FOREWORD

Any growing market needs research-based information to ensure that sound financial

investment takes place. Certainly, the senior living and long term care industry---ever

expanding and diversifYing-has a growing need for reliable data and performance

benchmarks. As such, The National Investment Conference for the Senior Living and

Long Term Care Industries (NIC) is pleased to co-sponsor this special issue mono

graph of the Journal of Real Estate Research with the American Real Estate Society. Devoted solely to senior living and long term care topics, this monograph features

articles based on original research, both theoretical and empirical. We believe these articles will stimulate dialogue between the academic and institutional real estate communities and examination of other important industry issues. A range of timely topics-from forecasting demand to acquisition markets to the case for institutional investment-is addressed by some of the industry's most respected analysts.

Sponsoring this special issue monograph also supports NIC's mission. Founded in 1991 as a nonprofit, 501(c)3 educational forum, NIC serves as an information resource for lenders, investors, developers, owners/operators, and others interested in meeting the housing and healthcare needs of America's aging population.

NIC's Annual Conference, held each October, attracts more than 1,000 executivelevel decision-makers, bringing the financial and development sectors together in productive exchange. Proceeds from the conference are used to fund research efforts-both in-house and in strategic alliance with leading institutions-to provide better information and investment benchmarks to stimulate efficient capital formation in the senior living and long term care industries. The results of these research efforts-from consumer awareness and preferences to investment risks and returns, from tax incentives to trends in both the retirement housing markets and the capital markets-are published and made available through NIC's own publications and through a variety of other sources.

We hope you find this research information useful in assessing this growing market niche. And NIC looks forward to being an information bridge between capital
