worst periods in his career span-ning 40 years. “I am managing withGod’s grace. Otherwise, there was nobusiness,” said Motwani. He said rents inmost key areas of Mumbai such asBandra, Worli, Prabhadevi and Santa-cruz, among others, have dropped by 20-25 per cent.

In a newly developed residentialproperty in Worli, rents have come downto ~1.1 lakh-~1.2 lakh per month from ~1.4lakh-~1.5 lakh within a period of fourmonths, said a local broker.

Residential rental transactions havedried up in metros such as Mumbai,Delhi, the National Capital Region (NCR)and Bengaluru with rents falling in vary-ing degrees. The reason: Prolonged lock-down and work from home norm whichhas reduced demand for apartments inbig cities. Vineet Matlani, owner ofRudram Realty in Mumbai, says largecorporates have significantly cut downon renting property as executive travel

from abroad has stopped. Also, compa-nies have stopped taking apartments forsenior executives due to the work fromhome norm. “There are no guarantee onjobs, and many executives went back totheir home towns. Only Mumbaikars arepreferring to rent in places such as Thaneand the Central suburbs where rents arelower,” said Matlani.

Work from home played a major rolein the buying behaviour and preferencesof people, he said.

Even landlords are desperately scout-ing for tenants. “There are hardly anytenants in the market. They have manyoptions. That’s why whoever is looking torent an apartment is asking for hefty dis-

counts,” said Ritesh Singh, a landlord inthe Powai area of Mumbai.

In the NCR, even though rents havenot fallen much compared to Mumbai,deals have dried up.

Somnath Mondol (50) deals in resi-dential properties in South Delhi’s poshlocalities such as Chittaranjan Park (CRPark) and Greater Kailash (GK).

He has only managed to convert tworental agreements in August, comparedto six to 10 every month before the pan-demic. And not a single home was soldby him since April. Earlier, he used tosell at least two homes every month.

“There are simply no buyers, eventhough sellers are ready to mark down

their prices. Further, falling rents havemade things worse. Since February,home rents have fallen by 10 per centthat further lowers our commission,” hesaid. At the highrises in Gurugram, theimpact is less severe. According to NalinChadha, who is in the Gurugram prop-erty market since 2009, rents at highriseapartment complexes are either stag-nant or down by five to seven per cent.

While earlier, rent for two bedroomapartments used to be in the range of~25,000-~40,000, they have come downto ~23,000-~38,000.

At premium apartments, however,rents have not been affected at all.

According to a real estate agent, insome of the luxury apartments like theones built by DLF, rent has actually goneup by two to four per cent in recentmonths. However, in the country’s bestperforming residential market ofBengaluru, rental fluctuations have beenminor in key locations — areas such asIndiranagar, Sadashiva Nagar andKoramangala.

“People are now looking for biggerplaces and upgrading from 2 BHK to 3BHK in most cases as they’re going to beat home for a longer duration,” said Faro-ok Mahmood, chairman of Silverline Re-alty, a Bengaluru-based real estate bro-king firm. Here, landlords have becomemore flexible in their negotiations.
